UBER MB 1 & 2 – LEED PLAT INUM / WELL GOLD MI SS ION BAY HEADQUARTERS

AlfaTech is currently involved in Uber’s innovative new San Francisco headquarters which is a new 420,000 square-foot, ground up office building in the Mission Bay district. We provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech is part of the construction administration effort and served as the engineer-of-record for mechanical and electrical installations. We assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort. The project is designed as an innovative, ultra-high performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure, a façade that responds to programmatic needs, an under floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use.

CASE STUDY:

LUCAS MUSEUM OF NARRAT IVE ART Los Ange l es , CA

The Lucas Museum was conceived with the bold ambition to challenge the way our societies appreciate art museums. Inspired by its resolute mission, the engineering design blasted off with the vision to deliver a lasting, centenarian building in harmony with its site. The carbon zero design harnessed heat and cooling from the soil beneath the museum with over 700 vertical bores. This constituted the deepearth, pulsating aorta of the geothermal field. A second element of nature was introduced by way of a thermally active water pond, which increased the site’s innate cooling capacity. These features were modulated by the high-efficiency, heat recovery central plant that provided all-electric, simultaneous heating and cooling (and no gas-fired boilers). Environmental quality for prime spaces – galleries, state of the art theaters, and lobbies – were controlled with underfloor air-distribution and radiant floors. Smart controls gently nudged temperature and ventilation parameters to adjust to visitors’ comfort. The superstructure lifted off with an exterior façade that self-shaded the thermal shell, effectively reducing cooling demand. Curved onyxglass organically traced the rooftop which formed the solar PV field. At 365 kW capacity, the renewable energy source reduced an estimated 10-15% of the electricity demand and swung the carbon footprint negative. Ahead of its time, the Lucas Museum will open the doors as an eco-friendly, ‘net zero energy’-ready museum that gives back to the surrounding community.

CASE STUDY:

DELTA PRODUCTS HEADQUARTERS F remont , CA

Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

CHRI STOPHER HIGH SCHOOL

Type: New Construction Size: 140,000 SF

For the Gilroy Unified School District, the firm completed the full mechanical, electrical, and plumbing design for this new 140,000 SF high school.

The campus includes classrooms, a cafeteria, and a gym. The project which has achieved CHPS status, and Phase I of this project also received the Award of Excellence at the 2011 Leroy F. Greene Design and Planning Awards.

SAN FRANCI SCO UNI F IED SCHOOL DI STRICT

Type: New Middle School Size: 70,000 SF

AlfaTech was provided mechanical, electrical, plumbing, technology and solar photovoltaic engineering design services for “bridging” design and related services for a new Willie L. Brown Jr. Middle School located at 2055 Silver Avenue in the Bay View District of San Francisco. The new approximately 70,000 SF middle school replaces an existing school site complex located at the same address that was demolished. The new facility was constructed under a Design-Build construction delivery method. AlfaTech provided MEP and Technology documents up to Design Development level in order to assist design-build contractors in preparing their engineered design build construction documents for DSA approval. The MEP/Technology design-build contractor will be the engineer of record.

Type: Change-Use Size: 87,000 SF

This extensive change-use project is a retrofit of the original Levi Strauss building, built in 1908, that transformed it from a factory into a bustling K-8 school. This 3- story structure includes a cafeteria, classrooms, admin spaces, a library, a gym, and a theater. Sustainable features include four thermal towers and a radiant heating system, both controlled by a BMS. Use of natural resources and passive systems resulted in 17.3% greater performance than the Title 24 baseline. The project was designed to meet LEED Gold certification.

Type: Modernizations Size: Two Schools

AlfaTech provided MEP and Technology design standards for two schools in the district. Los Gatos High School benefitted from the modernization of an existing three story building, gym, performing arts center, and new girls locker room. At Saratoga High School, the firm provided modernization of various HVAC systems and upgraded main electrical service.

