UBER MB 1 & 2 – LEED PLAT INUM / WELL GOLD MI SS ION BAY HEADQUARTERS

AlfaTech is currently involved in Uber’s innovative new San Francisco headquarters which is a new 420,000 square-foot, ground up office building in the Mission Bay district. We provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech is part of the construction administration effort and served as the engineer-of-record for mechanical and electrical installations. We assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort. The project is designed as an innovative, ultra-high performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure, a façade that responds to programmatic needs, an under floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use.

CASE STUDY:

LUCAS MUSEUM OF NARRAT IVE ART Los Ange l es , CA

The Lucas Museum was conceived with the bold ambition to challenge the way our societies appreciate art museums. Inspired by its resolute mission, the engineering design blasted off with the vision to deliver a lasting, centenarian building in harmony with its site. The carbon zero design harnessed heat and cooling from the soil beneath the museum with over 700 vertical bores. This constituted the deepearth, pulsating aorta of the geothermal field. A second element of nature was introduced by way of a thermally active water pond, which increased the site’s innate cooling capacity. These features were modulated by the high-efficiency, heat recovery central plant that provided all-electric, simultaneous heating and cooling (and no gas-fired boilers). Environmental quality for prime spaces – galleries, state of the art theaters, and lobbies – were controlled with underfloor air-distribution and radiant floors. Smart controls gently nudged temperature and ventilation parameters to adjust to visitors’ comfort. The superstructure lifted off with an exterior façade that self-shaded the thermal shell, effectively reducing cooling demand. Curved onyxglass organically traced the rooftop which formed the solar PV field. At 365 kW capacity, the renewable energy source reduced an estimated 10-15% of the electricity demand and swung the carbon footprint negative. Ahead of its time, the Lucas Museum will open the doors as an eco-friendly, ‘net zero energy’-ready museum that gives back to the surrounding community.

CASE STUDY:

DELTA PRODUCTS HEADQUARTERS F remont , CA

Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

SEAGATE TECHNOLOGY

Fremont, CA

Type: Campus, Offices, Labs, R&D and Manufacturing Size: 450,000 SF

AlfaTech provided MEP design, process design, lighting design, technology design, energy modeling and commissioning for this existing 450,000 SF campus. This facility incorporates offices, labs, warehouse and prototype manufacturing and includes 70,000 SF of ISO 6 & 7 clean room space on a custom four-foot raised floor allowing for extensive utility distribution. Most of the occupied space is on the first level, and the second level houses support infrastructure including electrical distribution, air handling units and technology support. Technology services included full design and construction administration for the low voltage-cabling infrastructure, security systems, and cabling pathway system throughout the facility. The Technology design included the layout and coordination for nine IDF Rooms, two data centers and multiple cleanroom environments. The low voltage-cabling infrastructure included copper and fiber backbone between the data centers and IDF rooms in addition to a variety of multi-port Work Area Outlets for open office, cleanroom, conference rooms and Wireless Access Point (WAP) devices. The Security design included all access control devices, video surveillance camera and design of the Security Control Center.

SEAGATE TECHNOLOGY Bangkok, Thailand and Milpitas and San Jose, CA

Type: Manufacturing, Assembly (Bangkok) + ISO 4 & 5 Class Clean Rooms (California) Size: Bangkok: ISO 4 Class Clean Rooms (80,000 SF), 160,000 SF total; California: 200,000 SF Seagate Technology manufactures disc drives, magnetic discs and read-write heads. All clean rooms in California were renovated to provide precise temperature and humidity controls. Renovation utilized existing mechanical equipment to provide heat recovery and conservation for the DX system. The firm also provides MEP design services in support of CSPM Lab Installations, Process Tool Renovations, and lab remodels. In Bangkok, AlfaTech provided engineering services for 40,000 SF of raised floor. The computer room was designed and constructed in four months to meet client’s schedule.

