UBER MB 1 & 2 – LEED PLAT INUM / WELL GOLD MI SS ION BAY HEADQUARTERS

AlfaTech is currently involved in Uber’s innovative new San Francisco headquarters which is a new 420,000 square-foot, ground up office building in the Mission Bay district. We provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech is part of the construction administration effort and served as the engineer-of-record for mechanical and electrical installations. We assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort. The project is designed as an innovative, ultra-high performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure, a façade that responds to programmatic needs, an under floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use.

LUCAS MUSEUM OF NARRAT IVE ART Los Ange l es , CA

The Lucas Museum was conceived with the bold ambition to challenge the way our societies appreciate art museums. Inspired by its resolute mission, the engineering design blasted off with the vision to deliver a lasting, centenarian building in harmony with its site. The carbon zero design harnessed heat and cooling from the soil beneath the museum with over 700 vertical bores. This constituted the deepearth, pulsating aorta of the geothermal field. A second element of nature was introduced by way of a thermally active water pond, which increased the site’s innate cooling capacity. These features were modulated by the high-efficiency, heat recovery central plant that provided all-electric, simultaneous heating and cooling (and no gas-fired boilers). Environmental quality for prime spaces – galleries, state of the art theaters, and lobbies – were controlled with underfloor air-distribution and radiant floors. Smart controls gently nudged temperature and ventilation parameters to adjust to visitors’ comfort. The superstructure lifted off with an exterior façade that self-shaded the thermal shell, effectively reducing cooling demand. Curved onyxglass organically traced the rooftop which formed the solar PV field. At 365 kW capacity, the renewable energy source reduced an estimated 10-15% of the electricity demand and swung the carbon footprint negative. Ahead of its time, the Lucas Museum will open the doors as an eco-friendly, ‘net zero energy’-ready museum that gives back to the surrounding community.

DELTA PRODUCTS HEADQUARTERS F remont , CA

Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

As the world’s largest Internet professional networking site, LinkedIn has grown exponentially since its start in 2003. For the past several years, AlfaTech has provided services for many of their offices worldwide.

This 26-story tenant improvement project, is located in the heart of San Francisco’s South of Market neighborhood at 222 Second Street. With this lease, LinkedIn brings together their R&D and sales teams, approximately 2,250 employees, under one roof. AlfaTech provided mechanical, electrical and plumbing engineering, Low Voltage, Audio Visual design and LEED fundamental and enhanced commissioning services services for this new ground-up project which includes extensive interior build-out of 20,000 sf of space dedicated to a contemporary kitchen, servery and seating as well as a state-of-the-art "All Hands" presentation room and complete Fitness Center, 2,209 sq. feet of ground retail, and two levels of subterranean parking.

AlfaTech provided MEP design engineering and Technology services for this high- rise office TI project. Phase 1 of included the 14th floor for a total of 18,544 SF of open office workstations, meeting rooms, conference rooms, fitness center, IT rooms and support areas. Phase II encompassed floors 4 through 11 and the 15th floor for a total of 182,156 SF. The space including open office workstations, meeting rooms, conferences, IT rooms and support areas. Technology design services consisted of the 5th floor for a total of 20,000 SF of tenant improvements. Phase III consists of tenant improvements of full floors 16 & 17 plus half of floor 12 totaling 48,000 SF and the 24th floor totaling 8,600 SF including office workstations, meeting rooms, phone rooms, huddle rooms, and pantry/café.

Westlake Village, CA

Size: 100,000 SF

We were chosen to renovate 100,000 square feet of office space in the former Baxter Healthcare building in Westlake Village. The project was competed in a record of nine weeks. This was a fantastic team effort that was a monumental task and required several war room planning sessions to execute a project of this magnitude in record time. The project comprised of global trading rooms, MDF room, main server room, (5) IDF rooms, boardroom, executive suites, Network Operations Center, multiple staff breakrooms, private offices, conference rooms, open office spaces, 24/7 supplemental/after-hours cooling.

American Home Mortgage Investment Corporation is the 10th largest retail mortgage lender in the United States and was structured as a real estate investment trust. AmeriHome Mortgage Company is a direct mortgage lender that is growing rapidly.

