UBER MB 1 & 2 – LEED PLATINUM / WELL GOLD MI SS ION BAY HEADQUARTERS

AlfaTech is currently involved in Uber’s innovative new San Francisco headquarters which is a new 420,000 square-foot, ground up office building in the Mission Bay district. We provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech is part of the construction administration effort and served as the engineer-of-record for mechanical and electrical installations. We assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort. The project is designed as an innovative, ultra-high performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure, a façade that responds to programmatic needs, an under floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use.

CASE STUDY:

LUCAS MUSEUM OF NARRATIVE ART Los Ange les, CA

The Lucas Museum was conceived with the bold ambition to challenge the way our societies appreciate art museums. Inspired by its resolute mission, the engineering design blasted off with the vision to deliver a lasting, centenarian building in harmony with its site. The carbon zero design harnessed heat and cooling from the soil beneath the museum with over 700 vertical bores. This constituted the deepearth, pulsating aorta of the geothermal field. A second element of nature was introduced by way of a thermally active water pond, which increased the site’s innate cooling capacity. These features were modulated by the high-efficiency, heat recovery central plant that provided all-electric, simultaneous heating and cooling (and no gas-fired boilers). Environmental quality for prime spaces – galleries, state of the art theaters, and lobbies – were controlled with underfloor air-distribution and radiant floors. Smart controls gently nudged temperature and ventilation parameters to adjust to visitors’ comfort. The superstructure lifted off with an exterior façade that self-shaded the thermal shell, effectively reducing cooling demand. Curved onyxglass organically traced the rooftop which formed the solar PV field. At 365 kW capacity, the renewable energy source reduced an estimated 10-15% of the electricity demand and swung the carbon footprint negative. Ahead of its time, the Lucas Museum will open the doors as an eco-friendly, ‘net zero energy’-ready museum that gives back to the surrounding community.

CASE STUDY:

DELTA PRODUCTS HEADQUARTERS F remont , CA

Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

Type: Campus, Offices, Labs, R&D and Manufacturing Size: 450,000 SF

AlfaTech provided MEP design, process design, lighting design, technology design, energy modeling and commissioning for this existing 450,000 SF campus. This facility incorporates offices, labs, warehouse and prototype manufacturing and includes 70,000 SF of ISO 6 & 7 clean room space on a custom four-foot raised floor allowing for extensive utility distribution. Most of the occupied space is on the first level, and the second level houses support infrastructure including electrical distribution, air handling units and technology support. Technology services included full design and construction administration for the low voltage-cabling infrastructure, security systems, and cabling pathway system throughout the facility. The Technology design included the layout and coordination for nine IDF Rooms, two data centers and multiple cleanroom environments. The low voltage-cabling infrastructure included copper and fiber backbone between the data centers and IDF rooms in addition to a variety of multi-port Work Area Outlets for open office, cleanroom, conference rooms and Wireless Access Point (WAP) devices. The Security design included all access control devices, video surveillance camera and design of the Security Control Center.

MAXIM INTEGRATED CIRCUITS

San Jose, CA

Type: Manufacturing, Cleanroom Size: 20,000 SF

AlfaTech provided Engineering and Architectural services for the expansion and alteration of an existing X3 Fab to provide for approximately 20,000 SF of contiguous, additional cleanroom area to the existing Fab within the footprint of the existing building. The project scope included upgrades and expansion of interior support facilities and exterior site utility pads and infrastructure to support the proposed Fab expansion. The new cleanroom facility design was developed with approximately 9,000 SF finished clean manufacturing space. The balance of the cleanroom addition was developed as shell area for future expansion. The performance criteria for the design of the new cleanroom were to match the existing bay and chase design with Class 1 bays, Class 1000 service chases and subfab level, for wafer geometries of 0.6 micron or larger. The existing mixed-use occupancy structure required additional occupancy area and building area separations to accommodate the additional floor area additions in order to remain in conformance with applicable Fire and Building Code requirements. Additionally, we provided Construction Management support in terms of budget cost estimates and assisted them in the review of bids by General Contractors.

QuVa Pharma, Inc. is a nationally recognized company emerging as the leading industry 503B platform and partner of choice for compliance-oriented healthcare facilities looking to ensure a quality, safe and consistent supply of medications. The Company offers a broad portfolio of products across Pain Management, Anti- infective, OR Syringes, Labor and Delivery therapeutic areas amongst others, all of which are released only once sterility and potency testing is successfully complete, and with validation supporting appropriate BUD. The project entailed design of a 50,000 SF storage and distribution warehouse expansion within their existing Sugarland location for compound ingredients. Our scope of engineering services included lighting, power distribution and HVAC.

