UBER MB 1 & 2 – LEED PLAT INUM / WELL GOLD MI SS ION BAY HEADQUARTERS

AlfaTech is currently involved in Uber’s innovative new San Francisco headquarters which is a new 420,000 square-foot, ground up office building in the Mission Bay district. We provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech is part of the construction administration effort and served as the engineer-of-record for mechanical and electrical installations. We assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort. The project is designed as an innovative, ultra-high performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure, a façade that responds to programmatic needs, an under floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use.

CASE STUDY:

LUCAS MUSEUM OF NARRAT IVE ART Los Ange l es , CA

The Lucas Museum was conceived with the bold ambition to challenge the way our societies appreciate art museums. Inspired by its resolute mission, the engineering design blasted off with the vision to deliver a lasting, centenarian building in harmony with its site. The carbon zero design harnessed heat and cooling from the soil beneath the museum with over 700 vertical bores. This constituted the deepearth, pulsating aorta of the geothermal field. A second element of nature was introduced by way of a thermally active water pond, which increased the site’s innate cooling capacity. These features were modulated by the high-efficiency, heat recovery central plant that provided all-electric, simultaneous heating and cooling (and no gas-fired boilers). Environmental quality for prime spaces – galleries, state of the art theaters, and lobbies – were controlled with underfloor air-distribution and radiant floors. Smart controls gently nudged temperature and ventilation parameters to adjust to visitors’ comfort. The superstructure lifted off with an exterior façade that self-shaded the thermal shell, effectively reducing cooling demand. Curved onyxglass organically traced the rooftop which formed the solar PV field. At 365 kW capacity, the renewable energy source reduced an estimated 10-15% of the electricity demand and swung the carbon footprint negative. Ahead of its time, the Lucas Museum will open the doors as an eco-friendly, ‘net zero energy’-ready museum that gives back to the surrounding community.

DELTA PRODUCTS HEADQUARTERS F remont , CA

Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

Fremont, CA

Type: Office, Lab, Warehouse Size: 108,600 SF

Molex, a subsidiary of Koch Industries, acquired a 108,600 SF building consisting of office, lab, and warehouse space at 46360 Fremont Blvd. The building was built in 1983 and was in need of updates to the interior as well as exterior façade. AlfaTech provided mechanical, electrical, plumbing, and fire protection engineering services for this extensive tenant improvement project. The transformed space now clearly represents this progressive and innovative high tech company. The project consisted of an open collaborative environment, conference and training rooms, lunch room, fitness center, patio and sport court, clean rooms, pilot line, dry lab and warehouse areas.

ANALOG DEVICES INC. (ADI )

Santa Clara, CA

Type: Office Size: 356,000 SF

Analog Devices (ADI) relocated its corporate headquarters into two recently completed warm shell buildings in Santa Clara Square. AlfaTech provided MEP design services for this 356,000 SF project encompassing nine of the twelve floors.

This 356,000 SF project encompasses nine of the twelve floors. The flexible 280,000 SF office space accommodates 950 seats as well as amenities, various lab and specialty program spaces including: 40,000 SF of light electronic labs; 10,000 SF electronic test lab with Class 100,000 clean room; 700 SF of wet labs; 1,200 SF data center; 11,000 SF customer experience center; an executive board room; logistics / shipping / receiving area; and a raised style 60 person auditorium.

ADVANCED MICRO DEVICES (AMD)

Type: Corporate Campus: Offices, Data Center, Clean Rooms Size: 1,000,000+ SF

AlfaTech has been providing comprehensive engineering services for AMD for many years. Projects have consisted of new buildings and various renovations, including offices, clean rooms, data centers, and a new 50,000 SF Advance Commons Building. The Commons building, dedicated solely to conference, food service, dining and fitness activities, was the crowning touch in a long-term consolidation of AMD’s headquarters and Northern California research, development and manufacturing functions to one site. The facility contains an auditorium, cafeteria, fitness center, conference center, training rooms, company store, and a travel agency.

MAXIM INTEGRATED

San Jose, CA

Type: Corporate Campus, Relocation, Renovation Size: 430,000 SF

AlfaTech provided MEP, fire protection/life safety, and technology services, including telecommunications and security systems, to assist Maxim in relocating and renovating their headquarters campus which encompassed four buildings surrounding a large courtyard. Facilities included office, conference, administrative, auditoriums, and auxiliary space.

Cisco selected AlfaTech to provide engineering design services for all five sites comprising their world headquarters campus. These buildings, which range from one to four stories, contain a variety of space types, including data center, office, research and development, engineering labs and testing areas, manufacturing, cafeteria, conference, executive briefing, and a fitness center. The firm has been involved with Cisco both nationally and internationally on projects during various stages of engineering services. A substantial PG&E energy rebate resulted from our energy-saving mechanical systems designs, the project also won a separate energy award. Site 1 has a manufacturing plant, and a main engineering and MIS data center. Site 2's data center supports Cisco’s seven day/twenty-four hour online corporate network connectivity, and the infrastructure was designed to support future engineering lab and bench functions. Site 3 buildings required stringent control of temperature and humidity. For Site 4, the firm also performed studies for site utility alternatives including cogeneration.

