CASE STUDY:

UBER MB 1 & 2 – LEED PLATINUM / WELL GOLD MI SS ION BAY HEADQUARTERS

AlfaTech is currently involved in Uber’s innovative new San Francisco headquarters which is a new 420,000 square-foot, ground up office building in the Mission Bay district. We provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech is part of the construction administration effort and served as the engineer-of-record for mechanical and electrical installations. We assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort. The project is designed as an innovative, ultra-high performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure, a façade that responds to programmatic needs, an under floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use.

CASE STUDY:

LUCAS MUSEUM OF NARRATIVE ART Los Ange les, CA

The Lucas Museum was conceived with the bold ambition to challenge the way our societies appreciate art museums. Inspired by its resolute mission, the engineering design blasted off with the vision to deliver a lasting, centenarian building in harmony with its site. The carbon zero design harnessed heat and cooling from the soil beneath the museum with over 700 vertical bores. This constituted the deepearth, pulsating aorta of the geothermal field. A second element of nature was introduced by way of a thermally active water pond, which increased the site’s innate cooling capacity. These features were modulated by the high-efficiency, heat recovery central plant that provided all-electric, simultaneous heating and cooling (and no gas-fired boilers). Environmental quality for prime spaces – galleries, state of the art theaters, and lobbies – were controlled with underfloor air-distribution and radiant floors. Smart controls gently nudged temperature and ventilation parameters to adjust to visitors’ comfort. The superstructure lifted off with an exterior façade that self-shaded the thermal shell, effectively reducing cooling demand. Curved onyxglass organically traced the rooftop which formed the solar PV field. At 365 kW capacity, the renewable energy source reduced an estimated 10-15% of the electricity demand and swung the carbon footprint negative. Ahead of its time, the Lucas Museum will open the doors as an eco-friendly, ‘net zero energy’-ready museum that gives back to the surrounding community.

DELTA PRODUCTS HEADQUARTERS F remont , CA

Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

Acquired by beIN Media Group and headquartered in Los Angeles, MIRAMAX is a global film and television studio best known for its award-winning and original content. MIRAMAX’s unrivaled library of more than 700 titles has received 278 Academy Awards nominations and 68 Oscars, including four Best Picture awards. The project consisted of an IDF Room, screening room, conference rooms, high density workspaces, recreational areas and work rooms. This project is a true testament to teamwork with the speed and quality of the execution such a complex project.

Type: Broadcast/Entertainment Size: 22,500 SF

Sirius XM Satellite Radio, is a broadcasting company headquartered in Midtown Manhattan, New York City that provides three satellite radio and online radio services operating in the United States. It now provides 69 streams of music and 65 streams of sports, news, and entertainment to its subscribers. Music streams on Sirius carry a wide variety of genres, broadcasting 24 hours daily, commercial-free, and uncensored. The project consisted of broadcast rooms, voice booths, production control rooms, live performance spaces, server room, conference rooms, open workstations and executive offices. Supplemental cooling systems, centralized UPS, N+1 CRAC system, back-up diesel generator, multi-mode fiber network, wireless heat mapping design, etc.

INSTACO Los Angeles, CA

Type: Office, Warehouse, Manufacturing Size: 38,000 SF

Instaco is a global fashion apparel company headquartered in Los Angeles that pushes the boundaries of fashion eCommerce by partnering with social media influencers to create lifestyle fashion brands that speak to the Millennial and Gen-Z consumers. This project was a tenant improvement of an existing tilt up space with an open floor plan concept that included a manufacturing facility, photography showroom, office spaces, a full-size kitchen and distribution warehouse with a full addition of AC cooling and heating unit. Design also included a lighting retrofit and plumbing upgrades.

