UBER MB 1 & 2 – LEED PLAT INUM / WELL GOLD MI SS ION BAY HEADQUARTERS

AlfaTech is currently involved in Uber’s innovative new San Francisco headquarters which is a new 420,000 square-foot, ground up office building in the Mission Bay district. We provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech is part of the construction administration effort and served as the engineer-of-record for mechanical and electrical installations. We assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort. The project is designed as an innovative, ultra-high performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure, a façade that responds to programmatic needs, an under floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use.

LUCAS MUSEUM OF NARRAT IVE ART Los Ange l es , CA

The Lucas Museum was conceived with the bold ambition to challenge the way our societies appreciate art museums. Inspired by its resolute mission, the engineering design blasted off with the vision to deliver a lasting, centenarian building in harmony with its site. The carbon zero design harnessed heat and cooling from the soil beneath the museum with over 700 vertical bores. This constituted the deepearth, pulsating aorta of the geothermal field. A second element of nature was introduced by way of a thermally active water pond, which increased the site’s innate cooling capacity. These features were modulated by the high-efficiency, heat recovery central plant that provided all-electric, simultaneous heating and cooling (and no gas-fired boilers). Environmental quality for prime spaces – galleries, state of the art theaters, and lobbies – were controlled with underfloor air-distribution and radiant floors. Smart controls gently nudged temperature and ventilation parameters to adjust to visitors’ comfort. The superstructure lifted off with an exterior façade that self-shaded the thermal shell, effectively reducing cooling demand. Curved onyxglass organically traced the rooftop which formed the solar PV field. At 365 kW capacity, the renewable energy source reduced an estimated 10-15% of the electricity demand and swung the carbon footprint negative. Ahead of its time, the Lucas Museum will open the doors as an eco-friendly, ‘net zero energy’-ready museum that gives back to the surrounding community.

DELTA PRODUCTS HEADQUARTERS F remont , CA

Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

Palm Springs, CA

Type: Hotel Size: 37,000 SF

A 5-star luxury boutique hotel resort facility located in Palm Springs, CA. The project consists of 30 keys split across approximately 37,000 SF and 10 buildings. The project’s design invokes the Art Deco style of the existing complex. The scope of work included the design of the MEP and low voltage systems. Each guest room is provided is provided with VRF fan coil units for individual thermal controls. The resort also includes a standalone catering kitchen, banquet and meeting facilities, a full bar, a heated outdoor pool, EV charging stations and a distributed audio system across the outdoor resort spaces. The project is projected to complete construction in 2022.

Size: 137,712 SF Type: Residential High-Rise

AlfaTech provided mechanical, electrical, and plumbing design-build engineering services for this new, 12-story high-rise condominium tower. The project is new construction with 107 units and shared bicycle and car parking spaces at ground level. The overall gross square footage is 137,712. This project will also pursue being California GreenPoint Rated.

Type: Mixed Use Residential Size: 310 units, 11,000 SF retail

Provided architectural and energy modeling services for three massive towers – full of condos, retail space and hotel rooms. First tower, a 38-story 310 units has been completed and by 2018 there will be a total of 1,500 condos altogether, making it the largest mixed-use development in the West Coast. Provided architectural and energy modeling services. This project includes Class I construction.

Three towers mixed use complex with hotel, residential and retail space. Tower 1 (49 stories) contains the Park Hyatt LA and branded residential units, Tower 2 and 3 (40 stories) contain 340 keys of market price condo units. All 3 towers sit on a retail podium, with a 700 ft LED ribbon wrapping the exterior of the podium.

This Nob Hill landmark tourist hotel now provides 10,000 SF of new health club facilities and treatment rooms for their guests. Services include full design services and new HVAC systems, electrical service and life safety systems.

Minden, NV

MILL BUILDING Type: Manufacturing, Retail Size: 14,700 SF

Bently Heritage Distillery developed the Old Mill District into a state-of-the-art distillery for high grade whisky and spirits. The Mill Building, built in 1908, is the main production facility for fine whiskey.

The structure consists of four, 24’ diameter by 50’ high steel plate silos as well as a 3 stories/ loft/ low basement unreinforced brick masonry structure. The first floor of each distilling silos were conjoined by removing portions of the skin of each silo. Distilling equipment is arranged vertically to enable a gravity fed distilling process. The brick structure contains the private and public tastings rooms and retail spaces. Portions of the existing floors were removed to create multiple height spaces.

CREAMERY BUILDING Type: Manufacturing, Retail Size: 15,000 SF

Bently Heritage Distillery developed the Old Mill District into a state-of-the-art distillery for high grade whisky and spirits. The existing Creamery Building was demolished with the exception of the historic brick façade.

The new building has variable ceiling heights up to 34.5’ high. It houses a small public area, tasting rooms, restrooms, prep kitchen, and a second distillery operation for malting of grains, production of neutral spirits, storage and support functions, bottling, packaging and loading. The building responds to the various specific conditions required for the equipment it houses. A variety of conditions exist: open spaces with natural light and natural ventilation, enclosed high-fire hazard rooms, and tall spaces to house column-stills.

