CASE STUDY:
UBER MB 1 & 2 – LEED PLAT INUM / WELL GOLD MI SS ION BAY HEADQUARTERS

AlfaTech is currently involved in Uber’s innovative new San Francisco headquarters which is a new 420,000 square-foot, ground up office building in the Mission Bay district. We provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech is part of the construction administration effort and served as the engineer-of-record for mechanical and electrical installations. We assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort. The project is designed as an innovative, ultra-high performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure, a façade that responds to programmatic needs, an under floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use.

CASE STUDY:
LUCAS MUSEUM OF NARRAT IVE ART Los Ange l es , CA
The Lucas Museum was conceived with the bold ambition to challenge the way our societies appreciate art museums. Inspired by its resolute mission, the engineering design blasted off with the vision to deliver a lasting, centenarian building in harmony with its site. The carbon zero design harnessed heat and cooling from the soil beneath the museum with over 700 vertical bores. This constituted the deepearth, pulsating aorta of the geothermal field. A second element of nature was introduced by way of a thermally active water pond, which increased the site’s innate cooling capacity. These features were modulated by the high-efficiency, heat recovery central plant that provided all-electric, simultaneous heating and cooling (and no gas-fired boilers). Environmental quality for prime spaces – galleries, state of the art theaters, and lobbies – were controlled with underfloor air-distribution and radiant floors. Smart controls gently nudged temperature and ventilation parameters to adjust to visitors’ comfort. The superstructure lifted off with an exterior façade that self-shaded the thermal shell, effectively reducing cooling demand. Curved onyxglass organically traced the rooftop which formed the solar PV field. At 365 kW capacity, the renewable energy source reduced an estimated 10-15% of the electricity demand and swung the carbon footprint negative. Ahead of its time, the Lucas Museum will open the doors as an eco-friendly, ‘net zero energy’-ready museum that gives back to the surrounding community.

CASE STUDY:
DELTA PRODUCTS HEADQUARTERS F remont , CA
Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

Type: Cultural, Community, Restaurant Size: 98,000 SF
Culver Public Market is a concept born from hand-selected concepts by dynamic restauranteurs. The project emulates a deconstructed food market and displays original art created by local artists. Culver Public Market is a culinary and cultural experience that visitors can make their own. The project is comprised of a ground up development on a 2-acre site in Culver City. Bldg. A is comprised of (12) retail food service establishment units that are engineered with flexibility to cater to multiple varieties of restauranteurs. Utilities include metered gas/water/electricity, make-up air & grease exhaust, sewer & grease waste. A new parking structure with a rooftop event deck provides 200 parking stalls. Bldg. B provides additional retail FSE units and a large 20k SF food hall. The overall site contains multiple inviting outdoor seating areas.

TOPMAN TOPSHOP @ THE GROVE

An apparel company from the UK, Topshop & Topman decided to locate at The Grove and needed a unique identity to showcase their line. The project required a significant back and forth to capture the design requirements for the client and yet fit within the site parameters of the The Grove. Designed by Gensler and constructed by THOR Construction, the project was executed on time and on budget. Our background in creative space MEP design was helpful in executing the trend-driven demands of the client. The store occupies 28,000 SF of prime real estate in this landmark shopping center.

HANAHAUS
Palo Alto, CA
Type: Co-working Office, Cafe Size: 13,000 SF
This historic reuse project transformed the two-story Varsity Theater into a contemporary, efficient cafe and co-working space while preserving original architectural details. A new IDF room and associated new HVAC cooling only system was required as well as a kitchen with extensive warm and serve capabilities for the new café. The design included all new lighting, lighting controls and power and an extensive reconfiguration of the fire sprinkler and fire alarm system.

BENTLY HERITAGE DI STI LLERY

MILL BUILDING Type: Manufacturing, Retail Size: 14,700 SF
Bently Heritage Distillery developed the Old Mill District into a state-of-the-art distillery for high grade whisky and spirits. The Mill Building, built in 1908, is the main production facility for fine whiskey.
The structure consists of four, 24’ diameter by 50’ high steel plate silos as well as a 3 stories/ loft/ low basement unreinforced brick masonry structure. The first floor of each distilling silos were conjoined by removing portions of the skin of each silo. Distilling equipment is arranged vertically to enable a gravity fed distilling process. The brick structure contains the private and public tastings rooms and retail spaces. Portions of the existing floors were removed to create multiple height spaces.
CREAMERY BUILDING Type: Manufacturing, Retail Size: 15,000 SF
Bently Heritage Distillery developed the Old Mill District into a state-of-the-art distillery for high grade whisky and spirits. The existing Creamery Building was demolished with the exception of the historic brick façade.
The new building has variable ceiling heights up to 34.5’ high. It houses a small public area, tasting rooms, restrooms, prep kitchen, and a second distillery operation for malting of grains, production of neutral spirits, storage and support functions, bottling, packaging and loading. The building responds to the various specific conditions required for the equipment it houses. A variety of conditions exist: open spaces with natural light and natural ventilation, enclosed high-fire hazard rooms, and tall spaces to house column-stills.

The firm provided electrical design services for this 50,000-square-foot boat dealership consisting of a showroom, office space, maintenance and repair, and fiberglass fabrication and molding areas, paint booths, engine fabrication, and service bays including compressed air systems.

