Working alongside owners, architects and other stakeholders, we examine every project in a comprehensive, systematic way to meet the client’s sustainability, energy, water and environmental quality goals. AlfaTech goes beyond engineering – our suite of energy, water and sustainability assessment services creates projects that benefit the bottom line. We provide expert studies in all qualitative aspects of the built environment such as day lighting, thermal comfort, advanced lighting control design, and technology integration. Our offices in the San Francisco Bay Area are a testimonial to our sustainable practices. We have implemented measures in daylight harvesting and advanced lighting controls to optimize electricity usage, and have put in measures to reduce overall waste and beat San Francisco’s overall recycling rates. UBER – MISSION BAY HEADQUARTERS San Franc isco, CA

Type: New Campus Size : 420k SF

AlfaTech is currently involved in this Uber’s new San Francisco presence which is a new 420,000 square-foot, ground up office building in the Mission Bay area in San Francisco. Our scope of work includes mechanical, electrical, plumbing, technology, security, and sustainability services. AlfaTech assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. The project is designed as an innovative, ultra-high performance building that includes a façade that responds to programmatic needs, an under floor air distribution system, a “winter garden” which acts as the main social space incorporating natural ventilation, and a proposed geothermal system to substantially reduce cooling equipment needs. AlfaTech has been providing MEP Engineering and Technology services for this client in the US and Globally for ten sites, including the new corporate headquarters in San Francisco. This is a state of the art new campus with over 420k SF of offices, a full kitchen and cafeteria. The project will include evaluation of all available sustainability features. Sustainability goals: • Significant reduction of building energy cooling needs by the use of geothermal exchange systems • Aggressive rainwater capture and retention • Natural ventilation for main atrium social areas, creating a pleasant, open experience for employees and visitors • Maximize use of day lighting to optimize workspace quality

CASE STUDY: LENNAR CANDLEST ICK POINT & HUNTER’S POINT MASTER PLAN

San Franc isco, CA Type: New Developments Size: 702-Acre New Developments

The Candlestick Point and Hunter Point Shipyard is a 702-acre development that has the potential to bring most dynamic companies into the area and develop whole communities. This area will house R&D facilities, commercial spaces, multi-use buildings and retail spaces. Parks, trails, and open spaces will be additional features that will attract and enhance the community. The new development will add over 10,000 new residential units in the form of condominiums and low-, mid- and high-rise buildings. There will be over a million square feet of commercial space made available, over three million square feet for Research and Development, as well as over 300,000 square feet of property devoted to community activities. AlfaTech views this holistic approach to community development as an opportunity for Lennar Urban to be at the vanguard of urban design by creating a community infrastructure focused on environmental sustainability, technology, and self- sustaining. This means taking advantage of existing technologies to generate energy with the lowest environmental impact. We conducted a series of sustainable mechanical studies in a master plan scale to help the owners understand the options available to explore the feasibility of Net Zero energy for the new development. Proposed strategies involve:

• Geothermal heat rejection systems • High performance chillers and thermal energy storage • Biodigestion system for heat recovery and energy generation

• Solar photovoltaic array for electricity generation • Rainwater and gray water capture and treatment

DELTA PRODUCTS HEADQUARTERS LEED PLAT INUM / NET ZERO Fremont, CA

Type: SF Campus Size: 250k SF

Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

The firm provided mechanical, electrical, plumbing and fire protection engineering, as well as Title 24 calculations, low voltage and security design services for this new construction 12-story high-rise residential condominium tower.

The facility has a target of 120 units, shared bicycle and car parking spaces at ground level.

UNION CITY HOUSING DEVELOPMENT Union City, CA

Type: Residential Size: 309,315 SF

The firm provided mechanical, plumbing, and fire protection engineering, as well as sustainable design for a 309,315 SF, six-story mixed-use residential development. The project will provide approximately 157 one, two, and three bedroom units totaling approximately 148,998 SF. Additionally, the development will comprise of ground level flex commercial spaces, which could accommodate a café. Parking for residents and commercial spaces will be provided in a 103,005 SF parking structure. The goal for the development is to be a low-energy building by beating Title-24 by 15%.

1545 PINE STREET San Francisco, CA Size : 137,712 SF Type : Residential High Rise

AlfaTech provided mechanical, electrical, and plumbing design/build engineering services for this new, 12-story high-rise condominium tower. The project is new construction with a target of 107 units, shared bicycle and car parking spaces at ground level. The overall gross square footage is 137,712.

This project will also be pursuing California Green Point Rating.