Burbank, CA

Type: Post Production, Editing and Media Content Size: 18,000 SF

Dolby, has expanded their office space in Burbank Building 1, to support its talented creative artists, and employees. With this new creative office space, Dolby’s expanded facility provides an environment to foster innovation and collaboration. The space programming comprised of color grading rooms, edit bays, QAQC Labs, machine rooms, film vaults, conference rooms and office space. In this project we provided a supplemental air cooled VRF system, 24/7 CRAC units for the server room backed up by a stand by generator. To accommodate the new programing in terms of additional power needs, a new 400A feeder was provided from the main switchgear located in the parking to the renovated floor to supplement the existing power on the floor. A 100KVA UPS also was provided to support the clean power needs and requirement in the video imaging, color grading labs and server room

Type: Virtual Reality Retail Attraction / Glendale Galleria Size: 10,000k SF

This virtual reality themed attraction is a central draw to the Glendale Galleria retail center. The VOID is a full sensory, immersive experience considered location-based entertainment walk into real-time hyper-reality that combines interactive sets, real- time effects, and amazing technology. The VOID is located in the retail center The Galleria that features cutting-edge retail concepts including the world's first Apple store, as well as the Disney Store, a LEGO Store and Pandora. It houses a sophisticated collection of over 200 retail stores and restaurants.

Burbank, CA *

Type: Office Size: 51,000 SF

For Cast & Crew Entertainment Services is a leading provider of payroll services to the Motion Picture and Television industries. Seeking more space for their growing company, they relocated their Burbank offices to the 5th floor of 2300 Empire Avenue, Burbank, CA. The rebuild to the 51,000 SF space began shortly thereafter. We were was enlisted to provide MEP services and work quickly began, with specific focus on the company’s new 1,500 sq. ft. data center and generator. We designed an in-row cooling system and a UPS with redundancy for the server room and a standby diesel emergency generator back up.

DLR GROUP Los Angeles, CA

Type: Office Size: 27,000 SF

When DLR were looking for a new home to consolidate the ever growing Pasadena and Santa Monica offices, the BLOC was the chosen downtown location. DLR occupy the 22nd the partial 23rd floor providing a total of 27,000 SF. The design encompassed modern features, cutting edge technology to provide a creative environment for its staff and a key focus on maximizing the space with flexible space usage. The space encompasses open office space, private focus rooms, multiple conference rooms, a Bru pantry, model shop rooms and flexible studio spaces. We provided MEP engineering for the space and worked closely with the landlord and contractors to deliver a successful project on a time and on budget.

72 and Sunny is a modern full-service design and advertising company with offices in Los Angeles and Amsterdam. Founded in 2004, the company was born out of a combination of frustration and excitement. Frustration that its industry was slow to adapt to the changing technology landscape, and excitement for all the new ways it can connect with people and a desire to explore that power. We were brought into design the MEP for a high-end modern space. With the design architectural firm of LeanArch Architects, the goal was to create a space exhibiting clean lines within a historical shell (The Hercules/Howard Hughes Campus). The project challenges for us were primarily mechanical as the client wanted completely open ceilings, but the trusses were very heavy duty and completely exposed. The architect didn’t want any MEP infrastructure below the trusses due to the low ceiling heights, but the HVAC still needed to function at a very high level to provide consistent comfort to the space’s inhabitants. In the end, 72 and Sunny was very happy with the outcome. It’s an alive and active environment; an open plan that encourages large groups of people to interact dynamically throughout the workday. This Phase 1 initiative was only the first building of two, Phase 2 consisted of office space, edit bays, server rooms, VO Booths and a magnificent bleacher auditorium which utilizes one of the first displacement ventilation systems retrofitted to connect into a VRF system.

CRISPIN PORTER + BOGUSKY

Santa Monica, CA

Type: Office Size: 35,000 SF

Crispin Porter + Bogusky describe themselves as a full-service, fully-integrated advertising agency filled with full-time, late-working, on-timing, below-budgeting, overnight-FedExing, hard-charging, clutch-saving, coffee-chugging, pop-culture changing, marketing fanatics. The 35,000 square foot creative office space is housed on two floors and features an interconnecting staircase and atrium in the center of the space. The atrium is surrounded by a circuit of offices upstairs and bar seating arrangements along the edge of the upstairs atrium railings. A common area, kitchen, and more offices radiate out from the first floor atrium area. Unique to this project are the finishes and construction solutions incorporated into the design. For example, a majority of the walls around private offices, conference rooms and small break out rooms are constructed of metal studs faced with transparent, orange, and blue polycarbonate panels. This required all the electrical wiring through the partitions be immaculately installed with high levels of coordination.

Type: Office Size: 116,000 SF

Google occupies the award-winning Frank Gehry designed outer structure on Main Street in Venice.

