UBER MB 1 & 2 – LEED PLATINUM / WELL GOLD MI SS ION BAY HEADQUARTERS

AlfaTech is currently involved in Uber’s innovative new San Francisco headquarters which is a new 420,000 square-foot, ground up office building in the Mission Bay district. We provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech is part of the construction administration effort and served as the engineer-of-record for mechanical and electrical installations. We assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort. The project is designed as an innovative, ultra-high performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure, a façade that responds to programmatic needs, an under floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use.

CASE STUDY:

LUCAS MUSEUM OF NARRATIVE ART Los Ange les, CA

The Lucas Museum was conceived with the bold ambition to challenge the way our societies appreciate art museums. Inspired by its resolute mission, the engineering design blasted off with the vision to deliver a lasting, centenarian building in harmony with its site. The carbon zero design harnessed heat and cooling from the soil beneath the museum with over 700 vertical bores. This constituted the deepearth, pulsating aorta of the geothermal field. A second element of nature was introduced by way of a thermally active water pond, which increased the site’s innate cooling capacity. These features were modulated by the high-efficiency, heat recovery central plant that provided all-electric, simultaneous heating and cooling (and no gas-fired boilers). Environmental quality for prime spaces – galleries, state of the art theaters, and lobbies – were controlled with underfloor air-distribution and radiant floors. Smart controls gently nudged temperature and ventilation parameters to adjust to visitors’ comfort. The superstructure lifted off with an exterior façade that self-shaded the thermal shell, effectively reducing cooling demand. Curved onyxglass organically traced the rooftop which formed the solar PV field. At 365 kW capacity, the renewable energy source reduced an estimated 10-15% of the electricity demand and swung the carbon footprint negative. Ahead of its time, the Lucas Museum will open the doors as an eco-friendly, ‘net zero energy’-ready museum that gives back to the surrounding community.

DELTA PRODUCTS HEADQUARTERS F remont , CA

Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

AlfaTech design services included core and shell MEP systems to support the new 3 story mixed-use facility and its 5 level underground parking structure. Programing includes 32,000 sf of medical space for Specialty Practice, Internal Medicine and Family Practice, Pediatrics, OB/GYN, Lab, Imaging and Central Scheduling and administrative offices as well as 3,331 sf retail space. The MEP systems are designed to OSHPD3 standards and 3,331 sf retail space is supported with a VRF system.

AlfaTech provided services for a new, $1.4 billion, 289-bed hospital located in the Mission Bay area of San Francisco. The facility includes a 183-bed children’s hospital, a 70-bed hospital for cancer patients, a women’s hospital, a central utility, underground tunnel, bridge, helipad, and parking. In addition, the project includes an outpatient building, energy center, support.

SAINT FRANCIS MEMORIAL HOSPITAL – BOTHIN BURN CENTER

Type: Burn Center Size: 12-story hospital tower

AlfaTech provided engineering design services for several projects at Saint Francis Memorial Hospital, a 12-story, 323-bed hospital tower, located in San Francisco, CA. SFMH is also a Dignity Health network member. Projects included converting an entire floor into the Bothin Burn Center, providing new OR rooms, remodeled psychiatry wing and MRI rooms. Additionally the firm has performed steam boiler and medical gas upgrades, pre-op recovery area, lobby & nurse’s station remodel, refrigerator & freezer replacement and office renovations. The new Bothin Burn Center is a 15,500 SF, 16-bed, intensive care burn unit on the 5th floor of the hospital. Bothin Burn Center is the largest in northern California, treating over 500 burn victims each year. This isolation unit features an independent ventilating system, minimizes the risk of outside contamination and maintains strict room temperature and humidity control.

AlfaTech provided mechanical, electrical, plumbing and fire protection engineering services for the structural strengthening of Old Main West and portion of Old Main East – basement through 3 rd floors, including the demolition of OM West 4 th through 7 th floors and demolition of OM East basement through 7 th floors. MEP Services included design for rooftop HVAC system design to provide maximum ventilation and exhaust systems to the three-story building and basement, and ventilation of the corridors running down the center of the building, two new elevators and exit stairs.

The firm performed mechanical and electrical engineering design services for this 3- story medical office building which included converting existing office space into medical exam rooms, patient treatment rooms, physical therapy suites and a new pharmacy. An AIDS/ICH treatment clinic was provided; complete with patient treatment "negative pressure" isolation rooms. Significant HVAC upgrades where required for the renovation. New power and telephone/data distribution throughout the entire building was required and new lighting for the upgraded areas. A new fire alarm system was specified and the corridors were upgraded to bring the building up to current code requirements. The 14,000 SF consists of a Feasibility Study of the existing Don Lowe Pavilion to evaluate the potential for this site to be converted.

The firm worked on several projects for Mission Oaks Hospital: conversion of a pain clinic to a breast center; an isolation room system study; and a sterilizer room study. Isolation room mechanical and electrical systems were surveyed for OSHPD-compliance and a report was submitted that documented findings and recommended improvements. The firm also evaluated sterilizer systems against current code requirements. The final report contained information about existing system issues, equipment requirements, and the necessary mechanical and electrical system modifications.

Modifications were made to upgrade the existing domestic water distribution systems; including the incorporation of an instantaneous domestic hot water system. A new condensate return system replaced an existing non-functional system. Modifications to the electrical distribution system were made to accommodate the new equipment. Modifications were made to the existing fire alarm system to achieve OSHPD code compliance.

The firm performed engineering design services to revise the current mechanical, electrical and plumbing design to accommodate the installation of a new GE Advantx HF 65 X-ray machine and support equipment. The HVAC system was modified to comply with current OSHPD requirements. The electrical distribution system was modified to supply power to the new x- ray machine and support equipment. Fire alarm system was made to comply with OSHPD requirements. Our services include a comprehensive electrical systems study at Evergreen Dialysis Clinic, and for a new clinic in central San Jose. The latter was further studied for future expansion to 20 stations. The study included all primary utility power and secondary power distribution with panel boards for each floor.