CIVIQ Oakland, CA

Size : 62,000 SF Type : Residential High Rise

Mechanical, electrical, plumbing engineering and sustainable design for a mixed-use development. The project includes 67 for-sale residential units comprising 62,000 SF, a 26,000 SF sub-grade parking garage and ground floor commercial space. The development encompasses a total of four buildings with units ranging in size from 500 SF studios to three-story townhouses. In addition, the development includes two plazas, a common courtyard for use by residents, and extension to the Frog Park Walk.

Green systems include: solar hot water heating, natural ventilation, daylighting, photovoltaics, radiant systems, and wind turbines.

38 DOLORES / 2001 MARKET San Francisco, CA Type : Residential Size : 81 units

The project formerly known as 2001 Market will feature 81 units and a 30,000 SF Whole Foods on the ground floor designed by world renowned architect William McDonough. The building is being touted as “the place for your urban lifestyle” with features like a green roof, on-site car share and bicycle parking. The development is a model of a transit-oriented, mixed-use, sustainable development in conformance with the new Market & Octavia Neighborhood Plan.

HUNTER’S VIEW DEVELOPMENT San Francisco, CA Type : Residential Size : 276 units

Mechanical, plumbing engineering, and sustainable design for phase one of the revitalization of the 22-acre Hunters View site. All existing buildings will be demolished and replaced with 276 new public housing and market rate for-sale units. The goal of the development is to incorporate green strategies and technologies to support the health of the residents, energy efficiency, low water use and environmentally responsible material use. The development aims to achieve LEED Neighborhood Development (LEED-ND) certification.

717 MARKET STREET CONDOS San Francisco, CA Type : Residential Size : 45 units

717 Market Street is a mixed use and retail building conversion to a mixed-use high- end residential loft and retail building. The firm provided the MEP engineering design/build services for this development, which included a seven-story above grade building, garage level below grade, and a roof level rising to 101’-10.” Change of use produced 45 new affordable residential condo units and a roof level common outdoor living. Sustainable features: daylighting controls, occupancy and photocell sensors, and time-clock control system. Mechanical systems design supplemented the passive systems making them capable of meeting all space loads while minimizing visual and noise disturbances. Heating is provided to condo units by low-profile radiant panel heaters while the retail and commercial spaces are provided by water source heat pumps.

BOOKER T . WASHINGTON COMMUNITY SERVICE CENTER & RESIDENT IAL BUILDING

San Francisco, CA Type : Residential

Mechanical, electrical, and plumbing engineering, as well as sustainable design services for this project. BTWCSC is the oldest community service center serving the African-American community in San Francisco, continuously operating since 1919. Currently BTWCSC provides multi-generational services to approximately 278 individuals daily.

PLAZA APARTMENTS San Francisco, CA Type : Residential Size : 143 units

Provided commissioning services for the 143-unit low-income housing apartment building located in the SOMA district of San Francisco. Verified LEED credits were met by the current design and consulted on obtaining LEED certification. Credits being evaluated included Water Efficiency, Energy and Atmosphere, and Environmental Quality. Services included review of design documents, balancing reports, energy and water use calculations, developing the commissioning plan and reports and serving as the commissioning authority for the project to assure the systems meet the stringent requirements of LEED Silver certification.

1036 /1040 MISSION STREET HOUSING San Francisco, CA Type : Residential Size : 12 stories, 125,000 SF

The family housing facility consists of a 15,200 SF site with 100 units and 120,299 SF total space consisting of retail, community spaces, 12 stories of residential units, and children’s play area.

72 TOWNSEND San Francisco, CA Type : Residential Size : 73 units AlfaTech provided mechanical, plumbing and fire protection design/build engineering services for this residential conversion project. The project consisted of the renovation of an existing one-story historical warehouse and a new seven-story addition for use as a residential loft and retail building spanning 150,000 SF. Includes a total of 73 residential for-sale condo units and 3,000 SF of tenant amenity spaces including outdoor living space on the roof level, swimming pool, spa and fitness room. Existing warehouse envelope will house retail, residential entrance lobby, storage rooms, wine storage room and 73 parking spaces. Sustainability features included maximizing passive systems.