The site consists of 3 buildings with 3 different landlords, grouped into one large campus. Everything was initially gutted to the walls, leaving the landmark Gehry “binoculars” intact. A full cafeteria was installed, along with massage suites, workout rooms and an outdoor amphitheater. This building achieved LEED Platinum status. We faced a couple of challenges here in that the infrastructure for the cafeteria was difficult to design and install in the existing configuration on the ground floor, and the project was on an extremely fast-track schedule, in addition to being a LEED Platinum certified structure.

GOOGLE - YOUTUBE

Playa Vista, CA

Type: Office Size: 41,000 SF

The flagship YouTube studio, YouTube Space LA is a brand new, state-of-the-art production facility in Playa Vista, designed specifically for YouTube creators to produce original digital video content, from an idea through editing and uploading to YouTube. The YouTube Space LA is a creative production facility for both established and emerging YouTube content creators who are part of the YouTube Partner Program. At the YouTube Space LA, YouTube creators learn from industry experts, collaborate with other creators and have access to the latest production and post-production digital video equipment. The building is situated at the historical Howard Hughes hangar, home of the “Spruce Goose”. We provided MEP designs for the facility, which includes a cinema soundstage, post-production studios, motion capture, screening rooms, green screen studios and rehearsal rooms. The main goal was to create a state-of-the-art broadcast studio facility that still respects the historical elements of the enclosure and sites. There were multiple challenges for us here: Without disturbing the facade, which as a historical landmark had to remain virtually untouched, We designed brand new power, mechanical and plumbing systems that achieved LEED Gold status, in the face of huge power demands.

RED BULL

Santa Monica, CA

Type: Office Size: 74,000SF

Red Bull North America is the world’s premium energy beverage manufacturer, known for bold, unique marketing campaigns that include film, documentaries, extreme sports, art and music events. The company’s exponential growth and diversification resulted in much needed additional office space in close proximity to their current offices in Santa Monica. Red Bull leased 1630 Stewart St., a 74,000 SF warehouse facility that was originally a brick-making factory, among other things, and they engaged our services to design the MEP for their space. We also played a major role with lease negotiations to ensure that Redbull's requirements, especially in terms of system capacities, are provided as part of the core and shell systems. Prior to Red Bull North America’s occupancy, the building was multi-tenanted and thus divided into smaller suites. The interior was completely demolished to accommodate an open floor plan as well as expand the existing mezzanine for more usable work and meeting room space. Weekly meetings and close communication with the Client were vital to ensure successful execution of the design, which incorporated the existing charm of the building – red brick and steel columns – in a cohesive manner. The new design posed many challenges and required close communication with the City of Santa Monica and various engineering firms to resolve various structural challenges. The first floor design is centered on a main street concept that connects the employee café and barista, reception and informal meeting space and interior gardens, marrying the client’s collaborative nature immediately upon entering the building. However, the jewel of the building is truly the visual center which is comprised of a series of strategically placed floating conference rooms located on the mezzanine level.

BELKIN LAB

Irvine, CA

Type: Office Size: 28,000 SF

Belkin creates technology enhancing products – phone cases, chargers, adapters, etc. - for digital devices, as well as security, infrastructure, energy and server-room solutions that can be integrated through centralized digital systems.

We joined the team to enhance product testing facilities located in Irvine, add a new data center, and update a lobby and open work area. The product testing labs were existing but required all new electrical and utility runs. Two floor mounted air conditioning units were installed on the exterior to support the testing facility. Existing lab furniture was removed, reconditioned and reinstalled, and completely new materials were installed throughout the lab space. A specific feature of the facility is a new anechoic sound deadening chamber used for precision testing equipment. The prefabricated chamber was installed to allow for tests requiring no interference from wireless signals. A new data center was also built with a pre-action sprinkler system that allows a delayed response in the case of fire, protecting the servers housed in the data center from damage. Installation of the system required the demolition of the existing wet sprinkler system. During the process of construction, it was discovered that there is a high water table under the building, and additional moisture barrier was required to protect the servers as well. A reception and lobby area renovation was also included in the scope of work, as well as open collaboration spaces.

Design elements include new large windows in the existing tilt-up panels, series of tall projected bays, tall aluminum screen, and canopy structure wrap.

