UBER MB 1 & 2 – LEED PLAT INUM / WELL GOLD MI SS ION BAY HEADQUARTERS

AlfaTech is currently involved in Uber’s innovative new San Francisco headquarters which is a new 420,000 square-foot, ground up office building in the Mission Bay district. We provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech is part of the construction administration effort and served as the engineer-of-record for mechanical and electrical installations. We assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort. The project is designed as an innovative, ultra-high performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure, a façade that responds to programmatic needs, an under floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use.

CASE STUDY:
LUCAS MUSEUM OF NARRAT IVE ART Los Ange l es , CA
The Lucas Museum was conceived with the bold ambition to challenge the way our societies appreciate art museums. Inspired by its resolute mission, the engineering design blasted off with the vision to deliver a lasting, centenarian building in harmony with its site. The carbon zero design harnessed heat and cooling from the soil beneath the museum with over 700 vertical bores. This constituted the deepearth, pulsating aorta of the geothermal field. A second element of nature was introduced by way of a thermally active water pond, which increased the site’s innate cooling capacity. These features were modulated by the high-efficiency, heat recovery central plant that provided all-electric, simultaneous heating and cooling (and no gas-fired boilers). Environmental quality for prime spaces – galleries, state of the art theaters, and lobbies – were controlled with underfloor air-distribution and radiant floors. Smart controls gently nudged temperature and ventilation parameters to adjust to visitors’ comfort. The superstructure lifted off with an exterior façade that self-shaded the thermal shell, effectively reducing cooling demand. Curved onyxglass organically traced the rooftop which formed the solar PV field. At 365 kW capacity, the renewable energy source reduced an estimated 10-15% of the electricity demand and swung the carbon footprint negative. Ahead of its time, the Lucas Museum will open the doors as an eco-friendly, ‘net zero energy’-ready museum that gives back to the surrounding community.

CASE STUDY:
DELTA PRODUCTS HEADQUARTERS F remont , CA
Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

SMART BUILDING TECHNOLOGY AlfaTech Smart Building Services help building owners and stakeholders with office strategies as how to roll in more Artificial Intelligence (AI) machine learning and cloud-based data and analysis in facility operation to optimize various building systems and keep maintenance low. The Smart Building Technology will also be beneficial to post pandemic return to office. In order to implement the latest and greatest technology, the essential operational technologies, including a unified user interface and reporting system that monitors and structures all various systems (BMS, Lighting Control, Shade Control, Security, Access , Conference room scheduling, and others) data in place will be required. This project encompasses a combination of office and collaboration spaces for over 300 Visa employees including reception/lobby, conference rooms, telephone rooms, huddle rooms, copy/mail room, lounge and collaboration areas, breakroom/pantry, as well as prayer and mothers rooms.

AlfaTech provided mechanical, electrical and plumbing engineering design services for partial office space alteration and tenant improvements on the 14th floor of 555 California in San Francisco, CA. Project consisted of designing the HVAC, electrical power and plumbing systems for the remodel area as well as replacement of lighting fixtures in open office area and upgrading lighting control. The project was done conforming with both Morgan Stanley and 555 California building standards.

As the world’s largest Internet professional networking site, LinkedIn has grown exponentially since its start in 2003. For the past several years, AlfaTech has provided services for many of their offices worldwide.
This 26-story tenant improvement project, is located in the heart of San Francisco’s South of Market neighborhood at 222 Second Street. With this lease, LinkedIn brings together their R&D and sales teams, approximately 2,250 employees, under one roof. AlfaTech provided mechanical, electrical and plumbing engineering, Low Voltage, Audio Visual design and LEED fundamental and enhanced commissioning services for this new ground-up project which includes extensive interior build-out of 20,000 sf of space dedicated to a contemporary kitchen, servery and seating as well as a state-of-the-art "All Hands" presentation room and complete Fitness Center, 2,209 sq. feet of ground retail, and two levels of subterranean parking.

Phase 1 of included the 14th floor for a total of 18,544 SF of open office workstations, meeting rooms, conference rooms, fitness center, IT rooms and support areas. Phase II encompassed floors 4 through 11 and the 15th floor for a total of 182,156 SF. The space including open office workstations, meeting rooms, conferences, IT rooms and support areas. Technology design services consisted of the 5th floor for a total of 20,000 SF of tenant improvements. Phase III consists of tenant improvements of full floors 16 & 17 plus half of floor 12 totaling 48,000 SF and the 24th floor totaling 8,600 SF including office workstations, meeting rooms, phone rooms, huddle rooms, and pantry/café.

