ONE MISSION: DESIGN,TRANSFORM, ACHIEVE

As our world increasingly focuses on Sustainability, the most critical part of designing a building is choosing materials and systems that are environmentally friendly and will help to conserve resources. AlfaTech focuses on the mechanical, electrical, and plumbing systems required to run a building. Our designers and engineers must consider the occupants’ needs while also considering the impact of the materials and systems on the environment. AlfaTech’s MEP design services aim for sustainable buildings that use less energy and water and generate less waste. We identify synergies and opportunities early in the design process to guide projects torward sustainability and resiliency.

SUSTAINABLE DESIGNS REQUIRE A HOLISTIC APPROACH The ever-increasing demand for resources is a multifaceted issue that requires comprehensive solutions. AlfaTech enables meaningful and lasting design integration through our interdisciplinary team of subject matter experts throughout the U.S. and World-Wide. We measure our success by the resource efficiency, cost savings, and ecological footprint that is delivered to each project. The technical energy savings potential equals the annual energy savings relative to “typical new” equipment. These options are characterized by their technical energy-savings potential, development status, non-energy benefits, and other factors affecting end-user acceptance and ability to compete with conventional HVAC technologies. Commercial building owners can create environmentally friendly and cost-effective structures by taking advantage of these new technologies. ALFATECH’S SUSTAINABILITY STUDIO

Our Sustainability Studio comprises a multi disciplinary team of experts who collaborate to evaluate projects with an integrated approach. Working with owners, architects, and other stakeholders, the team takes a comprehensive, systematic approach to mapping key programming targets. Once a project’s sustainability goals are established, energy, water, and air quality requirements are prioritized collaboratively. The latest system technologies are explored, and concepts suitable to project application are determined. Life cycle analysis, system simulations, and models are utilized for validation. The project team reviews the proposed system concepts to determine impacts and financial benefits at the early design stage.

LEED AND WELL ACCREDITATION

LEED and WELL are two globally recognized rating systems that measure building performance across several categories. LEED (Leadership in Energy and Environmental Design) is a points based system that assesses a building’s energy efficiency and environmental sustainability. WELL (the WELL Building Standard) focuses on human health and well-being, measuring factors such as air quality, daylight, acoustics, and thermal comfort. Although LEED has been around for longer, WELL has gained importance in recent years as more people become aware of the importance of indoor air quality and other factors that affect human health. LEED and WELL certifications can help improve building performance and create a healthier, more sustainable environment for occupants.

ADVANCED SIMULATIONS The built environment is a complex system that can be studied in many different ways. From thermal stratification to solar exposure, our team of experts have the know how and experience with advanced computer simulations just as they provide expert studies on all qualitative aspects for architects/owners who want assistance making key decisions during early stages design process.

WHOLE BUILDING ENERGY MODELING Case Study: A three-story 90,000 SF office building with offices, kitchen, dining, and support spaces .AlfaTech performed whole building energy analysis by using IES-VE 2019, which offers dynamic thermal and energy calculations at a highly detailed level. The study analyzed energy performance and compares annual energy use and energy cost with each of the HVAC system design scenarios specified in a report, which includes an analysis of PV systems estimating potential electricity generation and total parking lot area suitable to host PV systems for each HVAC system scenario.

The technical potential for energy savings is defined as the annual amount that can be saved relative to “typical new” equipment options. Equipment options are characterized based on their technical energy-savings potential, development status and non-energy benefits. Additionally, each one is rated for end user acceptance as well how it competes with conventional HVAC technologies in the marketplace today. (1 quad = 1 quadrillion BTU)

TECHNICAL ENERGY SAVING POTENTIAL PRIORITIZATION The DOE developed an innovative scorecard to assign a numerical score all available technologies. The five-point scale is used to evaluate each metric and determine which technologies will have the greatest impact on your business. This includes an additional maturity score (development status) that has no effect on ranking but can help you decide between options more easily when looking at all of them together!

