UBER MB 1 & 2 – LEED PLATINUM / WELL GOLD MI SS ION BAY HEADQUARTERS

AlfaTech is currently involved in Uber’s innovative new San Francisco headquarters which is a new 420,000 square-foot, ground up office building in the Mission Bay district. We provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech is part of the construction administration effort and served as the engineer-of-record for mechanical and electrical installations. We assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort. The project is designed as an innovative, ultra-high performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure, a façade that responds to programmatic needs, an under floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use.

CASE STUDY:

LUCAS MUSEUM OF NARRATIVE ART Los Ange les, CA

The Lucas Museum was conceived with the bold ambition to challenge the way our societies appreciate art museums. Inspired by its resolute mission, the engineering design blasted off with the vision to deliver a lasting, centenarian building in harmony with its site. The carbon zero design harnessed heat and cooling from the soil beneath the museum with over 700 vertical bores. This constituted the deepearth, pulsating aorta of the geothermal field. A second element of nature was introduced by way of a thermally active water pond, which increased the site’s innate cooling capacity. These features were modulated by the high-efficiency, heat recovery central plant that provided all-electric, simultaneous heating and cooling (and no gas-fired boilers). Environmental quality for prime spaces – galleries, state of the art theaters, and lobbies – were controlled with underfloor air-distribution and radiant floors. Smart controls gently nudged temperature and ventilation parameters to adjust to visitors’ comfort. The superstructure lifted off with an exterior façade that self-shaded the thermal shell, effectively reducing cooling demand. Curved onyxglass organically traced the rooftop which formed the solar PV field. At 365 kW capacity, the renewable energy source reduced an estimated 10-15% of the electricity demand and swung the carbon footprint negative. Ahead of its time, the Lucas Museum will open the doors as an eco-friendly, ‘net zero energy’-ready museum that gives back to the surrounding community.

DELTA PRODUCTS HEADQUARTERS F remont , CA

Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

Jerde Partnership moved its global headquarters to the CalEdison Building in Downtown Los Angeles formerly known as “One Bunker Hill” after nearly three decades spent on the sandy beaches of Venice.

The creative space is design to accommodate approximately 70 employees within its new headquarters located on the 5th floor of the CalEdison building, located at 601 W. Fifth Street at the corner of Grand Avenue, spans 277,000 square feet across 14 floors. The design provides warm inviting spaces that possess character that fits within the historic setting of the CalEdison building. The 2nd floor mezzanine space hosts model shops with state-of-the-art 3D printers and laser cutters with specialist exhaust requirements. The 5th floor space provide slowing open collaborative spaces, multifunctional flex spaces, conference rooms, private offices, lively pantries and private executive offices. AlfaTech provided MEP engineering services.

GOOP Santa Monica, CA

Type: Office Size: 80,000 SF

Goop is a natural health company owned by actress Gwyneth Paltrow. Goop’s new 80,000 SF headquarters is located at the new Santa Monica Gateway Development. The project consists of executive offices, meeting rooms, open office space, hot yoga studio, (2) Full kitchens, cosmetics laboratory, phot studio, R&D space, QA space, showroom, Fashion area (Clothing rails, mock-up, seamstress), media walls, staff cafeteria, podcast/Facebook studio, Edit Bays, IDF and main Server room. The program required extensive upgrades to the core and shell infrastructure to support the lab and kitchen requirements.

AMERIHOME

Westlake Village, CA

Type: Corporate Office Size: 100,000 SF

American Home Mortgage Investment Corporation is the 10th largest retail mortgage lender in the United States and was structured as a real estate investment trust. AmeriHome Mortgage Company is a direct mortgage lender that is growing rapidly. We were chosen to renovate 100,000 square feet of office space in the former Baxter Healthcare building in Westlake Village. The project was competed in a record of nine weeks. This was a fantastic team effort that was a monumental task and required several war room planning sessions to execute a project of this magnitude in record time. The project comprised of global trading rooms, MDF room, main server room, (5) IDF rooms, boardroom, executive suites, Network Operations Center, multiple staff breakrooms, private offices, conference rooms, open office spaces, 24/7 supplemental/after-hours cooling.

