CASE STUDY:

UBER MB 1 & 2 MISSION BAY HEADQUARTERS

San Francisco, CA

AlfaTech is currently involved in this Uber’s new San Francisco presence which is a new 420,000 square-foot, ground up office building in the Mission Bay area in San Francisco. Our scope of work includes mechanical, electrical, plumbing, technology, security, and sustainability services. AlfaTech assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. The project is designed as an innovative, ultra- high performance building that includes a façade that responds to programmatic needs, an under floor air distribution system, a “winter garden” which acts as the main social space incorporating natural ventilation, and a proposed geothermal system to substantially reduce cooling equipment needs. AlfaTech has been providing MEP Engineering and Technology services for this client in the US and Globally for ten sites, including the new corporate headquarters in San Francisco. This is a state of the art new campus with over 420k SF of offices, a full kitchen and cafeteria. The project will include evaluation of all available sustainability features. Sustainability goals: • Significant reduction of building energy cooling needs by the use of geothermal exchange systems • Aggressive rainwater capture and retention • Natural ventilation for main atrium social areas, creating a pleasant, open experience for employees and visitors • Maximize use of day lighting to optimize workspace quality

CASE STUDY:

LENNAR CANDLESTI CK POINT & HUNTER’S POINT MASTER PLAN San Francisco, CA

The Candlestick Point and Hunter Point Shipyard is a 702-acre development that has the potential to bring most dynamic companies into the area and develop whole communities. This area will house R&D facilities, commercial spaces, multi- use buildings and retail spaces. Parks, trails, and open spaces will be additional features that will attract and enhance the community. The new development will add over 10,000 new residential units in the form of condominiums and low-, mid- and high-rise buildings. There will be over a million square feet of commercial space made available, over three million square feet for Research and Development, as well as over 300,000 square feet of property devoted to community activities. AlfaTech views this holistic approach to community development as an opportunity for Lennar Urban to be at the vanguard of urban design by creating a community infrastructure focused on environmental sustainability, technology, and self- sustaining. This means taking advantage of existing technologies to generate energy with the lowest environmental impact. We conducted a series of sustainable mechanical studies in a master plan scale to help the owners understand the options available to explore the feasibility of Net Zero energy for the new development. Proposed strategies involve:

DELTA PRODUCTS HEADQUARTERS Fremont, CA

Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

Besides playing a functional role, it can strongly impact design, and create a visually dynamic space. AlfaTech’s lighting design team understands the strong role illumination plays, how it affects the human experience, and fosters the precise sense of place desired by the facility’s Our team can provide lighting design solutions that are fully integrated within the architecture, while creating spaces that are beautiful, comfortable, inspiring and responsive. We know that lighting accounts for up to nearly half a building’s energy consumption, therefore our lighting group strives to deliver the appropriate illumination, using the least amount of energy.

TEMPE CENTER FOR PERFORMING ARTS Tempe, AZ

Type: Performing Arts Center Size: 85,000 SF

Owner: City of Tempe Architect: Barton Myers

The building includes a 600-seat main theater and a 200-seat studio theater as well as art galleries, gift shops, 80 foot high multi-purpose main lobby and an outdoor sculpture garden. As the lead lighting designer, we worked closely with the design architect, Barton Myers and his associates to integrate the lighting scheme for key areas inside and outside the building. Illumination was designed to highlight key architectural elements throughout the building exterior and interior, and during performances. For this project, many of the lighting fixtures were chosen to form part of the architectural design. Many custom fixtures were used in order to achieve the desired appearance. In contrast, many fixtures were intended to be hidden from view and used to illuminate other architectural features. The lighting systems included approximately 100 different lighting fixtures in order to achieve the desired effects in the many different types of space throughout the building. Lighting systems were designed for seamless integration with various interior and exterior artwork items. Several custom lighting fixtures, including dynamic color-changing systems were included.

SAP HEADQUARTERS Newtown Square, PA

Type: Office Size: 400,000 SF Owner: SAP America Architect: Kling Lindquist

SAP is a leading provider of internet-based business software for several different industries and for companies of all sizes. The headquarters building in Newtown Square, Pennsylvania was designed to accommodate over 1,000 employees within the steel and glass building envelope. Exterior lighting design was intended to create a flow of pathways around the building while highlighting the structure’s architectural features. The lighting systems were chosen to integrate with the steel structure of the building, and in some cases, the steel structural members also serve as electrical raceways for the lighting branch circuits. The structural system was a key element of the architecture and the lighting was intended to emphasize that, as well as be fully integrated with the structural components. The mounting details for many fixtures had to be carefully designed to connect to structural elements in many areas that do not contain suspended ceilings. The form and location of the linear lighting fixtures within the office areas also follow the direction and contours of the structural elements.

