Modern Animal Los Angeles, CA

Modern Animal is a veterinary clinic designed to be a great place to work. In contrast to typical clinics, we designed a truly transparent home for the company’s flagship, where visitors can see from the street straight through to the treatment areas. The entire experience of visiting an animal clinic, from entry to treatment, has been equally considered. In our first space to delve into the human-animal relationship, we eliminated the barrier between the front customer areas and the ‘back of house’ using materiality, spacial adjacencies and natural light to blur the line between traditionally separated zones. (1) location complete, (2) in construction, (2) in design and (4) new locations about to begin design.

Featured San Francisco Project

AlfaTech provided mechanical, electrical and plumbing engineering design for the new Mabel Mattos Elementary School which is in a residential neighborhood in Milpitas and serves 800 Prek-5 students. The new school is being built as a center for “22nd century learning” with classrooms referred to as learning communities that support 96 to 120 students with four to five teachers leading a grade level. Phase 2 of this project encompassed three (3) new two-story buildings, classrooms C, D and E as well as a multi- purpose/kitchen in building F and 30’x40’ lunch canopy. Services included HVAC, plumbing including site gas piping, electrical limited to power, lighting, site lighting and path of travel, fire alarm, clock paging system and IT data cabling and Title 24 for the MEP systems. Twelvemonth Restaurant Burlingame, CA

AlfaTech provided mechanical, electrical, plumbing, technology, lighting engineering design, and LEED services for the tenant improvement for a new high-end restaurant. The single-story 10,000 SF project includes a community garden, a newly landscaped courtyard, a potential rain catchment system, and an on-site photovoltaic array. The interior of the building will be fully renovated, along with a structural upgrade and new MEP systems serving the new restaurant. Interior program spaces and lighting design includes new indoor dining areas and sunroom, outdoor seating and dining areas, front and back of house cooking and food prep areas, support spaces, greenhouse, daytime bakery area, and new restrooms. Lighting design work included new dimming controls, automatic daylight sensing at perimeter windows, and areas with skylight. A 46-KW system of photovoltaic panels on the roof, incorporating the latest in microinverter technology. Special features include all-electric food equipment to minimize fossil fuel consumption. All-electric food service equipment to reduce fossil fuel consumption by the building accounts for about one-quarter of the

FEATURED SAN FRANCISCO PROJECT

Uber Mission Bay 1 & 2 San Francisco, CA

Size: 420,000 SF

AlfaTech recently completed Uber’s innovative new San Francisco headquarters which is a ground up office building in the Mission Bay district. AlfaTech provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech is part of the construction administration effort and served as the engineer-of-record for mechanical and electrical installations. AlfaTech assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort. The project is designed as an innovative, ultra-high-performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure, a façade that responds to programmatic needs, an under-floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use. The atrium façade is a complex array of vision glass combined with operable windows and skylights held together by an intricate window wall system. The design intent is to provide transparency, natural ventilation and connection with outdoors. Operable windows were strategically located on each façade to provide natural ventilation when outdoor conditions are favorable. Weather stations on each building predict shifting wind patterns, wind pressures and temperatures and control the position of the windows to prevent damage to the façade and indoors. The entire power and controls wiring infrastructure was delicately hidden inside the mullions, as well as the drip irrigation system feeding the planters. The result is a beautifully designed and skillfully constructed façade providing the occupants with a wonderful space to gather and collaborate.

HOLIDAY DRINK Champagne Holiday Punch By Pam Brandon When it comes to holiday entertaining, especially for larger groups it’s hard to beat punch. Rather than getting stuck in the kitchen or behind the bar all night making drinks, you can make a large bowl ahead of time and leave yourself free to socialize. And if you’re looking for a holiday recipe that’s light on its toes but still has depth, Erick Castro’s punch checks all the boxes. This Champagne Holiday Punch has a blend of holiday flavors in a convivial and bubbly format. It’s a drink that will take your holiday

HOLIDAY RECIPE Sweet Potato Casserole By Caelan Robinson Ingredients: • 3 pounds sweet potatoes peeled and cut into cubes • ½ cup brown sugar packed • ⅓ cup butter softened • ½ teaspoon vanilla extract • ¾ cup pecans chopped, divided • ¼ teaspoon cinnamon or to taste • salt and pepper to taste • 2 cups miniature marshmallows Instructions: 1. Preheat oven to 375°F. Grease a 9 x 13 pan OR cast iron pot. 2. Place sweet potatoes in a pot of boiling water. Simmer for 15 minutes or until fork tender. Drain. 3. In a large bowl (or in the pot the potatoes were cooked in), mash the sweet potatoes with brown sugar, butter, cinnamon, vanilla and salt & pepper. 4. Fold in half of the pecans and spread into prepared pan. 5. Sprinkle with the marshmallows and the remaining pecans. 6. Bake for 15 minutes or until marshmallows are golden brown and potatoes are heated through.

1 1/2 cups jenever (a malt-accented beverage rich with baking spice, but the beauty of the drink is that it works with virtually any spirit imaginable) 1 cup Champagne (or any kind of high-quality bubbles, dry not sweet)

1/2 cup Cointreau (or dry curaçao or a good triple sec)

1 cup club soda

3/4 cup lemon juice, freshly squeezed

1/2 cup simple syrup

8 dashes Old Fashioned bitters

Garnish: pineapple slice Garnish: star anise pods Garnish: grated nutmeg

Serves at least 8.

Instructions: 1. Add a large block of ice into a punch bowl, or 2 cups of ice cubes. 2. Add the jenever, Champagne, Cointreau, club soda, lemon juice, simple syrup and bitters into the bowl and stir gently to combine. 3. Garnish with pineapple slices, whole star anise pods and grated nutmeg.
