UBER MB 1 & 2 – LEED PLATINUM / WELL GOLD MI SS ION BAY HEADQUARTERS

AlfaTech is currently involved in Uber’s innovative new San Francisco headquarters which is a new 420,000 square-foot, ground up office building in the Mission Bay district. We provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech is part of the construction administration effort and served as the engineer-of-record for mechanical and electrical installations. We assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort. The project is designed as an innovative, ultra-high performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure, a façade that responds to programmatic needs, an under floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use.

LUCAS MUSEUM OF NARRATIVE ART Los Ange l es , CA

The Lucas Museum was conceived with the bold ambition to challenge the way our societies appreciate art museums. Inspired by its resolute mission, the engineering design blasted off with the vision to deliver a lasting, centenarian building in harmony with its site. The carbon zero design harnessed heat and cooling from the soil beneath the museum with over 700 vertical bores. This constituted the deepearth, pulsating aorta of the geothermal field. A second element of nature was introduced by way of a thermally active water pond, which increased the site’s innate cooling capacity. These features were modulated by the high-efficiency, heat recovery central plant that provided all-electric, simultaneous heating and cooling (and no gas-fired boilers). Environmental quality for prime spaces – galleries, state of the art theaters, and lobbies – were controlled with underfloor air-distribution and radiant floors. Smart controls gently nudged temperature and ventilation parameters to adjust to visitors’ comfort. The superstructure lifted off with an exterior façade that self-shaded the thermal shell, effectively reducing cooling demand. Curved onyxglass organically traced the rooftop which formed the solar PV field. At 365 kW capacity, the renewable energy source reduced an estimated 10-15% of the electricity demand and swung the carbon footprint negative. Ahead of its time, the Lucas Museum will open the doors as an eco-friendly, ‘net zero energy’-ready museum that gives back to the surrounding community.

DELTA PRODUCTS HEADQUARTERS Fremont , CA

Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

Type: Office, R&D

Major e-commerce client approached AT in Mid-April to aggressively install onsite virus testing labs. Parallel development of mobile modular labs and TI / brick and mortar labs for COVID19 testing. Satellite locations throughout the US are being established for quick testing turnaround following Federal CDC guidelines for virus testing labs which are BSL-2 biosafety level. Established laboratory operations and PCR processes to help control contamination. Develop a (1) line (1,000 samples), (2) line (7,500 samples) and (4) line (estimated 20,000 samples daily). Mechanical Team provided 15 ACH 100% exhaust with the DOAS and used cascade pressurization with the testing part of the lab being the most negative with pre-testing room second most negative, while pressurizing all adjoining spaces to eliminate cross contamination. IAQ Photocatalytic Virus Filters and final HEPAS on the supply air were also provided. Electrical Research and coordination with lab owner in development of lab tool matrix, In depth analysis of existing electrical service, metering of existing loads, in order to determine the best power source for new lab and its associated HVAC equipment. Also reviewed the backup power requirements and sizing UPS and generator requirements. Plumbing provided required eye wash system and fixtures with auto faucets. Team worked closely with Owner, Contractor, Vendors & City Planning to achieve TCO for pilot lab in 14 days (design and construction).

NIAGARA BOTTL ING, LLC

Type: R&D Laboratory Size: 382,000 SF

Niagara Bottling, LLC is a family-owned manufacturer of bottled water and soft drinks based in Ontario, California. They produce private label bottled water for a number of companies including Wal-Mart and Costco. As of 2017 Niagara was the largest supplier of private label bottled water in America. Niagara looked towards creating a unique experience for their staff at their new Corporate Headquarters Campus. The scope of work comprised of a core and shell renovation and simultaneous TI of Bldg. 1 (182,000SF), R&D and QA Lab in Bldg. 2 (20,000 SF), site improvements (80,000 SF), 500kW Campus E-Power System and lighting, power and EV charging renovations to a (176,000 SF) parking structure. The Lab comprised of Analytical Rooms, Micro Rooms, Q/A Lab, Sample Storage Rooms, Cold Storage Rooms, R&D Lab and office space. The main office building included a full-service staff cafeteria with waste composting system, Executive Offices, Private offices, Tasting Lounge/Kitchen, Conference rooms, Open Office Space, 3 Story main reception lobby, flex spaces, games rooms, (6) IDF rooms and a Main Server/MDF room.

