UBER MB 1 & 2 – LEED PLAT INUM / WELL GOLD MI SS ION BAY HEADQUARTERS

AlfaTech is currently involved in Uber’s innovative new San Francisco headquarters which is a new 420,000 square-foot, ground up office building in the Mission Bay district. We provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech is part of the construction administration effort and served as the engineer-of-record for mechanical and electrical installations. We assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort. The project is designed as an innovative, ultra-high performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure, a façade that responds to programmatic needs, an under floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use.

LUCAS MUSEUM OF NARRAT IVE ART Los Ange l es , CA

The Lucas Museum was conceived with the bold ambition to challenge the way our societies appreciate art museums. Inspired by its resolute mission, the engineering design blasted off with the vision to deliver a lasting, centenarian building in harmony with its site. The carbon zero design harnessed heat and cooling from the soil beneath the museum with over 700 vertical bores. This constituted the deepearth, pulsating aorta of the geothermal field. A second element of nature was introduced by way of a thermally active water pond, which increased the site’s innate cooling capacity. These features were modulated by the high-efficiency, heat recovery central plant that provided all-electric, simultaneous heating and cooling (and no gas-fired boilers). Environmental quality for prime spaces – galleries, state of the art theaters, and lobbies – were controlled with underfloor air-distribution and radiant floors. Smart controls gently nudged temperature and ventilation parameters to adjust to visitors’ comfort. The superstructure lifted off with an exterior façade that self-shaded the thermal shell, effectively reducing cooling demand. Curved onyxglass organically traced the rooftop which formed the solar PV field. At 365 kW capacity, the renewable energy source reduced an estimated 10-15% of the electricity demand and swung the carbon footprint negative. Ahead of its time, the Lucas Museum will open the doors as an eco-friendly, ‘net zero energy’-ready museum that gives back to the surrounding community.

CASE STUDY:

DELTA PRODUCTS HEADQUARTERS F remont , CA

Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

LUCAS MUESUM OF NARRATIVE ART | CAFÉ SERVERY

Los Angeles, CA

Type: Museum Building Size: 300,000 SF

This building includes a café area with a 5,500 SF seating area, 1,800 SF server area, and 4,700 SF production kitchen. The café is designed to serve up to 1,000 people per day or be set up to host private catering events. The servery area consists of four different food selection options, each with their own Type 1 grease hood. The production kitchen has two Type 1 grease hoods and a Type 2 dishwasher hood. There is an 18,000 CFM pollution control unit that removes the grease particles from each Type 1 hood before being exhausted out of the building. There are two 9,000 CFM make-up air handling units that can either heat or cool the incoming outdoor air temperature before being entering the building. These units have fan walls that can operate efficiently over a wide range of capacity to save energy. Air conditioning is achieved thru variable air volume boxes connected to a central chilled water air handing unit that connects to central plant system with heat recovery chillers. The domestic water heating systems can extract excess heat from the central plant system to offset the amount of energy required to heat the hot water system.

DRAGO RI STORANTE/PETERSEN AUTOMOTIVE MUSEUM*

Drago Ristorante provides world-class Italian fare alongside some of the rarest and most valuable cars in the world inside the Petersen Automotive Museum. The design and build-out of the ground floor eatery posed many challenges, including routing utilities to support restaurant services through the existing museum space.

SANTA ROSA JUNIOR COLLEGE

Type: Culinary Arts Building Size: 70,000 SF

This building includes four restaurant grade kitchen/classroom areas, student lecture classrooms, and office area for administrative staff. The building features four teaching kitchen areas each with a capacity for approximately 25 students. All kitchens have type I (grease) and type II (vapor) exhaust systems. All exhaust systems for the kitchens feature Variable Flow Hoods which considerably reduces exhaust fan energy consumption. All kitchen make up air is provided by a 50,000 CFM Air Handling Unit with FanWall technology that allows the air flow range to vary from 700 CFM to 50,000 CFM by using an asymmetrical VFD assignment to the FanWall fan array. This type of airflow volume flexibility allows the Air Handling Unit to provide make-up air to one hood in the entire kitchen or all the hoods in the four kitchens. Air conditioning is achieved through the use of zoned heat pump units water cooled through two closed circuit cooling towers. The building will be equipped with a solar thermal array sized to provide all domestic hot water needs of the building, including the kitchens.

