UBER MB 1 & 2 – LEED PLATINUM / WELL GOLD MI SS ION BAY HEADQUARTERS

AlfaTech is currently involved in Uber’s innovative new San Francisco headquarters which is a new 420,000 square-foot, ground up office building in the Mission Bay district. We provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech is part of the construction administration effort and served as the engineer-of-record for mechanical and electrical installations. We assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort. The project is designed as an innovative, ultra-high performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure, a façade that responds to programmatic needs, an under floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use.

CASE STUDY:
LUCAS MUSEUM OF NARRATIVE ART Los Angel es , CA
The Lucas Museum was conceived with the bold ambition to challenge the way our societies appreciate art museums. Inspired by its resolute mission, the engineering design blasted off with the vision to deliver a lasting, centenarian building in harmony with its site. The carbon zero design harnessed heat and cooling from the soil beneath the museum with over 700 vertical bores. This constituted the deepearth, pulsating aorta of the geothermal field. A second element of nature was introduced by way of a thermally active water pond, which increased the site’s innate cooling capacity. These features were modulated by the high-efficiency, heat recovery central plant that provided all-electric, simultaneous heating and cooling (and no gas-fired boilers). Environmental quality for prime spaces – galleries, state of the art theaters, and lobbies – were controlled with underfloor air-distribution and radiant floors. Smart controls gently nudged temperature and ventilation parameters to adjust to visitors’ comfort. The superstructure lifted off with an exterior façade that self-shaded the thermal shell, effectively reducing cooling demand. Curved onyxglass organically traced the rooftop which formed the solar PV field. At 365 kW capacity, the renewable energy source reduced an estimated 10-15% of the electricity demand and swung the carbon footprint negative. Ahead of its time, the Lucas Museum will open the doors as an eco-friendly, ‘net zero energy’-ready museum that gives back to the surrounding community.

CASE STUDY:
DELTA PRODUCTS HEADQUARTERS Fremont , CA
Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

AlfaTech provided mechanical, electrical, and plumbing engineering design services to the Allegiate Gym which occupies a portion on the ground floor at WATT Plaza. Allegate was co-founded by Army West Point’s former head strength & conditioning coach and two USC football players, designed to give everyone access to the same fitness experience, and results as the best athletes in the countries. Gym features 2,000 SF of training space, Member's lounge, refreshment bar, roll-up garage door, Workstations, lockers and showers. New metered chilled water system extended from the existing chilled water header within the chiller room was designed per the building owners request to not connect they gym to the existing main duct loop within the space. New general air exhaust and restroom exhaust system provided to provide ventilation of the space. New HVAC distribution provided for the new spaces and zoned into smaller zones for thermal comfort and CEC compliance. Perimeter fain coil units provided with electric re-heat.

AlfaTech provided mechanical, electrical, plumbing engineering and technology (low voltage, audio-visual and security) design for the tenant improvements of the 7,000 SF Performix House Gym at 9200 W Sunset Blvd. The space is located on the ground and first floor of the 13-story building. The first floor of the space contains the reception area, a supplement & juice bar, recovery and sports treatment rooms, including a cryotherapy room and sauna. The second floor of the space contains the main work area for the gym and locker rooms, including steam rooms.

AlfaTech provided complete mechanical, electrical, and plumbing evaluation of the current retail space of Burn Fitness. The West Elm store in the heart of downtown offers a world-class range of cardio equipment fitted with theater monitors, free weight area, group fitness studio, locker rooms, showers, and saunas.

Provided mechanical, electrical and plumbing engineering design services for this 12,000 square foot addition including weight training room, cardio room, exercise rooms and administrative spaces. Project also included a new beauty salon for both private and public use. The existing locker rooms including showers, saunas and Jacuzzis were completely renovated. A new main electrical service was provided to the entire facility. Work at this facility also included a new Olympic size swimming pool and a cogeneration system for the existing smaller swimming pool. Other projects included pool lighting upgrades, pool grounding system, and pool building renovations.

The private social and dining club caters events to members and offers a complete dining service on the 19th floor of the Capital Towers in San Jose, CA. Tennent improvements include new meeting room/ dining room, media room, storage luggage, reception, anytime lounge, and touch down rooms. AlfaTech provided mechanical, electrical, plumbing, and life safety engineering design services to renovate the Olympic Club Lakeside Clubhouse. The 4-floor, 30,000 SF clubhouse is an athletic club and private social club featuring a golf course and clubhouse. Clubhouse renovation included a 1,750 SF expansion and a new service elevator. Additionally, a 4,920 SF tennis clubhouse building, and 4,890 SF terrace were built standalone and independent of the main clubhouse. Heating, ventilation, and air conditioning, and building management systems were designed for the renovation area.

This project included modernization to both Damon and Logan gymnasiums, as well as the sports fields, football, track, bleachers and press box, design of stadium lighting for football field, lighting for pathway and parking lot, design for power, fire alarm and low voltage for modular press box, scoreboard and audio system for press box & both gyms, Title 24 analysis and documentation for the gymnasiums, football field lighting, High Performance Incentive (HPI) Grant documentation and DSA approval.