Goop is a natural health company owned by actress Gwyneth Paltrow. AlfaTech provided mechanical, electrical, plumbing, fire protection and technology design services for the tenant improvement of Goop’s new 80,000 SF headquarters which is located at the new Santa Monica Gateway Development. The project consists of executive offices, meeting rooms, open office space, hot yoga studio, (2) Full test kitchens, cosmetics laboratory, photo studio, R&D lab space (fume hoods, autoclaves, lab gas), QA space, showroom, Fashion area (Clothing rails, mock-up, seamstress), media walls, staff cafeteria, podcast studio, Edit Bays, IDF and main Server room. The program required extensive upgrades to the core and shell infrastructure to support the lab and kitchen requirements.

Soho Works is a global community is made up of Soho House members and people from creative industries who work and collaborate together in spaces that are designed to inspire. Each Soho Works location offers a wide range of facilities so you have everything you need for a productive day. AlfaTech provided mechanical, electrical and plumbing engineering design services for the tenant improvements of two floors totaling 18,000 SF. Project consists of IDF and localized server rooms, reception area, open workspace, meeting rooms, event spaces, editing bays, screening rooms, pantry area, living area and a wellness room.

AlfaTech is providing MEP concept engineering services for this high-rise located by San Jose airport. The building is targeted to be LEED Gold Certified. The office space is 369,000 SF in addition to an 8,000 SF stand-alone amenity building. The project will contain a 5,000 SF roof deck. An active/passive sustainability and solar energy strategy shall be deployed. The campus will have a 4-story parking structure, circa 1,120 spaces.

AlfaTech provided mechanical, electrical, and plumbing engineering services as well as technology design for several projects totaling over 1.75m SF for this client. These projects include campuses, tech and data center evaluations, TI’s, feasibility studies, computer room upgrades and retail branches at locations across the country. The newest retail branch location achieved LEED Gold certification for its sustainable features such as PV as a renewable energy source, low-flow water fixtures and low-VOC finishes.

Type: Residential, Mixed Use Size: 65,712 GSF

AlfaTech provided mechanical, electrical, plumbing design-build engineering and technology (Low Voltage and Security) design services for the new construction of this 8-story, condominium mid-rise located in the epicenter of San Francisco at South of Market. The Civic Center and prominent High-Tech Headquarters are located in the vicinity. This 66,000. SF. project was inclusive of a subgrade parking garage, ground-floor retail, 39 condos and multiple terraces overlooking San Francisco. A host of urban amenities ranging from first class retail and dining to culture and entrainment venues are within walking range. The building systems were approached through a robust code-compliant envelope, finely filtered make-up air, hot water hydronics, and natural ventilation. Refrigerant- based heat pump systems were provided for amenity spaces and retail. The building included an Energy Management System for main building equipment for ongoing measurements and verification.

Construction finished in 2020.

THE AUSTIN – LEED GREEN CERTI F IED

1545 Pine Street, San Francisco, CA

Type: Residential High-Rise Size: 137,712 SF

AlfaTech provided mechanical, electrical, and plumbing design-build engineering and technology (Low Voltage and Security) design services. Contiguous to San Francisco’s affluential Nob Hill neighborhood, 1545 Pine Street is a new construction 12-story condominium tower measuring 143’ above ground. This high-rise, mixed- use tower consisted of (2) sub-grade parking levels at 30,000 sq. ft., 2,000 sq. ft. of ground-floor retail space, and approximately 100,000 sq. ft. of market-rated housing with a unit count of 102. This project pursued California GreenPoint Rating. The engineering design included a multi-zone heat recovery system, trickle vents, low-flow fixtures, and occupancy-sensed dynamically controlled lighting. The low- voltage design accommodated voice, U-verse, ADSL, and broadband services with a connections for a future passive optical network. Security systems include access entry systems for main entrance, garage area and interface to parking gate system.

Construction finished in 2017.

The project is an entirely new 21-story high rise / mixed-use, plus mechanical penthouse. Space planning includes residential, office, warm shell retail/restaurant, amenities, parking within building structure, outdoor private/common space, circulation, and BOH. Along with the building, space planning will be the MEP infrastructure included in the core. The building is located on the north side of Carlysle Street between Almaden Boulevard and Notre Dame Avenue, San Jose, CA with approximately 558,097sf of gross area building space plus outdoor private/common space.