FLEX (FORMERLY FLEXTRONICS)

Austin, TX and Milpitas, CA

Type: Offices, Labs, R&D and Manufacturing Size: Over 300,000 SF

The Austin, TX, project included MEP services for the tenant improvement to approximately 225,000 SF of an existing manufacturing facility, to convert the space to contract manufacturing, assembly, and QA/QC testing of electronics products. The Milpitas, CA, project includes tenant improvements to an existing office space (approximately 3,500 SF) in building M9. The scope of work included removal of some existing interior walls and reconfiguration of spaces to provide open office, enclosed office, and conference spaces. The existing power and HVAC systems were reused and reconfigured to accommodate the new cubicle and office layouts. New lighting fixtures were used with the new ceiling grid and reflected ceiling plan.

Type: R&D Laboratory

AlfaTech is providing mechanical, electrical, and plumbing engineering design services for a complete design package suitable for bid purposes for a new Laboratory R&D building on the LMSSC Palo Alto Campus. The required design will integrate technical processes, scientific research, and personnel into a high tech environment with appropriate architectural form and recognition of the importance of value. The design efforts include requirements gathering, programming, schematic design, design development and the production of all required construction documents. The building site is located in the current location of Lockheed’s Advanced Technology Center (ATC) Building 201.

LOCKHEED MARTIN BUI LDING 158

AEHF Lab

Type: Laboratory Size: 1,669 SF

AlfaTech provided mechanical and electrical engineering services for the remodel of the existing lab and its expansion space in building 158 at Lockheed Martin’s campus. The scope involved demolition of existing flooring, doors, ceiling grid systems, light fixtures and selective demolition of mechanical distribution to facilitate the installation of new computer lab equipment and furnishings. Also included in the scope of services were the installation of new access floor system and wall finishes, new mechanical air conditioning units and distribution, relocation and reinstallation of existing lighting, relocation and installation of suspended cable tray, and revision of electrical power distribution including the installation of a new uninterruptible power system.

Type: Office, R&D Size: 200,000 SF

AlfaTech is providing MEP design services for the relocation to a single 200,000 SF campus in San Jose. The new buildings are two stories each with floor plates of approximately 50,000 RSF each. One building is in warm shell condition and one building in cold shell condition. The scope for this project includes design services for its tenant improvements including optimization of its lab and clean room facilities. The new site is expected to accommodate approx. 1000 staff and will include typical office and support spaces as well as training rooms, a fitness center, a café (approximately 12,000 SF) with onsite food preparation, a data center and approximately 50,000 SF of lab space including about 6,000 SF of Class 1000 clean rooms, 24,000 SF of Class 10,000 clean rooms and 20,000 SF of general lab space. The clean room space will house 12-15 large pieces of metrology inspection equipment related to semiconductor wafer fabrication. The equipment is used for training, prototyping and software development. The data center will house 40-45 racks of high-performance computing servers with each of the metrology inspection units.

AlfaTech provided MEP design services for the world’s largest e-commerce company’s Moffett Towers location. The tenant improvement project encompassed the entire 8-stories of an existing building. The project scope included upgrades to the 1st floor café, open area workstations, private offices, breakout areas, kitchenettes, and conference rooms. The project also included a primary IDF room on one floor, one IDF room on each remaining floor, and one full floor of R&D labs. In addition, AlfaTech has also provided commissioning support, complete building low voltage systems evaluation and central plant support for MEP required modifications and upgrades.

AlfaTech provided mechanical, electrical, and plumbing engineering design service and commissioning for seven floors of this downtown location. The project included administrative office space, breakout areas, kitchenettes, conferencing spaces, and lab space for IT and security for this Fortune 500 firm.

AlfaTech provided MEP/FP engineering design and due diligence services for tenant improvements to the to accommodate expansion, venture fund and design studio Playground Global, which required a unique facility to house a multitude of uses. Including R&D labs, office space, open work plan, hoteling space and a variety of specialized meeting and private spaces for up to 450 employees. The original building consisted of existing 4-bay single story high-bay warehouse and was transformed into a creative and efficient workspace.

MEP services for new 89,000 SF office space on one single floor plate to house this client’s first San Francisco presence. AlfaTech provided MEP Bid Documents and subsequent review of the MEP Design-Build Subcontractors’ Permit and Construction Drawings. This project consists of the 6th floor build out, including new 64,000 SF café, remodel of another 8,000 SF Café and 5th floor remodel. This project included video conference rooms, creative break-out spaces, lunch/break areas, and server room.

