UBER MB 1 & 2 – LEED PLAT INUM / WELL GOLD MI SS ION BAY HEADQUARTERS

AlfaTech is currently involved in Uber’s innovative new San Francisco headquarters which is a new 420,000 square-foot, ground up office building in the Mission Bay district. We provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech is part of the construction administration effort and served as the engineer-of-record for mechanical and electrical installations. We assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort. The project is designed as an innovative, ultra-high performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure, a façade that responds to programmatic needs, an under floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use.

LUCAS MUSEUM OF NARRAT IVE ART Los Ange l es , CA

The Lucas Museum was conceived with the bold ambition to challenge the way our societies appreciate art museums. Inspired by its resolute mission, the engineering design blasted off with the vision to deliver a lasting, centenarian building in harmony with its site. The carbon zero design harnessed heat and cooling from the soil beneath the museum with over 700 vertical bores. This constituted the deepearth, pulsating aorta of the geothermal field. A second element of nature was introduced by way of a thermally active water pond, which increased the site’s innate cooling capacity. These features were modulated by the high-efficiency, heat recovery central plant that provided all-electric, simultaneous heating and cooling (and no gas-fired boilers). Environmental quality for prime spaces – galleries, state of the art theaters, and lobbies – were controlled with underfloor air-distribution and radiant floors. Smart controls gently nudged temperature and ventilation parameters to adjust to visitors’ comfort. The superstructure lifted off with an exterior façade that self-shaded the thermal shell, effectively reducing cooling demand. Curved onyxglass organically traced the rooftop which formed the solar PV field. At 365 kW capacity, the renewable energy source reduced an estimated 10-15% of the electricity demand and swung the carbon footprint negative. Ahead of its time, the Lucas Museum will open the doors as an eco-friendly, ‘net zero energy’-ready museum that gives back to the surrounding community.

DELTA PRODUCTS HEADQUARTERS F remont , CA

Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

Type: Hospital Size: 869,000 SF

AlfaTech provided services for a new, $1.4 billion, 289-bed hospital located in the Mission Bay area of San Francisco. The facility includes a 183-bed children’s hospital, a 70-bed hospital for cancer patients, a women’s hospital, a central utility, underground tunnel, bridge, helipad, and parking. In addition, the project includes an outpatient building, energy center, support.

REGIONAL MEDICAL CENTER

Type: SPD Upgrades

AlfaTech provided mechanical, electrical, plumbing and fire protection engineering design services for the design and construction for sterile processing upgrades. The project included tenant improvements for replacing sinks with Steris height adjustable sinks and Steris wash, as well as adding/reconnecting DI water, decontamination sink, relocating eye wash, removing the janitor sing and capping/relocating plumbing, removing single occupancy toilet to make storage room, upgrading the lighting and adding additional lighting, power and maintain negative air pressure. The scope included design for the HVAC distribution for code required ventilation and comfort cooling/heating, electrical normal and emergency power system, and plumbing system. This project was designed and permitted through OSHPD.

This new replacement hospital won a design award from Modern Healthcare magazine. The firm provided engineering design services for this 112,000 SF family care center, a cardiac/cath lab, 44 acute care beds, 18 LDRP beds, 24 sub-acute beds, a 120-bed skilled nursing facility, 22 primary care beds, and two 30,000 SF medical office buildings.

VETERANS ADMINI STRATION HOSPITAL – SEI SMIC RETROF IT

West Los Angeles, CA

Type: Hospital Size: 50,000 SF

This $150-million-dollar project includes seismic upgrades for eleven different buildings and a complete renovation of a 50,000-square-foot historical building. Preliminary planning included compiling FCAs (Field Condition Assessments) for existing building conditions as well as existing site conditions. To prepare the FCAs, the firm reviewed available record drawings, interviewed facility personnel and provided detailed site surveys of the existing conditions. The complete renovation of the 50,000-square-foot historical building—building 209—proved to be especially challenging. Currently, the building is heated by the original steam convectors and air-conditioning is provided for a small fraction of the building. Creative thinking and close cooperation between the architectural and engineering team was required during the design phase to accommodate a new air- conditioning and heating system for the building. Building 209 is a national prototype for the Veterans Affairs for the type of services it will provide to veterans. It is believed that two additional buildings will be converted to offer these services and use the same HVAC system. Renovations also included a new redundant chilled water plant, coordination with on-site utility infrastructure systems, new electrical power distribution, a new fire alarm system, new plumbing systems and a complete automatic fire sprinkler system throughout. The recommendations from the FCAs were implemented in the other buildings on campus. The FCAs included new fire alarm systems, new automatic fire sprinkler systems, new air-conditioning for data rooms, new lighting systems and various other upgrades.