Hollywood, CA​

Type: Mixed Use Size: 48,000 SF

AlfaTech provided mechanical, electrical and plumbing/fire protection engineering design services for the design of this 48,000 SF space which will include restaurants, lounges and private studios and is envisioned to host fashion shows, photo-shoots, filming, concerts, awards shows and private parties. The space features a grand staircase and unique entryways that shall allow for multiple celebrations to take place simultaneously whilst maintain the privacy on each event. The existing building is a historic 2-Story + Basement concrete building built in 1931. AlfaTech have been part of the team to breath life into this iconic building that will be converted into (2) restaurants on the ground level that will include commercial and display cooking kitchens in addition to new public restrooms. The 2nd level will be a multi-function event space intended to house up to 500 occupants at maximum capacity. The space shall be mostly column free with refurbished skylights.

Flyte El Segundo offers more than 580,000 square feet of rentable space. The improvements surrounding this project re-positioning entailed a new plaza is being built between the two office towers which added new landscaping, raised wood platforms for outdoor dining options, Retail Food Service Establishments kiosks, an amphitheater, seating areas, shade structures, and space for food trucks.

The firm provided full mechanical, electrical and plumbing/life safety services for the interior and exterior renovation of this 560,000 SF, five-story historic structure for retail use at 48 Stockton Street in San Francisco, CA.

AlfaTech provided MEP design services for this 73,500 SF new, retail/office building in Union Square. The project consisted of the complete demolition of 290 Sutter and adjacent 272 Sutter and construction of a new ground up six-story structure with a basement.

Type: Lounge Size: 7,000 SF

AMEX wanted a unique, high-end lounge to accommodate its exclusive members and to be a destination locale within the new international Terminal 3 at the San Francisco International Airport. Amenities include a custom wine wall and bar, two- story living wall, full kitchen, lounge, and restrooms with showers. AlfaTech provided mechanical, electrical and plumbing engineering, technology and security services for this tenant improvement project.

The project is a new building high rise / mixed use, 21 story high rise plus mechanical penthouse. Space planning includes residential, office, warm shell retail / restaurant, amenities, parking within building structure, outdoor private / common space, circulation and BOH. Along with the building space planning will be the MEP infrastructure included in with the Core. The building is located at the north side of Carlysle Street between Almaden Boulevard and Notre Dame Avenue, San Jose, CA with approximately 558,097sf of gross area building space plus outdoor private / common space.

The project tis currently under DD design and AlfaTech is providing all MEP/FP engineering.

Downtown Los Angeles, CA

Type: Residential, Mixed Use , Retail Size: Total 825,000 SF

The firm provided engineering design services for this multi-building project called The Market at 9th & Flower, located in Downtown LA.

The project consisted of 500 residential units (approximately 450,000 SF), 50,000 SF grocery store on the ground floor, 32,500 SF retail warm shell space and 700+ parking units in 2 garages.

Type: Residential, Mixed Use

Specific team members completed a $98 million dollar student housing and dining project for the University of California, Irvine called Mesa Court Housing and Dining project. The project consisted of three towers, six-levels each, over 300 living units, with a complete podium for dining, and a lower level for mechanical, loading dock, shop, maintenance, building staff offices, meeting rooms and shower-toilet facilities.

Some major design features include natural ventilation in all living units on Level 2 through 6, as well as all Demand-Controlled Ventilation (DCV) hoods on dining and restaurant Level 1 .

HUNTER’ S VIEW REDEVELOPMENT – LEED-ND CERTI F IED

Type: Residential Size: 276 units

AlfaTech provided mechanical, plumbing, and sustainable design for phase one of the revitalization of the 22-acre Hunters View site. All existing buildings were demolished and replaced with 276 new public housing and market rate for-sale units. The goal of the development is to incorporate green strategies and technologies to support the health of the residents, energy efficiency, low water use, and environmentally responsible material use. The development achieved LEED Neighborhood Development (LEED-ND) certification.

Type: Residential Size: 73 units

AlfaTech provided mechanical, plumbing and fire protection design-build engineering services for this residential conversion project. The project consisted of the renovation of an existing one-story historical warehouse and a new seven-story addition for use as a residential loft and retail building spanning 150,000 SF. The site includes a total of 73 residential for-sale condo units and 3,000 SF of tenant amenity spaces, including outdoor living space on the roof level, a swimming pool, and a spa and fitness room. The existing warehouse envelope will house retail, the residential entrance lobby, storage rooms, a wine storage room, and 73 parking spaces. Sustainability features included maximizing passive systems.

Type: Condominiums Size: 60,000 GSF

AlfaTech provided mechanical, electrical, plumbing design-build engineering services for this condominium project located on 7th street in the SoMa district. This 60,000 GSF mid-rise development is a modern 8-story building that will hold 39 condos. The project is located in San Francisco’s epicenter and is just a few blocks away from the high-level tech giants in the City. It is also near a host or urban amenities ranging from first class retail and dining to cultural and entertainment venues as well.