Environmental quality for prime spaces – galleries, state-of-the-art theaters, and lobbies – was controlled with underfloor air distribution and radiant floors. Smart controls gently nudged temperature and ventilation parameters to adjust to visitors’ comfort. The superstructure lifted off with an exterior façade that self-shaded the thermal shell, effectively reducing cooling demand. Curved onyx glass organically traced the rooftop, which formed the solar PV field. At 365 kW capacity, the renewable energy source reduced an estimated 10-15% of the electricity demand and swung the carbon footprint negative. Ahead of its time, the Lucas Museum will open its doors as an eco-friendly, ‘net zero energy’-ready museum that gives back more to its community than it claims.

LUCAS MUSEUM OF NARRATIVE ART Location in Los Angeles, the Lucas Museum was conceived with the bold ambition to challenge how our societies appreciate art museums. Inspired by its resolute mission, the engineering design blasted off with the vision to deliver a lasting, centenarian building in harmony with its site. The carbon zero design harnessed heat and coolth from the soil beneath the museum with over 700 vertical bores. This constituted the deep-earth, pulsating aorta of the geoexchange field. A thermally active water feature introduced the second element of nature, which increased the site’s innate cooling capacity. These features were modulated by the high-efficiency, heat recovery central plant that provided all-electric, simultaneous heating and cooling (and no gas fired boilers).

Honored as a WELL Platinum-rated project, the Uber Global Headquarters Mission Bay 3 & 4 project features massive outdoor terraces with sweeping views of the San Francisco Bay, maximized daylighting, low-emitting materials, a culinary program with produce from onsite gardens, and extensive wellness spaces. As a result, Uber’s new Global Headquarter buildings 3 and 4, along with adjacent Mission Bay 1 and 2 buildings, represent one of the most significant WELL-certified project portfolios worldwide and have set the path for the next generation of healthy buildings.

UBER MISSION BAY Located in San Francisco, California, Uber’s Mission Bay Headquarters is one of the most significant construction projects in San Francisco over the last 10 years. It is, to the author’s knowledge, the only high-rise with a combined radiant panel & UFAD mechanical system. The passively conditioned atria set a precedent in the City of San Francisco for energy code compliance and help reap many LEED points. Drawing on its urge to revolutionize the transportation industry, Uber is pushing the frontier with its innovative headquarters.

TWELVE MONTH Expected to complete early 2023, the Twelvemonth Restaurant will be Zero Net Energy and targeting LEED Platinum. Located in Burlingame, California, the plant-based vegan restaurant boasts both biophilic and sustainable design features, which include natural light, indoor greenery, an open patio with a greenhouse, significant on-site photovoltaic, and recycled water. Situated in a historic building rooted deeply in the community, the restaurant’s proprietor takes a holistic approach to locally sourcing provisions, including building materials. With the aspirations of Michelin Star Rating, we believe Twelvemonth Restaurant is poised to bring a unique brand of sustainability to fine dining and the community it serves by providing an entirely plant-based menu.

DIGITAL EDGE Digital Edge has commenced construction on a 23MW data center in Jakarta, Indonesia, marking the company’s third site in South East Asia as it capitalizes on the region’s rapid digital transformation in the wake of the global pandemic. The data center, known as EDGE2, will be operated by PT. Ekagrata Data Gemilang. The new facility will offer 3,430 cabinets and an IT load of 23MW and is designed to cater for the growing demand for high power density applications from cloud-driven hyperscale deployments, local and international network and financial service providers. When completed in Q4 2023, the project is expected to be the largest data center in downtown Jakarta, providing much needed capacity to this fast-growing metro. In line with Digital Edge’s Environmental, Social & Governance (ESG) strategy the data center incorporates green design principles to reduce its carbon footprint. The facility has a market leading design annualized PUE of 1.27 and will leverage Nortek’s innovative StatePoint® liquid cooling technology, making it the most energy efficient data center in the Jakarta metro. It will also utilize renewable energy solutions similar to the Renewable Energy Certificate which the EDGE1 facility recently received.

FORTYGUARD JOINT VENTURE PARTNERSHIP

The partnership will see both companies working together to disrupt the cooling industry. AlfaTech has agreed not only provide FortyGuard with technological design solutions but also invest in their future endeavors. FortyGuard is a CleanTech startup on a mission to cool cities, offering heat resilience as populations expand, targeting reduction of street level temperatures. This is an historic moment for both entities!
