UBER MB 1 & 2 – LEED PLAT INUM / WELL GOLD MI SS ION BAY HEADQUARTERS

AlfaTech is currently involved in Uber’s innovative new San Francisco headquarters which is a new 420,000 square-foot, ground up office building in the Mission Bay district. We provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech is part of the construction administration effort and served as the engineer-of-record for mechanical and electrical installations. We assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort. The project is designed as an innovative, ultra-high performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure, a façade that responds to programmatic needs, an under floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use.

CASE STUDY:

LUCAS MUSEUM OF NARRAT IVE ART Los Ange l es , CA

The Lucas Museum was conceived with the bold ambition to challenge the way our societies appreciate art museums. Inspired by its resolute mission, the engineering design blasted off with the vision to deliver a lasting, centenarian building in harmony with its site. The carbon zero design harnessed heat and cooling from the soil beneath the museum with over 700 vertical bores. This constituted the deepearth, pulsating aorta of the geothermal field. A second element of nature was introduced by way of a thermally active water pond, which increased the site’s innate cooling capacity. These features were modulated by the high-efficiency, heat recovery central plant that provided all-electric, simultaneous heating and cooling (and no gas-fired boilers). Environmental quality for prime spaces – galleries, state of the art theaters, and lobbies – were controlled with underfloor air-distribution and radiant floors. Smart controls gently nudged temperature and ventilation parameters to adjust to visitors’ comfort. The superstructure lifted off with an exterior façade that self-shaded the thermal shell, effectively reducing cooling demand. Curved onyxglass organically traced the rooftop which formed the solar PV field. At 365 kW capacity, the renewable energy source reduced an estimated 10-15% of the electricity demand and swung the carbon footprint negative. Ahead of its time, the Lucas Museum will open the doors as an eco-friendly, ‘net zero energy’-ready museum that gives back to the surrounding community.

DELTA PRODUCTS HEADQUARTERS F remont , CA

Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

AlfaTech design services included core and shell MEP systems to support the new 3 story mixed-use facility and its 5 level underground parking structure. Programing includes 32,000 sf of medical space for Specialty Practice, Internal Medicine and Family Practice, Pediatrics, OB/GYN, Lab, Imaging and Central Scheduling and administrative offices as well as 3,331 sf retail space. The MEP systems are designed to OSHPD3 standards and 3,331 sf retail space is supported with a VRF system.

The firm provided MEP design services for Suite 100 &105, approximately 60% of the overall floor plate. The scope includes urgent care exam rooms, x-ray, infusion rooms, laser dermatology, and dermatology exam.

VETERANS ADMINI STRATION HOSPITAL SEI SMIC RETROF IT

San Diego, CA

Type: Hospital Size: 1.0M SF

Our team provided mechanical, electrical, and plumbing engineering for the hospital seismic retrofit. The design team was challenged to implement seismic upgrades to this six-story, one million-square-foot building while keeping the facility fully operational during the process. The team rose to the challenge by creating a cross- bracing system for the building exterior that enabled construction to take place without disrupting operations. Additionally, careful consideration was given to ensure the design was aesthetically pleasing because of its visually prominent location on the hills.

The MEP portion entailed new stairwell pressurization systems, relocation of plumbing mains, and relocation of electrical services to accommodate seismic structural modifications. A new MRI machine was also included in the scope of work.

VETERANS ADMINI STRATION HOSPITAL – SEI SMIC RETROF IT

West Los Angeles, CA

Type: Hospital Size: 50,000 SF

This $150-million-dollar project includes seismic upgrades for eleven different buildings and a complete renovation of a 50,000-square-foot historical building. Preliminary planning included compiling FCAs (Field Condition Assessments) for existing building conditions as well as existing site conditions. To prepare the FCAs, the firm reviewed available record drawings, interviewed facility personnel and provided detailed site surveys of the existing conditions. The complete renovation of the 50,000-square-foot historical building—building 209—proved to be especially challenging. Currently, the building is heated by the original steam convectors and air-conditioning is provided for a small fraction of the building. Creative thinking and close cooperation between the architectural and engineering team was required during the design phase to accommodate a new air- conditioning and heating system for the building. Building 209 is a national prototype for the Veterans Affairs for the type of services it will provide to veterans. It is believed that two additional buildings will be converted to offer these services and use the same HVAC system. Renovations also included a new redundant chilled water plant, coordination with on-site utility infrastructure systems, new electrical power distribution, a new fire alarm system, new plumbing systems and a complete automatic fire sprinkler system throughout. The recommendations from the FCAs were implemented in the other buildings on campus. The FCAs included new fire alarm systems, new automatic fire sprinkler systems, new air-conditioning for data rooms, new lighting systems and various other upgrades.

GOOD SAMARITAN HOSPITAL

The firm performed systems analysis and recommended improvements for several projects at Good Samaritan Hospital. A complete infrastructure review and analysis was provided for the hospital mechanical, electrical, plumbing, and medical gas systems. Engineering documents for the proposed new NICU were reviewed for compatibility with the existing infrastructure, code compliance and constructability.

VETERANS HEALTH ADMINI STRATION

AlfaTech has completed numerous projects for the Veterans Health Administration at sites throughout Northern California. These have ranged in size and scope from an 8,000 SF clinical lab renovation to an 180,000 SF primary care/ambulatory care center. Engineering services have included mechanical, electrical, plumbing, fire protection, and telecommunication systems design, as well as infrastructure analysis.

SANTA CLARA VALLEY MEDICAL CENTER OLD MAIN EAST & OLD MAIN WEST

Type: Hospital Size: 23,800 Sf

AlfaTech provided mechanical, electrical, plumbing and fire protection engineering services for the structural strengthening of Old Main West and portion of Old Main East – basement through 3 rd floors, including the demolition of OM West 4 th through 7 th floors and demolition of OM East basement through 7 th floors. MEP Services included design for rooftop HVAC system design to provide maximum ventilation and exhaust systems to the three-story building and basement, and ventilation of the corridors running down the center of the building, two new elevators and exit stairs.

