CASE STUDY:

UBER MB 1 & 2 MISSION BAY HEADQUARTERS

San Franc isco, CA

AlfaTech is currently involved in this Uber’s new San Francisco presence which is a new 420,000 square-foot, ground up office building in the Mission Bay area in San Francisco. Our scope of work includes mechanical, electrical, plumbing, technology, security, and sustainability services. AlfaTech assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. The project is designed as an innovative, ultra- high performance building that includes a façade that responds to programmatic needs, an under floor air distribution system, a “winter garden” which acts as the main social space incorporating natural ventilation, and a proposed geothermal system to substantially reduce cooling equipment needs. AlfaTech has been providing MEP Engineering and Technology services for this client in the US and Globally for ten sites, including the new corporate headquarters in San Francisco. This is a state of the art new campus with over 420k SF of offices, a full kitchen and cafeteria. The project will include evaluation of all available sustainability features. Sustainability goals: • Significant reduction of building energy cooling needs by the use of geothermal exchange systems • Aggressive rainwater capture and retention • Natural ventilation for main atrium social areas, creating a pleasant, open experience for employees and visitors • Maximize use of day lighting to optimize workspace quality

CASE STUDY:

LENNAR CANDLESTICK POINT & HUNTER’S POINT MASTER PLAN San Franc isco, CA

The Candlestick Point and Hunter Point Shipyard is a 702-acre development that has the potential to bring most dynamic companies into the area and develop whole communities. This area will house R&D facilities, commercial spaces, multi- use buildings and retail spaces. Parks, trails, and open spaces will be additional features that will attract and enhance the community. The new development will add over 10,000 new residential units in the form of condominiums and low-, mid- and high-rise buildings. There will be over a million square feet of commercial space made available, over three million square feet for Research and Development, as well as over 300,000 square feet of property devoted to community activities. AlfaTech views this holistic approach to community development as an opportunity for Lennar Urban to be at the vanguard of urban design by creating a community infrastructure focused on environmental sustainability, technology, and self- sustaining. This means taking advantage of existing technologies to generate energy with the lowest environmental impact. We conducted a series of sustainable mechanical studies in a master plan scale to help the owners understand the options available to explore the feasibility of Net Zero energy for the new development. Proposed strategies involve:

• Geothermal heat rejection systems • High performance chillers and thermal energy storage • Biodigestion system for heat recovery and energy generation

• Solar photovoltaic array for electricity generation • Rainwater and gray water capture and treatment

DELTA PRODUCTS HEADQUARTERS Fremont, CA

Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

LUCAS MUSEUM OF NARRATIVE ART

Los Angeles, CA

Type: Museum Size: 360,000 SF

AlfaTech provided mechanical, electrical, and plumbing engineering design services for this project in Los Angeles consisting of a geothermal loop, a solar energy system, natural ventilation, a displacement system, LED lighting, spectrally selective glazing, grass and native plants, ecological ponds, EV charger, rainwater harvesting, gray water system, an energy efficient HVAC system, hydronic bidirectional heating/cooling flooring systems. This museum will contain theaters, educational spaces, dining areas, event spaces, display, archive areas, and more.

TOBIN CENTER FOR THE PERFORMING ARTS

San Antonio, TX

Type: Performing Arts Center Size: 1,759 seats

The Tobin Center is a feature in reusing a historic building into a state of the art and sustainable facility for the performing arts. With a unique “flat floor” capability, the 1,759-seat H-E-B Performance Hall can quickly transform into multiple configurations for banquets, cabaret seating and special events. The 250-seat Studio Theater has equally flexible space and the 600-seat River Walk Plaza adds even more performance space.

CCSF PERFORMING ARTS CENTER

San Francisco, CA

Type: Performing Arts Center Size: 54,060 SF building on 437,000 SF campus

AlfaTech provided master planning and infrastructure design services for the City College of San Francisco’s new Ocean Avenue campus. The campus will house eight new buildings including a performing arts center, advanced technology building, joint use facility, central plant (part of joint use building), classroom building, dormitory, and bookstore totaling 437,000 SF. Performing Arts Center is a 54,060 square foot building comprised of three (3) main performance spaces; a 650-seat proscenium auditorium, a 150-seat music recital hall, and 150-seat studio (black box) theater. The College’s project goals included the buildings be designed and certified to a minimum LEED Silver rating. AT also provided MEP, and sustainable design for the AIA Award Winning, new performing arts complex spanning 100,000 SF. Targeting LEED Silver.

