CASE STUDY:

UBER MB 1 & 2 MISSION BAY HEADQUARTERS

San Francisco, CA

AlfaTech is currently involved in this Uber’s new San Francisco presence which is a new 420,000 square-foot, ground up office building in the Mission Bay area in San Francisco. Our scope of work includes mechanical, electrical, plumbing, technology, security, and sustainability services. AlfaTech assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. The project is designed as an innovative, ultra- high performance building that includes a façade that responds to programmatic needs, an under floor air distribution system, a “winter garden” which acts as the main social space incorporating natural ventilation, and a proposed geothermal system to substantially reduce cooling equipment needs. AlfaTech has been providing MEP Engineering and Technology services for this client in the US and Globally for ten sites, including the new corporate headquarters in San Francisco. This is a state of the art new campus with over 420k SF of offices, a full kitchen and cafeteria. The project will include evaluation of all available sustainability features. Sustainability goals: • Significant reduction of building energy cooling needs by the use of geothermal exchange systems • Aggressive rainwater capture and retention • Natural ventilation for main atrium social areas, creating a pleasant, open experience for employees and visitors • Maximize use of day lighting to optimize workspace quality

CASE STUDY:

LENNAR CANDLESTI CK POINT & HUNTER’S POINT MASTER PLAN San Francisco, CA

The Candlestick Point and Hunter Point Shipyard is a 702-acre development that has the potential to bring most dynamic companies into the area and develop whole communities. This area will house R&D facilities, commercial spaces, multi- use buildings and retail spaces. Parks, trails, and open spaces will be additional features that will attract and enhance the community. The new development will add over 10,000 new residential units in the form of condominiums and low-, mid- and high-rise buildings. There will be over a million square feet of commercial space made available, over three million square feet for Research and Development, as well as over 300,000 square feet of property devoted to community activities. AlfaTech views this holistic approach to community development as an opportunity for Lennar Urban to be at the vanguard of urban design by creating a community infrastructure focused on environmental sustainability, technology, and self- sustaining. This means taking advantage of existing technologies to generate energy with the lowest environmental impact. We conducted a series of sustainable mechanical studies in a master plan scale to help the owners understand the options available to explore the feasibility of Net Zero energy for the new development. Proposed strategies involve:

DELTA PRODUCTS HEADQUARTERS Fremont, CA

Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

AlfaTech provided mechanical, electrical, and plumbing engineering design services for this project in Los Angeles consisting of a geothermal loop, a solar energy system, natural ventilation, a displacement system, LED lighting, spectrally selective glazing, grass and native plants, ecological ponds, EV charger, rainwater harvesting, gray water system, an energy efficient HVAC system, hydronic bidirectional heating/cooling flooring systems.

This museum will contain theaters, educational spaces, dining areas, event spaces, display, archive areas, and more.

THE PLATFORM

Culver City, CA

Type: Retail/Office Size: 220,000 SF

The Platform at Culver Station is a retail, office and parking development that includes adaptive reuse of existing buildings in conjunction with new construction, to create a community-oriented niche shopping and office space environment. The Platform, named for its proximity to the new Expo Line station at Washington and National Boulevards, seeks to capitalize on activity generated by the Metro. It is a collection of retail spaces, offices, and restaurants housed in 6 buildings that wrap around a central courtyard. We designed The Platform’s detailed core and shell MEP and Technology systems with an emphasis on flexible implementation for future tenants so that any type and permutation can be accommodated. The systems will incorporate centralized and metered power feeds to future tenants, core and shell and site lighting, high-efficiency mechanical equipment, and environmentally friendly design.

THE FLIGHT MIXED-USE DEVELOPMENT

Tustin, CA

Type: Retail Size: 480,000 SF (40,000 SF of Retail + 440,000 SF of Class A Office Space)

