UBER MB 1 & 2 – LEED PLATINUM / WELL GOLD MI SS ION BAY HEADQUARTERS

AlfaTech is currently involved in Uber’s innovative new San Francisco headquarters which is a new 420,000 square-foot, ground up office building in the Mission Bay district. We provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech is part of the construction administration effort and served as the engineer-of-record for mechanical and electrical installations. We assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort. The project is designed as an innovative, ultra-high performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure, a façade that responds to programmatic needs, an under floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use.

CASE STUDY:

LUCAS MUSEUM OF NARRATIVE ART Los Ange les, CA

The Lucas Museum was conceived with the bold ambition to challenge the way our societies appreciate art museums. Inspired by its resolute mission, the engineering design blasted off with the vision to deliver a lasting, centenarian building in harmony with its site. The carbon zero design harnessed heat and cooling from the soil beneath the museum with over 700 vertical bores. This constituted the deepearth, pulsating aorta of the geothermal field. A second element of nature was introduced by way of a thermally active water pond, which increased the site’s innate cooling capacity. These features were modulated by the high-efficiency, heat recovery central plant that provided all-electric, simultaneous heating and cooling (and no gas-fired boilers). Environmental quality for prime spaces – galleries, state of the art theaters, and lobbies – were controlled with underfloor air-distribution and radiant floors. Smart controls gently nudged temperature and ventilation parameters to adjust to visitors’ comfort. The superstructure lifted off with an exterior façade that self-shaded the thermal shell, effectively reducing cooling demand. Curved onyxglass organically traced the rooftop which formed the solar PV field. At 365 kW capacity, the renewable energy source reduced an estimated 10-15% of the electricity demand and swung the carbon footprint negative. Ahead of its time, the Lucas Museum will open the doors as an eco-friendly, ‘net zero energy’-ready museum that gives back to the surrounding community.

DELTA PRODUCTS HEADQUARTERS F remont , CA

Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

AlfaTech provided MEP design services for this 73,500 SF new, retail/office building in Union Square. The project consisted of the complete demolition of 290 Sutter and adjacent 272 Sutter and construction of a new ground up six-story structure with a basement.

Type: Mixed Use, Retail Size: 480,000 SF (40,000 SF of Retail + 440,000 SF of Class A Office Space)

FLIGHT is located within the master planned Tustin Legacy, a site that possesses a unique and storied history. Earlier uses on the site were rooted in the same fundamental skills and themes: productivity, innovation and entrepreneurship. From vast commercial farming of orange groves, to the military’s construction by hand of two massive blimp hangars to a City that has painstakingly planned the long term development of Tustin Legacy, FLIGHT aims to carry on this legacy of excellence of ingenuity. FLIGHT at Tustin Legacy is defined by its hallmark distinctive features: innovative design characteristics, a market-leading amenity package, unparalleled branding & definition opportunities, and infinitely flexible office space, situated in a truly unique setting & centralized location. All of this is thoughtfully designed to create inspirational and highly efficient working environments in order to help companies maximize productivity, employee satisfaction, and overall success. This progressive architectural feature allows for efficient space planning, unobstructed views and collaboration within the space. Imagine a 360-degree window view from your desk or break area. FLIGHT features above standard 14' true ceiling heights, plus expansive deck-to-deck heights from 22' to more than 37' on upper floors. Retail amenities including a chef-driven food hall, indoor and outdoor meeting facilities, indoor and outdoor fitness areas, on-site conference facilities and more. The campus offers multiple and dynamic indoor and outdoor work environments designed to stimulate productivity via great workplace settings and connect tenants to the beautiful climate of Southern California and its weather. We provide MEP engineering services for the Core and shell design of the entire campus.

HANAHAUS

Palo Alto, CA

Type: Co-working Office, Cafe Size: 13,000 SF

This historic reuse project transformed the two story Varsity Theater into a contemporary, efficient cafe and co-working space while preserving original architectural details. A new IDF room and associated new HVAC cooling only system was required as well as a kitchen with extensive warm and serve capabilities for the new café. The design included all new lighting, lighting controls and power and an extensive reconfiguration of the fire sprinkler and fire alarm system.