SANTA CLARA VALLEY MEDICAL CENTER NORTH LOOP EXTENS ION

AlfaTech provided mechanical, electrical, plumbing and fire protection services for the design and construction for the North Loop Utility Extension to the rehab buildings at Santa Clara Valley Medical Center. Project included design for the extension of the site utilities.

SANTA CLARA VALLEY MEDICAL CENTER

Type: Medical Office Building Remodel; Skilled Nursing Facility & Psychiatric Facility; Master Plan and Survey Size: 120,000 SF / 14,000 SF

The firm performed mechanical and electrical engineering design services for this 3- story medical office building which included converting existing office space into medical exam rooms, patient treatment rooms, physical therapy suites and a new pharmacy. An AIDS/ICH treatment clinic was provided; complete with patient treatment "negative pressure" isolation rooms. Significant HVAC upgrades where required for the renovation. New power and telephone/data distribution throughout the entire building was required and new lighting for the upgraded areas. A new fire alarm system was specified and the corridors were upgraded to bring the building up to current code requirements. The 14,000 SF consists of a Feasibility Study of the existing Don Lowe Pavilion to evaluate the potential for this site to be converted.

REGIONAL MEDICAL CENTER

Type: SPD Upgrades

AlfaTech provided mechanical, electrical, plumbing and fire protection engineering design services for the design and construction for sterile processing upgrades. The project included tenant improvements for replacing sinks with Steris height adjustable sinks and Steris wash, as well as adding/reconnecting DI water, decontamination sink, relocating eye wash, removing the janitor sing and capping/relocating plumbing, removing single occupancy toilet to make storage room, upgrading the lighting and adding additional lighting, power and maintain negative air pressure. The scope included design for the HVAC distribution for code required ventilation and comfort cooling/heating, electrical normal and emergency power system, and plumbing system. This project was designed and permitted through OSHPD.

AlfaTech provided services for a new, $1.4 billion, 289-bed hospital located in the Mission Bay area of San Francisco. The facility includes a 183-bed children’s hospital, a 70-bed hospital for cancer patients, a women’s hospital, a central utility, underground tunnel, bridge, helipad, and parking. In addition, the project includes an outpatient building, energy center, support.

The firm completed three separate projects for UC Davis Medical Center. SAINT FRANCI S MEMORIAL HOSPITAL BOTHIN BURN CENTER

Type: Burn Center Size: 12-story hospital tower

AlfaTech provided engineering design services for several projects at Saint Francis Memorial Hospital, a 12-story, 323-bed hospital tower, located in San Francisco, CA. SFMH is also a Dignity Health network member. Projects included converting an entire floor into the Bothin Burn Center, providing new OR rooms, remodeled psychiatry wing and MRI rooms. Additionally the firm has performed steam boiler and medical gas upgrades, pre-op recovery area, lobby & nurse’s station remodel, refrigerator & freezer replacement and office renovations. The new Bothin Burn Center is a 15,500 SF, 16-bed, intensive care burn unit on the 5th floor of the hospital. Bothin Burn Center is the largest in northern California, treating over 500 burn victims each year. This isolation unit features an independent ventilating system, minimizes the risk of outside contamination and maintains strict room temperature and humidity control.

AlfaTech provided engineering design services for several projects at Saint Francis Memorial Hospital, a 12-story, 323-bed hospital tower, located in San Francisco, CA. SFMH is also a Dignity Health network member.

Projects included converting an entire floor into the Bothin Burn Center, providing new OR rooms, remodeled psychiatry wing and MRI rooms.

Additionally the firm has performed steam boiler and medical gas upgrades, pre-op recovery area, lobby & nurse’s station remodel, refrigerator & freezer replacement and office renovations.

Saint Francis opens nine new and most advanced operating suites in San Francisco.

Formerly the Community Hospital of Los Gatos. AlfaTech provided complete mechanical and electrical engineering design for HVAC, plumbing, medical gases, power, lighting and signaling for the new endoscopy unit. Endoscopy equipment included emergency power systems. The obstetrics wing required a complete remodel with new systems.

AlfaTech has completed numerous projects for Kaiser Health Foundation, providing engineering services for a new medical office building, a renovation to a historic landmark office building, and new ultrasound equipment installation design. The two ultrasound rooms required electrical design, power, lighting and signal design with an emphasis on RFI protection.

AlfaTech provided mechanical, electrical and plumbing engineering services for infrastructure upgrades to this medical office building, including: • Electrical Transformer Upgrade & Electrical Distribution • HVAC Upgrade (Unit replacement; not including distribution) • Fire Sprinkler Upgrade, including coordination with Civil Engineer to bring new Fire Services, riser assembly and stub-out for future tenant improvement (TI) services • Plumbing, including replacement of existing plumbing fixtures with new ADA type (where required) • ADA & other Life Safety upgrades as required for City approval, including Fire Alarm and Smoke Detection

The facility contains patient examination and equipment/treatment rooms as well as laboratory space. AlfaTech provided mechanical and electrical design for this 3-story healthcare facility in downtown Oakland’s urban center. The program included patient rooms, laboratories, treatment rooms, medical faculty support programs a dental clinic, pharmacy and x-ray.

This new replacement hospital won a design award from Modern Healthcare magazine. The firm provided engineering design services for this 112,000 SF family care center, a cardiac/cath lab, 44 acute care beds, 18 LDRP beds, 24 sub-acute beds, a 120-bed skilled nursing facility, 22 primary care beds, and two 30,000 SF medical office buildings.
