UBER MB 1 & 2 – LEED PLATINUM / WELL GOLD MI SS ION BAY HEADQUARTERS

AlfaTech is currently involved in Uber’s innovative new San Francisco headquarters which is a new 420,000 square-foot, ground up office building in the Mission Bay district. We provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech is part of the construction administration effort and served as the engineer-of- record for mechanical and electrical installations. We assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort. The project is designed as an innovative, ultra-high performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure, a façade that responds to programmatic needs, an under floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use.

CASE STUDY:

LUCAS MUSEUM OF NARRATIVE ART Los Ange les, CA

The Lucas Museum was conceived with the bold ambition to challenge the way our societies appreciate art museums. Inspired by its resolute mission, the engineering design blasted off with the vision to deliver a lasting, centenarian building in harmony with its site. The carbon zero design harnessed heat and cooling from the soil beneath the museum with over 700 vertical bores. This constituted the deepearth, pulsating aorta of the geothermal field. A second element of nature was introduced by way of a thermally active water pond, which increased the site’s innate cooling capacity. These features were modulated by the high-efficiency, heat recovery central plant that provided all- electric, simultaneous heating and cooling (and no gas-fired boilers). Environmental quality for prime spaces – galleries, state of the art theaters, and lobbies – were controlled with underfloor air-distribution and radiant floors. Smart controls gently nudged temperature and ventilation parameters to adjust to visitors’ comfort. The superstructure lifted off with an exterior façade that self-shaded the thermal shell, effectively reducing cooling demand. Curved onyxglass organically traced the rooftop which formed the solar PV field. At 365 kW capacity, the renewable energy source reduced an estimated 10-15% of the electricity demand and swung the carbon footprint negative. Ahead of its time, the Lucas Museum will open the doors as an eco-friendly, ‘net zero energy’- ready museum that gives back to the surrounding community.

DELTA PRODUCTS HEADQUARTERS – LEED PLATINUM F remont , CA

Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

AlfaTech maintains a commitment to sustainable design on every project. Through our dedicated Sustainability Studio, we search for all new ideas to achieve sustainability and Net Zero strategies every project.

Working with the client and the architect, we quickly help to establish and benchmark the project’s sustainability goals. Once goals are established, we explore the latest system technologies available and determine the concepts that are most suited to the project application. We provide preliminary studies of these systems, further validating the application. Together, with the rest of the project team, we look at each system concept to determine the project impacts and financial benefits in the early stages of design.

MECHANICAL CONCEPTS

• Light pollution reduction - Design of exterior light fixtures with proper photometric distribution and control to eliminate light trespass. • Optimize Energy Performance - Lighting design featuring efficient LED fixtures throughout the spaces. • Renewable energy - Incorporation of renewable energy such as photovoltaic systems in a practical application. Specify only non-CFC-based HVAC system with lowest Global Warming Potential and least risk of fire hazard. (R12 and R22 not allowed). • Provide 100% air-side economizer and water-side economizer with thermal storage to increase efficiencies with lower wet-bulb temperatures. • Provide minimum ventilation for occupied space based on 0.15 cfm/sf or 15 cfm/person, whichever is larger. • Provide Indoor Air Quality (IAQ) control to be WELL-building ready • Include Commissioning Requirements in Construction Documents. This is a 3-story office building of approximately 90,000 SF. The project consists of offices, kitchen and dining, and various supporting spaces. AlfaTech has performed a whole building energy analysis by using IES-VE 2019, which offers dynamic thermal and energy calculations at a highly detailed level. This study analyzes the energy performance for Peter Pan Building F, comparing annual energy use and energy cost for the building with each of the HVAC system design scenarios specified in the report. This report also includes an analysis on PV systems by estimating potential electricity generation from PV systems and the total amount of parking lot area suitable for hosting PV systems for each HVAC system scenario.

