UBER MB 1 & 2 – LEED PLAT INUM / WELL GOLD MI SS ION BAY HEADQUARTERS

AlfaTech is currently involved in Uber’s innovative new San Francisco headquarters which is a new 420,000 square-foot, ground up office building in the Mission Bay district. We provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech is part of the construction administration effort and served as the engineer-of-record for mechanical and electrical installations. We assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort. The project is designed as an innovative, ultra-high performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure, a façade that responds to programmatic needs, an under floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use.

CASE STUDY:
LUCAS MUSEUM OF NARRAT IVE ART Los Ange l es , CA
The Lucas Museum was conceived with the bold ambition to challenge the way our societies appreciate art museums. Inspired by its resolute mission, the engineering design blasted off with the vision to deliver a lasting, centenarian building in harmony with its site. The carbon zero design harnessed heat and cooling from the soil beneath the museum with over 700 vertical bores. This constituted the deepearth, pulsating aorta of the geothermal field. A second element of nature was introduced by way of a thermally active water pond, which increased the site’s innate cooling capacity. These features were modulated by the high-efficiency, heat recovery central plant that provided all-electric, simultaneous heating and cooling (and no gas-fired boilers). Environmental quality for prime spaces – galleries, state of the art theaters, and lobbies – were controlled with underfloor air-distribution and radiant floors. Smart controls gently nudged temperature and ventilation parameters to adjust to visitors’ comfort. The superstructure lifted off with an exterior façade that self-shaded the thermal shell, effectively reducing cooling demand. Curved onyxglass organically traced the rooftop which formed the solar PV field. At 365 kW capacity, the renewable energy source reduced an estimated 10-15% of the electricity demand and swung the carbon footprint negative. Ahead of its time, the Lucas Museum will open the doors as an eco-friendly, ‘net zero energy’-ready museum that gives back to the surrounding community.

DELTA PRODUCTS HEADQUARTERS F remont , CA
Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

AlfaTech provided site selection support services and continues to provide overall design team project management as well as MEP, Architectural, Structural, Civil, Fire Protection, Controls, Wind Study, LEED Consulting, and Life Safety services for this extremely energy efficient Data Center project. Key design changes to this data center include a redesign of the building arrangement from single data center facilities with support office to a single facility with an office space bridging the equivalent of 2 data center facilities in past projects. In addition to the layout revisions, another major revision to the Core IT spaces was made to address current needs as well as future proofing the space for anticipated technology changes. The MEP system design includes a highly energy efficient design concept divergent from past data center cooling techniques at other project sites. This project represents the fifth data center site (in addition to the Prineville site in Oregon, Forest City site in North Carolina, Lulea site in Sweden, and the Altoona site in Iowa) which were also under AlfaTech project management and design services). The Client achieved LEED Gold Certification for this building.

This mission critical data center has direct evaporative cooling and N+1 block redundant electrical topologies.
This project involved the site master plan as well as design and construction of two main data center facilities on the site that include a single story with penthouse air handling equipment and outdoor standby diesel generators. The site also includes a cold storage data center facility managed and designed by AlfaTech to provide data storage services to meet the project goals to archive storage at reduced capital costs.

AlfaTech has provided full project management and MEPT design services for this greenfield data center project.
The project includes 25MW of total power 18MW of critical power as well as parallel path designs for 5,000 ton chilled water plant utilizing pre-packaged modular chiller plant and full air side economizer air handling solution and an alternate, proprietary, refrigerant based cooling system. This project achieved LEED Gold status.

This $31 million project was completed in one phase and consists of approximately 51,000 SF of collocation space, and 10,000 SF of storage area.

The facility consists of two stories, 54,250 SF which houses a 41,800 SF data center white space with an outdoor electrical equipment yard on the east side of the building. The facility uses direct exchange cooling unit Liebert DSE equipment, with Liebert DSE condensing equipment located on the roof. The equipment yard comprises five 2,000 kW diesel generators, pad mounted switchgear and pad mounted transformers. The building is designed for 24” raised access floors throughout the data center suites.

AlfaTech supported both the initial build and multiple expansion phases for VMware’s 20K SF of Tier II Data Center space. During the initial construction, AlfaTech provided project management and technical design peer review. AlfaTech was then retained for the full design and construction management of the first expansion, adding 10K SF of Tier II data center space.