NASHER SCULPTURE GARDEN San Antonio, TX

Type: Cultural Facility

Located in the heart of the Dallas Arts District, the Nasher Sculpture Center is home to one of the finest collections of modern and contemporary sculptures in the world, the Raymond and Patsy Nasher Collection, featuring more than 300 masterpieces. The garden is designed by landscape architect Peter Walker, and is made up of rotating exhibitions of works from the Nasher family collection as well as special exhibitions drawn from other museums and private collections. Accent lighting was carefully designed to articulate the sculptures, and fountain lighting featured submersible LED lighting shooting light from one side of the fountain to other side. Bamboo is back lit with in-ground HID lamps. Accent spot lighting is achieved from mounting the fixtures strategically on the trees. Lighting was carefully integrated with the trees and landscape elements with least intrusion on tree trunks. Light pollution into neighborhood spaces was mitigated using specific optics of luminaires designed to minimize light spills.

NATURAL HISTORY MUSEUM Los Angeles, CA

Type: Musueum Size: 200,000 SF Owner: Natural History Museum Architect: CO Architects

The scope of work for this project included an interior renovation and expansion of the existing museum, as well as architectural preservation of the existing historical building. This main renovation project was completed in 2009. The objective of the lighting design for the museum renovation project was to highlight and enhance the original architecture of the building while improving the quality and performance of exhibit lighting throughout the museum. In the main rotunda, the lighting was designed to improve the appearance of the architectural details of the dome roof, while expressing the sculpted forms of decorative elements and stained glass features, which were also renovated and preserved as part of this project. Lighting for the individual exhibits was chosen to minimize light degradation to artwork, have adjustability for future versatility of the exhibit layouts, and to recreate natural lighting that would simulate different times of day, depending upon the setting of the exhibit.mitigated using specific optics of luminaires designed to minimize light spills.

CITY COLLEGE OF SAN FRANCISCO PERFORMING ARTS CENTER – TARGET: LEED SILVER San Francisco, CA

Type: Performing Arts Center Size: 54,060 SF building on 437,000 SF campus

AlfaTech provided master planning and infrastructure design services for the City College of San Francisco’s new Ocean Avenue campus. The campus will house eight new buildings including a performing arts center, advanced technology building, joint use facility, central plant (part of joint use building), classroom building, dormitory, and bookstore totaling 437,000 SF. Performing Arts Center is a 54,060 square foot building comprised of three (3) main performance spaces; a 650-seat proscenium auditorium, a 150-seat music recital hall, and 150-seat studio (black box) theater. The College’s project goals included the buildings be designed and certified to a minimum LEED Silver rating. AT also provided MEP, and sustainable design for the AIA Award Winning, new performing arts complex spanning 100,000 SF. Targeting LEED Silver.

TOBIN PERFORMING ARTS CENTER San Antonio, TX

Type: Performing Arts Center Size: 1,759 seats

The Tobin Center is a feature in reusing a historic building into a state of the art and sustainable facility for the performing arts. With a unique “flat floor” capability, the 1,759-seat H-E-B Performance Hall can quickly transform into multiple configurations for banquets, cabaret seating and special events. The 250-seat Studio Theater has equally flexible space and the 600-seat River Walk Plaza adds even more performance space.

SANTA MONICA B IG BLUE BUS Santa Monica, CA

Type: Public Civic Transportation Owner: City of Santa Monica Architect: Lorcan O’Herlihy

The client desired to upgrade 300 shelters throughout the city of Santa Monica with a new design that included specialty lighting and real-time digital schedule information while being completely off-grid. A site solar analysis was performed at each site to determine the solar availability and calculate the size of the solar panels and battery storage systems. Lighting was designed to provide adequate illumination without conflicting with surrounding businesses, traffic, and other light sources. We worked closely with LOHA architects to design the shelters and integrate solar power, LED lighting with timer and photocell controls, real-time digital, WIFI and battery storage units. All low-voltage components were utilized in order to minimize space required for components and increase efficiency. Integrated controls were provided to ensure the lighting and signage is operated automatically when needed. The solar panels (located on top of the shelter canopies) utilized thin-film solar panels in order to allow all shelters to be off-grid and avoid necessity of metering or grid connections. Lighting was designed using a special diffuse material in conjunction with side-mounted linear LED strip lights.