Santa Clara, CA

Type: Office, Clean Room, Manufacturing, Assembly, Testing Size: Over 1,000,000 SF Projects: Buildings B1, B2, B3, B6, B7, B8, B9, B11, B12, B14, B15, B20, B81, B100 As a prime contractor, AlfaTech has provided extensive tool hook-up design including; process/chemical, electrical, and mechanical engineering services. AlfaTech completed a major campus consolidation project in Buildings B2, 6, 11, 12, 81, & 100, which required the relocation of more than half the people in SCLA to consolidate and vacate Central & B108. Additionally, the project required a clean-up of the Central campus site and buildings for sale. Installation of 200 mm and 300 mm high temperature film (epitaxial) CVD reactors, as well as for ion implantation prototype systems. In addition, AlfaTech performed a feasibility study for a 300 mm RTP lab that included process utility systems, toxic gas abatement and scrubbed exhaust and power distribution to the tools.

ORACLE, BUI LDINGS 9 & 10

Santa Clara, CA

Type: Office Building, Campus Size: 140,000 SF

AlfaTech is providing MEP engineering design services for Building SC-09 and Building SC-10 at the Oracle, Santa Clara Campus. Building SC-09 is 25,000 SF and consists of a single story high-bay testing facility which includes anechoic chamber and parking, heavy equipment of shaker tables and tilt tables and hi-bay requirement for mechanical lifts. Building SC-10 is consists of three stories with multiple office engineering/R&D work environment, including offices, break rooms, copy rooms, conferencing and approximately 5,000 SF electronic lab on the ground floor for a total of approximately 115,000 SF.

AlfaTech/IBIS provided Smart building technology for both buildings.

FLEX (FORMERLY FLEXTRONICS)

Austin, TX

Type: Manufacturing, Assembly, Testing, Office Space Size: 301,640 SF

AlfaTech provided Mechanical, Plumbing, Electrical, Fire Protection, and Process engineering services, as well as Technology design and Energy Solutions services for this project. The scope of work included tenant improvements to an existing light assembly facility in order to convert the space to contract manufacturing, assembly, and QA/QC testing of electronics products. The existing facility included 34,260 SF of office space which was also remodeled to suit the client’s requirements. The intent of the project was to evaluate and assess the existing mechanical, electrical, controls and plumbing infrastructure and re-use where possible and propose measures for upgrading the systems to save energy (where fiscally feasible) and serve the new space layout and tool requirements.

FLEX (FORMERLY FLEXTRONICS) Milpitas, CA

Type: Manufacturing Size: 150,000 SF

AlfaTech provided Mechanical, Electrical, and Plumbing engineering services for this project. The scope of work included the redesign of this client’s manufacturing building to support the reorganization of the space. Significant portions of the 150,000 SF production floor area were revised and reorganized, relocating assembly lines, thermal chambers, storage, break room, and other spaces to accommodate 250 employees.

MAXIM INTEGRATED CIRCUITS

San Jose, CA

Type: Manufacturing, Cleanroom Size: 20,000 SF

AlfaTech provided Engineering and Architectural services for the expansion and alteration of an existing X3 Fab to provide for approximately 20,000 SF of contiguous, additional cleanroom area to the existing Fab within the footprint of the existing building. The project scope included upgrades and expansion of interior support facilities and exterior site utility pads and infrastructure to support the proposed Fab expansion. The new cleanroom facility design was developed with approximately 9,000 SF finished clean manufacturing space. The balance of the cleanroom addition was developed as shell area for future expansion. The performance criteria for the design of the new cleanroom were to match the existing bay and chase design with Class 1 bays, Class 1000 service chases and subfab level, for wafer geometries of 0.6 micron or larger. The existing mixed-use occupancy structure required additional occupancy area and building area separations to accommodate the additional floor area additions in order to remain in conformance with applicable Fire and Building Code requirements. Additionally, we provided Construction Management support in terms of budget cost estimates and assisted them in the review of bids by General Contractors.

Type: Warehouse Size: 50,000 SF

QuVa Pharma, Inc. is a nationally recognized company emerging as the leading industry 503B platform and partner of choice for compliance-oriented healthcare facilities looking to ensure a quality, safe and consistent supply of medications. The Company offers a broad portfolio of products across Pain Management, Anti- infective, OR Syringes, Labor and Delivery therapeutic areas amongst others, all of which are released only once sterility and potency testing is successfully complete, and with validation supporting appropriate BUD. The project entailed design of a 50,000 SF storage and distribution warehouse expansion within their existing Sugarland location for compound ingredients. Our scope of engineering services included lighting, power distribution and HVAC.