Niagara Bottling, LLC is a family-owned manufacturer of bottled water and soft drinks based in Ontario, California. They produce private label bottled water for a number of companies including Wal-Mart and Costco. As of 2017 Niagara was the largest supplier of private label bottled water in America. Niagara looked towards creating a unique experience for their staff at their new Corporate Headquarters Campus. The scope of work comprised of a core and shell renovation and simultaneous TI of Bldg. 1 (182,000SF), R&D and QA Lab in Bldg. 2 (20,000 SF), site improvements (80,000 SF), 500kW Campus E-Power System and lighting, power and EV charging renovations to a (176,000 SF) parking structure. The Lab comprised of Analytical Rooms, Micro Rooms, Q/A Lab, Sample Storage Rooms, Cold Storage Rooms, R&D Lab and office space. The main office building included a full-service staff cafeteria with waste composting system, Executive Offices, Private offices, Tasting Lounge/Kitchen, Conference rooms, Open Office Space, 3 Story main reception lobby, flex spaces, games rooms, (6) IDF rooms and a Main Server/MDF room.

BUCK INSTITUTE STEM CELL RESEARCH LAB

Type: Lab, Animal Handling facility Size: 60,000 SF
AlfaTech provided project management, as well as mechanical and electrical engineering services for this project. Systems include the addition of a ground coupled geothermal system, which provides heating and cooling to the new addition and the existing 60,000 SF lab facility. Geothermal ground water at 61 degrees will be used to condition lab fume hood make up air, freeing up 300 tons of cooling from the existing central plant. The additional chilled water tonnage will be used for the new addition. The new geothermal system will provide all cooling & heating for the existing & new 60,000 ft2 lab building, and “no additional tonnage” will be required for the existing central plant. The geothermal system will also save 7,500.000 gallons of water a year from being evaporated via the existing (now decommissioned) cooling towers.

AlfaTech is providing mechanical, electrical, and plumbing design services for this university campus expansion project located near Irvine, CA. The Engineering / Science / Lab / Admin Building will be 4 stories and approximately 100,000 SF with classrooms, administrative offices, and wet and dry labs. The Resident Housing facility will be 4 stories and comprised of approximately 75 to 80 rooms.
Both proposed projects will be designed to accommodate a LEED Gold Building Certification, and an exterior architectural design pallet that will respect the current design features, landscaping and cultural aspects of the campus.

This 200,000 SF project is a multi-story building on the Stanford University campus dedicated to biotechnology research and development. The firm was responsible for the design of the HVAC, fume exhaust, building automation, and peer review of the plumbing/process piping systems.

AlfaTech was selected as a turnkey firm to design and build Abbott's 400,000 SF new headquarters campus. The facility now houses an Abbott spinoff company called AbbVie. This project includes a 4,000 SF raised floor data center, tenant improvement of offices, along with laboratory facilities, and vivarium (animal care facility). A pilot plant (cell culture and purification) was built on the first floor along with new laboratory facilities, offices, and service yard. AlfaTech was fully responsibly for programming, design and construction of this state-of-the-art campus for which the budget and schedule was guaranteed as a part of our highly successful single-source project delivery method.

AlfaTech provided a new $1.1 million, 2-story facility for animal research labs and support areas. The mechanical design features double-duct, double-fan, constant volume mixing boxes with HEPA filtration. In addition, the firm provided full facility design services for Genentech’s Vacaville campus under a Master Services Agreement. This work encompasses office space, laboratory and cGMP manufacturing.

AlfaTech is providing MEP engineering design services for the multiple phases of tenant improvements for Visa Metro Campus in Foster City. Buildings 1 and 2 each are12-story office buildings with attached 4-level parking garages. The design included several floors of office space, specialty rooms, restrooms, prayer rooms, meeting rooms, copy/work rooms and amenities spaces including a tech connection bar, 4,000 SF health/wellness center, cafeteria, and auditorium/lobby. There is an interconnecting staircase between the floors and a bridge connecting the two buildings. Services included mechanical, electrical, and plumbing engineering; fire protection design; technology design, lighting design and construction administration.

AlfaTech recently completed Uber’s innovative new sustainable San Francisco headquarters which is a ground up office building in the Mission Bay district. AlfaTech provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech is part of the construction administration effort and served as the engineer-of-record for mechanical and electrical installations. AlfaTech assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life- cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort. infrastructure, a façade that responds to programmatic needs, an under floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use. AlfaTech (AT) provided comprehensive engineering and technology design for two 11-story high-rise buildings for Uber’s impressive new sustainable headquarters on the Chase Center campus. AT provided design services for full design, MEP, Technology, and lighting system design for the tenant improvements. These buildings were designed to foster creativity and innovation featuring both lively and quiet zones, a gym, terrace balconies, full-service two-floor kitchen / cafeteria, coffee and smoothie bars, and many other amenities for occupant comfort. Scope also included library, makers room, event lounge, conference center, training rooms, and retail space.