For the Gilroy Unified School District, the firm completed the full mechanical, electrical, and plumbing design for this new 140,000 SF high school.

The campus includes classrooms, a cafeteria, and a gym. The project which has achieved CHPS status, and Phase I of this project also received the Award of Excellence at the 2011 Leroy F. Greene Design and Planning Awards.

Type: New Middle School Size: 70,000 SF

AlfaTech was provided mechanical, electrical, plumbing, technology and solar photovoltaic engineering design services for “bridging” design and related services for a new Willie L. Brown Jr. Middle School located at 2055 Silver Avenue in the Bay View District of San Francisco. The new approximately 70,000 SF middle school replaces an existing school site complex located at the same address that was demolished. The new facility was constructed under a Design-Build construction delivery method. AlfaTech provided MEP and Technology documents up to Design Development level in order to assist design-build contractors in preparing their engineered design build construction documents for DSA approval. The MEP/Technology design-build contractor will be the engineer of record.

The Sobrato Center for Humanities & the Arts is a new building dedicated to the school’s art and music programs and features a thrust-stage and 440-seat theater. The theater facilities also include an orchestra pit, fly space, full off-stage space, and a full shop for set building. A second “Black Box” theatre, which is used for smaller and more experimental productions, Sanguine Humours performances and student- directed or student-written one-act plays, seats between 90 and 130 people.

AlfaTech provided MEP and Technology design standards for two schools in the district. Los Gatos High School benefitted from the modernization of an existing three story building, gym, performing arts center, and new girls locker room. At Saratoga High School, the firm provided modernization of various HVAC systems and upgraded main electrical service.

OHLONE COMMUNITY COLLEGE – LEED-NC PLATINUM

Newark, CA

Type: New Construction Size: 130,000 SF

AlfaTech provided mechanical and electrical engineering master planning and full design services for the new, 130,000 gross square foot, 81-acre, multi-building campus in Newark.

Our energy efficient design included the use of solar energy with roof-mounted PowerGuard 450kV photovoltaic panels, a large geothermal loop system for heating and air conditioning, highly efficient plumbing fixtures and an enthalpy wheel heat/energy recovery system. The MEP systems alone were responsible for 33 of the 55 of the LEED points attained to achieve a LEED-NC Platinum certification for this project (the first LEED Platinum community college in the country). The systems will help to save more than $2.6M in operating expenses over the next 25 years. The campus program includes the Learning Resource Center, student support services, administration, information services, a cafeteria & food services, student dining, language labs, classrooms, lecture halls, video conferencing, computer labs, an aerobics room, a fitness center, a bookstore, Health Services, nursing labs, science and environmental labs, cadaver storage, biology life sciences, and business & technology labs.

We also provided the bridging documents for the above “Design Build” projects on the campus, including the new 43,750 SF Student Support and Community Center

The firm was contracted to perform various on-campus additions and renovations. The first project consisted of a new two-story Learning Resource Center containing open lab, distance learning, circulation and supporting area totaling 70,000 SF; basement containing Tech Support, Cable Studio of 7,500 SF and mechanical space of 3,000 SF. Our experience at this campus also includes design of MEP/Technology for a new 2,200 SF Fine Arts Center design. The firm also performed the remodel of the 2nd Floor (approximately 20,000 SF) which houses the campuses laboratory. In addition, a due diligence evaluation was conducted to document current and past operational problems, and will be used to determine potential system deficiencies based on the current building use and systems installed.

