UBER MB 1 & 2 – LEED PLAT INUM / WELL GOLD MI SS ION BAY HEADQUARTERS

AlfaTech is currently involved in Uber’s innovative new San Francisco headquarters which is a new 420,000 square-foot, ground up office building in the Mission Bay district. We provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech is part of the construction administration effort and served as the engineer-of-record for mechanical and electrical installations. We assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort. The project is designed as an innovative, ultra-high performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure, a façade that responds to programmatic needs, an under floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use.

LUCAS MUSEUM OF NARRAT IVE ART Los Ange l es , CA

The Lucas Museum was conceived with the bold ambition to challenge the way our societies appreciate art museums. Inspired by its resolute mission, the engineering design blasted off with the vision to deliver a lasting, centenarian building in harmony with its site. The carbon zero design harnessed heat and cooling from the soil beneath the museum with over 700 vertical bores. This constituted the deepearth, pulsating aorta of the geothermal field. A second element of nature was introduced by way of a thermally active water pond, which increased the site’s innate cooling capacity. These features were modulated by the high-efficiency, heat recovery central plant that provided all-electric, simultaneous heating and cooling (and no gas-fired boilers). Environmental quality for prime spaces – galleries, state of the art theaters, and lobbies – were controlled with underfloor air-distribution and radiant floors. Smart controls gently nudged temperature and ventilation parameters to adjust to visitors’ comfort. The superstructure lifted off with an exterior façade that self-shaded the thermal shell, effectively reducing cooling demand. Curved onyxglass organically traced the rooftop which formed the solar PV field. At 365 kW capacity, the renewable energy source reduced an estimated 10-15% of the electricity demand and swung the carbon footprint negative. Ahead of its time, the Lucas Museum will open the doors as an eco-friendly, ‘net zero energy’-ready museum that gives back to the surrounding community.

DELTA PRODUCTS HEADQUARTERS F remont , CA

Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

SMART BUILDING TECHNOLOGY AlfaTech Smart Building Services help building owners and stakeholders with office strategies as how to roll in more Artificial Intelligence (AI) machine learning and cloud-based data and analysis in facility operation to optimize various building systems and keep maintenance low. The Smart Building Technology will also be beneficial to post pandemic return to office. In order to implement the latest and greatest technology, the essential operational technologies, including a unified user interface and reporting system that monitors and structures all various systems (BMS, Lighting Control, Shade Control, Security, Access , Conference room scheduling, and others) data in place will be required. Now considered a landmark on the San Jose skyline, the Adobe headquarters campus houses more than 2,000 employees. Each of the three buildings has its own parking garage, public lobby, data center, meeting rooms, and mail room. Shared facilities include an auditorium, full-service cafeteria and fitness center. Building Two also features retail space at street level. Additionally, each tower included a data center. The data center design consisted of a 7/24 full generator/UPS backup system for HVAC, lighting and power within the room with 100% redundancy.

Scope included administrative office space, full kitchen/cafeteria, conference center and retail space.

AlfaTech provided mechanical, electrical and plumbing engineering and low voltage and audio-visual design services and commissioning for Uber’s original headquarters in this downtown high-rise. This project encompassed five floors and includes open office space with workstations, conference room, closed meeting spaces and micro kitchen, all gender restroom, a 6,000 sf café on the 4th floor and two kitchens (one hot and one cold) and new food storage and office in the basement.

The space includes café, coffee bar, training, presentation, conference rooms, library, and open/closed offices. Technology standards were developed in partnership with URBER IT for the Low Voltage, Audiovisual and Security systems and components.

As the world’s largest Internet professional networking site, LinkedIn has grown exponentially since its start in 2003. For the past several years, AlfaTech has provided services for many of their offices worldwide.

This 26-story tenant improvement project, is located in the heart of San Francisco’s South of Market neighborhood at 222 Second Street. With this lease, LinkedIn brings together their R&D and sales teams, approximately 2,250 employees, under one roof. AlfaTech provided mechanical, electrical and plumbing engineering, Low Voltage, Audio Visual design and LEED fundamental and enhanced commissioning services for this new ground-up project which includes extensive interior build-out of 20,000 sf of space dedicated to a contemporary kitchen, servery and seating as well as a state-of-the-art "All Hands" presentation room and complete Fitness Center, 2,209 sq. feet of ground retail, and two levels of subterranean parking.

AlfaTech provided MEP design engineering and Technology services for this high- rise office TI project. Phase 1 of included the 14th floor for a total of 18,544 SF of open office workstations, meeting rooms, conference rooms, fitness center, IT rooms and support areas. Phase II encompassed floors 4 through 11 and the 15th floor for a total of 182,156 SF. The space including open office workstations, meeting rooms, conferences, IT rooms and support areas. Technology design services consisted of the 5th floor for a total of 20,000 SF of tenant improvements. Phase III consists of tenant improvements of full floors 16 & 17 plus half of floor 12 totaling 48,000 SF and the 24th floor totaling 8,600 SF including office workstations, meeting rooms, phone rooms, huddle rooms, and pantry/café.

AlfaTech provided MEP engineering and technology (low voltage and security) design services for the tenant improvements of Analog Devices (ADI) newly relocated corporate headquarters into two recently completed warm shell buildings in Santa Clara Square. This 356,000 SF project encompasses nine of the twelve floors. The flexible 280,000 SF office space accommodates 950 seats as well as amenities, various lab and specialty program spaces including: 40,000 SF of light electronic labs; 10,000 SF electronic test lab with Class 100,000 clean room; 700 SF of wet labs; 1,200 SF data center; 11,000 SF customer experience center; an executive board room; logistics / shipping / receiving area; and a raised style 60 person auditorium.

