ISPE San Francisco | Bay Area Chapter and I2SL Northern California Chapter Emerging Leaders and Young Professionals Career Fair on January 27, brought together prospective students and individuals within the Life Science and Biotech fields. Hosted by ISPE and cohosted by I2SL, young professionals from all backgrounds gained knowledge on AlfaTech and its contribution to the field of green buildings. AlfaTech was granted the opportunity to present during the fair and hit the nail on the head. Numerous hours of hard work paid off for ISPE and I2SL, whose event assisted many young professionals looking to get their foot in the door. AlfaTech Featured in ISPE and I2SL Career Fair January 27, 12 – 1:30 (PDT)

AlfaTech provided mechanical, electrical, plumbing, and fire protection engineering for Niagara Bottling, a 382,000 SF family-owned manufacturer of bottled water and soft drinks based in Ontario, California. The facility features a state-of-the-art main lobby, jaw- dropping tasting lounges, and an aesthetic outdoor patio to not only maximize the customer experience but overall staff enjoyment while at work. AlfaTech provided a core and shell renovation and simultaneous TI of Bldg. 1, R&D QA Lab in Bldg. 2, as well as site improvements, Campus E-Power System and lighting, power, and EV charging renovations to the preexisting parking structure. The lab comprises analytical rooms, micro rooms, q/a lab, sample storage rooms, cold storage rooms, r&d labs, and office space. The main office building included a full-service staff cafeteria with a waste composting system, executive offices, private offices, tasting lounge/kitchen, conference rooms, open office space, 3 story main reception lobby, flex spaces, games rooms, (6) IDF rooms, and a main server/MDF room. As of 2017, Niagara was the largest supplier of private label bottled water in America. Niagara promotes sustainable business practices and conservation to its staff and customers.

What's up with Life Sciences?
One of the key drivers in the Life Science market, particularly in California, is converting existing facilities to Life Science R&D labs. Developers are so focused on this market that they are actually building spec labs without tenants in anticipation of quickly finding tenants. We’re assisting clients like Longfellow Real Estate Partners to assess buildings for the possibility of being converted to Life Science use. For the facilities they elect to acquire, we assist with the design needed to accomplish the conversion. An interesting dynamic in this market is driving developers from the commercial, retail, and residential markets to move into the Life Science market. It is also driving interest in buildings that have no business being converted to Life Science use! A perfect example is the recent purchase of an ice skating rink in Redwood City by a formerly commercial developer with the intent to build labs. Imagine the technical challenges in that building! This market is a crucial component of the Life Science life cycle. It helps keep Life Sciences healthy and growing across the state by increasing the available lab space for early-stage drug and therapy companies. AlfaTech will continue to take advantage of these opportunities to keep our Life Science business expanding momentum.
The innovation team continues exceeding expectations and pushing the frontiers of design and construction. With a mission to identify opportunities and develop new profound leaders, they've carved out alternative revenue streams during the unfamiliar times of COVID-19. In addition, the team is currently synthesizing the results of a brainstorm SWOT analysis to identify potential Innovation Missions that are aligned with AlfaTech’s mission and purpose. The innovation team continues to set the standard for AlfaTech within the design and construction industry.

GREEN TIPS Ways to Decrease Water Usage
Did you know that the average American uses 80-100 gallons of water a day? All for indoor use with flushing toilets coming at the top of the list and taking showers as a close second. There are so many easy ways to decrease water consumption.
Turn off the faucet when performing a task. Yes, we have to wash our hands more frequently these days and for at least 20 seconds, which could waste up to a quarter gallon of water! To avoid this imply turn off the water and lather for 20 seconds versus leaving it under the faucet. Try to turn off the faucet at home when you’re brushing your teeth as well. More advanced tips would be to aim eating vegan or vegetarian. Beef is typically regarded as the most water- intensive food item, requiring an average of nearly 1,800 gallons of water for 1 pound of beef, which makes sense, considering the fact that cows consume up to 30 gallons per day.
There are many ways you can start to decrease your water usage. It can help lower your water bill and also have a positive impact on the environment!

FEATURED SAN FRANCISCO PROJECT
BART Headquarters Oakland, CA
AlfaTech is providing mechanical, electrical, plumbing, and fire protection engineering, lighting and technology (low voltage, audio visual, and security) design for BART Headquarters, which is a ten- story 244,000 SF high-rise facility located in Oakland, California. The newly renovated project includes open and closed offices for 1,300 employees with other conveniences such as a community break room, conference spaces, building maintenance rooms, and other amenities such as a modest roof-top deck/workspace, with tenant-design ready ground floor street activated café and coffee shop with plumbing, HVAC, and sprinklers stubbed to suite. The BART Headquarters looks to set a standard for public transportation in the Greater Bay Area.
The original retrofit was also done by AlfaTech.

El Camino College Industry & Technology Buildings Torrance, CA The Industry Technology Education Center (ITEC) is a completely renovated space designed to house industry and technology programs as well as the Information Technology Services office. The $38.3 million, 105,090 SF ITEC offers 70 classrooms and 24 labs that provide access to 209 new computers, training equipment, and associated tool rooms for drafting, fashion, and cosmetology programs. Administration of justice, architecture, automation robotics and manufacturing, engineering technology, fire technology, emergency medical technology (EMT), electronics and computer hardware technology, and the observatory are also located in the building. The project included a complete new fire alarm system design for submission to DSA.
ARM Project Update San Jose, CA
AlfaTech provided technology design services to the pre-existing 92,000 SF warm shell office building. ARM produces chips and devices that enhance performance technology such as CPUs and System IPs.
ARM was awarded LEED Gold Certification for both Bldg. 120 and 150 and is also in consideration for a WELL award, but still, under review — further information to come in the future.