Type: New High School Campus Size: 240,000 SF

The firm provided engineering design services for the new Evergreen High School campus consisting of seven buildings totaling 240,000 SF. These include two-story classroom structures, administrative offices, a library, large and small gymnasiums, a multi-purpose and cafeteria facility, and a performance art and music building. Among the other amenities are a swimming pool facility, locker room facility, football stadium and two softball fields.

Mechanical, electrical, and plumbing system improvements were part of an overall renovation program, with the exception of Ernesto Galarza Elementary, and Broadway Continuation High School, which were new schools. Design included electrical system for interim housing.

Projects for Berryessa USD have included mechanical, electrical, and plumbing systems improvements. The firm completed these projects as one contract with the District. Laneview Elementary has been recognized by the Collaborative for High Performance Schools (CHPS).

BERRYESSA USD - PIEDMONT MIDDLE SCHOOL

Type: Roofing and HVAC Replacement Size: 73,400 SF

AlfaTech provided MEP services to assist Berryessa Union School District with the replacement of HVAC units and roofing for several buildings on the Piedmont Middle School campus. Scope included replacement of the existing equipment and equipment in the mechanical rooms' rooftop units, replacement of existing controls with new direct digital control system, and miscellaneous electrical work to disconnect the existing power and design new power for the new equipment. AlfaTech coordinated with the roofing consultant to incorporate and coordinate the HVAC replacement, and the existing conduits and power panels being removed and reinstalled in the same location on the roof for the roofing replacement portion of the project.

The firm has provided the District with technology master programming and mechanical, electrical, and plumbing standards. As well as, provided the design for their modernization and new buildings for Aragon High School, Capuchino High School, Hillsdale High School, and Mills High School.

CARLMONT HIGH SCHOOL MUS IC & ARTS – LEED GOLD

Belmont, CA

Type: Music & Arts Center Size: 25,000 SF

Provided mechanical, electrical, and plumbing/fire protection engineering services for this new 25,000 SF music center facility with 40 kW Solar PV. The facility will include classrooms and an auditorium along with support areas. This project achieved LEED Gold status.

AlfaTech provided mechanical, plumbing, electrical and technology engineering services for five new performing arts centers. Each performing arts center is a new theater complex of 9,000 SF for 200 seat capacities with lobby, seating, main stage, backstage area, green room, changing rooms, AV control room and all necessary supporting areas. Energy efficient “green building” Collaborative for High Performance Schools (CHPS) requirements were incorporated into the base of MEP design and AlfaTech provided MEP document requirements for CHPS certification to the LEED consultant.

BELLARMINE COLLEGE PREP – SOBRATO CENTER

San Jose, CA

Type: New Construction, Humanities & Art Center Size: 49,700 SF

The Sobrato Center for Humanities & the Arts is a new building dedicated to the school’s art and music programs and features a thrust-stage and 440-seat theater. The theater facilities also include an orchestra pit, fly space, full off-stage space, and a full shop for set building. A second “Black Box” theatre, which is used for smaller and more experimental productions, Sanguine Humours performances and student- directed or student-written one-act plays, seats between 90 and 130 people.

CHI LDREN’ S DAY SCHOOL

San Francisco, CA

Type: Renovation and Additions Size: 23,000 SF

AlfaTech provided mechanical, electrical, plumbing and sustainable design for this extensive project incorporating interior and central core renovations, capital repairs, and classroom additions to the historic St. Joseph's Hall, the three-story building at the core of the Children's Day School campus. One of the sustainable features was a solar glass wall and canopy added to the school’s main south facing wall and covered by a double-skin PV glass facade which generates power for the classrooms.

OHLONE COMMUNITY COLLEGE – LEED-NC PLATINUM

Newark, CA

Type: New Construction Size: 130,000 SF

AlfaTech provided mechanical and electrical engineering master planning and full design services for the new, 130,000 gross square foot, 81-acre, multi-building campus in Newark.

