UBER MB 1 & 2 – LEED PLAT INUM / WELL GOLD MI SS ION BAY HEADQUARTERS

AlfaTech is currently involved in Uber’s innovative new San Francisco headquarters which is a new 420,000 square-foot, ground up office building in the Mission Bay district. We provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech is part of the construction administration effort and served as the engineer-of-record for mechanical and electrical installations. We assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort. The project is designed as an innovative, ultra-high performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure, a façade that responds to programmatic needs, an under floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use.

LUCAS MUSEUM OF NARRAT IVE ART Los Ange l es , CA

The Lucas Museum was conceived with the bold ambition to challenge the way our societies appreciate art museums. Inspired by its resolute mission, the engineering design blasted off with the vision to deliver a lasting, centenarian building in harmony with its site. The carbon zero design harnessed heat and cooling from the soil beneath the museum with over 700 vertical bores. This constituted the deepearth, pulsating aorta of the geothermal field. A second element of nature was introduced by way of a thermally active water pond, which increased the site’s innate cooling capacity. These features were modulated by the high-efficiency, heat recovery central plant that provided all-electric, simultaneous heating and cooling (and no gas-fired boilers). Environmental quality for prime spaces – galleries, state of the art theaters, and lobbies – were controlled with underfloor air-distribution and radiant floors. Smart controls gently nudged temperature and ventilation parameters to adjust to visitors’ comfort. The superstructure lifted off with an exterior façade that self-shaded the thermal shell, effectively reducing cooling demand. Curved onyxglass organically traced the rooftop which formed the solar PV field. At 365 kW capacity, the renewable energy source reduced an estimated 10-15% of the electricity demand and swung the carbon footprint negative. Ahead of its time, the Lucas Museum will open the doors as an eco-friendly, ‘net zero energy’-ready museum that gives back to the surrounding community.

DELTA PRODUCTS HEADQUARTERS F remont , CA

Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

Cisco selected AlfaTech to provide engineering design services for all five sites comprising their world headquarters campus. These buildings, which range from one to four stories, contain a variety of space types, including data center, office, research and development, engineering labs and testing areas, manufacturing, cafeteria, conference, executive briefing, and a fitness center. The firm has been involved with Cisco both nationally and internationally on projects during various stages of engineering services. A substantial PG&E energy rebate resulted from our energy-saving mechanical systems designs, the project also won a separate energy award. Site 1 has a manufacturing plant, and a main engineering and MIS data center. Site 2's data center supports Cisco’s seven day/twenty-four hour online corporate network connectivity, and the infrastructure was designed to support future engineering lab and bench functions. Site 3 buildings required stringent control of temperature and humidity. For Site 4, the firm also performed studies for site utility alternatives including cogeneration.

Now considered a landmark on the San Jose skyline, the Adobe Systems headquarters campus is the daytime home for more than 2,000 engineers and administrative and executive staff. Each building has its own parking garage, public lobby, data center, meeting rooms, and mailroom. Shared facilities include an auditorium, a full-service cafeteria, and a fitness center. Building two also features retail space at street level. Additionally, each tower includes a dedicated raised-floor computer room (data center) which serves the entire building. Our design of the computer rooms consisted of a 7/24 full generator/UPS backup system for HVAC, lighting and power within the rooms, with 100% redundancy.

AT provided project management services during lease and work letter scope definition negotiations with the developer’s design-build team. AlfaTech provided full design services for site, shell/core and tenant improvements of standard office space including private and open offices, conference rooms, huddle rooms, telephone rooms, break rooms, training spaces and other support spaces and a central chiller plant and 12kv high voltage power distribution. The First Basement included a variety of garage, large conference/training spaces, labs and potentially a cafeteria, along with utility spaces for electrical distribution. The two lower basements will be used for utility equipment such as fire pumps, boilers, and similar equipment.

Molex, a subsidiary of Koch Industries, acquired a 108,600 SF building consisting of office, lab, and warehouse space at 46360 Fremont Blvd. The building was built in 1983 and was in need of updates to the interior as well as exterior façade. AlfaTech provided mechanical, electrical, plumbing, and fire protection engineering services for this extensive tenant improvement project. The transformed space now clearly represents this progressive and innovative high tech company. The project consisted of an open collaborative environment, conference and training rooms, lunch room, fitness center, patio and sport court, clean rooms, pilot line, dry lab and warehouse areas.

AlfaTech provided mechanical, electrical and plumbing engineering design of this 10-story office building located in Oakland’s vibrant Uptown neighborhood. The project included warm core & shell retrofit of an existing ten (10) story, 244,000 SF office building including a ground level parking garage and future retail spaces. The design included new electrical utility service and distribution system, new mechanical and plumbing system as well as infrastructure for future retail. New mechanical system consist of energy efficient water-cooled VRF coupled with dedicated outside air system. All services are capped at each floor for future tenant connection. The building façade was completely redesigned and consists of high efficiency glazing and window wall system.

The firm also provided energy modeling; Fundamental & Enhanced Commissioning services required for LEED certification.

GHIRARDELL I HEADQUARTERS

Ghirardelli Chocolate, one of the original American chocolate manufacturers founded and incorporated in San Francisco in 1852, has leased the 6th floor of Building B at the newly constructed Phase II office building of San Leandro Tech Campus. AlfaTech provided mechanical, electrical, plumbing, and fire protection engineering Design for this 23,000 SF tenant improvement project. The space plan consists of a mix of open and enclosed offices, conference and huddle rooms as well as IDF “tasting room”, and lunch room. The project was designed and incorporated with the latest lighting control system and LED light fixtures without exceeding the Owner’s budget while surpassing energy baseline value by 20%. Dynamic glass designed for this project is able to control the amount of light and radiative heat passing through a window. The window can automatically adjust the tint level from a tinted transparent state to a clear transparent state by using electrochromic (EC) technology. Dynamic glass will help reduce peak cooling load, HVAC equipment sizing, as well as overall HVAC energy consumption and cost by limiting unwanted heat gain in summer but allowing beneficial passive heat gain in winter. The project featured electrochromic windows from ‘ViewDynamic’, which allowed adaptive response to fluctuating sun exposures.
