The firm provided the MEP engineering design/build services for this development, which included a seven-story above grade building, garage level below grade, and a roof level rising to 101’-10.” Change of use produced 45 new affordable residential condo units and a roof level common outdoor living. Sustainable features: daylighting controls, occupancy and photocell sensors, and time-clock control system. Mechanical systems design supplemented the passive systems making them capable of meeting all space loads while minimizing visual and noise disturbances. Heating is provided to condo units by low-profile radiant panel heaters while the retail and commercial spaces are provided by water source heat pumps.
