UBER MB 1 & 2 – LEED PLAT INUM / WELL GOLD MI SS ION BAY HEADQUARTERS

AlfaTech is currently involved in Uber’s innovative new San Francisco headquarters which is a new 420,000 square-foot, ground up office building in the Mission Bay district. We provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech is part of the construction administration effort and served as the engineer-of-record for mechanical and electrical installations. We assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort. The project is designed as an innovative, ultra-high performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure, a façade that responds to programmatic needs, an under floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use.

CASE STUDY:
LUCAS MUSEUM OF NARRAT IVE ART Los Ange l es , CA
The Lucas Museum was conceived with the bold ambition to challenge the way our societies appreciate art museums. Inspired by its resolute mission, the engineering design blasted off with the vision to deliver a lasting, centenarian building in harmony with its site. The carbon zero design harnessed heat and cooling from the soil beneath the museum with over 700 vertical bores. This constituted the deepearth, pulsating aorta of the geothermal field. A second element of nature was introduced by way of a thermally active water pond, which increased the site’s innate cooling capacity. These features were modulated by the high-efficiency, heat recovery central plant that provided all-electric, simultaneous heating and cooling (and no gas-fired boilers). Environmental quality for prime spaces – galleries, state of the art theaters, and lobbies – were controlled with underfloor air-distribution and radiant floors. Smart controls gently nudged temperature and ventilation parameters to adjust to visitors’ comfort. The superstructure lifted off with an exterior façade that self-shaded the thermal shell, effectively reducing cooling demand. Curved onyxglass organically traced the rooftop which formed the solar PV field. At 365 kW capacity, the renewable energy source reduced an estimated 10-15% of the electricity demand and swung the carbon footprint negative. Ahead of its time, the Lucas Museum will open the doors as an eco-friendly, ‘net zero energy’-ready museum that gives back to the surrounding community.

CASE STUDY:
DELTA PRODUCTS HEADQUARTERS F remont , CA
Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

AlfaTech provided mechanical, electrical and plumbing/fire protection engineering design services for the design of this 48,000 SF space which will include restaurants, lounges and private studios and is envisioned to host fashion shows, photo-shoots, filming, concerts, awards shows and private parties. The space features a grand staircase and unique entryways that shall allow for multiple celebrations to take place simultaneously whilst maintain the privacy on each event. The existing building is a historic 2-Story + Basement concrete building built in 1931. AlfaTech have been part of the team to breath life into this iconic building that will be converted into (2) restaurants on the ground level that will include commercial and display cooking kitchens in addition to new public restrooms. The 2nd level will be a multi-function event space intended to house up to 500 occupants at maximum capacity. The space shall be mostly column free with refurbished skylights.

The project is a new building high rise / mixed use, 21 story high rise plus mechanical penthouse. Space planning includes residential, office, warm shell retail / restaurant, amenities, parking within building structure, outdoor private / common space, circulation and BOH. Along with the building space planning will be the MEP infrastructure included in with the Core. The building is located at the north side of Carlysle Street between Almaden Boulevard and Notre Dame Avenue, San Jose, CA with approximately 558,097sf of gross area building space plus outdoor private / common space.
The project tis currently under DD design and AlfaTech is providing all MEP/FP engineering.

The firm provided engineering design services for this multi-building project called The Market at 9 th & Flower, located in Downtown LA.
The project consisted of 500 residential units (approximately 450,000 SF), 50,000 SF grocery store on the ground floor, 32,500 SF retail warm shell space and 700+ parking units in 2 garages.

Type: Historic Renovation, Office, Mixed Use Size: 140,000 SF
Brunswig Square is a 140,000 square foot office, retail, and restaurant space situated in Little Tokyo, on the edge of Downtown Los Angeles and the increasingly desirable Arts District. Built in 1931, the original 5-story Brunswig Drug Company building had 3-stories and street-level retail space were added in a 1986 renovation. AlfaTech provided MEP engineering service upgrades to the main electrical, plumbing and HVAC central plant infrastructure. We worked closely with Jamestown to study the target leasing market and create flexible MEP solutions and metering strategies within the office tower to suit. The building will be marketed to potential tenants in creative fields interested in joining the thriving scene of these flourishing Downtown L.A. neighborhoods.