The project comprised of engineering a specialized gas fired coffee roasting machine exhaust system. The challenge was routing the exhaust flue system through an existing high-rise building. The AlfaTech team came up with creative solutions to this fast-paced project.

The Coffee Bean & Tea Leaf is an American coffee chain founded in 1963. It is owned and operated by International Coffee & Tea, LLC, which has its corporate headquarters in Los Angeles, California. As of 2016, the chain has over 1000 self- owned and franchised stores in the United States and 29 other countries. We were involved in one of there San Diego locations.

Eat Drink Americano is a truly local neighborhood watering hole in the middle of Los Angeles’ Arts District. Eat Drink Americano is a rustic bar, eatery, and event space. AlfaTech provided MEP engineering services for the space.

AlfaTech through our design partners were involved in the development of the MEP Design services for the infamous Wesfield Topenga Canyon Mall in addition to multiple tenant fit outs over several years. The project is a multi-level structure with MEP service corridors routed through the development on the outer-side of the property. This location includes restaurants, café’s shops, juice bars, boutiques and salons.

The firm provided engineering services for the renovation of approximately 10,000 SF of kitchen space for the culinary arts program at Cerritos College. Work included a completely new kitchen line and dining area, new HVAC, with variable flow kitchen hoods, demand control makeup and exhaust air system.

TOSHI ZO WATANABE CUL INARY CULTURAL CENTER

Celebrity chef Andy Nakano was selected to oversee the build-out of a new restaurant and culinary center in this historic,1960's era building. With no existing plumbing and mechanical systems in place to support a restaurant or culinary arts facility, a full gut/remodel was required. Challenges included the addition of grease interceptor and as the grease waste system was below the level of the city sewer system in addition to adding a grease exhaust system from this sub-terrain level.

AlfaTech provided MEP design services for the new 10,000 SF Pabu restaurant, located in the heart of the financial district, for renowned Chef Michael Mina. The Mina Group desired a large bar area, an expansive dining area to seat 90 people, and a separate sushi bar to seat 30 to 40 people. The facility features a full kitchen, a stand-alone sushi bar, and a Japanese “robata” grill.

AlfaTech provided mechanical, electrical, plumbing, technology, lighting engineering design and LEED services for the tenant improvement for a new high-end restaurant in a single story (with back of house mezzanine) of approximately 10,000 SF, including a community garden, a newly landscaped courtyard and a potential of a rain catchment system along with an on-site photovoltaic array. The interior of the building will be fully renovated, along with a structural upgrade and new MEP systems serving the new restaurant. Morton's The Steakhouse, Los Angeles is located just four blocks from the Staples Center and LA Live. The two-story restaurant boasts an elegant dining room with available private boardrooms in addition to a lively bar area. AlfaTech provided engineering services for the upgrade of the HVAC system and replacement of the smoke controls system in the development which connected to the high-rise tower above in addition to the Fig @ 7th sub terrain iconic open air retail development.

A New York City export from Michelin star chef Michael White, Morini Ristorante brings an unparalleled culinary experience to a rather industrial area of Culver City. The first west coast location for the upscale Italian eatery sits atop the mixed-use complex PLATFORM in a modern greenhouse with panoramic views of Los Angeles. The interior expands onto a sprawling patio with outdoor seating that overlooks the shopping center. We provided MEP design services within this modern design.

AlfaTech provide MEP design services to support a built to suit kiosk for a traditional Belgian artisan waffle vendor located at Westfield Century. Leaff Waffles offers centuries-old Belgium tradition with a freshly baked unique and artisan form. Then covering it with six different finest quality Belgian chocolate and over 30 different toppings right in front of your eyes. The project scope provided a dedicated mechanical system, waste/vent, hot & cold-water piping in addition to lighting and power distribution.

Chipotle Mexican Grill, Inc. is an American chain of fast casual restaurants in the United States. Chipotle is one of the first chains of fast casual dining establishments. Founded by Steve Ells in July 1993, Chipotle had 16 restaurants (all in Colorado) when McDonald's Corporation became a major investor in the late 90’s. By the time McDonald's fully divested itself from Chipotle in 2006, the chain had grown to over 500 locations. With more than 2,000 locations, Chipotle had a net income of US $475.6 million and a staff of more than 45,000 employees in 2017. The locations we were involved with were primarily in Colorado and California.