Type: R&D Laboratory Size: 382,000 SF

Niagara Bottling, LLC is a family-owned manufacturer of bottled water and soft drinks based in Ontario, California. They produce private label bottled water for a number of companies including Wal-Mart and Costco. As of 2017 Niagara was the largest supplier of private label bottled water in America. Niagara looked towards creating a unique experience for their staff at their new Corporate Headquarters Campus. The scope of work comprised of a core and shell renovation and simultaneous TI of Bldg. 1 (182,000SF), R&D and QA Lab in Bldg. 2 (20,000 SF), site improvements (80,000 SF), 500kW Campus E-Power System and lighting, power and EV charging renovations to a (176,000 SF) parking structure. The Lab comprised of Analytical Rooms, Micro Rooms, Q/A Lab, Sample Storage Rooms, Cold Storage Rooms, R&D Lab and office space. The main office building included a full-service staff cafeteria with waste composting system, Executive Offices, Private offices, Tasting Lounge/Kitchen, Conference rooms, Open Office Space, 3 Story main reception lobby, flex spaces, games rooms, (6) IDF rooms and a Main Server/MDF room.

West Los Angeles, CA

Type: Vivarium suite

AlfaTech is providing engineering design services for the expansion to an existing facility to create a new Vivarium suite within an animal research facility. The project included autoclave cage vivarium cage washers, bio-safety cabinets, procedure rooms, animal handling areas, Rheometer. The facility was designed in accordance with the AAALAC guidelines.

The firm provided pre-acquisition due diligence for this 12-story, Class A 750,000 SF building at 1800 Owens which to determine the MEP scope of work to return the building to Life Science lab use.

Type: Office/Lab, Due Diligence Size: 240,000 SF

AlfaTech provided initial pre-acquisition due diligence for two buildings, 120,000 SF each, in San Mateo to determine the MEP scope of work to return the building to Life Science lab use.

AlfaTech is also providing the MEP design-build engineering services for conversion of the office buildings to Life Science lab use.

Systems include the addition of a ground coupled geothermal system, which provides heating and cooling to the new addition and the existing 60,000 SF lab facility. Geothermal ground water at 61 degrees will be used to condition lab fume hood make up air, freeing up 300 tons of cooling from the existing central plant. The additional chilled water tonnage will be used for the new addition. The new geothermal system will provide all cooling & heating for the existing & new 60,000 ft2 lab building, and “no additional tonnage” will be required for the existing central plant. The geothermal system will also save 7,500.000 gallons of water a year from being evaporated via the existing (now decommissioned) cooling towers.

AlfaTech was selected as a turnkey firm to design and build Abbott's 400,000 SF new headquarters campus. The facility now houses an Abbott spinoff company called AbbVie. This project includes a 4,000 SF raised floor data center, tenant improvement of offices, along with laboratory facilities, and vivarium (animal care facility). A pilot plant (cell culture and purification) was built on the first floor along with new laboratory facilities, offices, and service yard. AlfaTech was fully responsibly for programming, design and construction of this state-of-the-art campus for which the budget and schedule was guaranteed as a part of our highly successful single-source project delivery method.

This 200,000 SF project is a multi-story building on the Stanford University campus dedicated to biotechnology research and development. The firm was responsible for the design of the HVAC, fume exhaust, building automation, and peer review of the plumbing/process piping systems.

AlfaTech have completed 250,000 SF for Capital Group who are one of the world’s oldest and largest privately owned investment management company. This project had a lot of complex challenges adding an 8 story internal convenience stairs within and existing 57 story high rise, modifications to pressurization systems and base building smoke evacuation controls systems. Several enormous floor opening were provided between floor to bring a vibrant connected feel between difference user groups. A 4-story fully naturally vegetated green wall was eructated with a custom recirculatory irrigation and sophisticated leak detection system. A full UPS upgrade with A&B power redundancy across the north and south risers of the building was designed to support 16 IDF rooms from the main data center. A dedicated 24/7 chilled water riser was introduced with E-Power circulating pumps.

Custom controls sequences were designed to prevent stratification through the large floor openings via controllable dampers and differential space pressure sensors. This truly was an exciting project to be part of to push the design envelope.

Jerde Partnership moved its global headquarters to the CalEdison Building in Downtown Los Angeles formerly known as “One Bunker Hill” after nearly three decades spent on the sandy beaches of Venice.