FLIGHT is located within the master planned Tustin Legacy, a site that possesses a unique and storied history. Earlier uses on the site were rooted in the same fundamental skills and themes: productivity, innovation and entrepreneurship. From vast commercial farming of orange groves, to the military’s construction by hand of two massive blimp hangars to a City that has painstakingly planned the long term development of Tustin Legacy, FLIGHT aims to carry on this legacy of excellence of ingenuity. FLIGHT at Tustin Legacy is defined by its hallmark distinctive features: innovative design characteristics, a market-leading amenity package, unparalleled branding & definition opportunities, and infinitely flexible office space, situated in a truly unique setting & centralized location. All of this is thoughtfully designed to create inspirational and highly efficient working environments in order to help companies maximize productivity, employee satisfaction, and overall success. This progressive architectural feature allows for efficient space planning, unobstructed views and collaboration within the space. Imagine a 360-degree window view from your desk or break area. FLIGHT features above standard 14' true ceiling heights, plus expansive deck-to-deck heights from 22' to more than 37' on upper floors. Retail amenities including a chef-driven food hall, indoor and outdoor meeting facilities, indoor and outdoor fitness areas, on-site conference facilities and more. The campus offers multiple and dynamic indoor and outdoor work environments designed to stimulate productivity via great workplace settings, and connect tenants to the beautiful climate of Southern California and its weather. We provide MEP engineering services for the Core and shell design of the entire campus.

BENTLY HERITAGE DISTILLERY

Minden, NV

MILL BUILDING Type: Manufacturing, Retail Size: 14,700 SF

Bently Heritage Distillery developed the Old Mill District into a state-of-the-art distillery for high grade whisky and spirits. The Mill Building, built in 1908, is the main production facility for fine whiskey.

The structure consists of four, 24’ diameter by 50’ high steel plate silos as well as a 3 stories/ loft/ low basement unreinforced brick masonry structure. The first floor of each distilling silos were conjoined by removing portions of the skin of each silo. Distilling equipment is arranged vertically to enable a gravity fed distilling process. The brick structure contains the private and public tastings rooms and retail spaces. Portions of the existing floors were removed to create multiple height spaces.

CREAMERY BUILDING Type: Manufacturing, Retail Size: 15,000 SF

Bently Heritage Distillery developed the Old Mill District into a state-of-the-art distillery for high grade whisky and spirits. The existing Creamery Building was demolished with the exception of the historic brick façade.

The new building has variable ceiling heights up to 34.5’ high. It houses a small public area, tasting rooms, restrooms, prep kitchen, and a second distillery operation for malting of grains, production of neutral spirits, storage and support functions, bottling, packaging and loading. The building responds to the various specific conditions required for the equipment it houses. A variety of conditions exist: open spaces with natural light and natural ventilation, enclosed high-fire hazard rooms, and tall spaces to house column-stills.

300 GRANT AVENUE

San Francisco, CA

Type : Office, Retail Size : 73,500 SF

AlfaTech provided MEP design services for this 73,500 SF new, retail/office building in Union Square. The project consisted of the complete demolition of 290 Sutter and adjacent 272 Sutter and construction of a new ground up six-story structure with a basement.

HANAHAUS

Palo Alto, CA

Type : Co-working Office, Cafe Size : 13,000 SF

This historic reuse project transformed the two story Varsity Theater into a contemporary, efficient cafe and co-working space while preserving original architectural details. A new IDF room and associated new HVAC cooling only system was required as well as a kitchen with extensive warm and serve capabilities for the new café. The design included all new lighting, lighting controls and power and an extensive reconfiguration of the fire sprinkler and fire alarm system.

MINA RESTAURANT GROUP / PABU IZAKAYA

San Francisco, CA

Type: Restaurant Size: 10,000 SF

AlfaTech provided MEP design services for this new 10,000 SF destination restaurant in the heart of San Francisco’s Financial District from renowned Chef Michael Mina. The Mina Group desired a large bar area, large dining area seating 90, and a separate sushi bar seating 30-40. The facility features a full kitchen, stand-alone sushi bar and Japanese robata grill.

AMEX CENTURION LOUNGE SFO International Airport Terminal 3 San Francisco, CA

Type : Hospitality Size : 7,000 SF

AMEX wanted a unique, high-end lounge to accommodate its exclusive members and to be a destination locale within the new international terminal at SFO.

AlfaTech provided mechanical, electrical and plumbing engineering, technology and security services for this high end 7,167 SF tenant improvement project, including kitchen, lounge and restrooms located in the Mezzanine level of Terminal 3.

This is a LEED Platinum project.