SANTA ROSA JUNIOR COLLEGE | STUDENT SERVICES BLDG Santa Rosa, CA

Type: New Construction Size: 80,000 SF

The firm provided mechanical and electrical engineering design for this project which is slated for USGBC LEED certification, including a geothermal underground / renewable energy HVAC system. The building incorporates sustainable design elements, and the program includes offices, food service, kitchen, student dining, information services, and a bookshop. The building features two heavy use kitchen areas with a combined capacity to serve 420 faculty, staff, and students. Both kitchens have type I (grease) and type II (vapor) exhaust systems. All the type I exhaust hoods feature UV lamps to reduce overall grease exhaust and the exhaust systems feature Halton fans with Pollution Control Units to further reduce the amount of grease exhausted to outdoors due to sidewall discharge. Make up air to the kitchens is provided through the general building outside air make up system which uses energy recovery units (enthalpy wheels) to provide increased outside air (300% beyond code minimum) to each zone air conditioned by heat pump units. The heat pump units are coupled with a closed loop geothermal field, with vertical bores 250 feet deep, and provide air conditioning for the whole building.

This project consists of a new stand-alone 34,000-square-foot Math & Science Building for Citrus College located in Glendora, California. The project includes classrooms, laboratories, and spaces for biology, chemistry, math and physical science programs.

CITY COLLEGE OF SAN FRANCI SCO | PERFORMING ARTS CENTER

San Francisco, CA

Type: Performing Arts Center Size: 54,060 SF building on 437,000 SF campus

AlfaTech provided master planning and infrastructure design services for the City College of San Francisco’s new Ocean Avenue campus. The campus will house eight new buildings including a performing arts center, advanced technology building, joint use facility, central plant (part of joint use building), classroom building, dormitory, and bookstore totaling 437,000 SF. Performing Arts Center is a 54,060 square foot building comprised of three (3) main performance spaces; a 650-seat proscenium auditorium, a 150-seat music recital hall, and 150-seat studio (black box) theater. The College’s project goals included the buildings be designed and certified to a minimum LEED Silver rating. AT also provided MEP, and sustainable design for the AIA Award Winning, new performing arts complex spanning 100,000 SF. Targeting LEED Silver.

L IVERMORE BANKHEAD PERFORMING ARTS CENTER

Type: Performing Arts Center Size: 82,000 SF

We were commissioned to provide mechanical, electrical, plumbing and LEED standard equivalent design services for the gallery and the new 2,000-seat, multi- purpose theater with a stage spanning approximately 82,000 SF. The mechanical systems are designed with a strong emphasis on optimized energy performance and superior indoor air quality. They are also designed to maintain low noise levels to adhere to the strict noise criteria for acoustically sensitive spaces. Displacement ventilation systems are used to condition the theater.

The building is designed to achieve LEED Silver certification.

CAMPBELL UNION HIGH SCHOOL DI STRICT PERFORMING ARTS CENTERS

Campbell, CA

Type: Performing Arts Center Size: 45,000 SF total

New performing arts centers for five campuses in the Campbell Union High School District provide creative space for students, staff and local communities. Each 9,000 SF theater complex has a 200-seat capacity along with lobby, main stage, back stage, green room, changing rooms, AV control room and all necessary supporting areas. Energy efficient green building Collaborative for High Performance Schools (CHPS) requirements were incorporated into the base of MEP design. Provided lighting and controls for performing arts center. Designed lighting for ambient, stage and accent scenes and designed control system to interface with building and stage lighting requirements.

This project has achieved LEED Silver certification.

SEQUOIA UNION HIGH SCHOOL DI STRICT CARLMONT PERFORMING ARTS CENTER – LEED GOLD

Type: Performing Arts Center Size: 25,000 SF

Provided mechanical, electrical, and plumbing/fire protection engineering services for this new high school music and art building includes art galleries, music practice rooms, photo classroom with darkroom, art and ceramics studios, office space, and storage. The 496-seat Main Theater and the 76-seat Studio Theater are equipped with high performance audio visual and stage lighting. Sustainability features include 40 kW solar PV.

