UBER MB 1 & 2 – LEED PLAT INUM / WELL GOLD MI SS ION BAY HEADQUARTERS

AlfaTech is currently involved in Uber’s innovative new San Francisco headquarters which is a new 420,000 square-foot, ground up office building in the Mission Bay district. We provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech is part of the construction administration effort and served as the engineer-of-record for mechanical and electrical installations. We assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort. The project is designed as an innovative, ultra-high performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure, a façade that responds to programmatic needs, an under floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use.

CASE STUDY:
LUCAS MUSEUM OF NARRAT IVE ART Los Ange l es , CA
The Lucas Museum was conceived with the bold ambition to challenge the way our societies appreciate art museums. Inspired by its resolute mission, the engineering design blasted off with the vision to deliver a lasting, centenarian building in harmony with its site. The carbon zero design harnessed heat and cooling from the soil beneath the museum with over 700 vertical bores. This constituted the deepearth, pulsating aorta of the geothermal field. A second element of nature was introduced by way of a thermally active water pond, which increased the site’s innate cooling capacity. These features were modulated by the high-efficiency, heat recovery central plant that provided all-electric, simultaneous heating and cooling (and no gas-fired boilers). Environmental quality for prime spaces – galleries, state of the art theaters, and lobbies – were controlled with underfloor air-distribution and radiant floors. Smart controls gently nudged temperature and ventilation parameters to adjust to visitors’ comfort. The superstructure lifted off with an exterior façade that self-shaded the thermal shell, effectively reducing cooling demand. Curved onyxglass organically traced the rooftop which formed the solar PV field. At 365 kW capacity, the renewable energy source reduced an estimated 10-15% of the electricity demand and swung the carbon footprint negative. Ahead of its time, the Lucas Museum will open the doors as an eco-friendly, ‘net zero energy’-ready museum that gives back to the surrounding community.

CASE STUDY:
DELTA PRODUCTS HEADQUARTERS F remont , CA
Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

As the world’s largest Internet professional networking site, LinkedIn has grown exponentially since its start in 2003. For the past several years, AlfaTech has provided services for many of their offices worldwide.
This 26-story tenant improvement project, is located in the heart of San Francisco’s South of Market neighborhood at 222 Second Street. With this lease, LinkedIn brings together their R&D and sales teams, approximately 2,250 employees, under one roof. AlfaTech provided mechanical, electrical and plumbing engineering, Low Voltage, Audio Visual design and LEED fundamental and enhanced commissioning services services for this new ground-up project which includes extensive interior build-out of 20,000 sf of space dedicated to a contemporary kitchen, servery and seating as well as a state-of-the-art "All Hands" presentation room and complete Fitness Center, 2,209 sq. feet of ground retail, and two levels of subterranean parking.

AlfaTech is providing MEP engineering design services for the multiple phases of tenant improvements for Visa Metro Campus in Foster City. Buildings 1 and 2 each are12-story office buildings with attached 4-level parking garages. The design included several floors of office space, specialty rooms, restrooms, prayer rooms, meeting rooms, copy/work rooms and amenities spaces including a tech connection bar, 4,000 SF health/wellness center, cafeteria, and auditorium/lobby. There is an interconnecting staircase between the floors and a bridge connecting the two buildings. Services included mechanical, electrical, and plumbing engineering; fire protection design; technology design, lighting design and construction administration.

AlfaTech provided MEP engineering design services for this tenant improvement project for Visa in Palo Alto. The 3-story, mixed use building which also includes two subterranean parking levels. This project encompasses a combination of office and collaboration spaces for over 300 Visa employees including reception/lobby, conference rooms, telephone rooms, huddle rooms, copy/mail room, lounge and collaboration areas, breakroom/pantry, as well as prayer and mothers rooms.

Cisco selected AlfaTech to provide engineering design services for all five sites comprising their world headquarters campus. These buildings, which range from one to four stories, contain a variety of space types, including data center, office, research and development, engineering labs and testing areas, manufacturing, cafeteria, conference, executive briefing, and a fitness center. The firm has been involved with Cisco both nationally and internationally on projects during various stages of engineering services. A substantial PG&E energy rebate resulted from our energy-saving mechanical systems designs, the project also won a separate energy award. Site 1 has a manufacturing plant, and a main engineering and MIS data center. Site 2's data center supports Cisco’s seven day/twenty-four hour online corporate network connectivity, and the infrastructure was designed to support future engineering lab and bench functions. Site 3 buildings required stringent control of temperature and humidity. For Site 4, the firm also performed studies for site utility alternatives including cogeneration.

AlfaTech provided design-build services for this innovative solar panel company’s expansion into the historic Ford Manufacturing Plant is a stunning adaptive reuse project. Originally built in 1931, the Ford facility has been transformed into a modern space that now houses 200,000 SF of office space, a 65,000 SF manufacturing plant, and 30,000 SF of R&D facilities Key components of the project include R&D tool installations, manufacturing rack and assembly, and a roof PV plant. AT provided project management services during lease and work letter scope definition negotiations with the developer’s design-build team. The move in to the facility was completed on schedule and on budget.

