CASE STUDY:
UBER MB 1 & 2 MISSION BAY HEADQUARTERS
San Francisco, CA
AlfaTech is currently involved in this Uber’s new San Francisco presence which is a new 420,000 square-foot, ground up office building in the Mission Bay area in San Francisco. Our scope of work includes mechanical, electrical, plumbing, technology, security, and sustainability services. AlfaTech assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. The project is designed as an innovative, ultra- high performance building that includes a façade that responds to programmatic needs, an under floor air distribution system, a “winter garden” which acts as the main social space incorporating natural ventilation, and a proposed geothermal system to substantially reduce cooling equipment needs. AlfaTech has been providing MEP Engineering and Technology services for this client in the US and Globally for ten sites, including the new corporate headquarters in San Francisco. This is a state of the art new campus with over 420k SF of offices, a full kitchen and cafeteria. The project will include evaluation of all available sustainability features. Sustainability goals: • Significant reduction of building energy cooling needs by the use of geothermal exchange systems • Aggressive rainwater capture and retention • Natural ventilation for main atrium social areas, creating a pleasant, open experience for employees and visitors • Maximize use of day lighting to optimize workspace quality

CASE STUDY:
LENNAR CANDLESTI CK POINT & HUNTER’S POINT MASTER PLAN San Francisco, CA
The Candlestick Point and Hunter Point Shipyard is a 702-acre development that has the potential to bring most dynamic companies into the area and develop whole communities. This area will house R&D facilities, commercial spaces, multi- use buildings and retail spaces. Parks, trails, and open spaces will be additional features that will attract and enhance the community. The new development will add over 10,000 new residential units in the form of condominiums and low-, mid- and high-rise buildings. There will be over a million square feet of commercial space made available, over three million square feet for Research and Development, as well as over 300,000 square feet of property devoted to community activities. AlfaTech views this holistic approach to community development as an opportunity for Lennar Urban to be at the vanguard of urban design by creating a community infrastructure focused on environmental sustainability, technology, and self- sustaining. This means taking advantage of existing technologies to generate energy with the lowest environmental impact. We conducted a series of sustainable mechanical studies in a master plan scale to help the owners understand the options available to explore the feasibility of Net Zero energy for the new development. Proposed strategies involve:

CASE STUDY:
DELTA PRODUCTS HEADQUARTERS Fremont, CA
Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

This campus consists of: three interconnected, six-story office buildings with two levels of podium parking on the ground totaling 752,100 SF; 25,000 SF cold core and shell café building; six-story parking garage; open and collaborative environment with furniture systems; private offices; software/light-hardware labs in buildings 1 and 2 totaling 36,000 SF; server room with cooling redundancy; fitness center and wellness center, 10,000 SF each, in office tower 1 on level 3.

AlfaTech provided MEP design services for this tenant improvement project. The redesign of floors 9, 10, 11 and 12 featured premium corporate office space in a 12- story building in downtown San Francisco. The project included: the remodel of open office areas; addition and modification of conference rooms; workstation densification; coffee bar modification with ventless equipment and outside vendor catering services; and investigation of the enlargement of the 10th floor assembly space.

AlfaTech provided MEP design engineering and Technology services for this high- rise office TI project. Phase 1 of included the 14th floor for a total of 18,544 SF of open office workstations, meeting rooms, conferences, IT rooms and support areas. Phase 2 encompassed floors 4 through 11 and the 15th floor for a total of 182,156 SF. The space including open office workstations, meeting rooms, conferences, IT rooms and support areas. Technology design services consisted of the 5th floor for a total of 20,000 SF of tenant improvements.

Analog Devices (ADI) relocated its corporate headquarters into two recently completed warm shell buildings in Santa Clara Square. AlfaTech provided MEP design services for this 356,000 SF project encompassing nine of the twelve floors. The flexible 280,000 SF office space accommodates 950 seats as well as amenities, various lab and specialty program spaces including: 40,000 SF of light electronic labs; 10,000 SF electronic test lab with Class 100,000 clean room; 700 SF of wet labs; 1,200 SF data center; 11,000 SF customer experience center; an executive board room; logistics/shipping/receiving area; and a raised style 60 person auditorium.

CONFIDENTIAL (World Largest Search Engine) Venice, CA
Type: Office Size: 116,000 SF
Google occupies the award-winning Frank Gehry designed outer structure on Main Street in Venice. The site consists of 3 buildings with 3 different landlords, grouped into one large campus. Everything was initially gutted to the walls, leaving the landmark Gehry “binoculars” intact. A full cafeteria was installed, along with massage suites, workout rooms and an outdoor amphitheater. This building achieved LEED Platinum status. We faced a couple of challenges here in that the infrastructure for the cafeteria was difficult to design and install in the existing configuration on the ground floor, and the project was on an extremely fast-track schedule, in addition to being a LEED Platinum certified structure.