BELLARMINE COLLEGE PREP SOBRATO CENTER

San Jose, CA

Type: Art and Music Center Size: 45,000 SF

The Sobrato Center is a 45,000 square foot building dedicated to the school’s Art and Music programs, which features a thrust-stage and 440 seat theatre. Theatre facilities also include an orchestra pit, fly space, full off-stage space, and a full shop for set-building. A second “Black Box” theatre, which is used for smaller and more experimental productions, Sanguine Humours performances and student directed/written one-acts, seats between 90-130 people.

CAMPBELL HS CENTER FOR PERFORMING ARTS

Campbell, CA

Type: Performing Arts Center

Provided lighting and controls for performing arts center. Designed lighting for ambient, stage and accent scenes and designed control system to interface with building and stage lighting requirements.

This project has achieved LEED Silver certification.

L IVERMORE BANKHEAD PERFORMING ARTS CENTER

Livermore, CA

Type: Performing Arts Center Size: 82,000 SF

We were commissioned to provide mechanical, electrical, plumbing and LEED standard equivalent design services for the gallery and the new 2,000-seat, multi- purpose theater with a stage spanning approximately 82,000 SF. The mechanical systems are designed with a strong emphasis on optimized energy performance and superior indoor air quality. They are also designed to maintain low noise levels to adhere to the strict noise criteria for acoustically sensitive spaces. Displacement ventilation systems are used to condition the theater.

The building is designed to achieve LEED Silver certification.

NAPA VALLEY COLLEGE PERFORMING ARTS CENTER

Napa County, CA

Type: Performing Arts Center Size: 500-seats

Napa Valley College Performing Arts Center is dedicated to theater and music instruction and performance, featuring a 500-seat main auditorium. The Theater wing houses the Studio Theater, scene shop, costume studio and acting studio as well as theater support. The Music wing features the Silvagni Recital Hall, music rehearsal space, choral rehearsal, orchestral rehearsal, practice rooms and piano classrooms.

CARLMONT HIGH SCHOOL PERFORMING ARTS CENTER

Belmont, CA

Type: Performing Arts Center Size: 25,000 SF

Provided mechanical, electrical, and plumbing/fire protection engineering services for this new 25,000 SF music center facility with 40 kW Solar PV. The facility will include class rooms and an auditorium along with support areas.

AlfaTech performed mechanical and electrical design services for this $15 M new 450-seat performing arts center and a 1600-seat gym. This includes a shared corridor, lobby, and concession stand.

AlfaTech provided mechanical and electrical design services for a new 8,000-seat indoor performing arts theatre with six concessions areas, associated full-service kitchens, back of house support and administrative offices.

The firm provided engineering design services for a 27,300 SF performing arts center which includes a 500-seat auditorium with a professional size 35 foot by 90 foot stage and fly tower; a multi-purpose room which can be used as a dance studio, green room, or a drama classroom, also has dressing rooms, costume fitting room, a scenery workshop, lobby, restrooms, offices, and instrument storage for the music department. Flexibility is the essential programmatic requirement for this Performing Arts Center. The stage includes an adjustable orchestra lift supplied by Gala Spiralift, enabling it to be raised and lowered in seconds even with the entire orchestra seated on it. The theater also features the first digital rigging system on the West Coast. It operates in the fly space with room enough for expansion. Awards: 2004 CASH/AIACC, Leroy F. Greene Design Award, Award of Honor, Project in Design; 2003 American School & University, Architectural Portfolio, Outstanding Project, Work in Progress, and; 2003 Education Design Showcase, School Planning & Management, Outstanding Architecture and Design in Education.

SWEETWATER SPECTRUM Sonoma, CA

OBERL IN DANCE COLLECTIVE San Francisco, CA

Type: Residential Community Size: 3-acre Property

Type: Theater

The Sweetwater Spectrum non profit organization was to meet an extraordinary need—appropriate, high-quality housing for adults with autism. This residential community is a completely new model, incorporating the best elements of existing services and sustainable design to create a compassionate, pragmatic and ambitious program of choices for young autistic adults.

The conversion of a historic box factory built in 1909 into a world-class dance center presented unique engineering challenges. The result was a sustainable building that met strict preservation and code requirements, while providing a flexible facility for the client. This 3-story building includes studios, café, support spaces, and a green room.