AlfaTech provided expertise in building assessment plus evaluation / recommendations to resolve issues at the Los Gatos site for over 900,000 sf of building space. AlfaTech assessment included:

Headquartered in the renovated historic Hills Bros. Coffee Plant this tenant improvement project for AKQA included open office space.

The client desired an inspiring workspace consisting of a blend of open space mixed with a variety of huddle areas and conference spaces. Natural light was a priority.

AlfaTech provided full mechanical, electrical and plumbing design as well as technology and security services for this project. Due to floor-to-floor height limitations, AlfaTech worked with the architects design to provide a creative exposed oval duct distribution with shallow height to accommodate the space, and maintain the integrity of the overall design throughout the space.

AlfaTech is providing MEP engineering design services for the multiple phases of tenant improvements for Visa Metro Campus in Foster City. Buildings 1 and 2 each are12-story office buildings with attached 4-level parking garages. The design included several floors of office space, specialty rooms, restrooms, prayer rooms, meeting rooms, copy/work rooms and amenities spaces including a tech connection bar, 4,000 SF health/wellness center, cafeteria, and auditorium/lobby. There is an interconnecting staircase between the floors and a bridge connecting the two buildings. Services included mechanical, electrical, and plumbing engineering; fire protection design; technology design, lighting design and construction administration.

AlfaTech provided MEP design services for the world’s largest e-commerce company’s Moffett Towers location. The tenant improvement project encompassed the entire 8-stories of an existing building. The project scope included upgrades to the 1st floor café, open area workstations, private offices, breakout areas, kitchenettes, and conference rooms. The project also included a primary IDF room on one floor, one IDF room on each remaining floor, and one full floor of R&D labs. In addition, AlfaTech has also provided commissioning support, complete building low voltage systems evaluation and central plant support for MEP required modifications and upgrades.

This project consists of the 6th floor build out, including new 64,000 SF café, remodel of another 8,000 SF Café and 5th floor remodel. Molex, a subsidiary of Koch Industries, acquired a 108,600 SF building consisting of office, lab, and warehouse space at 46360 Fremont Blvd. The building was built in 1983 and was in need of updates to the interior as well as exterior façade. AlfaTech provided mechanical, electrical, plumbing, and fire protection engineering services for this extensive tenant improvement project. The transformed space now clearly represents this progressive and innovative high tech company. The project consisted of an open collaborative environment, conference and training rooms, lunch room, fitness center, patio and sport court, clean rooms, pilot line, dry lab and warehouse areas.

AlfaTech provided MEP and Technology Engineering Services for this high-rise building in center of the city. AlfaTech provided full design services for site, shell/core and tenant improvements of standard office space including private and open offices, conference rooms, huddle rooms, telephone rooms, break rooms, training spaces and other support spaces and a central chiller plant and 12kv high voltage power distribution. The First Basement included a variety of garage, large conference/training spaces, labs and potentially a cafeteria, along with utility spaces for electrical distribution. The two lower basements will be used for utility equipment such as fire pumps, boilers, and similar equipment.

Type: High-Rise Office Building Size: 244,000 SF

AlfaTech is providing Mechanical, Electrical, Plumbing, and Fire Protection Engineering, Lighting and Technology (Low Voltage, Audio Visual, and Security) design for BART Headquarters, which is a beautiful ten-story 244,000 sq. ft. high- rise facility located in Oakland, California. The newly renovated project includes open and closed offices for 1,300 employees with other conveniences such as a community break room, conference spaces, building maintenance rooms, and other amenities such as a modest roof-top deck/workspace, with tenant-design ready ground floor street activated café and coffee shop with Plumbing, HVAC, and sprinklers stubbed to suite. BART Headquarters looks to set a standard for public transportation in the Greater Bay Area.

This project is pursuing the LEED Gold Accreditation. Original retrofit was also done by AlfaTech.

AlfaTech provided MEP engineering and low voltage, security and audio-visual technology design for the tenant improvements for this non-profit office project in the central business district of San Francisco. The project included open office tailored to the way Bridgespan works as well as multiple types of meeting spaces, from small two-person conference rooms, an all-hands space provided by a movable wall, and MDF/IDF room to support all IT infrastructure.

GHIRARDELL I HEADQUARTERS

San Leandro, CA

Type: Office Tenant Improvement Size: 23,000 SF

Ghirardelli Chocolate, one of the original American chocolate manufacturers founded and incorporated in San Francisco in 1852, has leased the 6th floor of Building B at the newly constructed Phase II office building of San Leandro Tech Campus. AlfaTech provided mechanical, electrical, plumbing, and fire protection engineering Design for this 23,000 SF tenant improvement project. The space plan consists of a mix of open and enclosed offices, conference and huddle rooms as well as IDF “tasting room”, and lunch room. The project was designed and incorporated with the latest lighting control system and LED light fixtures without exceeding the Owner’s budget while surpassing energy baseline value by 20%. Dynamic glass designed for this project is able to control the amount of light and radiative heat passing through a window. The window can automatically adjust the tint level from a tinted transparent state to a clear transparent state by using electrochromic (EC) technology. Dynamic glass will help reduce peak cooling load, HVAC equipment sizing, as well as overall HVAC energy consumption and cost by limiting unwanted heat gain in summer but allowing beneficial passive heat gain in winter. The project featured electrochromic windows from ‘ViewDynamic’, which allowed adaptive response to fluctuating sun exposures.

AlfaTech provided design-build services for SunPower’s expansion into the historic Ford Plant in Richmond, CA. The new facility includes a 65,000 SF manufacturing plant, 180,000 SF office headquarters, and a 30,000 SF R&D facility. Key components of the project include R&D tool installations, manufacturing rack and assembly, and a roof PV plant. Provided project management services during lease and work letter scope definition negotiations with developer’s design build team.