ABBVIE BIOTHERAPEUTICS (FORMERLY ABBOTT)

Type: Data Center, Campus, Laboratory, Pilot Plant Size: 400,000 SF with central Data Center

AlfaTech was selected as a turnkey firm to design and build Abbott's 400,000 SF new headquarters campus. The facility now houses an Abbott spinoff company called AbbVie. This project includes a 4,000 SF raised floor data center, tenant improvement of offices, along with laboratory facilities, and vivarium (animal care facility). A pilot plant (cell culture and purification) was built on the first floor along with new laboratory facilities, offices, and service yard. AlfaTech was fully responsibly for programming, design and construction of this state-of-the-art campus for which the budget and schedule was guaranteed as a part of our highly successful single-source project delivery method.

This 200,000 SF project is a multi-story building on the Stanford University campus dedicated to biotechnology research and development. The firm was responsible for the design of the HVAC, fume exhaust, building automation, and peer review of the plumbing/process piping systems.

AlfaTech provided a new $1.1 million, 2-story facility for animal research labs and support areas. The mechanical design features double-duct, double-fan, constant volume mixing boxes with HEPA filtration. In addition, the firm provided full facility design services for Genentech’s Vacaville campus under a Master Services Agreement. This work encompasses office space, laboratory and cGMP manufacturing.

Small Portfolio Program ($10 mm and less construction value). Supported Genentech’s Small Project Portfolio program for the pharmaceutical research and manufacturing company’s South San Francisco Campus. Provided Architecture and Engineering planning, design and construction support for a wide variety of facility projects including research labs, GMP cold room upgrades, building condition assessment and upgrades, waste stream compliance and utility systems. Utility systems include electrical infrastructure, steam, compressed air, exhaust, fire suppression, domestic water, sanitary sewer, chilled water and plant gases

SANTA CLARA VALLEY MEDICAL CENTER

Santa Clara, CA

Type: Medical Office Building Remodel; Skilled Nursing Facility & Psychiatric Facility; Master Plan and Survey Size: 120,000 SF / 14,000 SF The firm performed mechanical and electrical engineering design services for this 3- story medical office building which included converting existing office space into medical exam rooms, patient treatment rooms, physical therapy suites and a new pharmacy. An AIDS/ICH treatment clinic was provided; complete with patient treatment "negative pressure" isolation rooms. Significant HVAC upgrades where required for the renovation. New power and telephone/data distribution throughout the entire building was required and new lighting for the upgraded areas. A new fire alarm system was specified and the corridors were upgraded to bring the building up to current code requirements. The 14,000 SF consists of a Feasibility Study of the existing Don Lowe Pavilion to evaluate the potential for this site to be converted.

AlfaTech provided services for a new, $1.4 billion, 289-bed hospital located in the Mission Bay area of San Francisco. The facility includes a 183-bed children’s hospital, a 70-bed hospital for cancer patients, a women’s hospital, a central utility, underground tunnel, bridge, helipad, and parking. In addition, the project includes an outpatient building, energy center, support.

SAINT FRANCIS MEMORIAL HOSPITAL BOTHIN BURN CENTER

San Francisco, CA

Type: Burn Center Size: 12-story hospital tower

AlfaTech provided engineering design services for several projects at Saint Francis Memorial Hospital, a 12-story, 323-bed hospital tower, located in San Francisco, CA. SFMH is also a Dignity Health network member. Projects included converting an entire floor into the Bothin Burn Center, providing new OR rooms, remodeled psychiatry wing and MRI rooms. Additionally the firm has performed steam boiler and medical gas upgrades, pre-op recovery area, lobby & nurse’s station remodel, refrigerator & freezer replacement and office renovations. The new Bothin Burn Center is a 15,500 SF, 16-bed, intensive care burn unit on the 5th floor of the hospital. Bothin Burn Center is the largest in northern California, treating over 500 burn victims each year. This isolation unit features an independent ventilating system, minimizes the risk of outside contamination and maintains strict room temperature and humidity control.

A complete infrastructure review and analysis was provided for the hospital mechanical, electrical, plumbing, and medical gas systems. Engineering documents for the proposed new NICU were reviewed for compatibility with the existing infrastructure, code compliance and constructability.