THE COOPERAGE San Francisco, CA Type : Residential Size : Two acres

The Cooperage project is a mixed-use condominium development on a two-acre site planning to offer tenants and owners high-end home, office, and retail spaces while maintaining energy efficiency and testing sustainable technologies. AlfaTech provided sustainable concept and energy engineering design services during the early planning phase of the condominium project located at 900 Minnesota Street in San Francisco, CA. The project consists of four new buildings and two existing buildings to be renovated for a total of 207,625 SF. Large windows along the exterior provide ample daylight and views to all spaces. AlfaTech proposed that spaces be conditioned via radiant heated floors and natural ventilation only. Some of the sustainable systems studied and integrated into the Cooperage design were photovoltaics, solar water heating, daylighting, natural ventilation, green roofs, wind turbines, micro turbines, geothermal heat pumps, and rainwater collection.

AMEX EXECUT IVE LEVEL CARD MEMBERSHIP LOUNGE – LEED PLAT INUM San Francisco International Airport Terminal 3, San Francisco, CA

Type : Hospitality Size : 7,000 SF

AMEX wanted a unique, high-end lounge to accommodate its exclusive members and to be a destination locale within the new international terminal at SFO. AlfaTech provided mechanical, electrical and plumbing engineering, technology and security services for this high end 7,167 SF tenant improvement project, including kitchen, lounge and restrooms located in the Mezzanine level of Terminal 3.

This is a LEED Platinum project.

MIXED USE | RETAI L | HOSPI TAL ITY

CULINARY ARTS Santa Rosa, CA

Type : Kitchen, Classrooms, Office Size : 70,000 SF

This 70,000 SF building at Santa Rosa Junior College includes four restaurant grade kitchen/classroom areas, student lecture classrooms, and office area for administrative staff. It features four teaching kitchen areas each with a capacity for approximately 25 students. Each kitchen has type I (grease) and type II (vapor) exhaust systems. All exhaust systems for the kitchens feature Variable Flow Hoods that considerably reduces exhaust fan energy consumption. All kitchen make up air is provided by a 50,000 CFM Air Handling Unit with FanWall technology that allows the air flow range to vary from 700 CFM to 50,000 CFM by using an asymmetrical VFD assignment to the FanWall fan array. This type of airflow volume flexibility allows the Air Handling Unit to provide make-up air to one hood in the entire kitchen or all the hoods in the four kitchens. Air conditioning is achieved through the use of zoned heat pump units water cooled through two closed circuit cooling towers. The building will be equipped with a solar thermal array sized to provide all domestic hot water needs of the building, including the kitchens.

RIDGE VINEYARDS Cupertino, CA

The Ridge Vineyards administration building serves the Monte Bello property. First planted in the late 19th century, it is one of the most storied viticultural sites in all of California's vast wine country, and its signature offering, the Ridge Vineyards Monte Bello, is one of the most highly-regarded wines in the world.

AlfaTech provided MEP design services for this new restaurant at the Levi’s 49er Stadium. This is one of the newest restaurants of well-known Chef Michael Mina. The facility includes three separate dining options: Bourbon Steak, which is the upscale restaurant side; Bourbon Pub which is a full services pub overlooking the exhibition kitchen, and The Tailgate event space. All three areas are separate and designed to provide each a different experience to diners. The restaurant features a complete, professional kitchen, and features a custom-built wood fired 13-foot rotisserie wall equipped with a crane. In total, seating capacity is 630. AlfaTech provided MEP design services for this new 10,000 SF destination restaurant in the heart of San Francisco’s Financial District from renowned Chef Michael Mina. The Mina Group desired a large bar area, large dining area seating 90, and a separate sushi bar seating 30-40. The facility features a full kitchen, stand-alone sushi bar and Japanese robata grill.

The firm provided the mechanical and electrical systems design for this $10 million luxury hotel. The project included a unique solution to the problem of energy cost and fuel availability. Additional projects for this complex included revisions to the entire electrical distribution system for the campus, the Broadmoor Golf Club, and the Equestrian Center.

PORTLAND HILTON HOTEL Portland, OR Type : Hospitality

MEP services for public space renovations including podium facade enhancements of this high rise hotel, new entry lobby and porte cochere, pool enclosure, meeting rooms, fitness center, and Pavilion Room demolition. Special features included a HVAC Systems Analysis which identified considerable cost savings by reusing existing cooling tower and optimizing existing systems. The renovation included a new 300-ton chiller and upgrade to central DDC controls.

GRAND HYATT SANTA CLARA REGENCY CLUB Santa Clara, CA Type: Renovation Size: 550 rooms Mechanical, electrical, and plumbing design as well as Title-24 energy compliance and consultation services for the Grand Hyatt Santa Clara’s expansion of the Regency Club. The project includes the Regency Club expansion and reconfiguration of the current space and expansion into an existing corridor. All of the guest rooms located on floors 3 through 14 will be renovated. There are approximately 50 rooms on each floor and 21 model room types.