AMEX CENTURION LOUNGE

SFO International Airport Terminal 3 San Francisco, CA

Type: Hospitality Size: 7,000 SF

AMEX wanted a unique, high-end lounge to accommodate its exclusive members and to be a destination locale within the new international terminal at SFO.

AlfaTech provided mechanical, electrical and plumbing engineering, technology and security services for this high end 7,167 SF tenant improvement project, including kitchen, lounge and restrooms located in the Mezzanine level of Terminal 3.

This is a LEED Platinum project.

THE PLATFORM*

Culver City, CA

Type: Retail/Office Size: 220,000 SF

The Platform at Culver Station is a retail, office and parking development that includes adaptive reuse of existing buildings in conjunction with new construction, to create a community-oriented niche shopping and office space environment. The Platform, named for its proximity to the new Expo Line station at Washington and National Boulevards, seeks to capitalize on activity generated by the Metro. It is a collection of retail spaces, offices, and restaurants housed in 6 buildings that wrap around a central courtyard. We designed The Platform’s detailed core and shell MEP and Technology systems with an emphasis on flexible implementation for future tenants so that any type and permutation can be accommodated. The systems will incorporate centralized and metered power feeds to future tenants, core and shell and site lighting, high-efficiency mechanical equipment, and environmentally friendly design.

BENTLY HERITAGE DISTILLERY

Minden, NV

MILL BUILDING Type: Manufacturing, Retail Size: 14,700 SF

Bently Heritage Distillery developed the Old Mill District into a state-of-the-art distillery for high grade whisky and spirits. The Mill Building, built in 1908, is the main production facility for fine whiskey.

The structure consists of four, 24’ diameter by 50’ high steel plate silos as well as a 3 stories/ loft/ low basement unreinforced brick masonry structure. The first floor of each distilling silos were conjoined by removing portions of the skin of each silo. Distilling equipment is arranged vertically to enable a gravity fed distilling process. The brick structure contains the private and public tastings rooms and retail spaces. Portions of the existing floors were removed to create multiple height spaces.

CREAMERY BUILDING Type: Manufacturing, Retail Size: 15,000 SF

Bently Heritage Distillery developed the Old Mill District into a state-of-the-art distillery for high grade whisky and spirits. The existing Creamery Building was demolished with the exception of the historic brick façade.

The new building has variable ceiling heights up to 34.5’ high. It houses a small public area, tasting rooms, restrooms, prep kitchen, and a second distillery operation for malting of grains, production of neutral spirits, storage and support functions, bottling, packaging and loading. The building responds to the various specific conditions required for the equipment it houses. A variety of conditions exist: open spaces with natural light and natural ventilation, enclosed high-fire hazard rooms, and tall spaces to house column-stills.

Gelson's is an American regional supermarket chain operating in Southern California. In February 2014, Gelson's was sold to TPG Capital. At the new Silver Lake Gelson's bar, Noshing & Imbibing sits under decorative lighting and is positioned in such a way that it would be hard to forget where you're sitting, in the middle of a grocery store. The La Cañada location boasts Renaud’s newest taste of Paris collection with their state of the art bakery / confectionary. Gelson’s, which operates 18 markets across Southern California, currently sells beer and wine, which also has a take-out deli and prepared foods section. We completed the full MEP design for both of these Gelson’s locations.

WILLOW GLEN PLAZA

The firm provided mechanical, electrical, and plumbing engineering services for this project, which consists of approximately 14,360 SF of retail space, and approximately 26,000 SF of offices space. The retail space includes a restaurant. The project was designed to a LEED Silver certification level. Part of the new construction occurred over an existing restaurant and the existing MEP services, including a kitchen hood exhaust needed to accommodate into the new construction.

SANTA ROSA JUNIOR COLLEGE / CUL INARY ARTS BLDG

Santa Rosa, CA

Type: Kitchen, Classrooms, Office Size: 70,000 SF

This 70,000 SF building at Santa Rosa Junior College includes four restaurant grade kitchen/classroom areas, student lecture classrooms, and office area for administrative staff. It features four teaching kitchen areas each with a capacity for approximately 25 students. Each kitchen has type I (grease) and type II (vapor) exhaust systems. All exhaust systems for the kitchens feature Variable Flow Hoods that considerably reduces exhaust fan energy consumption. All kitchen make up air is provided by a 50,000 CFM Air Handling Unit with FanWall technology that allows the air flow range to vary from 700 CFM to 50,000 CFM by using an asymmetrical VFD assignment to the FanWall fan array. This type of airflow volume flexibility allows the Air Handling Unit to provide make-up air to one hood in the entire kitchen or all the hoods in the four kitchens. Air conditioning is achieved through the use of zoned heat pump units water cooled through two closed circuit cooling towers. The building will be equipped with a solar thermal array sized to provide all domestic hot water needs of the building, including the kitchens.

