UBER MB 1 & 2 – LEED PLATINUM / WELL GOLD MI SS ION BAY HEADQUARTERS

AlfaTech is currently involved in Uber’s innovative new San Francisco headquarters which is a new 420,000 square-foot, ground up office building in the Mission Bay district. We provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech is part of the construction administration effort and served as the engineer-of-record for mechanical and electrical installations. We assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort. The project is designed as an innovative, ultra-high performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure, a façade that responds to programmatic needs, an under floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use.

CASE STUDY:

LUCAS MUSEUM OF NARRATIVE ART Los Ange les, CA

The Lucas Museum was conceived with the bold ambition to challenge the way our societies appreciate art museums. Inspired by its resolute mission, the engineering design blasted off with the vision to deliver a lasting, centenarian building in harmony with its site. The carbon zero design harnessed heat and cooling from the soil beneath the museum with over 700 vertical bores. This constituted the deepearth, pulsating aorta of the geothermal field. A second element of nature was introduced by way of a thermally active water pond, which increased the site’s innate cooling capacity. These features were modulated by the high-efficiency, heat recovery central plant that provided all-electric, simultaneous heating and cooling (and no gas-fired boilers). Environmental quality for prime spaces – galleries, state of the art theaters, and lobbies – were controlled with underfloor air-distribution and radiant floors. Smart controls gently nudged temperature and ventilation parameters to adjust to visitors’ comfort. The superstructure lifted off with an exterior façade that self-shaded the thermal shell, effectively reducing cooling demand. Curved onyxglass organically traced the rooftop which formed the solar PV field. At 365 kW capacity, the renewable energy source reduced an estimated 10-15% of the electricity demand and swung the carbon footprint negative. Ahead of its time, the Lucas Museum will open the doors as an eco-friendly, ‘net zero energy’-ready museum that gives back to the surrounding community.

DELTA PRODUCTS HEADQUARTERS F remont , CA

Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

The firm provided engineering design services for this multi-building project called The Market at 9th & Flower, located in Downtown LA.

The project consisted of 500 residential units (approximately 450,000 SF), 50,000 SF grocery store on the ground floor, 32,500 SF retail warm shell space and 700+ parking units in 2 garages.

AlfaTech is providing mechanical, electrical, plumbing and fire protection engineering design services for this project located in Santa Monica, CA. The scope of work consisted of approximately 10,000 SF of condominium space (10 keys) and 1,500 sf of warm shell tenant improvement for the commercial space.

The project is a new building high rise / mixed use, 21 story high rise plus mechanical penthouse. Space planning includes residential, office, warm shell retail / restaurant, amenities, parking within building structure, outdoor private / common space, circulation and BOH. Along with the building space planning will be the MEP infrastructure included in with the Core. The building is located at the north side of Carlysle Street between Almaden Boulevard and Notre Dame Avenue, San Jose, CA with approximately 558,097sf of gross area building space plus outdoor private / common space.

The project tis currently under DD design and AlfaTech is providing all MEP/FP engineering.

Type: Residential High Rise Size: 137,712 SF

AlfaTech provided mechanical, electrical, and plumbing design/build engineering services for this new, 12-story high-rise condominium tower.

The project is new construction with a target of 107 units, shared bicycle and car parking spaces at ground level. The overall gross square footage is 137,712.

This project will also be pursuing California Green Point Rating.

Type: Housing, Multi-Family Size: Building 300: 72,280 SF; 48 Veterans Housed; 17,300 SF amenity Building 210: 38,700 SF; 41 Veterans Housed Building 256: 45,070 SF; 49 Veterans Housed Building 13: 60,940 SF; 27 Veterans Housed: 28,400 SF amenity US Vets is a private, non-profit organization providing housing, employment and counseling to veterans across the nation. US Vets project consists of the renovation of 4 buildings on the WLA VA Campus for veterans in need. All 4 buildings will include supportive housing for veterans and 2 of the 4 buildings also include support services for the larger community featuring great halls, community rooms, social gathering areas, dining areas, kitchen, admin and support spaces. The 4 buildings consist of a combination of 2 and 3 floors above a full basement or partially day-lit basement. AlfaTech provided MEP and Technology engineering services.

The firm provided mechanical, electrical, plumbing and fire protection engineering, as well as Title 24 calculations, low voltage and security design services for this new construction 12-story high-rise residential condominium tower.

The facility has a target of 120 units, shared bicycle and car parking spaces at ground level.

Union City, CA

Type: Residential and Mixed Use Size: 309,315 SF

The firm provided mechanical, plumbing, and fire protection engineering, as well as sustainable design for a 309,315 SF, six-story mixed-use residential development. The project will provide approximately 157 one, two, and three-bedroom units totaling approximately 148,998 SF. Additionally, the development will comprise of ground level flex commercial spaces, which could accommodate a café. Parking for residents and commercial spaces will be provided in a 103,005 SF parking structure.

The goal for the development is to be a low-energy building by beating Title-24 by 15%.