SUNSET LA CIENEGA – RES IDENCES*

The two-acre residential development is located on the southwest corner of Sunset and La Cienega Boulevards. Two eight-story towers, offering a total of approximately 190 residential units, rise above a 30,000-square-foot retail podium, an open air plaza, and underground parking facilities. The towers' facades are punctuated with integrated billboards, reflecting the visual energy and bold commercial legacy of the Sunset Strip. On the exterior, every other window recedes into the building at a strategic angle to hide air-conditioning units installed in the resulting ledges. The pleated surfaces catch different colors of daylight as the sun shifts throughout the day, creating a kinetic composition of light and shadow. Inside, units vary from one- to two-bedroom and single- to double-height configurations. What distinguishes the interiors is their flexibility: Walls pivot and fold to adjust the scales of rooms for various uses, so that a living room can transition into a studio or a home office.

Provided architectural and energy modeling services for three massive towers – full of condos, retail space and hotel rooms. Tower 1 is a 19-story hotel, Tower 2, 3 & 4 are residential towers of 38-stories, 40-stories and 58-stories respectively. First tower, a 38-story 310 units has been completed and by 2018 there will be a total of 1,500 condos altogether, making it the largest mixed-use development in the West Coast. Provided architectural and energy modeling services. This project includes Class I construction.

Type: High Rise Residential, Mixed Use Size: 6,200 SF
888 S. Hope Street, the future site of a high-rise apartment building in Downtown Los Angeles. The project, known as the Grand Hope Lofts, will include 526 residential units and approximately 6,200 square feet of ground-level commercial space within a 34 Story Tower. The first phase of the development, is an eight-level parking structure with an added ninth-level that will accommodate such amenities as pool, green space, athletics, dog run, etc. located immediately north of the tower site along Hope Street. Crews are building out the garage’s 5,000-square-foot ground- level retail space. Designed by RTKL, the space portrays a contemporary glass-and- steel design. Our team provided technology engineering services.

AlfaTech provided mechanical, electrical, plumbing design-build engineering services for this condominium project located on 7th street in the SoMa district. This 60,000 GSF mid-rise development is a modern 8-story building that will hold 39 condos. The project is located in San Francisco’s epicenter and is just a few blocks away from the high-level tech giants in the City. It is also near a host or urban amenities ranging from first class retail and dining to cultural and entertainment venues as well.

AlfaTech provided mechanical, plumbing and fire protection design-build engineering services for this residential conversion project. The project consisted of the renovation of an existing one-story historical warehouse and a new seven-story addition for use as a residential loft and retail building spanning 150,000 SF. The site includes a total of 73 residential for-sale condo units and 3,000 SF of tenant amenity spaces, including outdoor living space on the roof level, a swimming pool, and a spa and fitness room. The existing warehouse envelope will house retail, the residential entrance lobby, storage rooms, a wine storage room, and 73 parking spaces. Sustainability features included maximizing passive systems.

AlfaTech provided full MEP engineering services and LEED administration services for this for 5-story, 82,000 GSF residential building with a 55,000 SF two-level parking garage. The building will have 75 units and four townhomes, plus 5,000 SF of commercial space on the ground floor.

BOOKER T. WASHINGTON COMMUNITY CENTER

The firm provided mechanical, electrical, plumbing, and sustainable engineering design services for the Booker T. Washington Community Service Center & Residential Building (BTWCSC). BTWCSC is the oldest community service center serving the African-American community in San Francisco and has operated continuously since 1919. Currently, BTWCSC provides multigenerational services to approximately 278 individuals daily.

Specific team members completed a $98 million dollar student housing and dining project for the University of California, Irvine called Mesa Court Housing and Dining project. The project consisted of three towers, six-levels each, over 300 living units, with a complete podium for dining, and a lower level for mechanical, loading dock, shop, maintenance, building staff offices, meeting rooms and shower-toilet facilities.
Some major design features include natural ventilation in all living units on Level 2 through 6, as well as all Demand-Controlled Ventilation (DCV) hoods on dining and restaurant Level 1 .

The firm provided mechanical, plumbing, and fire protection engineering, as well as sustainable design, for this six-story mixed-use, affordable housing development. The project provides 157 one-, two-, and three-bedroom units totaling approximately 150,000 SF. Additionally, the development includes ground-level flex commercial spaces, which could accommodate a café. Parking for residents and commercial spaces is provided in a 103,005 SF parking structure. The development is a low- energy building, beating Title-24 requirements by 20%.

Type: Mixed Use, High Rise Office Size: 43-story, 750,000 SF
MEP Design Engineering Services for this mixed-use high-rise office building with concrete core. Low rise floors 2 – 11 with post tension slab and floors 12-43 with structural steel system connected to concrete core. Project has flex office space and multiple outdoor patios. LEED Gold.
