UBER MB 1 & 2 – LEED PLATINUM / WELL GOLD MI SS ION BAY HEADQUARTERS

AlfaTech is currently involved in Uber’s innovative new San Francisco headquarters which is a new 420,000 square-foot, ground up office building in the Mission Bay district. We provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech is part of the construction administration effort and served as the engineer-of-record for mechanical and electrical installations. We assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort. The project is designed as an innovative, ultra-high performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure, a façade that responds to programmatic needs, an under floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use.

LUCAS MUSEUM OF NARRATIVE ART Los Ange l es , CA

The Lucas Museum was conceived with the bold ambition to challenge the way our societies appreciate art museums. Inspired by its resolute mission, the engineering design blasted off with the vision to deliver a lasting, centenarian building in harmony with its site. The carbon zero design harnessed heat and cooling from the soil beneath the museum with over 700 vertical bores. This constituted the deepearth, pulsating aorta of the geothermal field. A second element of nature was introduced by way of a thermally active water pond, which increased the site’s innate cooling capacity. These features were modulated by the high-efficiency, heat recovery central plant that provided all-electric, simultaneous heating and cooling (and no gas-fired boilers). Environmental quality for prime spaces – galleries, state of the art theaters, and lobbies – were controlled with underfloor air-distribution and radiant floors. Smart controls gently nudged temperature and ventilation parameters to adjust to visitors’ comfort. The superstructure lifted off with an exterior façade that self-shaded the thermal shell, effectively reducing cooling demand. Curved onyxglass organically traced the rooftop which formed the solar PV field. At 365 kW capacity, the renewable energy source reduced an estimated 10-15% of the electricity demand and swung the carbon footprint negative. Ahead of its time, the Lucas Museum will open the doors as an eco-friendly, ‘net zero energy’-ready museum that gives back to the surrounding community.

DELTA PRODUCTS HEADQUARTERS Fremont , CA

Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

SMART BUILDING TECHNOLOGY AlfaTech Smart Building Services help building owners and stakeholders with office strategies as how to roll in more Artificial Intelligence (AI) machine learning and cloud-based data and analysis in facility operation to optimize various building systems and keep maintenance low. The Smart Building Technology will also be beneficial to post pandemic return to office. In order to implement the latest and greatest technology, the essential operational technologies, including a unified user interface and reporting system that monitors and structures all various systems (BMS, Lighting Control, Shade Control, Security, Access , Conference room scheduling, and others) data in place will be required. AlfaTech provided site selection support services and continues to provide overall design team project management as well as MEP, Architectural, Structural, Civil, Fire Protection, Controls, Wind Study, LEED Consulting, and Life Safety services for this extremely energy efficient Data Center project. Key design changes to this data center include a redesign of the building arrangement from single data center facilities with support office to a single facility with an office space bridging the equivalent of 2 data center facilities in past projects. In addition to the layout revisions, another major revision to the Core IT spaces was made to address current needs as well as future proofing the space for anticipated technology changes. The MEP system design includes a highly energy efficient design concept divergent from past data center cooling techniques at other project sites. This project represents the fifth data center site (in addition to the Prineville site in Oregon, Forest City site in North Carolina, Lulea site in Sweden, and the Altoona site in Iowa) which were also under AlfaTech project management and design services). The Client achieved LEED Gold Certification for this building.

Type: Data Center Size: Confidential

AlfaTech provided overall design team project management as well as site master planning, architectural, structural, civil, telecom and communications, paging systems, MEP, fire protection, controls, wind study, substation design, LEED consulting, and life safety services for this data center project. This mission critical data center has direct evaporative cooling and N+1 block redundant electrical topologies. This project involved the site master plan as well as design and construction of two main data center facilities on the site that include a single story with penthouse air handling equipment and outdoor standby diesel generators. The site also includes a cold storage data center facility managed and designed by AlfaTech to provide data storage services to meet the project goals to archive storage at reduced capital costs.

EQUINIX SV2 – LEED CERTIFIED Santa Clara, CA Type: Data Center Size: 60,000 SF AlfaTech provided full mechanical, electrical, plumbing, fire protection engineering, technology design services and overall design project management for tenant improvement to this existing operational collocation facility. This $41 million project includes two separate 22,000 SF build-outs with necessary utility infrastructure upgrades. Electrical design includes live conversion of 2N Data Center spaces to a 3+1 block redundant design and redistribution of existing loads. Mechanical design includes payback analysis for rooftop air handlers with air side economizer and central plant chiller upgrades to optimize system efficiency and reliability. AlfaTech acted as the LEED NC program coordinator and developed design and construction strategies to obtain it’s recently awarded LEED Certified Level status. The firm managed the entire application and appeals process without the use of a LEED consultant, including online documentation of sustainable measures implemented for certification. In order to meet the high data center demand in California’s Silicon Valley, Equinix targeted a rapid expansion/ conversion of their existing SV2 facility located in Santa Clara. AlfaTech led the design team and completed the MEP design for this fast-paced project. We were able to complete the project ahead of schedule, reduce the overall project costs, and incorporate sustainable construction practices. This project was awarded the 2008 Consulting-Specifying Engineer magazine’s Gold ARC Award for renovation and the Silicon Valley Power Energy Innovator Award in the “Energy Efficiency Partner” category at the Silicon Valley Leadership Group Energy Summit.