All 4 buildings will include supportive housing for veterans and 2 of the 4 buildings also include support services for the larger community featuring great halls, community rooms, social gathering areas, dining areas, kitchen, admin and support spaces. The 4 buildings consist of a combination of 2 and 3 floors above a full basement or partially day-lit basement. AlfaTech provided MEP and Technology engineering services.

SOKA UNIVERS ITY OF AMERICA

Type: Higher Education, Residential Housing Size: 200,000 SF

The firm provided mechanical, electrical, and plumbing engineering design services for this university campus expansion for Soka University which consists of two projects.

The Marie and Pierre Curie Hall, is a stunning four-story, 91,370 square-foot building, and features 19 labs, three classrooms, 26 faculty and administrative offices, 11 conference rooms and a 100-seat auditorium alongside open collaborative spaces and student workstations throughout the facility. The building’s instructional lab modules allow for interactive teaching and hands-on learning in this open, flexible, interactive and sustainable building.

The Resident Housing project consists of two four-story buildings approximately 65,000 SF comprised of approximately 75 to 80 rooms offices, meeting spaces, study rooms and a rooftop patio.

Both proposed projects are designed to accommodate a LEED Gold Building Certification, and an exterior architectural design pallet that will respect the current design features, landscaping and cultural aspects of the campus.

Specific team members completed a $98 million dollar student housing and dining project for the University of California, Irvine called Mesa Court Housing and Dining project. The project consisted of three towers, six-levels each, over 300 living units, with a complete podium for dining, and a lower level for mechanical, loading dock, shop, maintenance, building staff offices, meeting rooms and shower-toilet facilities.

Some major design features include natural ventilation in all living units on Level 2 through 6, as well as all Demand-Controlled Ventilation (DCV) hoods on dining and restaurant Level 1 .

GRAUMAN’ S CHINESE THEATRE

Hollywood, California

Type: Historical Size: +1,000 Seat Theatre

This project is a striking example of the creative renovation of a historical building to provide the amenities necessary to continue to attract visitors. The project consisted of a seismic structural upgrade and numerous renovations. The seating was replaced, a new state-of-the-art sound system and movie screen were installed, a new projection booth constructed, and the lobby, exterior facade and forecourt were renovated. New lighting was installed in the forecourt area to enhance the renowned hand and footprints embedded in concrete. This was a unique and challenging project as we were charged with designing significant systems upgrades within a strict budget while maintaining the historical nature of the building. One of the most significant challenges was the upgrade of life-safety systems within the building. Built in 1927, this landmark theatre is an opulent, awe-inspiring presence that has been a cornerstone of Hollywood’s history for over 75 years. As a reminder of the Golden Age of Hollywood and location of preference for prestigious premieres, it remains a world-famous attraction that draws thousands of visitors each year.

ROHNERT PARK CITY HALL – LEED GOLD

Mechanical, plumbing, electrical, and technology engineering services for the renovation of the existing two-story city hall building and an addition of a single-story building, with a total square footage of 16,000, located in Rohnert Park, California. A major role in achieving LEED credits for this project was storm water and site pollution control and management.

SANTA MONICA PUBL IC SAFETY FACI L ITY – LEED S I LVER

Type: Government, Public Safety Facility Size: 15,000 SF

This new public safety facility was the City of Santa Monica’s first major facility designed and built with the intent of minimizing its life-cycle impact on the natural environment, and thereby served as a catalyst for their sustainable city vision. The city is now heralded as one of the most progressive jurisdictions within the state of California. The building houses the fire department’s administrative offices, an emergency operations center, and the police department’s headquarters complete with a new jail and dispatch facilities.

The sustainable building strategy included: • Under-floor air distribution system • Daylighting controls • High-efficiency/low-density lighting • Recycled water for irrigation and toilet flushing • Air-cooled chillers • High-efficiency pulse boilers

The interior of the building features a two-story public lobby that is illuminated by a skylight and light walls that are sequenced to create a subtle transition of gradient light. Those entering through the public entrance are greeted by an impressive water feature that cascades from the upper plaza to a pool filled with aquatic plants in the lower plaza. Together, these measures achieve energy performance that exceeds Title 24 Code by 36%.