ADOBE SYSTEMS HEADQUARTERS

Now considered a landmark on the San Jose skyline, the Adobe Systems headquarters campus is the daytime home for more than 2,000 engineers and administrative and executive staff. Each building has its own parking garage, public lobby, data center, meeting rooms, and mailroom. Shared facilities include an auditorium, a full-service cafeteria, and a fitness center. Building two also features retail space at street level. Additionally, each tower includes a dedicated raised-floor computer room (data center) which serves the entire building. Our design of the computer rooms consisted of a 7/24 full generator/UPS backup system for HVAC, lighting and power within the rooms, with 100% redundancy.

AlfaTech is providing MEP engineering design services for the Proofpoint Corporate Headquarters at Pathline Park which encompasses two 121,000 SF, 3-story buildings totaling 242,000 SF. The new facility includes a 16,000 SF executive briefing center, 16,000 SF conference center, one 5,000 SF warehouse and shipping center, Infrastructure support rooms with one 10 rack MDF, and five 4 rack IDFs. The two buildings went into construction in September 2019 and will be delivered as warm shells with roof-top VAV package units, condensing boilers/pumps, medium pressure ducts, electrical rooms, elevators (both passenger & freight) and finished rest rooms.

The project consists of renovation of two 3-story buildings (7700 Gateway, Building No.8, floors one through three, and 7600 Gateway, Building No.9, floors one and two) with total square footage of 263,500 (246,500 SF of offices and conference rooms and 17,500 SF of labs). The project is being designed to LEED – Silver, CI certification.

AlfaTech has been providing comprehensive engineering services for AMD since 1980. Projects have consisted of new buildings and various renovations, including offices, clean rooms, data centers, and a new 50,000 SF Advance Commons Building. The Commons building, dedicated solely to conference, food service, dining and fitness activities, was the crowning touch in a long-term consolidation of AMD’s headquarters and Northern California research, development and manufacturing functions to one site. The facility contains an auditorium, cafeteria, fitness center, conference center, training rooms, company store, and a travel agency.

The project involved a research and development campus of four buildings including three high-rise buildings and totaling into an occupied area of over 1 million SF. The facilities have conventional office spaces, server rooms, MDF rooms, and a cafeteria with full-service kitchen.

Charles Schwab’s ongoing partnership with AlfaTech began in 2006. Projects totaling 1.75m SF have included campuses, tech and data center evaluations, TIs, feasibility studies, computer room upgrades and retail branches, at locations across the country. The new retail branch location achieved LEED Gold certification for its sustainable features such as PV as a renewable energy source, low-flow water fixtures, and low-VOC finishes.

Amenities include: 15,000 SF cafeteria, 12,000 SF fitness center, 13,000 SF conference center, and 3,000 SF “innovation gallery.” Exterior improvements include a sports court and amphitheater.

ELECTRONIC ARTS WORLD HEADQUARTERS CAMPUS Redwood City, CA

AlfaTech provided MEP design, process design, lighting design, technology design, energy modeling and commissioning for this existing 450,000 SF campuses. This facility incorporates offices, labs, warehouse and prototype manufacturing and includes classified clean room space on a custom four- foot raised floor allowing for extensive utility distribution. Most of the occupied space is on the first level, and the second level houses support infrastructure including electrical distribution, air handling units and technology support. Technology services included full design and construction administration for the low voltage-cabling infrastructure, security systems, and cabling pathway system throughout the facility. The Technology design included the layout and coordination for nine IDF Rooms, two data centers and multiple cleanroom environments. The low voltage-cabling infrastructure included copper and fiber backbone between the data centers and IDF rooms in addition to a variety of multi-port Work Area Outlets for open office, cleanroom, conference rooms and Wireless Access Point (WAP) devices. The Security design included all access control devices, video surveillance camera and design of the Security Control Center. Energy modeling guided the designers in equipment selection through process and HVAC, along with Life Cycle Cost Analysis Modeling, and Title 24 compliance. AlfaTech also compiled the LEED M&V plan for the facility that ensures energy usage is constantly tracked and monitored. AlfaTech also performed incentive application and management for all HVAC and process systems. Commissioning services included installation verification, start-up, pre-functional control and functional control commissioning conducted according to Title 24 and LEED standards. Lighting acceptance testing was conducted per state specifications.
The firm provided general engineering design services for development of the two new high-rise buildings at Electronic Arts’ 405,000 SF corporate campus, which contain office, software research and development, training, conference and demo rooms, and support space. A 50,000 SF Commons building features a full-service cafeteria and dining room, the company store, a video game arcade, a fitness center, a sports bar, and an area that can serve as either an auditorium or a gymnasium. The mechanical and electrical systems were designed for 24-hour occupancy.
