UBER MB 1 & 2 – LEED PLAT INUM / WELL GOLD MI SS ION BAY HEADQUARTERS

AlfaTech is currently involved in Uber’s innovative new San Francisco headquarters which is a new 420,000 square-foot, ground up office building in the Mission Bay district. We provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech is part of the construction administration effort and served as the engineer-of-record for mechanical and electrical installations. We assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort. The project is designed as an innovative, ultra-high performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure, a façade that responds to programmatic needs, an under floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use.

CASE STUDY:
LUCAS MUSEUM OF NARRAT IVE ART Los Ange l es , CA
The Lucas Museum was conceived with the bold ambition to challenge the way our societies appreciate art museums. Inspired by its resolute mission, the engineering design blasted off with the vision to deliver a lasting, centenarian building in harmony with its site. The carbon zero design harnessed heat and cooling from the soil beneath the museum with over 700 vertical bores. This constituted the deepearth, pulsating aorta of the geothermal field. A second element of nature was introduced by way of a thermally active water pond, which increased the site’s innate cooling capacity. These features were modulated by the high-efficiency, heat recovery central plant that provided all-electric, simultaneous heating and cooling (and no gas-fired boilers). Environmental quality for prime spaces – galleries, state of the art theaters, and lobbies – were controlled with underfloor air-distribution and radiant floors. Smart controls gently nudged temperature and ventilation parameters to adjust to visitors’ comfort. The superstructure lifted off with an exterior façade that self-shaded the thermal shell, effectively reducing cooling demand. Curved onyxglass organically traced the rooftop which formed the solar PV field. At 365 kW capacity, the renewable energy source reduced an estimated 10-15% of the electricity demand and swung the carbon footprint negative. Ahead of its time, the Lucas Museum will open the doors as an eco-friendly, ‘net zero energy’-ready museum that gives back to the surrounding community.

CASE STUDY:
DELTA PRODUCTS HEADQUARTERS F remont , CA
Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

SAN DIEGO INTERNATIONAL AIRPORT – T2 (TERMINAL 2) WEST EXPANS ION*
San Diego, CA
Project Manager for MEP engineering, low-voltage and security-system design, architectural lighting and vertical transportation design services through design development (DD) for the expansion. The three-story expansion included 470,000 GSF, ten (10) new gates, a dual-level roadway, enhanced curb-side check-in, a ticketing lobby, additional security screening lanes, baggage handling, seating areas, concessions and support space. Multiple potential design solutions were evaluated in response to the SDIA “Green Build” initiative, including displacement ventilation, solar PV, graywater recovery and geo-exchange. Services included energy modeling and CFD modeling. Design included solar PV, low-flow plumbing fixtures, and high-efficiency HVAC systems. Project achieved LEED Platinum certification (first commercial airport terminal in the world).

Type: Aviation Size: 346,000 SF
The terminal’s entrance, ticket counters, and Skycap operations will be moved from the east end of the building to the west side to ease traffic congestion a problem motorists frequently encounter when entering the central terminal area at peak travel times. A reprogrammed departures and arrivals level will feature a “Lobby of the Future,” which includes self check-in and self-tag bag drop kiosks, a 12-lane security screening checkpoint, two large bag claim devices, and a high-speed in-line screening baggage handling system. Combined, these features will make departure and arrivals systems more balanced and efficient both curbside and within the terminal. The project comprised of customer service building, ready return garage, idle storage garage, and quick turn-around buildings (34 car washes and 180 gas nozzles). The facility houses 15,000 cars simultaneously, and services 54,000 rental cars daily. All public areas were upgraded for access to WiFi and DAS systems. ACS, CCTV and multiple Data rooms to serve all the systems for various users were all upgraded with latest technology. The project includes a 17.5 MVA LADWP service and transformer station, redundant distribution system, emergency diesel generators to support the electrical emergency power.
LAX, ITF WEST PARKING FACI L ITY
Los Angeles, CA
Principal MEP and Technology engineer responsible for the 2M SqFt parking garage and 100,000 SqFt conditioned/office space for LAX/LAWA. The parking area houses 8,000 cars, all the stalls are equipped to support EV charge systems, provisions for installation of PV system has 100% WiFi and DAS coverage and the required Access Control System (ACS) and CCTV systems. The project included a 7.5 MVA LADWP service, transformer station and distribution, and emergency diesel generator to support the emergency electrical loads.

LAX, TERMINALS 1 & 2 ASSESSMENTS

The firm performed an overall assessment of the current mechanical and plumbing systems within Terminals 1 and 2. The facility was evaluated for code compliance and condition of existing equipment. Written reports were prepared with recommendations to assist the airport with ongoing maintenance and upgrades. As part of the deliverables, the firm developed a database application populated with equipment data so the airport engineers could easily access, share and update information as needed.
LAX, TERMINALS 3 & 6 ASSESSMENTS
Los Angeles, CA
The firm’s role expanded when they were also commissioned to provide assessments of mechanical, electrical and plumbing systems’ integrity within Terminals 3 and 6. Deliverables included a written evaluation of the current state of the facilities and recommendations to bring them up-to-date. The database designed exclusively for LAX’s use for Terminals 1 & 2 was utilized, and additional information was also established in REVIT as a template for future work to be undertaken when budget would allow.
LAX, AIRPORT RECRUITMENT & TRAINING CENTER

Assessment and Remodel When a burst water main damaged this two-story, 22,000 SF facility, the firm was hired to provide a professional review of the situation. The scope involved a field survey and analysis, followed by development of designs for repairing damage to the fire main serving the three hangar deluge systems. The project was coordinated with LAWA facility personnel and engineering staff, as well as the L.A. Fire Department.