Three historical libraries were renovated as part of the Branch Library Improvement Program (BLIP). Including the 6,259 SF Golden Gate Valley branch, built in 1917; 10,205 SF Presidio branch, built in 1921; and 7,432 SF Park branch, built in 1901. AlfaTech provided LEED Fundamental Commissioning for each library. Range of energy and water conserving features such as operable windows, ceiling fans, highly efficient lighting, and low water use plumbing fixtures. Golden Gate Valley design preserved the original Beaux Arts architecture including exterior terracotta, arched windows, and interior shelving.

The firm provided LEED Fundamental Commissioning for this 7,432 square foot historical library. Working with community stakeholders, the design & commissioning team restored and preserved the building's original Beaux Arts architecture including exterior terra cotta, arched windows, and interior shelving, while providing necessary seismic, life-safety, environmental and accessibility upgrades, and a new contemporary building addition.

Type: Performing Arts Center Size: 54,060 SF building on 437,000 SF campus

AlfaTech provided master planning and infrastructure design services for the City College of San Francisco’s new Ocean Avenue campus. The campus will house eight new buildings including a performing arts center, advanced technology building, joint use facility, central plant (part of joint use building), classroom building, dormitory, and bookstore totaling 437,000 SF. Performing Arts Center is a 54,060 square foot building comprised of three (3) main performance spaces; a 650-seat proscenium auditorium, a 150-seat music recital hall, and 150-seat studio (black box) theater. The College’s project goals included the buildings be designed and certified to a minimum LEED Silver rating. AT also provided MEP, and sustainable design for the AIA Award Winning, new performing arts complex spanning 100,000 SF. Targeting LEED Silver.

A 5-star luxury boutique hotel resort facility located in Palm Springs, CA. The project consists of 30 keys split across approximately 37,000 SF and 10 buildings. The project’s design invokes the Art Deco style of the existing complex. The scope of work included the design of the MEP and low voltage systems. Each guest room is provided is provided with VRF fan coil units for individual thermal controls. The resort also includes a standalone catering kitchen, banquet and meeting facilities, a full bar, a heated outdoor pool, EV charging stations and a distributed audio system across the outdoor resort spaces. The project is projected to complete construction in 2022.

Mechanical, electrical, and plumbing design as well as Title-24 energy compliance and consultation services for the Grand Hyatt Santa Clara’s expansion of the Regency Club. The project included the Regency Club expansion and reconfiguration of the current space and expansion into an existing corridor. All of the guest rooms located on floors 3 through 14 were renovated. There are approximately 50 rooms on each floor and 21 model room types.

AlfaTech provided mechanical, electrical and plumbing/fire protection engineering design services for the design of this 48,000 SF space which will include restaurants, lounges and private studios and is envisioned to host fashion shows, photo-shoots, filming, concerts, awards shows and private parties. The space features a grand staircase and unique entryways that shall allow for multiple celebrations to take place simultaneously whilst maintain the privacy on each event. The existing building is a historic 2-Story + Basement concrete building built in 1931. AlfaTech have been part of the team to breath life into this iconic building that will be converted into (2) restaurants on the ground level that will include commercial and display cooking kitchens in addition to new public restrooms. The 2nd level will be a multi-function event space intended to house up to 500 occupants at maximum capacity. The space shall be mostly column free with refurbished skylights.

BRUNSWIG SQUARE

Brunswig Square is a 140,000 square foot office, retail, and restaurant space situated in Little Tokyo, on the edge of Downtown Los Angeles and the increasingly desirable Arts District. Built in 1931, the original 5-story Brunswig Drug Company building had 3-stories and street-level retail space were added in a 1986 renovation. AlfaTech provided MEP engineering service upgrades to the main electrical, plumbing and HVAC central plant infrastructure. We worked closely with Jamestown to study the target leasing market and create flexible MEP solutions and metering strategies within the office tower to suit. The building will be marketed to potential tenants in creative fields interested in joining the thriving scene of these flourishing Downtown L.A. neighborhoods.