GEMDALE USA CORPORATION

Pasadena, CA

Type: Headquarters Office Size: 23,000 SF

Gemdale USA Corporation is a real estate investment and development company headquartered in Pasadena, California, with additional offices in New York City and San Francisco. The company develops commercial, multifamily rental and for-sale residential projects, with multifamily rental and office either stand alone or mixed-use with retail. The company focuses on Class-A ground up developments in key gateway high-barrier to entry markets. The project comprised of executive office suites, conference rooms, private offices, huddle rooms, conference rooms, main boardroom, open plan work space and a beautiful reception and pantry area. AlfaTech provided MEP engineering services for this project.

NIAGARA BOTTL ING, LLC

Diamond Bar, CA

Type: Corporate Office Size: 382,000 SF

Niagara Bottling, LLC is a family owned manufacturer of bottled water and soft drinks based in Ontario, California. They produce private label bottled water for a number of companies including Wal-Mart and Costco. As of 2017 Niagara was the largest supplier of private label bottled water in America. Niagara looked towards creating a unique experience for their staff at their new Corporate Headquarters Campus. The scope of work comprised of a core and shell renovation and simultaneous TI of Bldg. 1 (182,000SF), R&D and QA Lab in Bldg. 2 (20,000 SF), site improvements (80,000 SF), 500kW Campus E-Power System and lighting, power and EV charging renovations to a (176,000 SF) parking structure. The Lab comprised of Analytical Rooms, Micro Rooms, Q/A Lab, Sample Storage Rooms, Cold Storage Rooms, R&D Lab and office space. The main office building included a full-service staff cafeteria with waste composting system, Executive Offices, Private offices, Tasting Lounge/Kitchen, Conference rooms, Open Office Space, 3 Story main reception lobby, flex spaces, games rooms, (6) IDF rooms and a Main Server/MDF room.

CAPITAL GROUP

333 S. Hope, Los Angeles, CA

Size: 250,000 SF

AlfaTech have completed 250,000 SF for Capital Group who are one of the world’s oldest and largest privately owned investment management company. This project had a lot of complex challenges adding an 8 story internal convenience stairs within and existing 57 story high rise, modifications to pressurization systems and base building smoke evacuation controls systems. Several enormous floor opening were provided between floor to bring a vibrant connected feel between difference user groups. A 4-story fully naturally vegetated green wall was eructated with a custom recirculatory irrigation and sophisticated leak detection system. A full UPS upgrade with A&B power redundancy across the north and south risers of the building was designed to support 16 IDF rooms from the main data center. A dedicated 24/7 chilled water riser was introduced with E-Power circulating pumps.

Custom controls sequences were designed to prevent stratification through the large floor openings via controllable dampers and differential space pressure sensors. This truly was an exciting project to be part of to push the design envelope.

Scooter Braun Projects is a diversified entertainment and media company with ventures integrating music, film, television, technology and philanthropy. When the global pioneering fashion brand Farfetch was in need of a new home in downtown Los Angeles at The BLOC, we duly stepped up to the task of creating an environment, integrating work, private shopping and event areas. The exponential growth of Farfetch had resulted in workspaces in their previous location that did not adequately represent the Farfetch brand identity. The rise of private shopping and entertaining within their global commercial spaces meant that Farfetch required a design scheme to unify their worldwide presence and bring their digital brand to life. Inspiration from the individual style that Farfetch curates and delivers to its global audience. Farfetch.com is where technology and fashion worlds collide, and the design team took references from both of these worlds to create and customize a design scheme that is as distinctive and stylish as both the Farfetch brand and its customers. The project consisted of an IDF Room, flexible seating cafe which can double as an event space with bleacher seating, conference rooms, high density workspaces, recreational areas and work rooms. This project is a true testament to teamwork with the speed and quality of the execution such a complex project. We provided MEP, Technology and Lighting services.