Our energy efficient design included the use of solar energy with roof-mounted PowerGuard 450kV photovoltaic panels, a large geothermal loop system for heating and air conditioning, highly efficient plumbing fixtures and an enthalpy wheel heat/energy recovery system. The MEP systems alone were responsible for 33 of the 55 of the LEED points attained to achieve a LEED-NC Platinum certification for this project (the first LEED Platinum community college in the country). The systems will help to save more than $2.6M in operating expenses over the next 25 years. Due to the sensitive nature of the art which will inhabit the space, proper lighting and heating control was crucial to keep the integrity of the student's work.

Aliso Viejo, CA

The firm is providing mechanical, electrical, and plumbing engineering design services for this university campus expansion project for Soka University which consists of two buildings.

The 4-story, 100,000 SF STEM building will house teaching and science and research laboratories, classrooms, offices, a large auditorium, collaboration areas, meeting rooms, open study areas. The building’s instructional lab modules allow for interactive teaching and hands-on learning in this open, flexible, interactive and sustainable building.

The Resident Housing will be 4 stories and approximately 65,000 SF comprised of approximately 75 to 80 rooms and a rooftop patio.

Both proposed projects will be designed to accommodate a LEED Gold Building Certification, and an exterior architectural design pallet that will respect the current design features, landscaping and cultural aspects of the campus.

POMONA COLLEGE | SMITH CAMPUS CENTER

Claremont, CA

Type: Higher Education Size: 65,000 SF

This project consisted of tenant improvements made to the Smith Campus Center at Pomona College. Several areas and challenges were undertaken.

In the basement, approximately 8,400 square feet of office space was converted to a pub-type setting. The living area was upgraded with new ceilings, lighting, and air- conditioning to provide a more inviting atmosphere.

The Coop restaurant was entirely upgraded, including a new glass-enclosed space and kitchen. Exposed ductwork was worked into the architectural scheme to create an excellent atmosphere.

Specific team members completed a $98 million dollar student housing and dining project for the University of California, Irvine called Mesa Court Housing and Dining project. The project consisted of three towers, six-levels each, over 300 living units, with a complete podium for dining, and a lower level for mechanical, loading dock, shop, maintenance, building staff offices, meeting rooms and shower-toilet facilities.

Some major design features include natural ventilation in all living units on Level 2 through 6, as well as all Demand-Controlled Ventilation (DCV) hoods on dining and restaurant Level 1 .

ANTELOPE VALLEY COLLEGE | HEALTH & SCIENCE BUI LDING

Lancaster, CA

This project consists of a new science laboratory and office building of 94,240 square feet located in Lancaster, California. The project includes 44,706 square feet of laboratory space with the remaining square footage consisting of offices and other non-laboratory spaces including a planetarium. The building has a very unique shape and a very large footprint. It is also in the relatively harsh high desert area of Southern California which presents HVAC design issues among others. Due to the nature of chemicals involved in the laboratories, and high desert winds, a sophisticated wind tunnel test was performed to assure proper exhaust air location and treatment.

COLLEGE OF THE DESERT | STUDENT SERVICES CENTER

Palm Desert, CA

The firm provided MEP engineering design services for a new two-story building consisting of approximately 45,000 square feet. The building includes new smart classrooms, office space, administration for student services, and a new bookstore.

A photovoltaic system is located on the roof of the building to supplement the primary electrical service and feed excess power back into the public grid. A central elongated skylight also makes very effective use of day-lighting. The building exterior has been designed with wall fins to provide window shading in this very hot climate.

Torrance, CA

The firm provided complete mechanical, plumbing, fire protection, and electrical engineering consulting services for this project. The building is 105,000 square feet with two floors above grade and a basement. The building will be completely renovated. Once complete, the building will house the main technology server array in a state-of-the-art data room complete with a dedicated chiller system utilizing hot and cold aisles within the room and new UPS systems and emergency generators for redundant backup. The UPS systems utilize N+1 technology. In addition, the building has an observatory on the roof. The HVAC design includes sophisticated isolation techniques to prevent vibration transmission to the extremely sensitive telescopes. The budget for the project is $40 million.