Culver Public market is concept born from hand-selected concepts by dynamic restaurateurs. The project is a deconstructed food market, and displays original art created by local artists. Culver Public Market is a culinary and cultural experience that visitors can make there own. The project comprised of a ground up development on a 2 acre site in Culver City. Bldg. A comprises of (12) retail food service establishment units that are engineered with flexibility to cater to multiple varieties of restaurateurs. Utilities include metered gas/water/electricity, make-up air & grease exhaust, sewer & grease waste. A new parking structure with a rooftop event deck provides 200 parking stalls. Bldg. B provides additional retail FSE units and a large 20k SF food hall. The overall site contains multiple inviting outdoor seating areas.

AlfaTech provided mechanical, electrical, plumbing, technology, lighting engineering design and LEED services for the tenant improvement for a new high-end restaurant in a single story (with back of house mezzanine) of approximately 10,000 SF, including a community garden, a newly landscaped courtyard and a potential of a rain catchment system along with an on-site photovoltaic array. The interior of the building will be fully renovated, along with a structural upgrade and new MEP systems serving the new restaurant. AlfaTech provided mechanical, electrical, plumbing engineering and technology (low voltage, audio-visual and security) design for the tenant improvements of the 7,000 SF Performix House Gym at 9200 W Sunset Blvd. The space is located on the ground and first floor of the 13-story building. The first floor of the space contains the reception area, a supplement & juice bar, recovery and sports treatment rooms, including a cryotherapy room and sauna. The second floor of the space contains the main work area for the gym and locker rooms, including steam rooms.

For the Gilroy Unified School District, the firm completed the full mechanical, electrical, and plumbing design for this new 140,000 SF high school.

The campus includes classrooms, a cafeteria, and a gym. The project which has achieved CHPS status, and Phase I of this project also received the Award of Excellence at the 2011 Leroy F. Greene Design and Planning Awards.

Among the other amenities are a swimming pool facility, locker room facility, football stadium and two softball fields.

Brown Jr. Middle School located at 2055 Silver Avenue in the Bay View District of San Francisco. The new approximately 70,000 SF middle school replaces an existing school site complex located at the same address that was demolished. The new facility was constructed under a Design-Build construction delivery method. AlfaTech provided MEP and Technology documents up to Design Development level in order to assist design-build contractors in preparing their engineered design build construction documents for DSA approval. The MEP/Technology design-build contractor will be the engineer of record.

OHLONE COMMUNITY COLLEGE – LEED-NC PLATINUM

Type: New Construction Size: 130,000 SF

AlfaTech provided mechanical and electrical engineering master planning and full design services for the new, 130,000 gross square foot, 81-acre, multi-building campus in Newark.

Our energy efficient design included the use of solar energy with roof-mounted PowerGuard 450kV photovoltaic panels, a large geothermal loop system for heating and air conditioning, highly efficient plumbing fixtures and an enthalpy wheel heat/energy recovery system. The MEP systems alone were responsible for 33 of the 55 of the LEED points attained to achieve a LEED-NC Platinum certification for this project (the first LEED Platinum community college in the country). The systems will help to save more than $2.6M in operating expenses over the next 25 years. The campus program includes the Learning Resource Center, student support services, administration, information services, a cafeteria & food services, student dining, language labs, classrooms, lecture halls, video conferencing, computer labs, an aerobics room, a fitness center, a bookstore, Health Services, nursing labs, science and environmental labs, cadaver storage, biology life sciences, and business & technology labs.

CITRUS COLLEGE | MATH & SCIENCE BUI LDING

This 33,000 SF, two-story building contains classrooms, science and computer laboratories, and faculty offices. The project was developed in a design/build delivery method through the Architect. The firm prepared all mechanical, electrical and plumbing systems. Electrical systems included power, lighting, data & communications, and fire alarm systems. The building’s power is serviced by dedicated 2500 Ampere substation. The substation was designed with dual primary voltages, 4160-Volts for current infrastructure and 12-kV for future infrastructure upgrades. The substation accommodates two feeders with one primary and one back-up. They are interlocked with “Kirk-Key” features for safety. Dual level lighting was provided for the classrooms with override control panels and switching in compliance with California Title 24 regulations. The two-story entry lobby utilizes up-and-down wall wash style fixtures. Emergency lighting is provided by a battery-supplied UPS system. In addition to an integrated communications system, we also provided a complete area coverage addressable fire alarm system, consisting of smoke and heat detectors, manual pull stations, multi-intensity ADA strobe/horn alarms, door and smoke fire damper monitor and controls.