The creative space is design to accommodate approximately 70 employees within its new headquarters located on the 5th floor of the CalEdison building, located at 601 W. Fifth Street at the corner of Grand Avenue, spans 277,000 square feet across 14 floors. The design provides warm inviting spaces that possess character that fits within the historic setting of the CalEdison building. The 2nd floor mezzanine space hosts model shops with state-of-the-art 3D printers and laser cutters with specialist exhaust requirements. The 5th floor space provides slowing open collaborative spaces, multifunctional flex spaces, conference rooms, private offices, lively pantries and private executive offices. AlfaTech provided MEP engineering services.

We were chosen to renovate 100,000 square feet of office space in the former Baxter Healthcare building in Westlake Village. The project was competed in a record of nine weeks. This was a fantastic team effort that was a monumental task and required several war room planning sessions to execute a project of this magnitude in record time. The project comprised of global trading rooms, MDF room, main server room, (5) IDF rooms, boardroom, executive suites, Network Operations Center, multiple staff breakrooms, private offices, conference rooms, open office spaces, 24/7 supplemental/after-hours cooling.

Goop is a natural health company owned by actress Gwyneth Paltrow. AlfaTech provided mechanical, electrical, plumbing, fire protection and technology design services for the tenant improvement of Goop’s new 80,000 SF headquarters which is located at the new Santa Monica Gateway Development. The project consists of executive offices, meeting rooms, open office space, hot yoga studio, (2) Full test kitchens, cosmetics laboratory, photo studio, R&D lab space (fume hoods, autoclaves, lab gas), QA space, showroom, Fashion area (Clothing rails, mock-up, seamstress), media walls, staff cafeteria, podcast studio, Edit Bays, IDF and main Server room. The program required extensive upgrades to the core and shell infrastructure to support the lab and kitchen requirements.

When the global pioneering fashion brand Farfetch was in need of a new home in downtown Los Angeles at The BLOC, we duly stepped up to the task of creating an environment, integrating work, private shopping and event areas. The exponential growth of Farfetch had resulted in workspaces in their previous location that did not adequately represent the Farfetch brand identity. The rise of private shopping and entertaining within their global commercial spaces meant that Farfetch required a design scheme to unify their worldwide presence and bring their digital brand to life. Inspiration from the individual style that Farfetch curates and delivers to its global audience. Farfetch.com is where technology and fashion worlds collide, and the design team took references from both of these worlds to create and customize a design scheme that is as distinctive and stylish as both the Farfetch brand and its customers. The project consisted of an IDF Room, flexible seating cafe which can double as an event space with bleacher seating, conference rooms, high density workspaces, recreational areas and work rooms. This project is a true testament to teamwork with the speed and quality of the execution such a complex project. We provided MEP, Technology and Lighting services.

AlfaTech provided mechanical, electrical and plumbing/fire protection engineering design services for the design of this 48,000 SF space which will include restaurants, lounges and private studios and is envisioned to host fashion shows, photo-shoots, filming, concerts, awards shows and private parties. The space features a grand staircase and unique entryways that shall allow for multiple celebrations to take place simultaneously whilst maintain the privacy on each event. The existing building is a historic 2-Story + Basement concrete building built in 1931. AlfaTech have been part of the team to breath life into this iconic building that will be converted into (2) restaurants on the ground level that will include commercial and display cooking kitchens in addition to new public restrooms. The 2nd level will be a multi-function event space intended to house up to 500 occupants at maximum capacity. The space shall be mostly column free with refurbished skylights.

With this lease, LinkedIn brings together their R&D and sales teams, approximately 2,250 employees, under one roof. AlfaTech provided mechanical, electrical and plumbing engineering, Low Voltage, Audio Visual design and LEED fundamental and enhanced commissioning services for this new ground-up project which includes extensive interior build-out of 20,000 sf of space dedicated to a contemporary kitchen, servery and seating as well as a state-of-the-art "All Hands" presentation room and complete Fitness Center, 2,209 sq. feet of ground retail, and two levels of subterranean parking.