WILLOW GLEN PLAZA

San Jose, CA

Type : Retail Size : 42,000 SF

The firm provided mechanical, electrical, and plumbing engineering services for this project, which consists of approximately 14,360 SF of retail space, and approximately 26,000 SF of offices space. The retail space includes a restaurant. The project was designed to a LEED Silver certification level. Part of the new construction occurred over an existing restaurant and the existing MEP services, including a kitchen hood exhaust needed to accommodate into the new construction.

Additionally, the development will comprise of ground level flex commercial spaces, which could accommodate a café. Parking for residents and commercial spaces will be provided in a 103,005 SF parking structure.

The goal for the development is to be a low-energy building by beating Title-24 by 15%.

The development is a model of a transit-oriented, mixed-use, sustainable development in conformance with the new Market & Octavia Neighborhood Plan.

The project includes 67 for-sale residential units comprising 62,000 SF, a 26,000 SF sub-grade parking garage and ground floor commercial space. The development encompasses a total of four buildings with units ranging in size from 500 SF studios to three-story townhouses. In addition, the development includes two plazas, a common courtyard for use by residents, and extension to the Frog Park Walk.

717 Market Street is a mixed use and retail building conversion to a mixed- use high-end residential loft and retail building. The firm provided the MEP engineering design/build services for this development, which included a seven-story above grade building, garage level below grade, and a roof level rising to 101’-10.” Change of use produced 45 new affordable residential condo units and a roof level common outdoor living. Sustainable features: daylighting controls, occupancy and photocell sensors, and time-clock control system. Mechanical systems design supplemented the passive systems making them capable of meeting all space loads while minimizing visual and noise disturbances. Heating is provided to condo units by low-profile radiant panel heaters while the retail and commercial spaces are provided by water source heat pumps.

The Cooperage project is a mixed-use condominium development on a two- acre site planning to offer tenants and owners high-end home, office, and retail spaces while maintaining energy efficiency and testing sustainable technologies. AlfaTech provided sustainable concept and energy engineering design services during the early planning phase of the condominium project located at 900 Minnesota Street in San Francisco, CA. The project consists of four new buildings and two existing buildings to be renovated for a total of 207,625 SF. Large windows along the exterior provide ample daylight and views to all spaces. AlfaTech proposed that spaces be conditioned via radiant heated floors and natural ventilation only. Some of the sustainable systems studied and integrated into the Cooperage design were photovoltaics, solar water heating, daylighting, natural ventilation, green roofs, wind turbines, micro turbines, geothermal heat pumps, and rainwater collection.

Green systems include: solar hot water heating, natural ventilation, daylighting, photovoltaics, radiant systems, and wind turbines.

AlfaTech provided mechanical, plumbing and fire protection design/build engineering services for this residential conversion project. The project consisted of the renovation of an existing one-story historical warehouse and a new seven-story addition for use as a residential loft and retail building spanning 150,000 SF. Includes a total of 73 residential for-sale condo units and 3,000 SF of tenant amenity spaces including outdoor living space on the roof level, swimming pool, spa and fitness room. Existing warehouse envelope will house retail, residential entrance lobby, storage rooms, wine storage room and 73 parking spaces. Sustainability features included maximizing passive systems.

Provided commissioning services for the 143-unit low-income housing apartment building located in the SOMA district of San Francisco. Verified LEED credits were met by the current design and consulted on obtaining LEED certification. Credits being evaluated included Water Efficiency, Energy and Atmosphere, and Environmental Quality. Services included review of design documents, balancing reports, energy and water use calculations, developing the commissioning plan and reports and serving as the commissioning authority for the project to assure the systems meet the stringent requirements of LEED Silver certification.

The family housing facility consists of a 15,200 SF site with 100 units and 120,299 SF total space consisting of retail, community spaces, 12 stories of residential units, and children’s play area.

AlfaTech have completed 250,000 SF for Capital Group who are one of the world’s oldest and largest privately owned investment management company. This project had a lot of complex challenges adding an 8 story internal convenience stairs within and existing 57 story high rise, modifications to pressurization systems and base building smoke evacuation controls systems. Several enormous floor opening were provided between floor to bring a vibrant connected feel between difference user groups. A 4-story fully naturally vegetated green wall was eructated with a custom recirculatory irrigation and sophisticated leak detection system. A full UPS upgrade with A&B power redundancy across the north and south risers of the building was designed to support 16 IDF rooms from the main data center. A dedicated 24/7 chilled water riser was introduced with E-Power circulating pumps.