This completely renovated space houses industry and technology programs as well as the IT Services office. The $38.3 million facility offers 70 classrooms and 24 labs that provide access to 209 new computers, training equipment, and associated tool rooms for drafting, fashion, and cosmetology programs. Administration of justice, architecture, automation robotics / manufacturing, engineering tech, fire tech, EMT, electronics /computer hardware tech, and the observatory are also located in the building. The project included a complete new fire alarm system design for submission to DSA.

This award-winning project is a multi-story building on the Stanford University campus dedicated to biotechnology research and development. It is a state-of-the- art facility designed to bring together researchers of different disciplines in order to foster new ideas as opposed to the process of traditional research facilities. AlfaTech was responsible for the design of the mechanical systems, and peer review of the plumbing/process piping systems.

For the Mechanical Engineering Building, the firm provided new systems for existing 46,000 SF two story building. For the Law School Building, the firm provided a feasibility study of campus steam/chilled water to a new Student Health Center, a new Student Services Building, and a proposed Law School Student Center. The firm provided design for a new 50,000 SF, 3-story building to house the Graduate School of Business. The Keck Laboratory was a new 72,000 SF, three-story lab. The firm provided additions & renovations to the Medical Center Teaching Hospital. The firm also provided design services for a new Environmental Safety, 30,000 SF hazardous waste monitoring & storage facility, and systems renovation to the South Hall Cafeteria.

STANFORD UNIVERS ITY, AUXI LARY L IBRARY Livermore, CA

The firm was a key part of the mechanical, electrical, telecommunications, and security design team for this state-of-the-art, 38,000 SF building which is the most secure facility of its kind in the West. Designed to protect over a $1 billion worth of books and journals, the building will maintain archival conditions of temperature and humidity to preserve the books for a minimum of 200 years. Exact temperature and humidity control and attention to detail are keys to preserving this treasure trove of academic knowledge.

Monterey Peninsula College is an ongoing client. AlfaTech provided MEP and Technology engineering design services for this project. One project included providing design for new site utilities upgrades including new 21KV distribution system, new communications and power distribution to building, gas, water, storm drain, and grey water systems coordination. The project scope also included energy efficient gym lighting, theater lighting, exterior lighting and energy control systems for targeted areas on campus. The lighting was designed with integrated occupancy sensors, photosensors and building management system control for maximum energy savings.

Kentfield and Indian Valley, CA

Projects: • Physical Education Building Remodel (Kentfield) – 44,000 SF • Science/Math/Central Plant Complex (Kentfield) - 60,000 SF • Transportation Technology Complex (IVC) – 10,000 SF • Main Building Complex (IVC) – 36,000 SF • Campus Master Planning for Kentfield and Indian Valley Campuses The firm was selected to provide all up-front engineering services relating to all planned bond projects including the master planning, district-wide energy modeling, district-wide mechanical, electrical and plumbing facility assessments and design standards for the District with projects totaling over 170,000 SF. We provided engineering design services and design and construction administration for the renovation of the Diamond P.E. existing complex. The project included new HVAC and electrical distribution. An energy management control system (EMCS) links directly to the new central campus EMCS system on the central part of the Kentfield campus. The project also includes a photovoltaic system which will either provide electrical for distribution in the building or supplemental hot water for the swimming pool. The Science/Math/Central Plant on the Kentfield campus includes a new energy efficient, geothermal underground / renewable energy HVAC system. The new 650-Ton, 340 vertical bore geothermal system provides heating and cooling via ground coupled water source heat pumps to the new Complex and Fine Arts buildings as well as two campus pools. The field was designed and phased for future expansion to support the entire Kentfield campus. The Transportation Technology facility on the Indian Valley campus required the total renovation of 10,000 SF which includes automobile technology repair facilities and instructional offices. The facility includes a radiant floor heating system and a solar thermal system to provide domestic hot water. In addition, the firm is working with the Kentfield campus on the Larkspur Annex to upgrade the electrical services and distribution to create a staging area for future campus construction.