It now provides 69 streams of music and 65 streams of sports, news, and entertainment to its subscribers. Music streams on Sirius carry a wide variety of genres, broadcasting 24 hours daily, commercial-free, and uncensored. The project consisted of broadcast rooms, voice booths, production control rooms, live performance spaces, server room, conference rooms, open workstations and executive offices. Supplemental cooling systems, centralized UPS, N+1 CRAC system, back-up diesel generator, multi-mode fiber network, wireless heat mapping design, etc.

Instaco is a global fashion apparel company headquartered in Los Angeles that pushes the boundaries of fashion eCommerce by partnering with social media influencers to create lifestyle fashion brands that speak to the Millennial and Gen-Z consumers. This project was a tenant improvement of an existing tilt up space with an open floor plan concept that included a manufacturing facility, photography showroom, office spaces, a full-size kitchen and distribution warehouse with a full addition of AC cooling and heating unit. Design also included a lighting retrofit and plumbing upgrades.

Dolby, has expanded their office space in Burbank Building 1, to support its talented creative artists, and employees. With this new creative office space, Dolby’s expanded facility provides an environment to foster innovation and collaboration. The space programming comprised of color grading rooms, edit bays, QAQC Labs, machine rooms, film vaults, conference rooms and office space. In this project we provided a supplemental air cooled VRF system, 24/7 CRAC units for the server room backed up by a stand by generator. To accommodate the new programing in terms of additional power needs, a new 400A feeder was provided from the main switchgear located in the parking to the renovated floor to supplement the existing power on the floor. A 100KVA UPS also was provided to support the clean power needs and requirement in the video imaging, color grading labs and server room

This virtual reality themed attraction is a central draw to the Glendale Galleria retail center. Programming includes 350 hotel rooms and suites, 82 Residential apartments – comprising two-, three-, four- and six-bedroom homes, two levels of swimming pools, one for the hotel and one for the residences, 3rd & 4th floor casinos and ballrooms, 14 restaurants and bars, retail outlets, and a tennis court that also functions as an event space with stage, and spa facilities.

AlfaTech provided mechanical, electrical, plumbing design-build engineering and technology (Low Voltage and Security) design services for the new construction of this 8-story, condominium mid-rise located in the epicenter of San Francisco at South of Market. The Civic Center and prominent High-Tech Headquarters are located in the vicinity. This 66,000. SF. project was inclusive of a subgrade parking garage, ground-floor retail, 39 condos and multiple terraces overlooking San Francisco. A host of urban amenities ranging from first class retail and dining to culture and entrainment venues are within walking range. The building systems were approached through a robust code-compliant envelope, finely filtered make-up air, hot water hydronics, and natural ventilation. Refrigerant- based heat pump systems were provided for amenity spaces and retail. The building included an Energy Management System for main building equipment for ongoing measurements and verification.

Construction finished in 2020.

The project is a new building high rise / mixed use, 21 story high rise plus mechanical penthouse. Space planning includes residential, office, warm shell retail / restaurant, amenities, parking within building structure, outdoor private / common space, circulation and BOH. Along with the building space planning will be the MEP infrastructure included in with the Core. The building is located at the north side of Carlysle Street between Almaden Boulevard and Notre Dame Avenue, San Jose, CA with approximately 558,097sf of gross area building space plus outdoor private / common space.

The project tis currently under DD design and AlfaTech is providing all MEP/FP engineering.

THE AUSTIN – LEED GREEN CERTI F IED

1545 Pine Street, San Francisco, CA

Type: Residential High-Rise Size: 137,712 SF

AlfaTech provided mechanical, electrical, and plumbing design-build engineering and technology (Low Voltage and Security) design services. Contiguous to San Francisco’s affluential Nob Hill neighborhood, 1545 Pine Street is a new construction 12-story condominium tower measuring 143’ above ground. This high-rise, mixed- use tower consisted of (2) sub-grade parking levels at 30,000 sq. ft., 2,000 sq. ft. of ground-floor retail space, and approximately 100,000 sq. ft. of market-rated housing with a unit count of 102. This project pursued California GreenPoint Rating. The engineering design included a multi-zone heat recovery system, trickle vents, low-flow fixtures, and occupancy-sensed dynamically controlled lighting. The low- voltage design accommodated voice, U-verse, ADSL, and broadband services with a connections for a future passive optical network. Security systems include access entry systems for main entrance, garage area and interface to parking gate system.

Construction finished in 2017.