The CENTRL Office is a collaborative, co-working space located at Brunswig Square which was built in 1931 as a warehouse for the Brunswig Drug Company in Downtown Los Angeles. CENTRL Office provides flexible, full-service office space for some of LA's leading entrepreneurs, free agents, startups, and work groups. AlfaTech provided MEP engineering design services for this project which included multiple shared offices per floor, private executive offices, huddle rooms, open office/bull pen spaces, conference rooms, break rooms, copy/print area, reception area and IDF closet.

SO-CAL GAS

Monterey Park, CA

The Southern California Gas Company is the primary provider of natural gas to Southern California. So-Cal Gas made a strategic decision to consolidate and relocate departments within their Monterey Park location. Overall this project location is a critical component to their business needs and the entire office was backed up by both UPS and generator power. A high level of coordination was required to identify co-dependent and intertwining existing MEP infrastructure serving the main data center and billing department which was mission critical to remain operational during the construction of this project. The project was comprised of conference rooms, private offices, huddle rooms, expansive open plan work space, interactive training rooms, multiple pantries, a main cafe/break room and cure restroom expansion. Features also included tech bench workstations for field ops employees with heavy power requirements. AlfaTech provided MEP engineering services for this project.

Wells Fargo Regional Commercial Banking Office renovation took place the 5th, 6th,7th floor, 8th and 9th floors of the 333 South Grand Avenue. We provided MEP engineering for the project working with Gensler team. The project comprised of private offices, main board room, conference rooms, open office, IDF rooms and storage. The project had an aggressive construction schedule and was phased to provide minimal disruption to the business operation.

CONF IDENTIAL DEVELOPMENT

The project is located at South Clarington Avenue, Los Angeles. The scope will entail the design of a 2-story parking structure, 1 level subterranean, the other below grade which included automated vehicle stackers and EV charging stations. There core and shell development site was an existing surface parking lot and shall now become commercial office space for speculative tenants. There is a 2,000 SF deck on each side of the 2nd story totaling 4,000 SF of tenant amenity space in addition to mezzanine spaces upon taller floors. The total project gross area is estimated to be approx. 40,000 SF. We provided full MEP design services in addition to site prep services such as the relocation of existing encroaching overhead power lines, design of temp power for construction and coordination of the new incoming utilities.

AlfaTech provided mechanical, electrical, plumbing & fire protection criteria engineering services for the first phase of this project Roski School of Art and Design encompassing 15,000 SF of offices and classrooms as well as reception area bringing together the school’s three graduate degree programs into one space. Due to the sensitive nature of the art which will inhabit the space, proper lighting and heating control was crucial to keep the integrity of the student's work.

The Engineering / Science / Lab / Admin Building will be 4 stories and approximately 100,000 SF with classrooms, administrative offices, and wet and dry labs. The Resident Housing facility will be 4 stories and comprised of approximately 75 to 80 rooms. Both proposed projects will be designed to accommodate a LEED Gold Building Certification, and an exterior architectural design pallet that will respect the current design features, landscaping and cultural aspects of the campus.

OHLONE COMMUNITY COLLEGE – LEED-NC PLATINUM

Newark, CA

Type : New Construction Size : 130,000 SF

AlfaTech provided mechanical and electrical engineering master planning and full design services for the new, 130,000 gross square foot, 81-acre, multi-building campus in Newark.

Our energy efficient design included the use of solar energy with roof-mounted PowerGuard 450kV photovoltaic panels, a large geothermal loop system for heating and air conditioning, highly efficient plumbing fixtures and an enthalpy wheel heat/energy recovery system. The MEP systems alone were responsible for 33 of the 55 of the LEED points attained to achieve a LEED-NC Platinum certification for this project (the first LEED Platinum community college in the country). The systems will help to save more than $2.6M in operating expenses over the next 25 years. The campus program includes the Learning Resource Center, student support services, administration, information services, a cafeteria & food services, student dining, language labs, classrooms, lecture halls, video conferencing, computer labs, an aerobics room, a fitness center, a bookstore, Health Services, nursing labs, science and environmental labs, cadaver storage, biology life sciences, and business & technology labs.