AlfaTech provided MEP design services for this new 10,000 SF destination restaurant in the heart of San Francisco’s Financial District from renowned Chef Michael Mina. The Mina Group desired a large bar area, large dining area seating 90, and a separate sushi bar seating 30-40. The facility features a full kitchen, stand-alone sushi bar and Japanese robata grill.

PARKER HOTEL

Palm Springs, CA

A 5-star luxury boutique hotel resort facility located in Palm Springs, CA. The project consists of 30 keys split across approximately 37,000 sqft and 10 buildings. The project’s design invokes the Art Deco style of the existing complex. The scope of work included the design of the MEP and low voltage systems. Each guest room is provided is provided with VRF fan coil units for individual thermal controls. The resort also includes a standalone catering kitchen, banquet and meeting facilities, a full bar, a heated outdoor pool, EV charging stations and a distributed audio systems across the outdoor resort spaces. The project is projected to complete construction in 2022.

GRAND HYATT SANTA CLARA REGENCY CLUB

Mechanical, electrical, and plumbing design as well as Title-24 energy compliance and consultation services for the Grand Hyatt Santa Clara’s expansion of the Regency Club. The project includes the Regency Club expansion and reconfiguration of the current space and expansion into an existing corridor. All of the guest rooms located on floors 3 through 14 will be renovated. There are approximately 50 rooms on each floor and 21 model room types.

BROADMOOR HOTEL

The firm provided the mechanical and electrical systems design for this $10 million luxury hotel. The project included a unique solution to the problem of energy cost and fuel availability. Additional projects for this complex included revisions to the entire electrical distribution system for the campus, the Broadmoor Golf Club, and the Equestrian Center.

MEP services for public space renovations including podium facade enhancements of this high-rise hotel, new entry lobby and porte cochere, pool enclosure, meeting rooms, fitness center, and Pavilion Room demolition. Special features included a HVAC Systems Analysis which identified considerable cost savings by reusing existing cooling tower and optimizing existing systems. The renovation included a new 300-ton chiller and upgrade to central DDC controls.

Provided mechanical, electrical, plumbing and sustainable design for the addition and renovation of the existing hotel building at the Napa Embassy Suites. The addition is 36,000 SF, four stories high and is comprised of 47 new guest rooms and a spa. The design concentrates on maximizing passive systems and active mechanical systems will help control space air conditioning in the common areas and spa. The plumbing design will specify low flow fixtures to help reduce water usage. Renewable energy systems will be implemented to reduce energy consumption from gas and grid power. Designed to obtain LEED Silver.

The firm provided sustainable consultation for the Las Rosadas Resort Development project located in Jalisco, Mexico. AT aimed to optimize natural daylighting, natural ventilation, and passive solar heating throughout the building. By harnessing natural resources available at site, AT can assist in minimizing building energy consumption while providing a comfortable and natural environment. Alternative Energy Sources (wind and solar), wastewater treatment and a composting site are implemented into the design.

Sustainable consultation for the St. Kitts Development project located in St. Kitts- Nevis in the British Virgin Islands. The development is comprised of various components including a dolphin encounter center, horse track and associated retail and restaurants, beach restaurants, and a 17,000 SF private villa and numerous smaller residential villas. AT provided guidance to the Bahaman design team to various green design features to reduce heat gain, water and electricity use. Green systems: Solar Hot Water Heating, Photovoltaics, Wind Turbines, Bio digesters, Daylighting, Geothermal Heat Pumps.

The firm was contracted to provide full engineering services for the design of a shopping center, which includes 14 retail stores (1 hub store and 13 smaller retail spaces), 2 fast food restaurants and 1 bank branch. Totaling: 90,000 SF retail, 6,000 SF fast food, 4,000 SF bank, and 45,000 SF supermarket.

The firm provided full engineering design services including preparation of design documents and construction management for improvements to this hotel.