LAX, TAXI LANE T RELOCATION

The firm provided mechanical, electrical and plumbing engineering services for modifications to the taxilane that will serve the future Bradley West/Midfield Satellite Concourse apron/gate areas and north-south taxiing capabilities. The project entails the design of a 3,166-foot long by 100-foot wide taxilane, which connects two other active taxiways. LAX, AIRPORT RESPONSE COORDINATION CENTER

In a 2008 audit of airport operations and management, LAX was found deficient due to, among other things, the lack of a cohesive emergency operations center (EOC) that would enable them to coordinate with local, state and federal authorities. It was also found that the current airport police dispatch system did not meet current national standards. As part of the $5 billion modernization program, the firm designed a new 8,000 SF mission critical facility with 24/7 mechanical, electrical and plumbing systems capability.
LAX, TOM BRADLEY INTERNATIONAL TERMINAL

The firm prepared an upgrade of the electrical system for a temporary lounge in the Tom Bradley International Terminal. By bringing the area into Title 24 compliance, establishing higher-tech functionality for T-1 line connectivity and upgrading lighting, the airport was able to expand from existing services without initiating the full remodel to the terminal that was pending. The firm also provided updated mechanical, electrical and plumbing drawings to as-built level.

ONTARIO INTERNATIONAL AIRPORT (ONT)

As part of the new security upgrades performed on airports after 9/11, the firm was hired to design the mechanical, electrical and plumbing systems for the new baggage handling systems in Terminals 2 and 4. The scope included renovation of existing airline baggage handling spaces, new baggage handling screening rooms, replacement of the outbound baggage conveyor systems, and installation/integration of the Transportation Safety Administration (TSA) provided EDS machines (three in each terminal). Also included were Explosion Trace Detection (ETD) workstations, On-screen Resolution (OSR) control rooms, and Closed Circuit Television (CCTV) systems. Among the challenges of the project were utility relocations for service to the systems. ONT, TERMINALS 2 AND 4 FOOD CONCESS IONS AND RENOVATIONS Ontario, CA The firm performed mechanical, electrical and plumbing services, as well as fire alarm design for Terminals 2 and 4, for a number of concessions, including Authors/Daily News, California & Co., Express Bodicare, News Connection, and See’s Candies. Ontario Airport won a prestigious Airports Council International -- North America (ACI-NA) " Richard A. Griesbach Award of Excellence " in Airport Concessions category in 2001. The firm also worked extensively on renovations to the food concessions located in Terminals 2 and 4, including Coffee Bean & Tea Leaf, El Paseo Café and Cantina, Schlotzsky’s, T.G.I. Friday’s. Work included mechanical, electrical and plumbing design services.

Project Manager for a new multi-story parking plaza, including electrical and security system for the San Diego International Airport Terminal 2. It is going to have 3,000 parking stalls, 169 of which were provisioned for EV charging stations and 16 are equipped with EV charging stations. The project included a 1500 KVA SDG&E service and transformer station, emergency power diesel generators and power distribution system. A sustainable lighting system with LED fixtures and a state of the art lighting control system, including daylighting and occupancy sensors.

Provided oversight for a 5-year, $10M-$20M yearly, On-Call account with San Diego International Airport which resulted in many assignments; replacement of the Baggage Handling System (BHS) equipment at Terminal 2 East (T2E), study of the T2E BHS from curb to curb, study and replacement of the emergency generator system, study and upgrade of the 12KV power distribution system, and study of the entire airport ICT/Communication system and upgrades.

It is the largest international terminal in North America, and is the largest building in the world built on base isolators to protect against earthquakes. MINETA SAN JOSE INTERNATIONAL AIRPORT

AlfaTech provided site mechanical, electrical, and plumbing engineering design services for the new North Concourse, including site utilities master planning. This terminal has a striking design that evokes the high-tech landscape of the Silicon Valley. Floor-to-ceiling windows illuminate the concourse with natural light. Flight gates are located close to shopping areas so travelers can enjoy locally prepared foods at a variety of eateries. At 1,600 feet long and 90 feet wide, the building is 380,000 square feet, with 29,000 square feet of space reserved for retail and concession areas and 10 gates. The Concourse is designed to meet the U.S. Green Building Council’s LEED certification standards. It boasts many sustainable design features, including aggressive daylight harvesting and an efficient displacement ventilation system. San Jose has more than 325 days of sunshine a year, so the outer layer of the exterior acts as a shading device, protecting the inner core of the building and helping it perform more efficiently. As a separate project, for the administrative offices on N. 1st Street, the firm provided mechanical, electrical, and plumbing engineering design and project management services for the upgrade of an existing Telecom Room to house MPT Servers.