As the world’s largest Internet professional networking site, LinkedIn has grown exponentially since its start in 2003. For the past several years, AlfaTech has provided services for many of their offices worldwide.
AlfaTech provided mechanical, electrical and plumbing engineering, technology design (Low Voltage, Audio Visual) and LEED fundamental and enhanced commissioning services for this LinkedIn’s new ground-up headquarters project in the heart of San Francisco SoMa district. This 26-story, 450,000 SF tenant improvement project, is located in the heart of San Francisco’s South of Market neighborhood at 222 Second Street. With this lease, LinkedIn brings together their R&D and sales teams, approximately 2,250 employees, under one roof. Project includes extensive interior build-out of 20,000 sf of space dedicated to a contemporary kitchen, servery and seating as well as a state-of-the-art "All Hands" presentation room, 8,500 SF public lobby, complete Fitness Center, 2,209 SF of ground retail, and two levels of subterranean parking.

At LinkedIn's New York office, located in the Empire State Building, AlfaTech provided full design for all technology infrastructure, including structured cabling, and audio-visual systems, for the project. Facilities included A/V broadcasting studio, training rooms, all-hands meeting spaces, conference center, video conference rooms and various size meeting rooms. Responsibilities included full coordination with the design team, development of technology plans and specifications, facilitation of the bidding process for low voltage and audio-visual sub-contractors and support during construction. LEED Enhanced Commissioning services were also provided for a tenant improvement project covering 35,000 SF of the office space.

Cisco selected AlfaTech to provide engineering design services for all five sites comprising their world headquarters campus. These buildings, which range from one to four stories, contain a variety of space types, including data center, office, research and development, engineering labs and testing areas, manufacturing, cafeteria, conference, executive briefing, and a fitness center. The firm has been involved with Cisco both nationally and internationally on projects during various stages of engineering services. A substantial PG&E energy rebate resulted from our energy-saving mechanical systems designs, the project also won a separate energy award. Site 1 has a manufacturing plant, and a main engineering and MIS data center. Site 2's data center supports Cisco’s seven day/twenty-four hour online corporate network connectivity, and the infrastructure was designed to support future engineering lab and bench functions. Site 3 buildings required stringent control of temperature and humidity. For Site 4, the firm also performed studies for site utility alternatives including cogeneration.

AlfaTech provided MEP design, process design, lighting design, technology design, energy modeling and commissioning for this existing 450,000 SF campuses. This facility incorporates offices, labs, warehouse and prototype manufacturing and includes classified clean room space on a custom four-foot raised floor allowing for extensive utility distribution. Most of the occupied space is on the first level, and the second level houses support infrastructure including electrical distribution, air handling units and technology support. Technology services included full design and construction administration for the low voltage-cabling infrastructure, security systems, and cabling pathway system throughout the facility. The Technology design included the layout and coordination for nine IDF Rooms, two data centers and multiple cleanroom environments. The low voltage-cabling infrastructure included copper and fiber backbone between the data centers and IDF rooms in addition to a variety of multi-port Work Area Outlets for open office, cleanroom, conference rooms and Wireless Access Point (WAP) devices. The Security design included all access control devices, video surveillance camera and design of the Security Control Center. Energy modeling guided the designers in equipment selection through process and HVAC, along with Life Cycle Cost Analysis Modeling, and Title 24 compliance. AlfaTech also compiled the LEED M&V plan for the facility that ensures energy usage is constantly tracked and monitored. AlfaTech also performed incentive application and management for all HVAC and process systems. Commissioning services included installation verification, start-up, pre-functional control and functional control commissioning conducted according to Title 24 and LEED standards. Lighting acceptance testing was conducted per state specifications.

Now considered a landmark on the San Jose skyline, the Adobe Systems headquarters campus is the daytime home for more than 2,000 engineers and administrative and executive staff. Each building has its own parking garage, public lobby, data center, meeting rooms, and mailroom. Shared facilities include an auditorium, a full-service cafeteria, and a fitness center. Building two also features retail space at street level. Additionally, each tower includes a dedicated raised-floor computer room (data center) which serves the entire building. Our design of the computer rooms consisted of a 7/24 full generator/UPS backup system for HVAC, lighting and power within the rooms, with 100% redundancy.

AlfaTech is providing MEP engineering design services for Building SC-09 and Building SC-10 at the Oracle, Santa Clara Campus. Building SC-09 is 25,000 SF and consists of a single story high-bay testing facility which includes anechoic chamber and parking, heavy equipment of shaker tables and tilt tables and hi-bay requirement for mechanical lifts. Building SC-10 is consists of three stories with multiple office engineering/R&D work environment, including offices, break rooms, copy rooms, conferencing and approximately 5,000 SF electronic lab on the ground floor for a total of approximately 115,000 SF.