WILLOW GLEN PLAZA San Jose, CA Type : Retail Size : 42,000 SF The firm provided mechanical, electrical, and plumbing engineering services for this project, which consists of approximately 14,360 SF of retail space, and approximately 26,000 SF of offices space. The retail space includes a restaurant. The project was designed to a LEED Silver certification level. Part of the new construction occurred over an existing restaurant and the existing MEP services, including a kitchen hood exhaust needed to accommodate into the new construction.

The 3.25 million SF, mixed-use development is located in Varthur, a suburb of Bangalore, India. The development will be situated on the shores of Lake Varthur and take advantage of the resources the lake provides. The development includes a new residential space of 1,500 units on a 23 to 24-acre site. The overall vision of the development is to maximize all aspects of the site’s resources and use the interplay and ‘waste’ streams of one system as the ‘source’ for another system.

The Abu Dhabi sustainable community includes the development of 73 three- bedroom townhouses spanning approximately 3,046 SF on two-levels, surrounding a community shared central pavilion, swimming pool and Jacuzzis.

AlfaTech provided services for the 100,000 SF remodel of their Concord store, including HVAC system upgrades, plumbing improvements, and both general and display lighting. Additionally, services were provided for a miscellaneous infrastructure study for the San Francisco store.

The firm provided mechanical design/build services including supervising construction and electrical design for this 350,000 SF shopping center with nine buildings. In addition, the firm provided site lighting for the 17,711 stall parking lot.

The firm was contracted to provide full engineering services for the design of a shopping center, which includes 14 retail stores (1 hub store and 13 smaller retail spaces), 2 fast food restaurants and 1 bank branch. Totaling: 90,000 SF retail, 6,000 SF fast food, 4,000 SF bank, and 45,000 SF supermarket.

Headquarters facility includes cafeteria, offices, retail space, and health club, along with telecommunications facilities for nationwide mail order service, typesetting function, and sophisticated photo- processing laboratories requiring additional specialized HVAC.

ST . KITT ’S AND NEVIS SUSTAINABLE RESORT British Virgin Islands Type: Master Plan Sustainable consultation for the St. Kitts Development project located in St. Kitts- Nevis in the British Virgin Islands. The development is comprised of various components including a dolphin encounter center, horse track and associated retail and restaurants, beach restaurants, and a 17,000 SF private villa and numerous smaller residential villas. AT provided guidance to the Bahaman design team to various green design features to reduce heat gain, water and electricity use. Green systems: Solar Hot Water Heating, Photovoltaics, Wind Turbines, Biodigesters, Daylighting, Geothermal Heat Pumps

Provided mechanical, electrical, plumbing and sustainable design for the addition and renovation of the existing hotel building at the Napa Embassy Suites. The addition is 36,000 SF, four stories high and is comprised of 47 new guest rooms and a spa. The design concentrates on maximizing passive systems and active mechanical systems will help control space air conditioning in the common areas and spa. The plumbing design will specify low flow fixtures to help reduce water usage. Renewable energy systems will be implemented to reduce energy consumption from gas and grid power. Designed to obtain LEED Silver.

LAS ROSADAS RESORT Jalisco, Mexico Type: Resort Development

PACIFIC MALL Milpitas, CA Type : Retail Size : 120,000 SF

The firm provided sustainable consultation for the Las Rosadas Resort Development project located in Jalisco, Mexico. AT aimed to optimize natural daylighting, natural ventilation, and passive solar heating throughout the building. By harnessing natural resources available at site, AT can assist in minimizing building energy consumption while providing a comfortable and natural environment. Alternative Energy Sources (wind and solar), wastewater treatment and a composting site are implemented into the design.

This project is an expansive new two story shopping mall with underground parking and connection to a hotel. AlfaTech provided full mechanical, electrical, and plumbing design including lighting and lighting control which is Title 24 compliant.

Type: Campus Expansion Size: 200,000 SF

The firm is providing mechanical, electrical, and plumbing design services for this university campus expansion project located near Irvine, CA. The Engineering / Science / Lab / Admin Building will be 4 stories and approximately 100,000 SF with classrooms, administrative offices, and wet and dry labs. The Resident Housing will be 4 stories and comprised of approximately 75 to 80 rooms. Both proposed projects will be designed to accommodate a LEED Gold Building Certification, and an exterior architectural design pallet that will respect the current design features, landscaping and cultural aspects of the campus.