A NOISE WITHIN THEATER Pasadena, CA

Type: Performing Arts Center Size: 33,000 SF Owner: City of Pasadena Architect: John Berry

The Noise Within project was a renovation of the existing Stuart Pharmaceutical building, originally designed by Edward Durell Stone in 1958 and a historical building. The interior of the building was transformed into a classical 350-seat repertory theater that opened in 2011. We worked closely with the Architect, John Berry, throughout all stages of design and construction in order to ensure a fully integrated and functional lighting system. For this project, it was important to maintain the appearance of the original structure in many areas, highlighting key architectural features both inside and out, and also during performances. The design also incorporated a significant day lighting component, with floor-to-ceiling glazing in several areas . Special attention was paid to the pattern created by the location of each fixture, and coordinated with the ceiling features, while also ensuring that functional illumination was being provided.

UCLA YOUNG RESEARCH LIBRARY Los Angeles, CA

Type: Library Size: 40,000 SF Owner: UCLA Architect: Perkins + Will

This LEED project was an existing building renovation which involved a complete replacement of the ground and second floor interior finishes, including walls, ceilings and floor finishes. The lighting systems included a significant amount of architectural integration of lighting fixtures with ceiling, cove and wall systems that were carefully designed to conceal the light sources and produce the effect of floating planes. This lighting scheme was complemented by linear recessed lighting and decorative task lighting throughout the spaces that was selected to match the architectural styles and function of each space.

Type: Executive Briefing Center Size

Citrix wanted this space to showcase their technology and entertain executives from all over the world. The space included a presentation room, product demonstration room, conference center, and informal meeting spaces. In spaces such as the product demonstration rooms, most of the lighting is designed to be concealed (cove lighting) and used to enhance the clean architecture of the space. Ceiling form factor is enhanced by luminaire following the curve.

Presentation room was designed with state of the art lighting and controls to avoid spill light on the screen.

Custom luminaire was designed to reinforce company’s branding in the tall lobby. We designed a wave form suspended luminaire to highlight the two “I” letters, straight and inverted as shown on Citrix logo. These “I” letters are lit with colored LEDs on the fixture.

The project was designed below 20% of code required wattage per California Title 24.

54,000 square foot office space for Mozilla’s headquarters in Mountain View, CA. Project is designed with POE (power over Ethernet) luminaires and controls where each luminaire is individually addressable. The client wanted to design the space with a lighting system that not only provides illumination in the space, and provides architectural integrity, but, also wanted lighting controls to provide data about occupancy from a real estate management standpoint. Mozilla Spaces are open environments where Mozillians can work side by side — hacking, coding, designing, researching and creating. They are places for them to meet, collaborate and continue to building a brighter future for the Web.

In collaboration with MK Think Architects, we were able to achieve open and transparent environments with artificial and day light integration.

UNIVERS ITY OF THE PACIFIC Stockton, CA

Type: Campus Size: 55,000 SF

The project was a two-story, 55,000-square-foot building fulfills the university's vision to create a focus for student life on campus. Housing a 700-seat event space, student and executive dining, a student pub, bookstore and offices, this new facility responds architecturally to the campus’ historical context with brick façades complemented by glass entries, clerestory windows and skylights to maximize natural daylight in the interiors. Sustainability was an important part of design criteria. The project features chilled beam cooling systems, lighting controls systems, daylight integration with lighting control system and sun shades to prevent harsh daylight into the space.

Lighting is designed to meet LEED Silver-certification.

VOLKSWAGEN RESEARCH LAB Belmont, CA

Type: Administrative Office and Lab

This is a state-of-the-art research building with vehicle labs, informal meeting spaces, and office spaces.

The project required a mix of light sources for vehicle demonstration and client showroom areas. The lighting design therefore ranged from low wattage decorative pendants to high power LED pendants—all designed to provide the best showcase illumination available. Working with David Whitney Architects, the lighting design accomplished client goals to integrate branding, create diverse work settings, and become a center for VW/ERL-hosted industry events.

The project is designed with energy efficient sources and luminaires to meet USGBC LEED silver certification.