Type : High-Rise Office Building Size : 244,000 SF

AlfaTech provided mechanical, electrical and plumbing engineering design of this 10-story office building located in Oakland’s vibrant Uptown neighborhood. The project included warm core & shell retrofit of an existing ten (10) story, 244,000 SF office building including a ground level parking garage and future retail spaces. The design included new electrical utility service and distribution system, new mechanical and plumbing system as well as infrastructure for future retail. New mechanical system consist of energy efficient water-cooled VRF coupled with dedicated outside air system. All services are capped at each floor for future tenant connection. The building façade was completely redesigned and consists of high efficiency glazing and window wall system.

AlfaTech provided MEP and Technology Engineering Services for this high-rise building in center of the city. AlfaTech provided full design services for site, shell/core and tenant improvements of standard office space including private and open offices, conference rooms, huddle rooms, telephone rooms, break rooms, training spaces and other support spaces and a central chiller plant and 12kv high voltage power distribution. The First Basement included a variety of garage, large conference/training spaces, labs and potentially a cafeteria, along with utility spaces for electrical distribution. The two lower basements will be used for utility equipment such as fire pumps, boilers, and similar equipment.

Analog Devices (ADI) relocated its corporate headquarters into two recently completed warm shell buildings in Santa Clara Square. AlfaTech provided MEP design services for this 356,000 SF project encompassing nine of the twelve floors.

AlfaTech provided MEP design services for the world’s largest e-commerce company’s Moffett Towers location. The tenant improvement project encompassed the entire 8-stories of an existing building. The project scope included upgrades to the 1st floor café, open area workstations, private offices, breakout areas, kitchenettes, and conference rooms. The project also included a primary IDF room on one floor, one IDF room on each remaining floor, and one full floor of R&D labs. In addition, AlfaTech has also provided commissioning support, complete building low voltage systems evaluation and central plant support for MEP required modifications and upgrades.

MEP services for new 89,000 SF office space on one single floor plate to house this client’s first San Francisco presence. AlfaTech provided MEP Bid Documents and subsequent review of the MEP Design-Build Subcontractors’ Permit and Construction Drawings. AlfaTech provided engineering design services for eBay’s newest North Campus 5-story Building 17 in San Jose. This included a new core and shell and tenant improvements. AlfaTech also prepared electrical infrastructure design for the installation of a roof-mounted 100kW photo-voltaic panel installation. Services included feeder and panel load calculations, code search, electrical plans and coordination with Owner, panel vendors and Contractor to integrate the PV panel system into the 5-story building’s electrical power distribution and grounding systems. This project achieved LEED Gold.

Molex, a subsidiary of Koch Industries, acquired a 108,600 SF building consisting of office, lab, and warehouse space at 46360 Fremont Blvd. The building was built in 1983 and was in need of updates to the interior as well as exterior façade. AlfaTech provided mechanical, electrical, plumbing, and fire protection engineering services for this extensive tenant improvement project. The transformed space now clearly represents this progressive and innovative high tech company. The project consisted of an open collaborative environment, conference and training rooms, lunch room, fitness center, patio and sport court, clean rooms, pilot line, dry lab and warehouse areas.

The new facility includes a 65,000 SF manufacturing plant, 180,000 SF office headquarters, and a 30,000 SF R&D facility. Key components of the project include R&D tool installations, manufacturing rack and assembly, and a roof PV plant. Provided project management services during lease and work letter scope definition negotiations with developer’s design build team.

Building One: 18-story; 440,000 SF Building Two: 15-story, 275,000 SF Building Three: 18-story, 266,000 SF

Now considered a landmark on the San Jose skyline, the Adobe headquarters campus houses more than 2,000 employees. Each of the three buildings has its own parking garage, public lobby, data center, meeting rooms, and mail room. Shared facilities include an auditorium, full-service cafeteria and fitness center. Building Two also features retail space at street level. Additionally, each tower included a data center. The data center design consisted of a 7/24 full generator/UPS backup system for HVAC, lighting and power within the room with 100% redundancy.