This 26-story tenant improvement project, is located in the heart of San Francisco’s South of Market neighborhood at 222 Second Street. With this lease, LinkedIn brings together their R&D and sales teams, approximately 2,250 employees, under one roof. AlfaTech provided mechanical, electrical and plumbing engineering, Low Voltage, Audio Visual design and LEED fundamental and enhanced commissioning services services for this new ground-up project which includes extensive interior build-out of 20,000 sf of space dedicated to a contemporary kitchen, servery and seating as well as a state-of-the-art "All Hands" presentation room and complete Fitness Center, 2,209 sq. feet of ground retail, and two levels of subterranean parking.

AlfaTech is providing MEP engineering design services for the multiple phases of tenant improvements for Visa Metro Campus in Foster City. Buildings 1 and 2 each are12-story office buildings with attached 4-level parking garages. The design included several floors of office space, specialty rooms, restrooms, prayer rooms, meeting rooms, copy/work rooms and amenities spaces including a tech connection bar, 4,000 SF health/wellness center, cafeteria, and auditorium/lobby. There is an interconnecting staircase between the floors and a bridge connecting the two buildings. Services included mechanical, electrical, and plumbing engineering; fire protection design; technology design, lighting design and construction administration.

Brown Jr. Middle School located at 2055 Silver Avenue in the Bay View District of San Francisco. The new approximately 70,000 SF middle school replaces an existing school site complex located at the same address that was demolished. The new facility was constructed under a Design-Build construction delivery method. AlfaTech provided MEP and Technology documents up to Design Development level in order to assist design-build contractors in preparing their engineered design build construction documents for DSA approval. The MEP/Technology design-build contractor will be the engineer of record.

AlfaTech provided MEP services to assist Berryessa Union School District with the replacement of HVAC units and roofing for several buildings on the Piedmont Middle School campus. Scope included replacement of the existing equipment and equipment in the mechanical rooms' rooftop units, replacement of existing controls with new direct digital control system, and miscellaneous electrical work to disconnect the existing power and design new power for the new equipment. AlfaTech coordinated with the roofing consultant to incorporate and coordinate the HVAC replacement, and the existing conduits and power panels being removed and reinstalled in the same location on the roof for the roofing replacement portion of the project.

The firm is providing mechanical, electrical, and plumbing engineering design services for this university campus expansion project for Soka University which consists of two buildings. The 4-story, 100,000 SF STEM building will house teaching and science and research laboratories, classrooms, offices, a large auditorium, collaboration areas, meeting rooms, open study areas. The building’s instructional lab modules allow for interactive teaching and hands-on learning in this open, flexible, interactive and sustainable building.

The Resident Housing will be 4 stories and approximately 65,000 SF comprised of approximately 75 to 80 rooms and a rooftop patio.

Both proposed projects will be designed to accommodate a LEED Gold Building Certification, and an exterior architectural design pallet that will respect the current design features, landscaping and cultural aspects of the campus.