DSV is a global supplier of transport and logistics services. With offices and facilities in more than 90 countries on six continents, they provide and run supply chain solutions for thousands of companies on a daily basis. DSV Air & Sea Inc. handles shipments to global markets by air, sea or land, providing seamless transportation from door-to-door. AlfaTech provided MEP services for the design of their new Torrance facility which consisted of 135,000 SF of warehouse space with a cross dock for short term shipments. In addition to the warehouse space were two separate office spaces totaling approx. 25,000 SF which included corporate board rooms, call centers, private offices, training rooms, truckers break rooms/ showering facilities/ locker rooms, logistics coordination hubs, etc. Our services included dry utilities, HVAC design, lighting and electrical power distribution design, pluming design and fire protection.

Carson, CA

Type: Office, Warehouse, Manufacturing Size: 48,000 SF

Instaco is a global fashion apparel company headquartered in Los Angeles that pushes the boundaries of fashion eCommerce by partnering with social media influencers to create lifestyle fashion brands that speak to the Millennial and Gen-Z consumers. This project was a tenant improvement of an existing tilt up space with an open floor plan concept that included a manufacturing facility, photography showroom, office spaces, a full-size kitchen and distribution warehouse with a full addition of AC cooling and heating unit. Design also included a lighting retrofit and plumbing upgrades.

For more than ten years, Lockheed has chosen AlfaTech as the prime design and construction consultant to work on a multitude of high technology projects at their Sunnyvale campus. Most projects entailed the programming, planning design and construction management for clean room facilities existing on this nationally prominent Lockheed site. Numerous projects entailed the upgrading of existing clean space to higher cleanliness levels in support of this companies missile system production. Significant challenges were presented in these typically “high bay” buildings.

Preparation of design-build criteria for approximately 60,000 square feet of lease space for a hi-tech manufacturing facility in an existing one level, tilt-up wall, Type V construction building. The development included 50,000 SF of warehouse and distribution space.

Shenzhen, China

Type: Office, Lab Size: 75,000 SF total

AlfaTech provided project management, architectural, mechanical and electrical engineering schematic design of three floors of JDSU’s office lab facility in Shenzhen, China. This facility included office, cubicle, conference rooms, electronic labs and other shared space. The project also included approximately 10,000 square foot electronics labs on two of the subject floors. The design for this project included the development of Architectural fit-spaces and layouts as well as Engineering Schematic Design (SD).

San Jose, CA

Type: Clean Room Size: 80,000 SF

AlfaTech was the prime design consultant on this project, which consisted of an 80,000 SF Class 100 clean room and 150,000 SF of future expansion space. AT provided MEP support for all of JDSU’s manufacturing facilities. Projects entailed tool hook up and all associated mechanical, electrical, and process support systems including toxic and pyrophoric gases and chemicals.

Type: Warehouse, R&D, Distribution Size: 60,000 SF

The project entailed design of a packaging, refrigerating warehousing, R&D space and distribution facility for a national client with a product base of CBD infused chocolate and candy confectionaries. The project required upgrade of the main incoming electrical service, power distribution to a 3 story refrigerated storage facility with new automated industrial freight lifts, HEPA and carbon filtration of a large packaging facility, N+1 back-up generator system and new HVAC and plumbing throughout the facility. The overall project was 75kSf and completed on a fast-track design and construction schedule.

GWC ITAL IA USA

Bakersfield, CA

Type: Manufacturing Size: 120,000 SF

GWC Italia located in Bakersfield; designs, manufacturers and markets valves with one of the most extensive lines you will find in the Industry today. The valve components are manufactured in Italy and assembled in the USA are in a wide variety of configurations, sizes and pressure classes, from general to severe applications. GWC Valves are used in major applications for Upstream and Transportation Segments of the Oil & Gas Industry, E&P, Petrochemical, Chemical, Mining/Minerals, Power, Marine and Industrial markets. The Bakersfield location is 120kSf of assembly and distribution warehousing in addition to 6,000 SF of office space. Engineering services included power distribution, HVAC systems, lighting design and plumbing design in addition to power supplied to a 5 Ton and 10 Ton Assembly Gantry Crane. The facility utilized electric forklifts which required charging EV charging stations.

RW Garcia, family-owned-and-operated leading maker of artisan and all-natural corn-based snacks for more than 30 years. The facility, which features the latest in chip and cracker making technologies and brings 80 new jobs to the area, is now fully operational with its first chips off the production lines and shipping out to distributors and retailers. AlfaTech provided MEP engineering services within the facility.

The development is nestled between Hope St, Southern Pacific Railway and South Grand Avenue in a triangular shape lot. The project entailed Demolition of an existing building on the property and all associated utilities. The building is an 8 Story high-rise storage building totaling 230,000 SF situated on a total site area of 37,000SF. The project contains an Enclosed parking. AlfaTech was responsible for the design of smoke evacuation system, smoke controls, stairwell pressurization, life safety electrical system, below ground fire water tank with above ground fire turbine shaft pumps. FLS system and generator, DAS coordination, Electrical utility coordination, HVAC, plumbing waste,/vent/gas/ domestic water/ fire water and Storm drainage & overflow systems, electrical power systems and lighting design and controls.

