CASE STUDY:

UBER MB 1 & 2 – LEED PLATINUM / WELL GOLD MI SS ION BAY HEADQUARTERS

AlfaTech is currently involved in Uber’s innovative new San Francisco headquarters which is a new 420,000 square-foot, ground up office building in the Mission Bay district. We provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech is part of the construction administration effort and served as the engineer-of-record for mechanical and electrical installations. We assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort. The project is designed as an innovative, ultra-high performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure, a façade that responds to programmatic needs, an under floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use.

CASE STUDY:

LUCAS MUSEUM OF NARRATIVE ART Los Ange les, CA

The Lucas Museum was conceived with the bold ambition to challenge the way our societies appreciate art museums. Inspired by its resolute mission, the engineering design blasted off with the vision to deliver a lasting, centenarian building in harmony with its site. The carbon zero design harnessed heat and cooling from the soil beneath the museum with over 700 vertical bores. This constituted the deepearth, pulsating aorta of the geothermal field. A second element of nature was introduced by way of a thermally active water pond, which increased the site’s innate cooling capacity. These features were modulated by the high-efficiency, heat recovery central plant that provided all-electric, simultaneous heating and cooling (and no gas-fired boilers). Environmental quality for prime spaces – galleries, state of the art theaters, and lobbies – were controlled with underfloor air-distribution and radiant floors. Smart controls gently nudged temperature and ventilation parameters to adjust to visitors’ comfort. The superstructure lifted off with an exterior façade that self-shaded the thermal shell, effectively reducing cooling demand. Curved onyxglass organically traced the rooftop which formed the solar PV field. At 365 kW capacity, the renewable energy source reduced an estimated 10-15% of the electricity demand and swung the carbon footprint negative. Ahead of its time, the Lucas Museum will open the doors as an eco-friendly, ‘net zero energy’-ready museum that gives back to the surrounding community.

DELTA PRODUCTS HEADQUARTERS F remont , CA

Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

Type: Master plan

Conceptual design and master planning for the addition of the new international terminal to the San Francisco International Airport. It is the largest international terminal in North America, and is the largest building in the world built on base isolators to protect against earthquakes. The terminal has numerous passenger amenities, including a wide range of food and drink establishments, shopping, baggage storage, public showers, and a medical clinic.

TERMINAL 1 EXPANS ION, SAN FRANCISCO INTERNATIONAL AIRPORT (SFO) San Francisco, CA

Type: Expansion

Mechanical and sustainable design for the new expansion to the San Francisco International Terminal 1. Formerly known as the South Terminal, Terminal 1 consists of Boarding Area B (including gates 20-31, 32-32B, 33-36) and Boarding Area C (gates 40-48).

AlfaTech provided site mechanical, electrical, and plumbing engineering design services for the new North Concourse, including site utilities master planning. As a separate project, for the administrative offices on N. 1st Street, the firm provided mechanical, electrical, and plumbing engineering design and project management services for the upgrade of an existing Telecom Room to house MPT Servers.

Type: Library Size: 24,000 SF

Three historical libraries were renovated as part of the Branch Library Improvement Program (BLIP). Including the 6,259 SF Golden Gate Valley branch, built in 1917; 10,205 SF Presidio branch, built in 1921; and 7,432 SF Park branch, built in 1901. AlfaTech provided LEED Fundamental Commissioning for each library. Range of energy and water conserving features such as operable windows, ceiling fans, highly efficient lighting, and low water use plumbing fixtures. Golden Gate Valley design preserved the original Beaux Arts architecture including exterior terracotta, arched windows, and interior shelving.

GOLDEN GATE VALLEY BRANCH L IBRARY San Francisco, CA

Type: Library Size: 7,432 SF

The firm provided LEED Fundamental Commissioning for this 7,432 square foot historical library. Working with community stakeholders, the design & commissioning team restored and preserved the building's original Beaux Arts architecture including exterior terra cotta, arched windows, and interior shelving, while providing necessary seismic, life-safety, environmental and accessibility upgrades, and a new contemporary building addition.

BIBL IOTECA LATINOAMERICANA YOUTH CENTER

Type: Library, Community Center, Gymnasium Size: 35,000 SF

AlfaTech provided engineering design services for the new Bibliotheca Latino Americana Youth Center (Washington Youth Center). This San Jose Redevelopment Agency community center project included a new 16,000 SF library and 19,000 SF new Community Youth Center with gymnasium.

SUNSET PARKS AND RECREATION

Type: Park, Recreation Center Size: 16,000 SF

The firm provided LEED Fundamental and Enhanced Commissioning for this existing building renovation. The project scope included the renovation of the recreation center, children’s play area, and fields and courts; restoration of existing roads and pathways; upgrades to the irrigation and lighting systems; modifications to the site to remove barriers and improve accessibility, and overall reconditioning of the park landscape. The building is designed to achieve LEED Silver Certification.

ROHNERT PARK CITY HALL – LEED GOLD

Type: City Hall building Size: 16,000 SF

Mechanical, plumbing, electrical, and technology engineering services for the renovation of the existing two-story city hall building and an addition of a single story building, with a total square footage of 16,000, located in Rohnert Park, California. A major role in achieving LEED credits for this project was storm water and site pollution control and management.

YOUNTVILLE COMMUNITY CENTER

Yountville, CA

Type: Community Center Size: 2.5-acre site

Located on a 2.5-acre site on Yountville’s main street, the town center consists of a new 10,000 SF community center, the renovated 4,800 SF community hall, and the addition of a sheriff’s substation to the adjacent post office. The new community center houses a branch library, multipurpose room, teen center, and meeting and program spaces. It opens onto a new town square framed by the existing community hall and the post office.

