UBER MB 1 & 2 – LEED PLAT INUM / WELL GOLD MI SS ION BAY HEADQUARTERS

AlfaTech is currently involved in Uber’s innovative new San Francisco headquarters which is a new 420,000 square-foot, ground up office building in the Mission Bay district. We provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech is part of the construction administration effort and served as the engineer-of-record for mechanical and electrical installations. We assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort. The project is designed as an innovative, ultra-high performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure, a façade that responds to programmatic needs, an under floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use.

CASE STUDY:

LUCAS MUSEUM OF NARRAT IVE ART Los Ange l es , CA

The Lucas Museum was conceived with the bold ambition to challenge the way our societies appreciate art museums. Inspired by its resolute mission, the engineering design blasted off with the vision to deliver a lasting, centenarian building in harmony with its site. The carbon zero design harnessed heat and cooling from the soil beneath the museum with over 700 vertical bores. This constituted the deepearth, pulsating aorta of the geothermal field. A second element of nature was introduced by way of a thermally active water pond, which increased the site’s innate cooling capacity. These features were modulated by the high-efficiency, heat recovery central plant that provided all-electric, simultaneous heating and cooling (and no gas-fired boilers). Environmental quality for prime spaces – galleries, state of the art theaters, and lobbies – were controlled with underfloor air-distribution and radiant floors. Smart controls gently nudged temperature and ventilation parameters to adjust to visitors’ comfort. The superstructure lifted off with an exterior façade that self-shaded the thermal shell, effectively reducing cooling demand. Curved onyxglass organically traced the rooftop which formed the solar PV field. At 365 kW capacity, the renewable energy source reduced an estimated 10-15% of the electricity demand and swung the carbon footprint negative. Ahead of its time, the Lucas Museum will open the doors as an eco-friendly, ‘net zero energy’-ready museum that gives back to the surrounding community.

CASE STUDY:

DELTA PRODUCTS HEADQUARTERS F remont , CA

Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

Downtown Los Angeles, CA

AlfaTech provided engineering services associated with the due diligence and concept design exercise to modify an existing Pet Hotel and Paw Bar into a veterinary clinic. The study investigated air change rates, modification strategies to existing HVAC equipment, review of available emergency power, sizing and routing requirements for services in addition to drainage.

CONF IDENTIAL ANIMAL VETERINARY CL INIC*

Playa Vista, Los Angeles, CA

The Collective at Playa Vista comprises a 205,000 SF five-building office campus located in the burgeoning Playa Vista submarket of West Los Angeles. Designed by the local Shimoda Design Group, each building features two floors with dramatic double height spaces of up to 21 feet. The concrete and wood exterior melds with interiors of steel columns, wood flooring and exposed roof framing to create an inviting yet industrial feel, complementing the landscaped grounds and private garden patios. AlfaTech provided MEP engineering services for the core and shell design of the entire campus in addition to a tenant improvement for a confidential veterinary clinic which comprised of a waiting/reception area, exam rooms, surgery room, imaging room, isolation room, dog ward, cat ward, run/exercise area, grooming area, offices, laundry, central supplies room, pharmacy, Pack/Scrub area, staff break room and restrooms.

SAN BERNARDINO COUNTY SHERI FF ’ S K9 DEPARTMENT*

AlfaTech provided engineering services for this project consisting of an 80,000 SF, 3 building campus development for San Bernardino County Sheriff’s Department. The project comprised of SWAT Team Vehicle Storage, Narcotics Seizure Storage, Weapons Armory, Explosion proof (H-3 Rating) ammunition storage room, Wire Tap Listening Rooms, Gang Squad and K-9 Unit including a veterinary clinic and boarding facilities.

TERASAKI RESEARCH GROUP

West Los Angeles, CA

Type: Vivarium suite

AlfaTech is providing engineering design services for this project requiring an extensive renovation/transformation of an existing veterinary facility to create a new Vivarium suite within an animal research facility. The project included autoclave cage vivarium cage washers, bio-safety cabinets, procedure rooms, animal handling areas, Rheometer. The facility was designed in accordance with the AAALAC. guidelines. The existing electrical generator and vacuum systems within the veterinary clint were repurposed and modified as necessary to suit. New HVAC equipment was added to isolate specific areas of the building and increase air change rates within the space. The existing surgery rooms were renovated to procedure rooms. The existing labs were renovated and re-purposed to match the programmatic requirements of the new tenant.

THE JACKSON LABORATORY WEST

West Sacramento, CA

Type: R&D Laboratory, Vivarium Size: 91,000 SF

AlfaTech provided MEP design services for interior improvements to an existing tilt- up concrete warehouse, as well as an expansion into an existing facility. The new use of this space includes West Coast regional offices, animal vivarium,

wash/sterilization facilities, various research laboratories, animal shipping/staging/support spaces, mechanical yard, and parking.

ABBVIE BIOTHERAPEUTICS (FORMERLY ABBOTT)

Redwood City, CA

Type: Data Center, Campus Size: 400,000 SF with central Data Center

AlfaTech was selected as a turnkey firm to design and build Abbott's 400,000 SF new headquarters campus. The facility now houses an Abbott spinoff company called AbbVie. This project includes a 4,000 SF raised floor data center, tenant improvement of offices, along with laboratory facilities, and vivarium (animal care facility). A pilot plant (cell culture and purification) was built on the first floor along with new laboratory facilities, offices, and service yard. AlfaTech was fully responsibly for programming, design and construction of this state-of-the-art campus for which the budget and schedule was guaranteed as a part of our highly successful single-source project delivery method.

Redwood City, CA

This project consisted of replacement of an aging and inefficient chilled water system serving Autoclaves in the facility’s vivarium. A key project challenge included addressing a widely variable load. The chiller was specified with three compressors to allow efficient coverage of the loads.

BUCK INSTITUTE STEM CELL RESEARCH LAB

Novato, CA

Type: Lab, Animal Handling facility Size: 60,000 SF

AlfaTech provided project management, as well as mechanical and electrical engineering services for this project. Systems include the addition of a ground coupled geothermal system, which provides heating and cooling to the new addition and the existing 60,000 SF lab facility. Geothermal ground water at 61 degrees will be used to condition lab fume hood make up air, freeing up 300 tons of cooling from the existing central plant. The additional chilled water tonnage will be used for the new addition. The new geothermal system will provide all cooling & heating for the existing & new 60,000 ft2 lab building, and “no additional tonnage” will be required for the existing central plant. The geothermal system will also save 7,500.000 gallons of water a year from being evaporated via the existing (now decommissioned) cooling towers.

UCLA TERASAKI L I FE SCIENCES BUI LDING* - LEED S I LVER

Los Angeles, CA

Terasaki Life Sciences Building features two wings with laboratories, offices, scholarly activity space, and building support spaces on five floors plus a basement vivarium. The 175,000-sq-ft structure is supported by a cast-in-place concrete frame with flat-slab floor decks. This building, is the new home of the Biological Sciences Department. A stated goal of the UCLA Terasaki Life Sciences Building Detailed Project Program is to “provide flexible facilities that anticipate changing future needs.” To help meet this goal, the building was designed with large, open laboratory spaces to allow multiple scientists to work in shared laboratories, uninterrupted by doors or walls. Each rectangular wing houses an efficient pattern of laboratory, support and office space of five above ground levels. The building’s concrete frame eliminates 10 ft in height, as compared to the common structural steel alternative and provides inherent vibration control.

The vivarium on the lower level includes holding rooms for rodents, birds, fish and other small animal species.