CERRITOS COLLEGE | AQUATICS CENTER

The firm provided mechanical, electrical and plumbing engineering design for the 3,000 SF Aquatic Center Building which supports two significant outdoor pools. There is an Adaptive Pool for Physical Therapy and other uses. There is also a competition pool which is a full size Olympic size pool. As a competition pool, lighting was particularly significant and was designed to strict collegiate standards for diving, swimming, and water polo competition. The competition pool is partially heated by a heat exchanger in the building. The heat exchanger is fed “hot” condenser water from the nearby central plant that would otherwise have the heat rejected to atmosphere via cooling towers. This feature is expected to save the college approximately 18,000 therms per year of natural gas use. The California Community College/Investor Owned Utility Energy Partnership is currently reviewing this application for incentive rebates. It is anticipated the college will receive $25,000 in rebate money from The Gas Company for this energy saving feature. The project was submitted to DSA and approved in 2008

AlfaTech provided mechanical engineering design services to the Wilcox High School Gym. The mechanical system redesign took place in office G130. A CO2 sensor was installed at the return air duct, and power and telephone/ data installed in Locker Building H. Gas and water redesign and coordination were also completed.

AlfaTech provided mechanical, electrical, plumbing, and fire protection engineering design services for Fisher Middle School. This project included a new 5,000 SF gym addition at the west edge of existing gym including a large moveable wall partition for separation of the two gyms, as well as renovation of the 10,000 SF existing gym. The expanded gymnasium will accommodate up to 1,400 spectators in new bleacher seating dividable by an operable partition at the line of the addition. Main entry doors were relocated, and new restrooms provided adjacent to the entry area. New vertical braces introduced to support the expanded structure and upgrades to HVAC, electrical power, lighting data and signal. New basketball backstops, bleachers, flooring, acoustical treatment, clerestory windows and skylights. The locker room building was demolished and a new 6,500 SF free standing modular locker room with coaches’ offices and student restrooms was built at the south edge of the gymnasium. At the east edge of the site, a new 5,000 dance studio and fitness center was built. A new 4,000 SF steel and wood canopy was added to connect the gymnasium entrance and the Dance Studio/Fitness Center. Site work included new landscape and walkway plaza at the west end of the gymnasium and east entrance. Blacktop play area was expanded by 20,000 SF with new exterior play courts and new campus perimeter fencing and rolling gate at the canopy covered walkway. Required DSA review and approval.

Molex, a subsidiary of Koch Industries, acquired a 108,600 SF building consisting of office, lab, and warehouse space at 46360 Fremont Blvd. The building was built in 1983 and was in need of updates to the interior as well as exterior façade. AlfaTech provided mechanical, electrical, plumbing, and fire protection engineering services for this extensive tenant improvement project. The transformed space now clearly represents this progressive and innovative high-tech company. The project consisted of an open collaborative environment, conference and training rooms, lunch room, fitness center, patio and sport court, clean rooms, pilot line, dry lab and warehouse areas.

The flexible 280,000 SF office space accommodates 950 seats as well as amenities, various lab and specialty program spaces including: 40,000 SF of light electronic labs; 10,000 SF electronic test lab with Class 100,000 clean room; 700 SF of wet labs; 1,200 SF data center; 11,000 SF customer experience center; an executive board room; logistics / shipping / receiving area; and a raised style 60 person auditorium.

Now considered a landmark on the San Jose skyline, the Adobe headquarters campus houses more than 2,000 employees. Each of the three buildings has its own parking garage, public lobby, data center, meeting rooms, and mail room. Shared facilities include an auditorium, full-service cafeteria and fitness center. Building Two also features retail space at street level. Additionally, each tower included a data center. The data center design consisted of a 7/24 full generator/UPS backup system for HVAC, lighting and power within the room with 100% redundancy.

With this lease, LinkedIn brings together their R&D and sales teams, approximately 2,250 employees, under one roof. AlfaTech provided mechanical, electrical and plumbing engineering, Low Voltage, Audio Visual design and LEED fundamental and enhanced commissioning services for this new ground-up project which includes extensive interior build-out of 20,000 sf of space dedicated to a contemporary kitchen, servery and seating as well as a state-of-the-art "All Hands" presentation room and complete Fitness Center, 2,209 sq. feet of ground retail, and two levels of subterranean parking.

Phase II encompassed floors 4 through 11 and the 15th floor for a total of 182,156 SF. The space including open office workstations, meeting rooms, conferences, IT rooms and support areas. Technology design services consisted of the 5th floor for a total of 20,000 SF of tenant improvements. Phase III consists of tenant improvements of full floors 16 & 17 plus half of floor 12 totaling 48,000 SF and the 24th floor totaling 8,600 SF including office workstations, meeting rooms, phone rooms, huddle rooms, and pantry/café.

AlfaTech is providing MEP design services for the relocation to a single 200,000 SF campus in San Jose. The new buildings are two stories each with floor plates of approximately 50,000 RSF each. One building is in warm shell condition and one building in cold shell condition. The scope for this project includes design services for its tenant improvements including optimization of its lab and clean room facilities. The new site is expected to accommodate approx. 1000 staff and will include typical office and support spaces as well as training rooms, a fitness center, a café (approximately 12,000 SF) with onsite food preparation, a data center and approximately 50,000 SF of lab space including about 6,000 SF of Class 1000 clean rooms, 24,000 SF of Class 10,000 clean rooms and 20,000 SF of general lab space. The clean room space will house 12-15 large pieces of metrology inspection equipment related to semiconductor wafer fabrication. The equipment is used for training, prototyping and software development. The data center will house 40-45 racks of high-performance computing servers with each of the metrology inspection units.