RED BULL
Santa Monica, CA
Type: Office Size: 74,000SF
Red Bull North America is the world’s premium energy beverage manufacturer, known for bold, unique marketing campaigns that include film, documentaries, extreme sports, art and music events. The company’s exponential growth and diversification resulted in much needed additional office space in close proximity to their current offices in Santa Monica. Red Bull leased 1630 Stewart St., a 74,000 SF warehouse facility that was originally a brick-making factory, among other things, and they engaged our services to design the MEP for their space. We also played a major role with lease negotiations to ensure that Redbull's requirements, especially in terms of system capacities, are provided as part of the core and shell systems. Prior to Red Bull North America’s occupancy, the building was multi-tenanted and thus divided into smaller suites. The interior was completely demolished to accommodate an open floor plan as well as expand the existing mezzanine for more usable work and meeting room space. Weekly meetings and close communication with the Client were vital to ensure successful execution of the design, which incorporated the existing charm of the building – red brick and steel columns – in a cohesive manner. The new design posed many challenges and required close communication with the City of Santa Monica and various engineering firms to resolve various structural challenges. The first floor design is centered on a main street concept that connects the employee café and barista, reception and informal meeting space and interior gardens, marrying the client’s collaborative nature immediately upon entering the building. However, the jewel of the building is truly the visual center which is comprised of a series of strategically placed floating conference rooms located on the mezzanine level.

Type : Campus Expansion Size : 200,000 SF
AlfaTech is providing mechanical, electrical, and plumbing design services for this university campus expansion project located near Irvine, CA. The Engineering / Science / Lab / Admin Building will be 4 stories and approximately 100,000 SF with classrooms, administrative offices, and wet and dry labs. The Resident Housing facility will be 4 stories and comprised of approximately 75 to 80 rooms. Both proposed projects will be designed to accommodate a LEED Gold Building Certification, and an exterior architectural design pallet that will respect the current design features, landscaping and cultural aspects of the campus.

OHLONE COMMUNITY COLLEGE – LEED-NC PLATINUM
Newark, CA
Type : New Construction Size : 130,000 SF
AlfaTech provided mechanical and electrical engineering master planning and full design services for the new, 130,000 gross square foot, 81-acre, multi-building campus in Newark. Our energy efficient design included the use of solar energy with roof-mounted PowerGuard 450kV photovoltaic panels, a large geothermal loop system for heating and air conditioning, highly efficient plumbing fixtures and an enthalpy wheel heat/energy recovery system. The MEP systems alone were responsible for 33 of the 55 of the LEED points attained to achieve a LEED-NC Platinum certification for this project (the first LEED Platinum community college in the country). Monterey Peninsula College is an ongoing client. AlfaTech provided MEP and Technology engineering design services for this project. One project included providing design for new site utilities upgrades including new 21KV distribution system, new communications and power distribution to building, gas, water, storm drain, and grey water systems coordination. The project scope also included energy efficient gym lighting, theater lighting, exterior lighting and energy control systems for targeted areas on campus. The lighting was designed with integrated occupancy sensors, photosensors and building management system control for maximum energy savings.

AlfaTech provided engineering services for a multitude of buildings on the Stanford University campus. For the Mechanical Engineering Building, the firm provided new systems for existing 46,000 SF two story building. For the Law School Building, the firm provided a feasibility study of campus steam/chilled water to a new Student Health Center, a new Student Services Building, and a proposed Law School Student Center. The firm provided design for a new 50,000 SF, 3-story building to house the Graduate School of Business. The Keck Laboratory was a new 72,000 SF, three-story lab. The firm provided additions & renovations to the Medical Center Teaching Hospital. The firm also provided design services for a new Environmental Safety, 30,000 SF hazardous waste monitoring & storage facility, and systems renovation to the South Hall Cafeteria.

Type: New Construction, High Security Storage Library Size: 38,000 SF
The firm was a key part of the mechanical, electrical, telecommunications, and security design team for this state-of-the-art, 38,000 SF building which is the most secure facility of its kind in the West. Designed to protect over a $1 billion worth of books and journals, the building will maintain archival conditions of temperature and humidity to preserve the books for a minimum of 200 years. Exact temperature and humidity control and attention to detail are keys to preserving this treasure trove of academic knowledge.