THE PLATFORM*
Culver City, CA
Type: Retail/Office Size: 220,000 SF
The Platform at Culver Station is a retail, office and parking development that includes adaptive reuse of existing buildings in conjunction with new construction, to create a community-oriented niche shopping and office space environment. The Platform, named for its proximity to the new Expo Line station at Washington and National Boulevards, seeks to capitalize on activity generated by the Metro. It is a collection of retail spaces, offices, and restaurants housed in 6 buildings that wrap around a central courtyard. We designed The Platform’s detailed core and shell MEP and Technology systems with an emphasis on flexible implementation for future tenants so that any type and permutation can be accommodated. The systems will incorporate centralized and metered power feeds to future tenants, core and shell and site lighting, high-efficiency mechanical equipment, and environmentally friendly design.

AlfaTech provided MEP design services for this 73,500 SF new, retail/office building in Union Square. The project consisted of the complete demolition of 290 Sutter and adjacent 272 Sutter and construction of a new ground up six-story structure with a basement.

The firm provided mechanical, electrical, and plumbing engineering services for this project, which consists of approximately 14,360 SF of retail space, and approximately 26,000 SF of offices space. The retail space includes a restaurant. The project was designed to a LEED Silver certification level. Part of the new construction occurred over an existing restaurant and the existing MEP services, including a kitchen hood exhaust needed to accommodate into the new construction.

AlfaTech provided MEP design services for this new 10,000 SF destination restaurant in the heart of San Francisco’s Financial District from renowned Chef Michael Mina. The Mina Group desired a large bar area, large dining area seating 90, and a separate sushi bar seating 30-40. The facility features a full kitchen, stand-alone sushi bar and Japanese robata grill.

AlfaTech provided MEP design services for this upscale restaurant by celebrity chef, Michael Mina for 200 guests. The restaurant is located at The Americana at Brand, a large shopping, dining, entertainment and residential complex in Glendale, California.

TOSHI ZO WATANABE CUL INARY CULTURAL CENTER

Type: Culinary Arts Center Size; 9,700 SF
Celebrity chef Andy Nakano was selected to oversee the build-out of a new restaurant and culinary center in this historic,1960's era building. With no existing plumbing and mechanical systems in place to support a restaurant or culinary arts facility, a full gut/remodel was required. Challenges included the addition of grease interceptor and as the grease waste system was below the level of the city sewer system in addition to adding a grease exhaust system from this sub-terrain level.

The project comprised of engineering a specialized gas fired coffee roasting machine exhaust system. The challenge was routing the exhaust flue system through an existing high-rise building. The AlfaTech team came up with creative solutions to this fast-paced project.

Morton's The Steakhouse, Los Angeles is located just four blocks from the Staples Center and LA Live. The two-story restaurant boasts an elegant dining room with available private boardrooms in addition to a lively bar area. AlfaTech provided engineering services for the upgrade of the HVAC system and replacement of the smoke controls system in the development which connected to the high-rise tower above in addition to the Fig @ 7th sub terrain iconic open air retail development.

AlfaTech provide MEP design services to support a built to suit kiosk for a traditional Belgian artisan waffle vendor located at Westfield Century. Leaff Waffles offers centuries-old Belgium tradition with a freshly baked unique and artisan form. Then covering it with six different finest quality Belgian chocolate and over 30 different toppings right in front of your eyes. The project scope provided a dedicated mechanical system, waste/vent, hot & cold water piping in addition to lighting and power distribution.

This building includes a café area with a 5,500 SF seating area, 1,800 SF server area, and 4,700 SF production kitchen. The café is designed to serve up to 1,000 people per day or be set up to host private catering events. The servery area consists of four different food selection options, each with their own Type 1 grease hood. The production kitchen has two Type 1 grease hoods and a Type 2 dishwasher hood. There is an 18,000 CFM pollution control unit that removes the grease particles from each Type 1 hood before being exhausted out of the building. There are two 9,000 CFM make-up air handling units that can either heat or cool the incoming outdoor air temperature before being entering the building. These units have fan walls that can operate efficiently over a wide range of capacity to save energy. Air conditioning is achieved thru variable air volume boxes connected to a central chilled water air handing unit that connects to central plant system with heat recovery chillers. The domestic water heating systems can extract excess heat from the central plant system to offset the amount of energy required to heat the hot water system.

This 70,000 SF building at Santa Rosa Junior College includes four restaurant grade kitchen/classroom areas, student lecture classrooms, and office area for administrative staff. It features four teaching kitchen areas each with a capacity for approximately 25 students. Each kitchen has type I (grease) and type II (vapor) exhaust systems. All exhaust systems for the kitchens feature Variable Flow Hoods that considerably reduces exhaust fan energy consumption. All kitchen make up air is provided by a 50,000 CFM Air Handling Unit with FanWall technology that allows the air flow range to vary from 700 CFM to 50,000 CFM by using an asymmetrical VFD assignment to the FanWall fan array. This type of airflow volume flexibility allows the Air Handling Unit to provide make-up air to one hood in the entire kitchen or all the hoods in the four kitchens. Air conditioning is achieved through the use of zoned heat pump units water cooled through two closed circuit cooling towers. The building will be equipped with a solar thermal array sized to provide all domestic hot water needs of the building, including the kitchens.