OHLONE COMMUNITY COLLEGE – LEED-NC PLATINUM

AlfaTech provided mechanical and electrical engineering master planning and full design services for the new, 130,000 gross square foot, 81-acre, multi-building campus in Newark. Our energy efficient design included the use of solar energy with roof-mounted PowerGuard 450kV photovoltaic panels, a large geothermal loop system for heating and air conditioning, highly efficient plumbing fixtures and an enthalpy wheel heat/energy recovery system. The MEP systems alone were responsible for 33 of the 55 of the LEED points attained to achieve a LEED-NC Platinum certification for this project (the first LEED Platinum community college in the country). The systems will help to save more than $2.6M in operating expenses over the next 25 years. The campus program includes the Learning Resource Center, student support services, administration, information services, a cafeteria & food services, student dining, language labs, classrooms, lecture halls, video conferencing, computer labs, an aerobics room, a fitness center, a bookstore, Health Services, nursing labs, science and environmental labs, cadaver storage, biology life sciences, and business & technology labs. • Physical Education Building Remodel (Kentfield) – 44,000 SF • Science/Math/Central Plant Complex (Kentfield) - 60,000 SF • Transportation Technology Complex (IVC) – 10,000 SF • Main Building Complex (IVC) – 36,000 SF • Campus Master Planning for Kentfield and Indian Valley Campuses The firm was selected to provide all up-front engineering services relating to all planned bond projects including the master planning, district-wide energy modeling, district-wide mechanical, electrical and plumbing facility assessments and design standards for the District with projects totaling over 170,000 SF. We provided engineering design services and design and construction administration for the renovation of the Diamond P.E. existing complex. The project included new HVAC and electrical distribution. An energy management control system (EMCS) links directly to the new central campus EMCS system on the central part of the Kentfield campus. The project also includes a photovoltaic system which will either provide electrical for distribution in the building or supplemental hot water for the swimming pool. The Science/Math/Central Plant on the Kentfield campus includes a new energy efficient, geothermal underground / renewable energy HVAC system. The new 650-Ton, 340 vertical bore geothermal system provides heating and cooling via ground coupled water source heat pumps to the new Complex and Fine Arts buildings as well as two campus pools. The field was designed and phased for future expansion to support the entire Kentfield campus. The Transportation Technology facility on the Indian Valley campus required the total renovation of 10,000 SF which includes automobile technology repair facilities and instructional offices. The facility includes a radiant floor heating system and a solar thermal system to provide domestic hot water. In addition, the firm is working with the Kentfield campus on the Larkspur Annex to upgrade the electrical services and distribution to create a staging area for future campus construction.

The firm was contracted to perform various on-campus additions and renovations. The first project consisted of a new two-story Learning Resource Center containing open lab, distance learning, circulation and supporting area totaling 70,000 SF; basement containing Tech Support, Cable Studio of 7,500 SF and mechanical space of 3,000 SF. Our experience at this campus also includes design of MEP/Technology for a new 2,200 SF Fine Arts Center design. The firm also performed the remodel of the 2nd Floor (approximately 20,000 SF) which houses the campuses laboratory. In addition, a due diligence evaluation was conducted to document current and past operational problems, and will be used to determine potential system deficiencies based on the current building use and systems installed.

Flyte El Segundo offers more than 580,000 square feet of rentable space. The improvements surrounding this project re-positioning entailed a new plaza is being built between the two office towers which added new landscaping, raised wood platforms for outdoor dining options, Retail Food Service Establishments kiosks, an amphitheater, seating areas, shade structures, and space for food trucks.

AMEX CENTURION LOUNGE SFO International Airport Terminal 3 San Francisco, CA

AMEX wanted a unique, high-end lounge to accommodate its exclusive members and to be a destination locale within the new international terminal at SFO. AlfaTech provided mechanical, electrical and plumbing engineering, technology and security services for this high end 7,167 SF tenant improvement project, including kitchen, lounge and restrooms located in the Mezzanine level of Terminal 3. This is a LEED Platinum project.

BENTLY HERITAGE DISTI LLERY

Minden, NV

MILL BUILDING Type: Manufacturing, Retail Size: 14,700 SF

Bently Heritage Distillery developed the Old Mill District into a state-of-the-art distillery for high grade whisky and spirits. The Mill Building, built in 1908, is the main production facility for fine whiskey. The structure consists of four, 24’ diameter by 50’ high steel plate silos as well as a 3 stories/ loft/ low basement unreinforced brick masonry structure. The first floor of each distilling silos were conjoined by removing portions of the skin of each silo. Distilling equipment is arranged vertically to enable a gravity fed distilling process. The brick structure contains the private and public tastings rooms and retail spaces. Portions of the existing floors were removed to create multiple height spaces.

CREAMERY BUILDING Type: Manufacturing, Retail Size: 15,000 SF

Bently Heritage Distillery developed the Old Mill District into a state-of-the-art distillery for high grade whisky and spirits. The existing Creamery Building was demolished with the exception of the historic brick façade. The new building has variable ceiling heights up to 34.5’ high. It houses a small public area, tasting rooms, restrooms, prep kitchen, and a second distillery operation for malting of grains, production of neutral spirits, storage and support functions, bottling, packaging and loading. The building responds to the various specific conditions required for the equipment it houses. A variety of conditions exist: open spaces with natural light and natural ventilation, enclosed high-fire hazard rooms, and tall spaces to house column-stills.