Del Taco is an American fast food restaurant chain which specializes in American- style Mexican cuisine as well as American foods such as burgers, fries, and shakes. Del Taco is led by Chairman and CEO Paul Murphy, and is headquartered in Lake Forest, California. By the mid 2000’s, Del Taco had 400 + stores located in ten U.S. states. McDonald's is an American hamburger and fast-food restaurant chain. It was founded in 1940 as a barbecue restaurant operated by Richard and Maurice McDonald. Today, McDonald's is one of the world's largest restaurant chains, serving approximately 68 million customers daily in 120 countries across approximately 36,899 outlets. A McDonald's restaurant is operated by either a franchisee, an affiliate, or the corporation itself. The McDonald's Corporation revenues come from the rent, royalties, and fees paid by the franchisees, as well as sales in company-operated restaurants. According to a BBC report published in 2012, McDonald's is the world's second largest private employer with 1.5 million of whom work for franchises. The projects we provide engineering services on were franchise premises within the Orange County area of California.

RANDY ' S DONUTS - HOLLYWOOD & HIGHLAND

Randy’s Hollywood & Highland location is impossible to miss with a 18-foot-wide, donut-shaped entrance, and a pop culture mural. AlfaTech provided MEP engineering criteria design for the iconic food establishment as part of their long- standing engineer of record services for the approximately 460,000-square-foot retail and entertainment center in the heart of Hollywood’s tourism and business district.

The California Pizza Kitchen, known within the food industry as CPK, is a polished casual dining restaurant chain that specializes in California-style pizza. The restaurant was started in 1985 by attorneys Rick Rosenfield and Larry Flax in Beverly Hills, California, United States. The project locations included California, Arizona and New Jersey.

CULVER PUBL IC MARKET

Culver City, CA

Culver Public market is concept born from hand-selected concepts by dynamic restaurateurs. The project is immolates a deconstructed food market, and displays original art created by local artists. Culver Public Market is a culinary and cultural experience that visitors can make your own. The project comprised of a ground up development on a 2 acre site in Culver City. Bldg. A comprises of (12) retail food service establishment units that are engineered with flexibility to cater to multiple varieties of restaurateurs. Utilities include metered gas/water/electricity, make-up air & grease exhaust, sewer & grease waste. A new parking structure with a rooftop event deck provides 200 parking stalls. Bldg. B provides additional retail FSE units and a large 20k SF food hall. The overall site contains multiple inviting outdoor seating areas.

LUDWIGS GERMAN TABLE

Ludwigs German Table, a spirited German locale with food & brews served in a contemporary interior & outdoor beer garden, received an entire 1,758 SF restaurant remodel. AlfaTech designed the plumbing systems (sanitary waste, domestic cold and hot water and natural gas) for the new kitchen equipment. The existing grease trap will be replaced with a new 500-gallon unit. Lighting was also done for the restrooms.

AlfaTech provided mechanical, electrical, and plumbing engineering services for this full tenant improvement project of an existing warm shell building of approximately 59,300 SF consisting of 2 floors. This building tenant improvement included a boardroom, general conference rooms, restrooms, offices, and open office space. In addition, the existing building (64,100 SF ground floor and 26,800 SF second floor) was also remodeled to include a new 4,000 SF cafeteria space and 2,000 SF server/kitchen space, as well as general conference rooms, restrooms offices, and open office space.

ONTARIO INTERNATIONAL AIRPORT CONCESS IONS

The firm performed mechanical, electrical and plumbing services, as well as fire alarm design for renovations at Ontario Airport Terminals 2 and 4, for a number of concessions, including Authors/Daily News, California & Co., Express Bodicare, News Connection, and See’s Candies. Ontario Airport won a prestigious Airports Council International -- North America (ACI-NA) " Richard A. Griesbach Award of Excellence " in Airport Concessions category in 2001. The firm also worked extensively on renovations to the food concessions located in Terminals 2 and 4, including Coffee Bean & Tea Leaf, El Paseo Café and Cantina, Schlotzsky’s, T.G.I. Friday’s. Work included mechanical, electrical and plumbing design services.

Type: Co-working Office, Cafe Size: 13,000 SF

This historic reuse project transformed the two story Varsity Theater into a contemporary, efficient cafe and co-working space while preserving original architectural details. A new IDF room and associated new HVAC cooling only system was required as well as a kitchen with extensive warm and serve capabilities for the new café. The design included all new lighting, lighting controls and power and an extensive reconfiguration of the fire sprinkler and fire alarm system.