Custom controls sequences were designed to prevent stratification through the large floor openings via controllable dampers and differential space pressure sensors. This truly was an exciting project to be part of to push the design envelope.

Jerde Partnership moved its global headquarters to the CalEdison Building in Downtown Los Angeles formerly known as “One Bunker Hill” after nearly three decades spent on the sandy beaches of Venice.

The creative space is design to accommodate approximately 70 employees within its new headquarters located on the 5th floor of the CalEdison building, located at 601 W. Fifth Street at the corner of Grand Avenue, spans 277,000 square feet across 14 floors. The design provides warm inviting spaces that possess character that fits within the historic setting of the CalEdison building. The 2nd floor mezzanine space hosts model shops with state-of-the-art 3D printers and laser cutters with specialist exhaust requirements. The 5th floor space provide slowing open collaborative spaces, multifunctional flex spaces, conference rooms, private offices, lively pantries and private executive offices. AlfaTech provided MEP engineering services.

American Home Mortgage Investment Corporation is the 10th largest retail mortgage lender in the United States and was structured as a real estate investment trust. AmeriHome Mortgage Company is a direct mortgage lender that is growing rapidly. We were chosen to renovate 100,000 square feet of office space in the former Baxter Healthcare building in Westlake Village. The project was competed in a record of nine weeks. This was a fantastic team effort that was a monumental task and required several war room planning sessions to execute a project of this magnitude in record time. The project comprised of global trading rooms, MDF room, main server room, (5) IDF rooms, boardroom, executive suites, Network Operations Center, multiple staff breakrooms, private offices, conference rooms, open office spaces, 24/7 supplemental/after-hours cooling.

When the global pioneering fashion brand Farfetch was in need of a new home in downtown Los Angeles at The BLOC, we duly stepped up to the task of creating an environment, integrating work, private shopping and event areas. The exponential growth of Farfetch had resulted in workspaces in their previous location that did not adequately represent the Farfetch brand identity. The rise of private shopping and entertaining within their global commercial spaces meant that Farfetch required a design scheme to unify their worldwide presence and bring their digital brand to life. Inspiration from the individual style that Farfetch curates and delivers to its global audience. Farfetch.com is where technology and fashion worlds collide, and the design team took references from both of these worlds to create and customize a design scheme that is as distinctive and stylish as both the Farfetch brand and its customers. The project consisted of an IDF Room, flexible seating cafe which can double as an event space with bleacher seating, conference rooms, high density workspaces, recreational areas and work rooms. This project is a true testament to teamwork with the speed and quality of the execution such a complex project. We provided MEP, Technology and Lighting services.

Niagara Bottling, LLC is a family owned manufacturer of bottled water and soft drinks based in Ontario, California. They produce private label bottled water for a number of companies including Wal-Mart and Costco. As of 2017 Niagara was the largest supplier of private label bottled water in America. Niagara looked towards creating a unique experience for their staff at their new Corporate Headquarters Campus. The scope of work comprised of a core and shell renovation and simultaneous TI of Bldg. 1 (182,000SF), R&D and QA Lab in Bldg. 2 (20,000 SF), site improvements (80,000 SF), 500kW Campus E-Power System and lighting, power and EV charging renovations to a (176,000 SF) parking structure. The Lab comprised of Analytical Rooms, Micro Rooms, Q/A Lab, Sample Storage Rooms, Cold Storage Rooms, R&D Lab and office space. The main office building included a full-service staff cafeteria with waste composting system, Executive Offices, Private offices, Tasting Lounge/Kitchen, Conference rooms, Open Office Space, 3 Story main reception lobby, flex spaces, games rooms, (6) IDF rooms and a Main Server/MDF room.

The program required extensive upgrades to the core and shell infrastructure to support the lab and kitchen requirements.

This project was a tenant improvement of an existing tilt up space with an open floor plan concept that included a manufacturing facility, photography showroom, office spaces, a full-size kitchen and distribution warehouse with a full addition of AC cooling and heating unit. Design also included a lighting retrofit and plumbing upgrades.

AlfaTech provided MEP engineering design services for this project which included multiple shared offices per floor, private executive offices, huddle rooms, open office/bull pen spaces, conference rooms, break rooms, copy/print area, reception area and IDF closet.