Type: Residential Size: 82,000 GSF, 5-story

AlfaTech provided full MEP engineering services and LEED administration services for this for 5-story, 82,000 GSF residential building with a 55,000 SF two-level parking garage. The building will have 75 units and four townhomes, plus 5,000 SF of commercial space on the ground floor.

AlfaTech provided mechanical, electrical, plumbing design-build engineering services for this condominium project located on 7th street in the SoMa district. This 60,000 GSF mid-rise development is a modern 8-story building that will hold 39 condos. The project is located in San Francisco’s epicenter and is just a few blocks away from the high-level tech giants in the City. It is also near a host or urban amenities ranging from first class retail and dining to cultural and entertainment venues as well.

38 DOLORES / 2001 MARKET San Francisco, CA

Type: Residential Size: 81 units

The project formerly known as 2001 Market will feature 81 units and a 30,000 SF Whole Foods on the ground floor designed by world renowned architect William McDonough. The building is being touted as “the place for your urban lifestyle” with features like a green roof, on-site car share and bicycle parking.

The development is a model of a transit-oriented, mixed-use, sustainable development in conformance with the new Market & Octavia Neighborhood Plan.

HUNTER’ S VIEW REDEVELOPMENT – LEED-ND CERTIF IED

AlfaTech provided mechanical, plumbing, and sustainable design for phase one of the revitalization of the 22-acre Hunters View site. All existing buildings were demolished and replaced with 276 new public housing and market rate for-sale units. The goal of the development is to incorporate green strategies and technologies to support the health of the residents, energy efficiency, low water use, and environmentally responsible material use. The development achieved LEED Neighborhood Development (LEED-ND) certification.

HUNTER’ S POINT SHIPYARD (HPS) – ARTISTS STUDIO

AlfaTech provided mechanical, electrical, plumbing, fire protection, technology engineering and LEED consulting services for this new building at HPS. Older navy buildings were demolished and artists living in that area moved to this redevelopment of the site. This building is located on the southern termination of Galvez and Horn Avenue.

BOOKER T. WASHINGTON COMMUNITY SERVICE CENTER

The firm provided mechanical, electrical, plumbing, and sustainable engineering design services for the Booker T. Washington Community Service Center & Residential Building (BTWCSC). BTWCSC is the oldest community service center serving the African-American community in San Francisco and has operated continuously since 1919. Currently, BTWCSC provides multigenerational services to approximately 278 individuals daily.

AlfaTech provided mechanical, plumbing and fire protection design-build engineering services for this residential conversion project. The project consisted of the renovation of an existing one-story historical warehouse and a new seven-story addition for use as a residential loft and retail building spanning 150,000 SF. The site includes a total of 73 residential for-sale condo units and 3,000 SF of tenant amenity spaces, including outdoor living space on the roof level, a swimming pool, and a spa and fitness room. The existing warehouse envelope will house retail, the residential entrance lobby, storage rooms, a wine storage room, and 73 parking spaces. Sustainability features included maximizing passive systems.

SWEETWATER SPECTRUM COMMUNITY

The firm provided MEP services for this award-winning residential community for adults with autism. Sweetwater Spectrum is the first development of its kind and offers high-quality, sustainably designed, supportive housing for sixteen residents. Included in the design are four 3,250 SF homes, a community center, a gym, a teaching kitchen, a therapy pool, a greenhouse, and an orchard with a small organic farm.

Mechanical, electrical, plumbing engineering and sustainable design for a mixed-use development. The project includes 67 for-sale residential units comprising 62,000 SF, a 26,000 SF sub-grade parking garage and ground floor commercial space. The development encompasses a total of four buildings with units ranging in size from 500 SF studios to three-story townhouses. In addition, the development includes two plazas, a common courtyard for use by residents, and extension to the Frog Park Walk.

Green systems include: solar hot water heating, natural ventilation, daylighting, photovoltaics, radiant systems, and wind turbines.

Specific team members completed a $98 million dollar student housing and dining project for the University of California, Irvine called Mesa Court Housing and Dining project. The project consisted of three towers, six-levels each, over 300 living units, with a complete podium for dining, and a lower level for mechanical, loading dock, shop, maintenance, building staff offices, meeting rooms and shower-toilet facilities.

Some major design features include natural ventilation in all living units on Level 2 through 6, as well as all Demand-Controlled Ventilation (DCV) hoods on dining and restaurant Level 1 .

SOKA UNIVERS ITY OF AMERICA

Aliso Viejo, CA

The firm is providing mechanical, electrical, and plumbing engineering design services for this university campus expansion for Soka University which consists of two projects.

The Marie and Pierre Curie Hall, is a stunning four-story, 91,370 square-foot building, and features 19 labs, three classrooms, 26 faculty and administrative offices, 11 conference rooms and a 100-seat auditorium alongside open collaborative spaces and student workstations throughout the facility. The building’s instructional lab modules allow for interactive teaching and hands-on learning in this open, flexible, interactive and sustainable building.

The Resident Housing project will be two four-story buildings approximately 65,000 SF comprised of approximately 75 to 80 rooms offices, meeting spaces, study rooms and a rooftop patio.