EQUINIX SV5 – LEED GOLD San Jose, CA

Type: Data Center Size: 170,000 SF data center with 40,000 SF support space

AlfaTech has provided full project management and MEPT design services for this greenfield data center project. The project includes 25MW of total power 18MW of critical power as well as parallel path designs for 5,000 ton chilled water plant utilizing pre-packaged modular chiller plant and full air side economizer air handling solution and an alternate, proprietary, refrigerant based cooling system. This project achieved LEED Gold status.

The terminal’s entrance, ticket counters, and Skycap operations will be moved from the east end of the building to the west side to ease traffic congestion a problem motorists frequently encounter when entering the central terminal area at peak travel times. A reprogrammed departures and arrivals level will feature a “Lobby of the Future,” which includes self check-in and self-tag bag drop kiosks, a 12-lane security screening checkpoint, two large bag claim devices, and a high-speed in-line screening baggage handling system. Combined, these features will make departure and arrivals systems more balanced and efficient both curbside and within the terminal. LAX, TERMINALS 1 & 2 ASSESSMENTS

The firm performed an overall assessment of the current mechanical and plumbing systems within Terminals 1 and 2. The facility was evaluated for code compliance and condition of existing equipment. Written reports were prepared with recommendations to assist the airport with ongoing maintenance and upgrades. As part of the deliverables, the firm developed a database application populated with equipment data so the airport engineers could easily access, share and update information as needed.

LAX, TERMINALS 3 & 6 ASSESSMENTS

Los Angeles, CA

The firm’s role expanded when they were also commissioned to provide assessments of mechanical, electrical and plumbing systems’ integrity within Terminals 3 and 6. Deliverables included a written evaluation of the current state of the facilities and recommendations to bring them up-to-date. The database designed exclusively for LAX’s use for Terminals 1 & 2 was utilized, and additional information was also established in REVIT as a template for future work to be undertaken when budget would allow.

LAX, AIRPORT RECRUITMENT & TRAINING CENTER Assessment and Remodel When a burst water main damaged this two-story, 22,000 SF facility, the firm was hired to provide a professional review of the situation. The scope involved a field survey and analysis, followed by development of designs for repairing damage to the fire main serving the three hangar deluge systems. The project was coordinated with LAWA facility personnel and engineering staff, as well as the L.A. Fire Department. Los Angeles, CA

LAX, TAXI LANE T RELOCATION

The firm provided mechanical, electrical and plumbing engineering services for modifications to the taxilane that will serve the future Bradley West/Midfield Satellite Concourse apron/gate areas and north-south taxiing capabilities. The project entails the design of a 3,166-foot long by 100-foot wide taxilane, which connects two other active taxiways. The project also includes partial demolition of a former TWA Hangar, the demolition of LSG Sky Chef’s in-flight kitchen and the American Airlines Low Bay Hangar, modifications to a multiple facility deluge system, site restoration, construction of Remain Overnight Parking areas (RON) and other related work. Los Angeles, CA In a 2008 audit of airport operations and management, LAX was found deficient due to, among other things, the lack of a cohesive emergency operations center (EOC) that would enable them to coordinate with local, state and federal authorities. It was also found that the current airport police dispatch system did not meet current national standards. As part of the $5 billion modernization program, the firm designed a new 8,000 SF mission critical facility with 24/7 mechanical, electrical and plumbing systems capability. Los Angeles, CA LAX, AIRPORT RESPONSE COORDINATION CENTER LAX, TOM BRADLEY INTERNATIONAL TERMINAL The firm prepared an upgrade of the electrical system for a temporary lounge in the Tom Bradley International Terminal. By bringing the area into Title 24 compliance, establishing higher-tech functionality for T-1 line connectivity and upgrading lighting, the airport was able to expand from existing services without initiating the full remodel to the terminal that was pending. The firm also provided updated mechanical, electrical and plumbing drawings to as-built level. Los Angeles, CA

ONTARIO INTERNATIONAL AIRPORT (ONT)

As part of the new security upgrades performed on airports after 9/11, the firm was hired to design the mechanical, electrical and plumbing systems for the new baggage handling systems in Terminals 2 and 4. The scope included renovation of existing airline baggage handling spaces, new baggage handling screening rooms, replacement of the outbound baggage conveyor systems, and installation/integration of the Transportation Safety Administration (TSA) provided EDS machines (three in each terminal). AlfaTech is currently involved in Uber’s innovative new San Francisco headquarters which is a ground up office building in the Mission Bay district. AlfaTech provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech is part of the construction administration effort and served as the engineer-of-record for mechanical and electrical installations. AlfaTech assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort. The project is designed as an innovative, ultra-high performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure, a façade that responds to programmatic needs, an under floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. Now considered a landmark on the San Jose skyline, the Adobe headquarters campus houses more than 2,000 employees. Each of the three buildings has its own parking garage, public lobby, data center, meeting rooms, and mail room. Shared facilities include an auditorium, full-service cafeteria and fitness center. Building Two also features retail space at street level. Additionally, each tower included a data center. The data center design consisted of a 7/24 full generator/UPS backup system for HVAC, lighting and power within the room with 100% redundancy.