CLIF BAR HEADQUARTERS Emeryville, CA

Type: Office Campus Size: 75,000 SF Owner: Clif Bar

Cliff Bar’s headquarters is a 75,000 square foot warehouse, originally World War II valve manufacturing facility which has been transformed into office space for this leading provider of healthy food products. The project is designed with sustainable features such as solar panels, daylighting and energy efficient artificial lighting. The project is LEED Platinum certified. Transparency and open office culture are few of design elements emphasized by the client. The space celebrates the inherent natural light and volumetric space of the repurposed warehouse, while capturing the company culture and connecting employees to the outdoors through “biophilic” interior design. Daylight integration into the open offices with artificial lighting was one of the challenges in the project. Continuous dimming for luminaires in the open offices provided smooth transition from daylight to artificial light. Color temperatures of the sources are carefully considered according to the function of the space. Seventy five per per cent of the materials used in the build-out were repurposed, including 12,000 feet of reclaimed wood from shipping containers, barns and railroad ties.

The project is LEED Platinum certified.

BENTLY HERITAGE DISTILLERY

MILL BUILDING Type: Manufacturing, Retail Size: 14,700 SF

Bently Heritage Distillery developed the Old Mill District into a state-of-the-art distillery for high grade whisky and spirits. The Mill Building, built in 1908, is the main production facility for fine whiskey.

The structure consists of four, 24’ diameter by 50’ high steel plate silos as well as a 3 stories/ loft/ low basement unreinforced brick masonry structure. The first floor of each distilling silos were conjoined by removing portions of the skin of each silo. Distilling equipment is arranged vertically to enable a gravity fed distilling process. The brick structure contains the private and public tastings rooms and retail spaces. Portions of the existing floors were removed to create multiple height spaces.

CREAMERY BUILDING Type: Manufacturing, Retail Size: 15,000 SF

Bently Heritage Distillery developed the Old Mill District into a state-of-the-art distillery for high grade whisky and spirits. The existing Creamery Building was demolished with the exception of the historic brick façade.

The new building has variable ceiling heights up to 34.5’ high. It houses a small public area, tasting rooms, restrooms, prep kitchen, and a second distillery operation for malting of grains, production of neutral spirits, storage and support functions, bottling, packaging and loading. The building responds to the various specific conditions required for the equipment it houses. A variety of conditions exist: open spaces with natural light and natural ventilation, enclosed high-fire hazard rooms, and tall spaces to house column-stills.

This historic reuse project transformed the two story Varsity Theater into a contemporary, efficient cafe and co-working space while preserving original architectural details. A new IDF room and associated new HVAC cooling only system was required as well as a kitchen with extensive warm and serve capabilities for the new café. The design included all new lighting, lighting controls and power and an extensive reconfiguration of the fire sprinkler and fire alarm system.

SANTA ROSA JUNIOR COLLEGE / CULINARY ARTS BLDG

This 70,000 SF building at Santa Rosa Junior College includes four restaurant grade kitchen/classroom areas, student lecture classrooms, and office area for administrative staff. It features four teaching kitchen areas each with a capacity for approximately 25 students. Each kitchen has type I (grease) and type II (vapor) exhaust systems. All exhaust systems for the kitchens feature Variable Flow Hoods that considerably reduces exhaust fan energy consumption. All kitchen make up air is provided by a 50,000 CFM Air Handling Unit with FanWall technology that allows the air flow range to vary from 700 CFM to 50,000 CFM by using an asymmetrical VFD assignment to the FanWall fan array. This type of airflow volume flexibility allows the Air Handling Unit to provide make-up air to one hood in the entire kitchen or all the hoods in the four kitchens. Air conditioning is achieved through the use of zoned heat pump units water cooled through two closed circuit cooling towers. The building will be equipped with a solar thermal array sized to provide all domestic hot water needs of the building, including the kitchens.

Totaling: 90,000 SF retail, 6,000 SF fast food, 4,000 SF bank, and 45,000 SF supermarket.

Provided mechanical, electrical, plumbing and sustainable design for the addition and renovation of the existing hotel building at the Napa Embassy Suites. The addition is 36,000 SF, four stories high and is comprised of 47 new guest rooms and a spa. The design concentrates on maximizing passive systems and active mechanical systems will help control space air conditioning in the common areas and spa. The plumbing design will specify low flow fixtures to help reduce water usage. Renewable energy systems will be implemented to reduce energy consumption from gas and grid power. Designed to obtain LEED Silver.

Parking for residents and commercial spaces will be provided in a 103,005 SF parking structure.

The goal for the development is to be a low-energy building by beating Title-24 by 15%.