OWN – OPRAH WINFREY NETWORK

West Hollywood, CA

Type: Office and Studio Size: 60,000 SF

In 2013 OWN made the move to West Hollywood at "The Lot".

OWN were first generation tenants within this building for the most part where the design team embarked upon creating a state-of-the-art facility for them.

As part of the team, we supplied a complete MEP design for this project, which includes flowing office space, edit bays, finishing rooms, VO booths, tape vaults, video conference rooms, custom employee cafe area, multipurpose rooms, a unique 3 story video wall, and a 1000 sq. ft. server room. We designed an in-row cooling system and a UPS with redundancy for the server room. The existing basement parking was retrofitted with multiple EV charging stations for the OWN employees. Beverly Hills is known to have some challenging protocol, but we were able to successfully navigate our way through the quirks to keep the aggressive schedule on track.

DIRECT TV – LEED PLATINUM

El Segundo, CA

DirecTV needed to re-establish itself in a new campus in El Segundo. There was a need to consolidate a number of existing buildings and re-design the network into something that would supply a higher level of amenities for employees, more workspace and allow all to intermingle in a similar culture that would bring more people together as they go through their daily activities. At approximately 1,000,000 sq. ft. and with a total of 4 buildings, the client relied heavily on the decision making capabilities of team, and its ability to phase all the work in such a way that business could be continued in certain areas while heavy construction was occurring in others. AECOM provided architectural and design services, with Jones Lang LaSalle providing overall program and project management. Critical systems like an emergency generator, UPS system and a data center were al brought online and tested rigorously prior to occupancy. DirecTV LA5 was awarded LEED Platinum status in 2014. The campus comprised of various different types of office space requirement, conference center, data center, server rooms, employee campus cafeteria, employee fitness center, DTV main satellite tracking facility, live broadcast venue, digital R&D/ testing labs, interactive lobbies and the implementation state of the art technology throughout the campus.

KCET TELEVIS ION

Burbank, CA

KCET sold its historic Sunset Boulevard studio to the Church of Scientology, and leased 2 floors, roughly 55,000 sq. ft. at the The Point, a brand new 14 story LEED Gold certified building in downtown Burbank. As part of the team we embarked immediately on the study, design, construction and installation process of their MEP systems, a Herculean undertaking for the tight 12-month timeframe which saw the bare space transformed into state-of-the art production studios and offices. Through intense analysis of the existing building and expertise in entertainment industry systems design, issued the long lead package within the first two months. Focus then shifted to construction of the cutting-edge technical studio spaces with master control room, CER, machine room and edit suites. The 24/7 cooling tower system was helicoptered onto the rooftop, they added a generator and ran conduits 800 ft. through the parking structure, which also houses the UPS. We designed water cooled VRV sound sensitive systems and optimized everything for 24/7 broadcast transmission and production efficiency.

PANAVIS ION Woodland Hills, CA

As one of the motion picture and television industry’s leading producers and suppliers of cameras and lenses, Panavision Inc. required new headquarters that contained collaborative office space, research and development labs, manufacturing and testing facilities, shipping and receiving facilities, a full movie theater, full service cafeteria, coffee bars and cafe, as well as a retail store. In 2011 Panavision leased a 145,000 square foot vacated warehouse in Woodland Hills, CA. As part of the team we transformed the space into a thriving industrial environment capable of housing all of Panavision’s unique needs and functions. Completed in August 2012, the project was awarded the 2013 Industrial Project of the Year by The San Fernando Business Journal.