NAPA VALLEY COLLEGE PERFORMING ARTS CENTER

Napa Valley College Performing Arts Center is dedicated to theater and music instruction and performance, featuring a 500-seat main auditorium. The Theater wing houses the Studio Theater, scene shop, costume studio and acting studio as well as theater support. The Music wing features the Silvagni Recital Hall, music rehearsal space, choral rehearsal, orchestral rehearsal, practice rooms and piano classrooms.

WOODSIDE PRIORY THEATER

Type: Performing Arts Center Size: 16,650 SF

Provided mechanical, electrical and plumbing engineering services for the new single-story, Performing Arts Center building for the Woodside Priory School. The 400-seat auditorium is used for drama plays and musicals, band performances, orchestra concerts, speakers, large meetings, and occasional social and dinner events. In addition, two support buildings for Orchestra/Choir Rehearsal and Shop are also included. This LEED Certified project features a living green roof to offset energy consumption and to blend with the natural surroundings of the school campus.

Vehicle Service Building—5,000 SF Car Wash Facility—800 SF

The firm provided complete mechanical, electrical and plumbing consulting engineering design services for this new LA County Sheriff’s Station. The project consists of a 36,000-square-foot facility, single-story, including a detention center and sally port. Also included is a 5,000-square-foot vehicle service building, an 800- square-foot car wash facility, communications tower, vehicle fueling station, emergency generator and helistop. The total site area is 15.2 acres, with the project development area approximately half of the site area. Site parking for approximately 300 vehicles was provided as well.

SANTA MONICA PUBL IC SAFETY FACI L ITY – LEED S I LVER

Type: Government, Public Safety Facility Size: 15,000 SF

This new public safety facility was the City of Santa Monica’s first major facility designed and built with the intent of minimizing its life-cycle impact on the natural environment, and thereby served as a catalyst for their sustainable city vision. The city is now heralded as one of the most progressive jurisdictions within the state of California. The building houses the fire department’s administrative offices, an emergency operations center, and the police department’s headquarters complete with a new jail and dispatch facilities.

The sustainable building strategy included: • Under-floor air distribution system • Daylighting controls • High-efficiency/low-density lighting • Recycled water for irrigation and toilet flushing • Air-cooled chillers • High-efficiency pulse boilers

The interior of the building features a two-story public lobby that is illuminated by a skylight and light walls that are sequenced to create a subtle transition of gradient light. Those entering through the public entrance are greeted by an impressive water feature that cascades from the upper plaza to a pool filled with aquatic plants in the lower plaza. Together, these measures achieve energy performance that exceeds Title 24 Code by 36%.

WESTERN MUNICIPAL WATER DI STRICT - LEED S I LVER

Type: Government Size: Administration—19,500 SF Maintenance—12,500 SF

This project consists of two buildings. The first is a 12,500-square-foot maintenance facility that contains shops and service bays. The second is an administrative building including office space, meeting rooms, a large training room with full projection and audio capabilities, restrooms complete with showers and locker rooms, and garden courtyards. The building’s design theme features undulating curves that reflect the playful nature of water and is reinforced with a color palette of soft blue. The space is enhanced with natural light that spills in through skylights that are dispersed throughout the building. Both buildings are serviced by uninterruptible power with standby generation. The facility is also designed to operate with significantly reduced water usage for both the domestic and irrigation systems, and high efficiency HVAC units, coupled with carbon dioxide sensors, optimize energy performance. The building earned a LEED Silver rating.

Mechanical, plumbing, electrical, and technology engineering services for the renovation of the existing two-story city hall building and an addition of a single-story building, with a total square footage of 16,000, located in Rohnert Park, California. A major role in achieving LEED credits for this project was storm water and site pollution control and management.

YOUNTVI LLE COMMUNITY CENTER

Yountville, CA

Type: Community Center Size: 2.5-acre site

Located on a 2.5-acre site on Yountville’s main street, the town center consists of a new 10,000 SF community center, the renovated 4,800 SF community hall, and the addition of a sheriff’s substation to the adjacent post office. The new community center houses a branch library, multipurpose room, teen center, and meeting and program spaces. It opens onto a new town square framed by the existing community hall and the post office.