• Physical Education Building Remodel (Kentfield) – 44,000 SF • Science/Math/Central Plant Complex (Kentfield) - 60,000 SF • Transportation Technology Complex (IVC) – 10,000 SF • Main Building Complex (IVC) – 36,000 SF • Campus Master Planning for Kentfield and Indian Valley Campuses The firm was selected to provide all up-front engineering services relating to all planned bond projects including the master planning, district-wide energy modeling, district-wide mechanical, electrical and plumbing facility assessments and design standards for the District with projects totaling over 170,000 SF. We provided engineering design services and design and construction administration for the renovation of the Diamond P.E. existing complex. The project included new HVAC and electrical distribution. An energy management control system (EMCS) links directly to the new central campus EMCS system on the central part of the Kentfield campus. The project also includes a photovoltaic system which will either provide electrical for distribution in the building or supplemental hot water for the swimming pool. The Science/Math/Central Plant on the Kentfield campus includes a new energy efficient, geothermal underground / renewable energy HVAC system. The new 650- Ton, 340 vertical bore geothermal system provides heating and cooling via ground coupled water source heat pumps to the new Complex and Fine Arts buildings as well as two campus pools. The field was designed and phased for future expansion to support the entire Kentfield campus. The Transportation Technology facility on the Indian Valley campus required the total renovation of 10,000 SF which includes automobile technology repair facilities and instructional offices. The facility includes a radiant floor heating system and a solar thermal system to provide domestic hot water. In addition, the firm is working with the Kentfield campus on the Larkspur Annex to upgrade the electrical services and distribution to create a staging area for future campus construction.

AlfaTech provided mechanical and electrical engineering design for this project. Sustainable features include a geothermal underground / renewable energy HVAC system. Scope includes offices, food service, kitchen, student dining, information services, and a bookshop. The building features two heavy use kitchen areas with a combined capacity to serve 420 faculty, staff, and students.
SANTA ROSA JUNIOR COLLEGE / CUL INARY ARTS BLDG

Type: New Construction Size: 70,000 SF
AlfaTech provided mechanical and electrical engineering design for this project which includes four restaurant grade kitchen/classroom areas, student lecture classrooms, and office area for administrative staff. The teaching kitchen areas have a capacity for 25 students and each kitchen features type I (grease) and type II (vapor) exhaust systems. All exhaust systems feature Variable Flow Hoods which considerably reduces exhaust fan energy consumption. All make up air is provided by a 50,000 CFM AHU with FanWall technology that allows the air flow range to vary by using an asymmetrical VFD assignment to the FanWall fan array. Air conditioning is achieved through the use of zoned heat pump units water cooled through two closed circuit cooling towers. The building is also equipped with a solar thermal array sized to provide all domestic hot water needs of the building, including the kitchens.

For the Gilroy Unified School District, the firm completed the full mechanical, electrical, and plumbing design for this new 140,000 SF high school.
The campus includes classrooms, a cafeteria, and a gym. The project which has achieved CHPS status, and Phase I of this project also received the Award of Excellence at the 2011 Leroy F. Greene Design and Planning Awards.

SAN FRANCISCO UNIFIED SCHOOL DISTRICT

Type: New Middle School Size: 70,000 SF
AlfaTech was provided mechanical, electrical, plumbing, technology and solar photovoltaic engineering design services for “bridging” design and related services for a new Willie L. Brown Jr. Middle School located at 2055 Silver Avenue in the Bay View District of San Francisco. The new approximately 70,000 SF middle school replaces an existing school site complex located at the same address that was demolished. The new facility was constructed under a Design-Build construction delivery method. AlfaTech provided MEP and Technology documents up to Design Development level in order to assist design-build contractors in preparing their engineered design build construction documents for DSA approval. The MEP/Technology design-build contractor will be the engineer of record.

This extensive change-use project is a retrofit of the original Levi Strauss building, built in 1908, that transformed it from a factory into a bustling K-8 school. This 3- story structure includes a cafeteria, classrooms, admin spaces, a library, a gym, and a theater. Sustainable features include four thermal towers and a radiant heating system, both controlled by a BMS. Use of natural resources and passive systems resulted in 17.3% greater performance than the Title 24 baseline. The project was designed to meet LEED Gold certification.

AlfaTech provided MEP and Technology design standards for two schools in the district. Los Gatos High School benefitted from the modernization of an existing three story building, gym, performing arts center, and new girls locker room. At Saratoga High School, the firm provided modernization of various HVAC systems and upgraded main electrical service.