Both proposed projects are designed to accommodate a LEED Gold Building Certification, and an exterior architectural design pallet that will respect the current design features, landscaping and cultural aspects of the campus.

SUNSET LA CIENEGA – RES IDENCES*

Los Angeles, CA

The two-acre residential development is located on the southwest corner of Sunset and La Cienega Boulevards. Two eight-story towers, offering a total of approximately 190 residential units, rise above a 30,000-square-foot retail podium, an open air plaza, and underground parking facilities. The towers' facades are punctuated with integrated billboards, reflecting the visual energy and bold commercial legacy of the Sunset Strip. On the exterior, every other window recedes into the building at a strategic angle to hide air-conditioning units installed in the resulting ledges. The pleated surfaces catch different colors of daylight as the sun shifts throughout the day, creating a kinetic composition of light and shadow. Inside, units vary from one- to two-bedroom and single- to double-height configurations. What distinguishes the interiors is their flexibility: Walls pivot and fold to adjust the scales of rooms for various uses, so that a living room can transition into a studio or a home office.

888 S. Hope Street, the future site of a high-rise apartment building in Downtown Los Angeles. The project, known as the Grand Hope Lofts, will include 526 residential units and approximately 6,200 square feet of ground-level commercial space within a 34 Story Tower. The first phase of the development, is an eight-level parking structure with an added ninth-level that will accommodate such amenities as pool, green space, athletics, dog run, etc. located immediately north of the tower site along Hope Street. Crews are building out the garage’s 5,000-square-foot ground- level retail space. Designed by RTKL, the space portrays a contemporary glass-and- steel design. Our team provided technology engineering services.

Specific team members provided mechanical engineering services for the McKay Village residential housing at Northern Arizona University in Flagstaff, AZ. This project consists of seven 34-plex, 3-story apartment buildings for students.

A major design feature includes in-floor radiant heat using the individual domestic water heater in each unit as the heat source for both in-floor heating and domestic water.

Specific team members completed the design of what will be the most sustainable multi-family residential project in Phoenix. The project consists of 70 living units, 5 stories, retail podium and more.

Some major design features include a centralized heat recovery heat pump VRF system, with centralized heat pump outside air/exhaust air heat recovery, centralized domestic water heating with solar thermal, and solar PV (73% of connected load).

717 Market Street is a mixed use and retail building conversion to a mixed- use high-end residential loft and retail building. The firm provided the MEP engineering design/build services for this development, which included a seven-story above grade building, garage level below grade, and a roof level rising to 101’-10.” Change of use produced 45 new affordable residential condo units and a roof level common outdoor living. Sustainable features: daylighting controls, occupancy and photocell sensors, and time-clock control system. Mechanical systems design supplemented the passive systems making them capable of meeting all space loads while minimizing visual and noise disturbances. Heating is provided to condo units by low-profile radiant panel heaters while the retail and commercial spaces are provided by water source heat pumps.

The Cooperage project is a mixed-use condominium development on a two- acre site planning to offer tenants and owners high-end home, office, and retail spaces while maintaining energy efficiency and testing sustainable technologies. AlfaTech provided sustainable concept and energy engineering design services during the early planning phase of the condominium project located at 900 Minnesota Street in San Francisco, CA. The project consists of four new buildings and two existing buildings to be renovated for a total of 207,625 SF. Large windows along the exterior provide ample daylight and views to all spaces. AlfaTech proposed that spaces be conditioned via radiant heated floors and natural ventilation only. Some of the sustainable systems studied and integrated into the Cooperage design were photovoltaics, solar water heating, daylighting, natural ventilation, green roofs, wind turbines, micro turbines, geothermal heat pumps, and rainwater collection.

The firm provided services for the Polo Square development of a new Marriott Residence Inn. This 250-room full-service hotel included 24 custom condo units above, a 20,000 SF health/spa, 565,000 SF of retail space, 44 single-story residential lofts, six multistory condominium towers, 26 three-story live/work residences, and 28 single-family residences. The firm researched and developed the site infrastructure, including groundwater, stormwater, geothermal and LEED opportunities.

Provided commissioning services for the 143-unit low-income housing apartment building located in the SOMA district of San Francisco. Verified LEED credits were met by the current design and consulted on obtaining LEED certification. Credits being evaluated included Water Efficiency, Energy and Atmosphere, and Environmental Quality. Services included review of design documents, balancing reports, energy and water use calculations, developing the commissioning plan and reports and serving as the commissioning authority for the project to assure the systems meet the stringent requirements of LEED Silver certification.

The family housing facility consists of a 15,200 SF site with 100 units and 120,299 SF total space consisting of retail, community spaces, 12 stories of residential units, and children’s play area.

Synergy Living Inc., California commissioned AlfaTech to develop an assisted-living facility to cater to residents at 624 Laguna Street in San Francisco, CA. AlfaTech provided mechanical, electrical, plumbing, and sustainable design. The facility is a licensed Residential Care Facility for the Elderly (R-2.1 Occupancy), with limited outside services, including dining and laundry facilities on the resident’s floors and a ground-level kitchen. Full ADA compliance is provided in all guest areas.