AlfaTech provided MEP design services for the world’s largest e-commerce company’s Moffett Towers location. The tenant improvement project encompassed the entire 8-stories of an existing building. The project scope included upgrades to the 1st floor café, open area workstations, private offices, breakout areas, kitchenettes, and conference rooms. The project also included a primary IDF room on one floor, one IDF room on each remaining floor, and one full floor of R&D labs. In addition, AlfaTech has also provided commissioning support, complete building low voltage systems evaluation and central plant support for MEP required modifications and upgrades.

AlfaTech is providing MEP engineering design services for the multiple phases of tenant improvements for Visa Metro Campus in Foster City. Buildings 1 and 2 each are12-story office buildings with attached 4-level parking garages. The design included several floors of office space, specialty rooms, restrooms, prayer rooms, meeting rooms, copy/work rooms and amenities spaces including a tech connection bar, 4,000 SF health/wellness center, cafeteria, and auditorium/lobby. There is an interconnecting staircase between the floors and a bridge connecting the two buildings. Services included mechanical, electrical, and plumbing engineering; fire protection design; technology design, lighting design and construction administration.

Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort. The project is designed as an innovative, ultra-high performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure, a façade that responds to programmatic needs, an under floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use. AlfaTech provided engineering strategies and Smart Building System Matrix outlining all systems that should be included in the Intelligent Smart Building System.
The buildings' eco-friendly features consisted of: • Two passively conditioned, interconnected atria • Shaded facade with automated natural ventilation

Charles Schwab’s ongoing partnership with AlfaTech began in 2006. Projects totaling 1.75m SF have included campuses, tech and data center evaluations, TIs, feasibility studies, computer room upgrades and retail branches, at locations across the country. The new retail branch location achieved LEED Gold certification for its sustainable features such as PV as a renewable energy source, low-flow water fixtures, and low-VOC finishes.

AlfaTech provided technology design services for two office buildings, each approximately 187,500 SF of office, cubicle, conference room, and other shared space, spread across five floors. Each building included five Telecommunications rooms, one MDF per building located on the first floor and one IDF per floor. There is a total of (10) Telecommunications rooms. The campus further includes a 1000 car parking garage and an approximately 75,000 SF Amenities Center, with a large training center, cafeteria, mailroom, maintenance shop and the data center which is approximately 2,500 SF. This project also includes a retail branch of approximately 20,000 SF located separately from the campus.

AlfaTech provided technology-engineering services for Schwab in Dallas. This site consisted of a 2-story 20,000 SF banking facility, a 5-story 250,000 SF office building, another 5-story 180,0000 SF office building and another 2-story 80,000 SF amenities building. There was a service tunnel connected to the office to the amenities building below the road. There was also a 4-level parking structure, a total of 750,000 SF with a capacity of more than 2,000 cars. The project is targeting LEED Gold certification.

This project included conversion of 50,000 SF of existing space into an open-office environment. The existing space was meant for a data center and existing infrastructure was reutilized to support the new space layout. AlfaTech supervised the entire design effort and the commissioning effort.

Now considered a landmark on the San Jose skyline, the Adobe Systems headquarters campus is the daytime home for more than 2,000 engineers and administrative and executive staff. Each building has its own parking garage, public lobby, data center, meeting rooms, and mailroom. Shared facilities include an auditorium, a full-service cafeteria, and a fitness center. Building two also features retail space at street level. Additionally, each tower includes a dedicated raised-floor computer room (data center) which serves the entire building. Our design of the computer rooms consisted of a 7/24 full generator/UPS backup system for HVAC, lighting and power within the rooms, with 100% redundancy.

AlfaTech is providing MEP engineering design services for Building SC-09 and Building SC-10 at the Oracle, Santa Clara Campus. Building SC-09 is 25,000 SF and consists of a single story high-bay testing facility which includes anechoic chamber and parking, heavy equipment of shaker tables and tilt tables and hi-bay requirement for mechanical lifts. Building SC-10 is consists of three stories with multiple office engineering/R&D work environment, including offices, break rooms, copy rooms, conferencing and approximately 5,000 SF electronic lab on the ground floor for a total of approximately 115,000 SF.