BENTLY HERITAGE DISTILLERY

MILL BUILDING Type: Manufacturing, Retail Size: 14,700 SF
Bently Heritage Distillery developed the Old Mill District into a state-of-the-art distillery for high grade whisky and spirits. The Mill Building, built in 1908, is the main production facility for fine whiskey. The structure consists of four, 24’ diameter by 50’ high steel plate silos as well as a 3 stories/ loft/ low basement unreinforced brick masonry structure. The first floor of each distilling silos were conjoined by removing portions of the skin of each silo. Distilling equipment is arranged vertically to enable a gravity fed distilling process. The brick structure contains the private and public tastings rooms and retail spaces. Portions of the existing floors were removed to create multiple height spaces.
CREAMERY BUILDING Type: Manufacturing, Retail Size: 15,000 SF
Bently Heritage Distillery developed the Old Mill District into a state-of-the-art distillery for high grade whisky and spirits. The existing Creamery Building was demolished with the exception of the historic brick façade. The new building has variable ceiling heights up to 34.5’ high. It houses a small public area, tasting rooms, restrooms, prep kitchen, and a second distillery operation for malting of grains, production of neutral spirits, storage and support functions, bottling, packaging and loading. The building responds to the various specific conditions required for the equipment it houses. A variety of conditions exist: open spaces with natural light and natural ventilation, enclosed high-fire hazard rooms, and tall spaces to house column-stills.

AlfaTech provided MEP design services for this 73,500 SF new, retail/office building in Union Square. The project consisted of the complete demolition of 290 Sutter and adjacent 272 Sutter and construction of a new ground up six-story structure with a basement.

AMEX CENTURION LOUNGE SFO International Airport Terminal 3 San Francisco, CA

AMEX wanted a unique, high-end lounge to accommodate its exclusive members and to be a destination locale within the new international terminal at SFO. AlfaTech provided mechanical, electrical and plumbing engineering, technology and security services for this high end 7,167 SF tenant improvement project, including kitchen, lounge and restrooms located in the Mezzanine level of Terminal 3.

This historic reuse project transformed the two story Varsity Theater into a contemporary, efficient cafe and co-working space while preserving original architectural details. A new IDF room and associated new HVAC cooling only system was required as well as a kitchen with extensive warm and serve capabilities for the new café. The design included all new lighting, lighting controls and power and an extensive reconfiguration of the fire sprinkler and fire alarm system.

The firm provided mechanical, plumbing, and fire protection engineering, as well as sustainable design for a 309,315 SF, six-story mixed-use residential development. The project will provide approximately 157 one, two, and three-bedroom units totaling approximately 148,998 SF. Additionally, the development will comprise of ground level flex commercial spaces, which could accommodate a café. Parking for residents and commercial spaces will be provided in a 103,005 SF parking structure. The goal for the development is to be a low-energy building by beating Title-24 by 15%.

This 60,000 GSF mid-rise development is a modern 8-story building that will hold 39 condos. The project is located in San Francisco’s epicenter and is just a few blocks away from the high-level tech giants in the City. It is also near a host or urban amenities ranging from first class retail and dining to cultural and entertainment venues as well.

TOBIN CENTER FOR THE PERFORMING ARTS

The Tobin Center is a feature in reusing a historic building into a state of the art and sustainable facility for the performing arts. With a unique “flat floor” capability, the 1,759-seat H-E-B Performance Hall can quickly transform into multiple configurations for banquets, cabaret seating and special events. The 250-seat Studio Theater has equally flexible space and the 600-seat River Walk Plaza adds even more performance space.

Conceptual design and master planning for the addition of the new international terminal to the San Francisco International Airport. It is the largest international terminal in North America, and is the largest building in the world built on base isolators to protect against earthquakes. The terminal has numerous passenger amenities, including a wide range of food and drink establishments, shopping, baggage storage, public showers, and a medical clinic.

LEGION OF HONOR MUSEUM

A 1925 masonry 84,000 SF art museum. The firm provided complete mechanical and electrical seismic renovation of 74,000 SF building housing art galleries, office space and a theater, and the mechanical, electrical, fire protection design of a new 38,000 SF exhibit space to house art galleries, art storage and new loading dock. Remodel work includes new kitchen and dining areas. Critical systems include humidity and temperature to preserve the priceless artwork, and maintaining architectural features of building while completely replacing HVAC systems. In addition, a smoke evacuation system was designed as an alternative to fire doors separating the two buildings.

Three historical libraries were renovated as part of the Branch Library Improvement Program (BLIP). Including the 6,259 SF Golden Gate Valley branch, built in 1917; 10,205 SF Presidio branch, built in 1921; and 7,432 SF Park branch, built in 1901. AlfaTech provided LEED Fundamental Commissioning for each library. Range of energy and water conserving features such as operable windows, ceiling fans, highly efficient lighting, and low water use plumbing fixtures. Golden Gate Valley design preserved the original Beaux Arts architecture including exterior terracotta, arched windows, and interior shelving.