Flyte El Segundo offers more than 580,000 square feet of rentable space. The improvements surrounding this project re-positioning entailed a new plaza is being built between the two office towers which added new landscaping, raised wood platforms for outdoor dining options, Retail Food Service Establishments kiosks, an amphitheater, seating areas, shade structures, and space for food trucks.

DECKERS OUTDOOR CORPORATION*

Provided engineering design services for this retail project. The facilities consisted of a warehouse, retail outlet and offices. This retailer is headquartered in Australia and is most well known for its UGG brand. One main feature was the multiple story atrium which was used by this facility to live stream fashion shows from this location to other Decker/Ugg locations. This facility is part of a larger retail mall which consists of other retailers, restaurants and cafes.

GELSONS MARKETS

Silverlake & La Cañada, CA

Gelson's is an American regional supermarket chain operating in Southern California. In February 2014, Gelson's was sold to TPG Capital. At the new Silver Lake Gelson's bar, Noshing & Imbibing sits under decorative lighting and is positioned in such a way that it would be hard to forget where you're sitting, in the middle of a grocery store. The La Cañada location boasts Renaud’s newest taste of Paris collection with their state of the art bakery / confectionary. Gelson’s, which operates 18 markets across Southern California, currently sells beer and wine, which also has a take-out deli and prepared foods section. We completed the full MEP design for both of these Gelson’s locations.

THE PLATFORM*

Culver City, CA

The Platform at Culver Station is a retail, office and parking development that includes adaptive reuse of existing buildings in conjunction with new construction, to create a community-oriented niche shopping and office space environment. The Platform, named for its proximity to the new Expo Line station at Washington and National Boulevards, seeks to capitalize on activity generated by the Metro. It is a collection of retail spaces, offices, and restaurants housed in 6 buildings that wrap around a central courtyard. We designed The Platform’s detailed core and shell MEP and Technology systems with an emphasis on flexible implementation for future tenants so that any type and permutation can be accommodated. The systems will incorporate centralized and metered power feeds to future tenants, core and shell and site lighting, high-efficiency mechanical equipment, and environmentally friendly design.

Target Corporation is the second-largest discount store retailer in the United States, behind Wal-Mart. Target established itself as the highest-earning division of the Dayton-Hudson Corporation in the 1970s; it began expanding the store nationwide in the 1980s and introduced new store formats under the Target brand in the 1990s. The parent company was renamed the Target Corporation in 2000 and divested itself of its last department store chains in 2004. As of 2017, Target operates 1,800 + stores throughout the United States. To name but a few of these store location; Whittier, Carson, Lake Elsinore, Long Beach, Norwalk, Huntington Beach, Westminster, Irvine, South Gate, Santa Clarita, and Palm Springs. These projects were fast pace projects, whilst dealing with local city codes within each location.

SFO International Airport Terminal 3 San Francisco, CA

Type: Hospitality Size: 7,000 SF

AMEX wanted a unique, high-end lounge to accommodate its exclusive members and to be a destination locale within the new international terminal at SFO.

AlfaTech provided mechanical, electrical and plumbing engineering, technology and security services for this high end 7,167 SF tenant improvement project, including kitchen, lounge and restrooms located in the Mezzanine level of Terminal 3.

This is a LEED Platinum project.

FAIRWAY GLEN SHOPPING CENTER

Santa Clara, CA

Type: Retail, Office Size: 14,000 SF

AT provided electrical design for a 14,000 SF addition to the existing Fairway Glen Shopping Center. The project was a mix of both first-floor retail and second-floor office space. It also included rerouting the existing City of Santa Clara power lines, which ran the entire length of the shopping center property, from overhead to underground. In addition, the firm provided exterior lighting plans to combine exterior lighting on the addition with that of the existing surrounding structures.

WEST VALLEY SHOPPING CENTER

The firm was contracted to provide full engineering services for the design of a shopping center, which included 14 retail stores (1 hub store and 13 smaller retail spaces), two fast food restaurants, and one bank branch. These totaled 90,000 SF retail, 6,000 SF for fast food, 4,000 SF for the bank, and a 45,000 SF supermarket.