LEGION OF HONOR MUSEUM

Type: Museum, Administrative Office Size: 84,000 SF

A 1925 masonry 84,000 SF art museum. The firm provided complete mechanical and electrical seismic renovation of 74,000 SF building housing art galleries, office space and a theater, and the mechanical, electrical, fire protection design of a new 38,000 SF exhibit space to house art galleries, art storage and new loading dock. Remodel work includes new kitchen and dining areas. Critical systems include humidity and temperature to preserve the priceless artwork, and maintaining architectural features of building while completely replacing HVAC systems. In addition, a smoke evacuation system was designed as an alternative to fire doors separating the two buildings.

The new YMCA – PG&E Teen Center in downtown Berkeley reuses the shell of a bill collection center from 1964. The new three-story Teen Center is a vibrant space featuring a rooftop deck and is a great resource for the local youth.

This project consisted of an historic renovation of Buildings 44, 47, 48, and 49, for the Presidio of San Francisco. The buildings were retrofitted and upgraded to accommodate portions of the new Presidio Archaeology Center. In addition, the renovation of the historical Presidio Officer’s Club Building accommodates the Presidio Archaeology Center, historic Adobe Gallery, exhibit hall, and rehabilitated event spaces.

AlfaTech provided construction document designing for a new 177,570 SF Math Institute. The firm also provided mechanical, electrical, and plumbing engineering services for the new facility that included conference rooms, suites, specialty areas, and an auditorium.

The firm provided engineering design services for an ADA upgrade and surveyed the site for new walkway lighting to the adjacent Light Rail station.

The firm provided electrical and plumbing services for the remodel of approximately 4,800 SF of existing space in this county facility. The upgrades included new engineering systems for new modular units to accommodate the childcare center facilities.

This 17-story complex in downtown Oakland comprises two towers separated by a central courtyard and connected by a six-story high glass atrium and linked by a skybridge at the thirteenth and fourteenth floors. The firm provided engineering design services for the program’s 10,000 SF data center, office space, courtrooms, auditorium, childcare center, cafeteria, and parking garage. The project received the President’s Award, the highest award issued by the US government for design and process excellence.

Provided a planning-level feasibility study evaluating the use of Combined Heat and Power (CHP) in the Transbay District to provide power and more efficient heating and cooling of existing and planned buildings within the District.

These include electrical services for the power, fire alarm, security, PA and communication systems, emergency generator fuel tank replacement, and design of a new fire water storage tank.

For the City of San Carlos, the firm was contracted to perform engineering services for the renovation of a 20,000 SF administration facility which houses staff for police and fire county departments.

The firm provided full mechanical, electrical and plumbing/fire protection design services for a 40,000 SF vehicle maintenance facility on base.

The firm provided complete HVAC design for a 19,000 SF tenant improvement project which included replacement of air handlers, new air distribution system and specific exhaust and ventilation modifications to correct an odor problem caused by a film developing facility on the floor below.

The firm provided full engineering design services for several upgrades/renovations for the Veteran’s Administration System: Martinez: Mechanical, electrical and plumbing design for the retrofit of this existing hospital. San Francisco: Mechanical and electrical design for seismic renovation of this campus-style hospital facility. Yountville: Mechanical, electrical and plumbing design for facility remodel and kitchen & dining facilities for this Veteran’s Home.

The firm provided full engineering design services for a new 3-story Academic Instruction Building at the Naval Postgraduate School in Monterey provided approximately 108,000 SF including new classrooms, lecture spaces, and houses the department of Oceanography, Meteorology and Mathematics, as well as a secure computer facility. The project includes an electronics lab, twelve research labs and teaching labs.

Administration and courts building with capacity for 360 minors. First US detention center achieve LEED Gold status and received a perfect score in Energy and Atmosphere, and Innovation and Design Process categories. Innovative and efficient elements reduced water consumption by 7m gallons annually and saved 500 kW annually (65% more efficient that Title 24 requirements).

Engineering services for the renovation of the City of Santa Cruz's Health and Human Services department lobby and ancillary facilities.

CENTRAL SUBWAY

The Central Subway is an extension of the Muni Metro light rail system under construction in San Francisco, California, from the Caltrain commuter rail depot at 4th and King streets to Chinatown, with stops in South of Market (SoMa) and Union Square. Mechanical and plumbing design was provided for the Moscone substation, located below ground level.

The synagogue includes the renovation of the existing buildings spanning 43,751 SF and construction of an additional 7,893 SF. Renovations include the main sanctuary, which was remodeled to enhance it’s aura of spirituality with better site lines, lighting and acoustics. The new multi-purpose room will be divisible into three discrete rooms or one large hall.

Mechanical, electrical & lighting engineering design, fire life safety and telecommunication services for the tenant improvement work for the Drug Enforcement Agency (DEA) Office Relocation Project located within Terminal 3 at the San Francisco International Airport (SFO). The tenant improvement (TI) encompasses the build out of 2,400 square feet at the west end of the ground floor of Terminal 3 at the San Francisco International Airport (SFO) for the Drug Enforcement Agency. The existing space included four individual rooms and exterior entry hall, which were combined into a single tenant space.

WETA (WATER EMERGENCY TRANSPORTATION AUTHORITY) Alameda, CA

In order to provide better emergency response to the San Francisco Bay Area, the Water Emergency Transportation Authority (WETA) is building an Operations and Maintenance Facility in addition to a Marine Facility in Alameda. The marine facility that will serve as the main base for WETA’s ferry fleet, administrative offices, Operations Control Center (OCC), and Emergency Operations Center.