AlfaTech provided full MEP design services for the expansion and relocation of what was formerly known as PDL BioPharma corporate headquarters. This includes 450,000 SF of tenant improvement of offices, along with a new data center, laboratory facilities, and vivarium (animal care facility). A pilot plant (cell culture and purification) was built on the first floor along with new laboratory facilities, offices, and service yard.

AlfaTech provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech is part of the construction administration effort and served as the engineer-of-record for mechanical and electrical installations. AlfaTech assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort. The project is designed as an innovative, ultra-high performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure, a façade that responds to programmatic needs, an under floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use.

DELTA PRODUCTS HEADQUARTERS – LEED PLATINUM

Delta Products desired a new headquarters that would highlight sustainability and energy efficiency with the primary goals of showcasing Delta Products’ innovation in a state of the art building which blends the natural surroundings with sustainable building design. The Delta Americas Headquarters is a new three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical, electrical, and plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting, reduce water and energy consumption with a geothermal central plant, and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

AlfaTech provided MEP and Technology Engineering Services for this high-rise building in center of the city. AlfaTech provided full design services for site, shell/core and tenant improvements of standard office space including private and open offices, conference rooms, huddle rooms, telephone rooms, break rooms, training spaces and other support spaces and a central chiller plant and 12kv high voltage power distribution. The First Basement included a variety of garage, large conference/training spaces, labs and potentially a cafeteria, along with utility spaces for electrical distribution. The two lower basements will be used for utility equipment such as fire pumps, boilers, and similar equipment.

AlfaTech provided a feasibility study for the FEH Hutches 4, 5 and 6 project to define alternate system solutions for the HVAC design. The project was in the final design phase using a single unit air handling system. The distribution system was intended to occupy space that the owner wanted to reserve for future use. We provided a conceptual design study to evaluate how much space could be saved using a different system. The study included pros and cons of each system, sketches for cost estimating and peer review of existing design documents.

Oread is a contract provider of comprehensive contract drug development, clinical trial support, finished product manufacturing and packaging, and regulatory support for the pharmaceutical industry. AT provided full engineering services for a robotics dissolution laboratory and the installation of a new formulation chemistry facility with a cGMP WFI system (1,000- gallon storage capacity). Extensive fume hoods contain MRI lab system and sterilizer. AT worked closely with the client during the programming phase and to make sure that the robotics facility, which features a robotically-controlled vial-fill system, would be validatable. The firm also managed the preparation of mechanical, electrical, plumbing, and process designs to meet city permit deadlines.

CI SCO SYSTEMS – BUI LDING 16

Type: Rack Lab Size: 10,000 SF

AlfaTech provided mechanical, plumbing, fire protection, and electrical engineering services for the expansion of the rack lab in Cisco Building 16 for SPRTG, affecting approximately 10,000 square feet. The scope of work includes adding new lab electrical systems (transformers fed from the existing building electrical service) and chilled water distribution and CRAH units (fed from the existing chilled water system). In order to facilitate the additional space required, large conference room resources will be relocated from the 1st floor to the 3rd floor under a separate design-build contract. In addition to the MEP design effort, AlfaTech is coordinating and updating the lab rack layouts for approval by Cisco. The typical SPRTG lab rack requires 6 to 15 kW per rack. Also included in the scope of work are alterations to the rack layouts (related to new cabinet dimensional requirements) as well as electrical modifications related to the existing power distribution to the existing first floor lab spaces.

AlfaTech has been providing various engineering, commissioning, energy studies and design evaluation services for this confidential tech company's several campuses. The firm also provided process and chemical design services for various labs and R&D spaces.

AlfaTech provided MEP design, process design, lighting design, technology design, energy modeling and commissioning for this existing 450,000 SF campus. This facility incorporates offices, labs, warehouse and prototype manufacturing and includes classified clean room space on a custom four- foot raised floor allowing for extensive utility distribution. Most of the occupied space is on the first level, and the second level houses support infrastructure including electrical distribution, air handling units and technology support. Technology services included full design and construction administration for the low voltage-cabling infrastructure, security systems, and cabling pathway system throughout the facility. The Technology design included the layout and coordination for nine IDF Rooms, two data centers and multiple cleanroom environments. The low voltage-cabling infrastructure included copper and fiber backbone between the data centers and IDF rooms in addition to a variety of multi-port Work Area Outlets for open office, cleanroom, conference rooms and Wireless Access Point (WAP) devices. The Security design included all access control devices, video surveillance camera and design of the Security Control Center. Energy modeling guided the designers in equipment selection through process and HVAC, along with Life Cycle Cost Analysis Modeling, and Title 24 compliance. AlfaTech also compiled the LEED M&V plan for the facility that ensures energy usage is constantly tracked and monitored. AlfaTech also performed incentive application and management for all HVAC and process systems. Commissioning services included installation verification, start-up, pre- functional control and functional control commissioning conducted according to Title 24 and LEED standards. Lighting acceptance testing was conducted per state specifications.