OHLONE COMMUNITY COLLEGE Newark, CA

Type: New Construction Size: 130,000 SF

The firm provided mechanical and electrical engineering master planning and full design services for the new, 130,000 gross square foot, 81-acre, multi-building campus in Newark. Our energy efficient design included the use of solar energy with roof-mounted PowerGuard 450kV photovoltaic panels, a large geothermal loop system for heating and air conditioning, highly efficient plumbing fixtures and an enthalpy wheel heat/energy recovery system. The MEP systems alone were responsible for 33 of the 55 of the LEED points attained to achieve a LEED-NC Platinum certification for this project (the first LEED Platinum Community College in the country). The systems will help to save more than $2.6M in operating expenses over the next 25 years.

Projects: • Physical Education Building Remodel (Kentfield) – 44,000 SF • Science/Math/Central Plant Complex (Kentfield) - 60,000 SF • Transportation Technology Complex (IVC) – 10,000 SF • Main Building Complex (IVC) – 36,000 SF • Campus Master Planning for Kentfield and Indian Valley Campuses The firm was selected to provide all up-front engineering services relating to all planned bond projects including the master planning, district-wide energy modeling, district-wide mechanical, electrical and plumbing facility assessments and design standards for the District with projects totaling over 170,000 SF. We provided engineering design services and design and construction administration for the renovation of the Diamond P.E. existing complex. The project included new HVAC and electrical distribution. An energy management control system (EMCS) links directly to the new central campus EMCS system on the central part of the Kentfield campus. The project also includes a photovoltaic system which will either provide electrical for distribution in the building or supplemental hot water for the swimming pool. The Science/Math/Central Plant on the Kentfield campus includes a new energy efficient, geothermal underground / renewable energy HVAC system. The new 650-Ton, 340 vertical bore geothermal system provides heating and cooling via ground coupled water source heat pumps to the new Complex and Fine Arts buildings as well as two campus pools. The field was designed and phased for future expansion to support the entire Kentfield campus. The Transportation Technology facility on the Indian Valley campus required the total renovation of 10,000 SF which includes automobile technology repair facilities and instructional offices. The facility includes a radiant floor heating system and a solar thermal system to provide domestic hot water. In addition, the firm is working with the Kentfield campus on the Larkspur Annex to upgrade the electrical services and distribution to create a staging area for future campus construction.

This 83,000 SF complex houses the UC Davis Conference Center and Maurice J. Gallagher Jr. Hall, home of the UC Davis Graduate School of Management (GSM). The first LEED Platinum-certified MBA facility in California, the GSM offices comprise three stories and the two-story conference center includes a restaurant, office space, meeting rooms, and a one-story ballroom. It also includes a geothermal system.

This award-winning project is a multi-story building on the Stanford University campus dedicated to biotechnology research and development. It is a state-of-the- art facility designed to bring together researchers of different disciplines in order to foster new ideas as opposed to the process of traditional research facilities. The firm is responsible for the design of the mechanical systems, and peer review of the plumbing/process piping systems.

The firm was contracted to perform various on-campus additions and renovations. The first project consisted of a new two-story Learning Resource Center containing open lab, distance learning, circulation and supporting area totaling 70,000 SF; basement containing Tech Support, Cable Studio of 7,500 SF and mechanical space of 3,000 SF. Our experience at this campus also includes design of MEP/Technology for a new 2,200 SF Fine Arts Center design. The firm also performed the remodel of the 2nd Floor (approximately 20,000 SF) which houses the campuses laboratory. In addition, a due diligence evaluation was conducted to document current and past operational problems, and will be used to determine potential system deficiencies based on the current building use and systems installed.

The firm provided master planning and infrastructure design services for the City College of San Francisco’s new Ocean Avenue campus. The campus will house eight new buildings including a performing arts center, advanced technology building, joint use facility, central plant (part of joint use building), classroom building, dormitory, and bookstore totaling 437,000 SF. The College’s project goals included the buildings be designed and certified to a minimum LEED Silver rating. We also provided MEP, and sustainable design for the AIA Award Winning, new performing arts complex spanning 100,000 SF. Targeting LEED Silver.

One project included providing design for new site utilities upgrades including new 21KV distribution system, new communications and power distribution to building, gas, water, storm drain, and grey water systems coordination. Also provided energy efficient gym lighting, theater lighting, exterior lighting and energy control systems for targeted areas on campus. Designed lighting with integrated occupancy sensors, photosensors and building management system control for maximum energy savings.