AlfaTech provided MEP design services for the world’s largest e-commerce company’s Moffett Towers location. The tenant improvement project encompassed the entire 8-stories of an existing building. The project also included a primary IDF room on one floor, one IDF room on each remaining floor, and one full floor of R&D labs. AlfaTech provided mechanical and electrical engineering master planning and full design services for the new, 130,000 gross square foot, 81-acre, multi-building campus in Newark. Our energy efficient design included the use of solar energy with roof-mounted PowerGuard 450kV photovoltaic panels, a large geothermal loop system for heating and air conditioning, highly efficient plumbing fixtures and an enthalpy wheel heat/energy recovery system. The MEP systems alone were responsible for 33 of the 55 of the LEED points attained to achieve a LEED-NC Platinum certification for this project (the first LEED Platinum community college in the country). The systems will help to save more than $2.6M in operating expenses over the next 25 years. The campus program includes the Learning Resource Center, student support services, administration, information services, a cafeteria & food services, student dining, language labs, classrooms, lecture halls, video conferencing, computer labs, an aerobics room, a fitness center, a bookstore, Health Services, nursing labs, science and environmental labs, cadaver storage, biology life sciences, and business & technology labs. The firm is providing mechanical, electrical, and plumbing engineering design services for this university campus expansion project for Soka University which consists of two buildings. The 4-story, 100,000 SF STEM building will house teaching and science and research laboratories, classrooms, offices, a large auditorium, collaboration areas, meeting rooms, open study areas. The building’s instructional lab modules allow for interactive teaching and hands-on learning in this open, flexible, interactive and sustainable building.

The Resident Housing will be 4 stories and approximately 65,000 SF comprised of approximately 75 to 80 rooms and a rooftop patio.

Both proposed projects will be designed to accommodate a LEED Gold Building Certification, and an exterior architectural design pallet that will respect the current design features, landscaping and cultural aspects of the campus.

• Physical Education Building Remodel (Kentfield) – 44,000 SF • Science/Math/Central Plant Complex (Kentfield) - 60,000 SF • Transportation Technology Complex (IVC) – 10,000 SF • Main Building Complex (IVC) – 36,000 SF • Campus Master Planning for Kentfield and Indian Valley Campuses The firm was selected to provide all up-front engineering services relating to all planned bond projects including the master planning, district-wide energy modeling, district-wide mechanical, electrical and plumbing facility assessments and design standards for the District with projects totaling over 170,000 SF. We provided engineering design services and design and construction administration for the renovation of the Diamond P.E. existing complex. The project included new HVAC and electrical distribution. An energy management control system (EMCS) links directly to the new central campus EMCS system on the central part of the Kentfield campus. The project also includes a photovoltaic system which will either provide electrical for distribution in the building or supplemental hot water for the swimming pool. The Science/Math/Central Plant on the Kentfield campus includes a new energy efficient, geothermal underground / renewable energy HVAC system. The new 650-Ton, 340 vertical bore geothermal system provides heating and cooling via ground coupled water source heat pumps to the new Complex and Fine Arts buildings as well as two campus pools. The field was designed and phased for future expansion to support the entire Kentfield campus. The Transportation Technology facility on the Indian Valley campus required the total renovation of 10,000 SF which includes automobile technology repair facilities and instructional offices. The facility includes a radiant floor heating system and a solar thermal system to provide domestic hot water. In addition, the firm is working with the Kentfield campus on the Larkspur Annex to upgrade the electrical services and distribution to create a staging area for future campus construction.

The firm was contracted to perform various on-campus additions and renovations. The first project consisted of a new two-story Learning Resource Center containing open lab, distance learning, circulation and supporting area totaling 70,000 SF; basement containing Tech Support, Cable Studio of 7,500 SF and mechanical space of 3,000 SF. Our experience at this campus also includes design of MEP/Technology for a new 2,200 SF Fine Arts Center design. The firm also performed the remodel of the 2nd Floor (approximately 20,000 SF) which houses the campuses laboratory. In addition, a due diligence evaluation was conducted to document current and past operational problems, and will be used to determine potential system deficiencies based on the current building use and systems installed.

This project consists of a new science laboratory and office building of 94,240 square feet located in Lancaster, California. The project includes 44,706 square feet of laboratory space with the remaining square footage consisting of offices and other non-laboratory spaces including a planetarium. The building has a very unique shape and a very large footprint. It is also in the relatively harsh high desert area of Southern California which presents HVAC design issues among others. Due to the nature of chemicals involved in the laboratories, and high desert winds, a sophisticated wind tunnel test was performed to assure proper exhaust air location and treatment.