RIO COSUMNES CORRECTIONAL CENTER*

Type: Correctional Facility Size: 70,000 SF

The Rio Cosumnes Correctional Center (RCCC) is the primary custody facility for inmates sentenced to County Jail from the Sacramento County Courts. The project entailed design of a 50,000 SF warehouse facility within the Rio Cosumnes Correctional Center (RCCC) located in Sacramento, CA. The project included 20,000 SF of refrigerated warehousing used for food storage for the 3,000 inmates. Engineering services included design of lighting, electrical power distribution, roof drainage, gas piping, heating and ventilation systems.

LBCT'S PIER E FACIL ITY*

Long Beach, CA

Type: Industrial, Container Yard

LBCT has berth 22 through 26 featuring 4200’ feet of wharf line and the deepest dredged dockside of any U.S. Pacific Coast port. Pier E at LBCT will eventually run 14 Ship to Shore cranes, 5 Intermodal cranes, and 70-yard gantry cranes. Engineering services included power distribution to support the dockside gantry cranes in addition to re-gen battery system The Intermodal Yard component of this project was designed to support the largest on-dock facility in the world. This yard will have the ability to spot three separate 10,000-ft long unit trains and move over one million twenty-foot equivalent units (TEU) per year.

Responsible for the development and design of a new 79,000 square distribution warehouse and 11,000 square feet of office space. A 5,000sq/ft Class 1 Division 2 (Explosion Proof) storage warehouse for flavors and materials used in making the beverage.

Engineering scope of services included distribution and lighting layout design. Including all load calculations, Arc Flash study and ComCheck energy compliance.

Enabling works to facilitate building extension. Dedicated HVAC systems to new production and office areas. LTHW/CHW central plant to serve extended production facility and support office accommodation. New power distribution network to serve production equipment. Design of a new CDA system with heat recovery capabilities.

AlfaTech has designed multiple projects at Intel’s Santa Clara campus. In this ISO 3 & 4 cleanroom that cannot cease operation, AlfaTech has relocated the main employee gown room, provided new main exhaust system, designed LED lighting upgrade, designed a new building to house the central UPS system for the campus, added portable office space, retrofitted the original cleanroom, designed MEP and process piping for several new tools and numerous other upgrades and infrastructure expansion projects.

The Austin, TX, project included MEP services for the tenant improvement to approximately 225,000 SF of an existing manufacturing facility, to convert the space to contract manufacturing, assembly, and QA/QC testing of electronics products. The Milpitas, CA, project includes tenant improvements to an existing office space (approximately 3,500 SF) in building M9. The scope of work included removal of some existing interior walls and reconfiguration of spaces to provide open office, enclosed office, and conference spaces. The existing power and HVAC systems were reused and reconfigured to accommodate the new cubicle and office layouts. New lighting fixtures were used with the new ceiling grid and reflected ceiling plan.

Formerly National Semiconductor Corporation. AlfaTech provided engineering design services for a three-story office addition and manufacturing building and a million-gallon chilled-water storage system on a site with three existing buildings. Three existing 500-ton chillers, normally shut down overnight, are used to charge the three aboveground storage tanks. Stored chilled water provides the total chilled water needs for the building during the day. The storage tanks also serve as a secondary source of fire sprinkler water.

Type: Office, Clean Room, Manufacturing, Assembly, Testing Size: Over 1,000,000 SF Projects: Buildings B1, B2, B3, B6, B7, B8, B9, B11, B12, B14, B15, B20, B81, B100 As a prime contractor, AlfaTech has provided extensive tool hook-up design including; process/chemical, electrical, and mechanical engineering services. AlfaTech completed a major campus consolidation project in Buildings B2, 6, 11, 12, 81, & 100, which required the relocation of more than half the people in SCLA to consolidate and vacate Central & B108. Additionally the project required a clean-up of the Central campus site and buildings for sale. Installation of 200 mm and 300 mm high temperature film (epitaxial) CVD reactors, as well as for ion implantation prototype systems. In addition, AlfaTech performed a feasibility study for a 300 mm RTP lab that included process utility systems, toxic gas abatement and scrubbed exhaust and power distribution to the tools.

Type: Manufacturing, Assembly (Bangkok) + ISO 4 & 5 Class Clean Rooms (California) Size: Bangkok: ISO 4 Class Clean Rooms (80,000 SF), 160,000 SF total; California: 200,000 SF Seagate Technology manufactures disc drives, magnetic discs and read- write heads. All clean rooms in California were renovated to provide precise temperature and humidity controls. Renovation utilized existing mechanical equipment to provide heat recovery and conservation for the DX system. The firm also provides MEP design services in support of CSPM Lab Installations, Process Tool Renovations, and lab remodels. In Bangkok, AlfaTech provided engineering services for 40,000 SF of raised floor. The computer room was designed and constructed in four months to meet client’s schedule.