RIOT GAMES HEADQUARTERS @ ELEMENT LA

Located in West LA on Bundy Dr. and Olympic Blvd., The Element LA Media Campus is a repurposing and development on 11.5 acres consisting of 5 buildings totaling 250,000 SF of creative office space and a 255,000 SF stand alone parking structure. An early site work challenge entailed coordinating and keeping abreast of the DWPs process to underground relocate huge, overhead and visually undesirable high voltage power poles, as well as substations impeding the design and project needs. At the time we focused on prepping the buildings utilities to be primed for adaptive reuse and creative office type spaces by increasing system capacities, adding new DDC controls, mechanical systems and a brand new electrical distribution system. Prior to completion of the project, RIOT Games signed a lease on Element LA and released the contract based upon a GMP pricing package which we played an instrumental role in developing so that a solid project budget, construction and permitting schedule could be established. The project consisted of multiple same trade subcontractors working together in conjunction with core and shell scope contractors to meet this fast track schedule. The project consisted of multiple edit bays, 85-seat screening room, 35-seat screening room, global network operations center, global security hub, gaming labs, programming areas, PC bang competition space, Server and IDF Rooms, 750 flexible seating cafe which can double as a thunder dome event space, conference rooms, high density workspaces, recreational areas, libraries, staff bar, brew shops. This project is a true testament to teamwork with the speed and quality of the execution such a complex project.

KONAMI is a leading developer, publisher and manufacturer of electronic entertainment properties. Company titles include the popular franchises METAL GEAR SOLID, Silent Hill, DanceDanceRevolution and Castlevania, among other top sellers. KONAMI provides content in ways to suit customer needs and style of play based on where they are through its unique "multi-place" entertainment model. In September 2013, KONAMI marked the opening of a new studio in Los Angeles. The studio will be involved in the development of a variety of games, including installments of the METAL GEAR SOLID franchise. Konomi comprised of building 10, 11 & 18 which formed the old auto shop and fire station on the Historic Hercules/Howard Hughes Campus. The major challenges on this project were the preservation of the historic elements within this space while designing a fully open ceiling concept. Creative solutions were sought within tight low head space mezzanines to give life to previously unused spaces. The building encompassed high density open plan collaboration workstations, break rooms, mezzanine conference rooms, private offices, VO Booths, Edit Bays, Screening Rooms, Server Rooms and multiple IDF rooms.

MOSAIC – ANGEL IKA F ILM CENTER & CAFE

Fairfax County, VA

Type: Office Size: 125,000 SF

The Angelika Film Center & Cafe at Mosaic District, is a ground-up, 75,000 SF, two- story plus mezzanine mixed-use building comprising an eight-screen cinema and 30,000 SF of retail and restaurant shell space. The building is a key element in a mixed-use development in Fairfax County, Virginia undertaken by private developer EDENS. We designed MEP systems for both the core and shell of the base building and the interior-design/tenant fit-out scope for Angelika. We finessed the inherent challenge of integrating brand new core and shell while designing future pathways and infrastructure systems, taking into account the acoustically sensitive 2nd floor theatre environment and anticipated needs of ground floor restaurants and retail spaces.

SONY ENTERTAINMENT LOT / STAGE 24

Culver City, CA

Type: Office, Auditorium, Stage Size: 32,000 SF

The Queen Latifah show stage was one of many projects completed on the Sony lot.

The project consisted of designing a customized set and supporting offices, conference rooms, wardrobe areas, dressing rooms and green rooms. The set was completed on a fast track schedule but we were still able to adapt to meet the evolving needs of the set designers vision.

STAGE 54 – CAPITAL CITIES / ABC Hollywood, CA

Type: Sound Stage Size: 24,000 SF

The firm provided mechanical, electrical and plumbing design services for this five- level facility, built to serve the production of TV series “General Hospital” and to accommodate ABC’s “On-Air Production group. The 24,000 SF ground level accommodates the dressing rooms, green room, make-up, costume, and more.

SONY PICTURES – JIMMY STEWART BUILDING

Culver City, CA

Type: Office and Studio Size: 212,000SF

With Sony's ever evolving need for space on the lot, the only option was up. So Sony embarked upon building an 8-Story high rise building on the lot.

This project involved the MEP design of a ground-up core and shell with extreme site constraints. As the core and shell design was almost finished we took on the challenge of designing 8 floors of technical space T.I. to provide a new home for the folks at Sony Music Group. The project comprised of a full cooking employee cafeteria, coffee shops, tour offices, humidification controlled museums, conference center, multiple interconnecting floors, open office spaces and private offices. We were instrumental in navigating the smoke control system through Culver City AHJ review process. The design utilizes a UUKL 864 listed mechanical controls system which doubles as a smoke controls system in-lieu of traditional methods of two completely separate systems. This approach save on both construction time and cost as the same wiring raceways could be dual purposed. This is one of the few installations of this type within the LA area.