This 83,000 SF complex houses the UC Davis Conference Center and Maurice J. Gallagher Jr. Hall, home of the UC Davis Graduate School of Management (GSM). The first LEED Platinum-certified MBA facility in California, the GSM offices comprise three stories and the two-story conference center includes a restaurant, office space, meeting rooms, and a one-story ballroom. It also includes a geothermal system.

EVERGREEN VALLEY COMMUNITY COLLEGE

San Jose, CA

The firm was contracted to perform various on-campus additions and renovations. The first project consisted of a new two-story Learning Resource Center containing open lab, distance learning, circulation and supporting area totaling 70,000 SF; basement containing Tech Support, Cable Studio of 7,500 SF and mechanical space of 3,000 SF. Our experience at this campus also includes design of MEP/Technology for a new 2,200 SF Fine Arts Center design. The firm also performed the remodel of the 2nd Floor (approximately 20,000 SF) which houses the campuses laboratory. In addition, a due diligence evaluation was conducted to document current and past operational problems, and will be used to determine potential system deficiencies based on the current building use and systems installed.

SANTA ROSA JUNIOR COLLEGE | STUDENT SERVICES BLDG Santa Rosa, CA

Type: New Construction Size: 80,000 SF

The firm provided mechanical and electrical engineering design for this project which is slated for USGBC LEED certification, including a geothermal underground / renewable energy HVAC system. The building incorporates sustainable design elements, and the program includes offices, food service, kitchen, student dining, information services, and a bookshop. The building features two heavy use kitchen areas with a combined capacity to serve 420 faculty, staff, and students. Both kitchens have type I (grease) and type II (vapor) exhaust systems. All the type I exhaust hoods feature UV lamps to reduce overall grease exhaust and the exhaust systems feature Halton fans with Pollution Control Units to further reduce the amount of grease exhausted to outdoors due to sidewall discharge. Make up air to the kitchens is provided through the general building outside air make up system which uses energy recovery units (enthalpy wheels) to provide increased outside air (300% beyond code minimum) to each zone air conditioned by heat pump units. The heat pump units are coupled with a closed loop geothermal field, with vertical bores 250 feet deep, and provide air conditioning for the whole building.

SANTA ROSA JUNIOR COLLEGE | CUL INARY ARTS BLDG Santa Rosa, CA

Type: New Construction Size: 70,000 SF

AlfaTech provided mechanical and electrical engineering design for this project which includes four restaurant grade kitchen/classroom areas, student lecture classrooms, and office area for administrative staff. The building features four teaching kitchen areas each with a capacity for approximately 25 students. All kitchens have type I (grease) and type II (vapor) exhaust systems. All exhaust systems for the kitchens feature Variable Flow Hoods which considerably reduces exhaust fan energy consumption. All kitchen make up air is provided by a 50,000 CFM Air Handling Unit with FanWall technology that allows the air flow range to vary from 700 CFM to 50,000 CFM by using an asymmetrical VFD assignment to the FanWall fan array. This type of airflow volume flexibility allows the Air Handling Unit to provide make-up air to one hood in the entire kitchen or all the hoods in the four kitchens. Air conditioning is achieved through the use of zoned heat pump units water cooled through two closed circuit cooling towers. The building will be equipped with a solar thermal array sized to provide all domestic hot water needs of the building, including the kitchens.

CITY COLLEGE OF SAN FRANCI SCO

San Francisco, CA

Type: New Construction Size: 537,000 SF

The firm provided master planning and infrastructure design services for the City College of San Francisco’s new Ocean Avenue campus. The campus will house eight new buildings including a performing arts center, advanced technology building, joint use facility, central plant (part of joint use building), classroom building, dormitory, and bookstore totaling 437,000 SF. The College’s project goals included the buildings be designed and certified to a minimum LEED Silver rating. We also provided MEP, and sustainable design for the AIA Award Winning, new performing arts complex spanning 100,000 SF. Targeting LEED Silver.