For the Mechanical Engineering Building, the firm provided new systems for existing 46,000 SF two story building. For the Law School Building, the firm provided a feasibility study of campus steam/chilled water to a new Student Health Center, a new Student Services Building, and a proposed Law School Student Center. The firm provided design for a new 50,000 SF, 3-story building to house the Graduate School of Business. The Keck Laboratory was a new 72,000 SF, three-story lab. The firm provided additions & renovations to the Medical Center Teaching Hospital. The firm also provided design services for a new Environmental Safety, 30,000 SF hazardous waste monitoring & storage facility, and systems renovation to the South Hall Cafeteria.

STANFORD UNIVERS ITY, AUXILARY L IBRARY Livermore, CA

The firm was a key part of the mechanical, electrical, telecommunications, and security design team for this state-of-the-art, 38,000 SF building which is the most secure facility of its kind in the West. Designed to protect over a $1 billion worth of books and journals, the building will maintain archival conditions of temperature and humidity to preserve the books for a minimum of 200 years. Exact temperature and humidity control and attention to detail are keys to preserving this treasure trove of academic knowledge.

Monterey Peninsula College is an ongoing client. AlfaTech provided MEP and Technology engineering design services for this project. One project included providing design for new site utilities upgrades including new 21KV distribution system, new communications and power distribution to building, gas, water, storm drain, and grey water systems coordination. The project scope also included energy efficient gym lighting, theater lighting, exterior lighting and energy control systems for targeted areas on campus. The lighting was designed with integrated occupancy sensors, photosensors and building management system control for maximum energy savings.

The building accommodates the following services: bookstore, common reception area, associated students offices and senate chambers, student activities offices and storage, multi-cultural center, security office, food service, meeting center, student health services and information, chemistry department with labs, biology department with labs, and a bridge connection. The gross building area is approximately 63,000 SF. We also provided the bridging documents for the above “Design Build” projects on the campus, including the new 43,750 SF Student Support and Community Center

Projects: • Physical Education Building Remodel (Kentfield) – 44,000 SF • Science/Math/Central Plant Complex (Kentfield) - 60,000 SF • Transportation Technology Complex (IVC) – 10,000 SF • Main Building Complex (IVC) – 36,000 SF • Campus Master Planning for Kentfield and Indian Valley Campuses The firm was selected to provide all up-front engineering services relating to all planned bond projects including the master planning, district-wide energy modeling, district-wide mechanical, electrical and plumbing facility assessments and design standards for the District with projects totaling over 170,000 SF. We provided engineering design services and design and construction administration for the renovation of the Diamond P.E. existing complex. The project included new HVAC and electrical distribution. An energy management control system (EMCS) links directly to the new central campus EMCS system on the central part of the Kentfield campus. The project also includes a photovoltaic system which will either provide electrical for distribution in the building or supplemental hot water for the swimming pool. The Science/Math/Central Plant on the Kentfield campus includes a new energy efficient, geothermal underground / renewable energy HVAC system. The new 650-Ton, 340 vertical bore geothermal system provides heating and cooling via ground coupled water source heat pumps to the new Complex and Fine Arts buildings as well as two campus pools. The field was designed and phased for future expansion to support the entire Kentfield campus. The Transportation Technology facility on the Indian Valley campus required the total renovation of 10,000 SF which includes automobile technology repair facilities and instructional offices. The facility includes a radiant floor heating system and a solar thermal system to provide domestic hot water. In addition, the firm is working with the Kentfield campus on the Larkspur Annex to upgrade the electrical services and distribution to create a staging area for future campus construction.

The firm provided engineering services for numerous projects at UC Berkeley which include full systems renovation to Advanced Light Source structural biology support encompassing 16,000 SF to buildings 6 and 90, Cory Hall which was a new 28,000 SF fifth floor built on top of existing electrical engineering building and MEP and fire protection renovation to McCone Hall which was an 80,000 SF classroom.

A 110,000 sqft LEED Gold/Labs 21 multi disciplinary teaching building for biology, chemistry and natural sciences. The building included a 280 seat auditorium. The building included passive radiant systems for cooling and an air tracking system for lab fume hood control.
