CASE STUDY:

UBER MB 1 & 2 MISSION BAY HEADQUARTERS

San Francisco, CA

AlfaTech is currently involved in this Uber’s new San Francisco presence which is a new 420,000 square-foot, ground up office building in the Mission Bay area in San Francisco. Our scope of work includes mechanical, electrical, plumbing, technology, security, and sustainability services. AlfaTech assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. The project is designed as an innovative, ultra- high performance building that includes a façade that responds to programmatic needs, an under floor air distribution system, a “winter garden” which acts as the main social space incorporating natural ventilation, and a proposed geothermal system to substantially reduce cooling equipment needs. AlfaTech has been providing MEP Engineering and Technology services for this client in the US and Globally for ten sites, including the new corporate headquarters in San Francisco. This is a state of the art new campus with over 420k SF of offices, a full kitchen and cafeteria. The project will include evaluation of all available sustainability features. Sustainability goals: • Significant reduction of building energy cooling needs by the use of geothermal exchange systems • Aggressive rainwater capture and retention • Natural ventilation for main atrium social areas, creating a pleasant, open experience for employees and visitors • Maximize use of day lighting to optimize workspace quality

CASE STUDY:

LENNAR CANDLESTI CK POINT & HUNTER’S POINT MASTER PLAN San Francisco, CA

The Candlestick Point and Hunter Point Shipyard is a 702-acre development that has the potential to bring most dynamic companies into the area and develop whole communities. This area will house R&D facilities, commercial spaces, multi- use buildings and retail spaces. Parks, trails, and open spaces will be additional features that will attract and enhance the community. The new development will add over 10,000 new residential units in the form of condominiums and low-, mid- and high-rise buildings. There will be over a million square feet of commercial space made available, over three million square feet for Research and Development, as well as over 300,000 square feet of property devoted to community activities. AlfaTech views this holistic approach to community development as an opportunity for Lennar Urban to be at the vanguard of urban design by creating a community infrastructure focused on environmental sustainability, technology, and self- sustaining. This means taking advantage of existing technologies to generate energy with the lowest environmental impact. We conducted a series of sustainable mechanical studies in a master plan scale to help the owners understand the options available to explore the feasibility of Net Zero energy for the new development. Proposed strategies involve:

CASE STUDY:

DELTA PRODUCTS HEADQUARTERS Fremont, CA

Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

Goop is a natural health company owned by actress Gwyneth Paltrow. Goop’s new 80,000 SF headquarters is located at the new Santa Monica Gateway Development. The project consists of executive offices, meeting rooms, open office space, hot yoga studio, (2) Full kitchens, cosmetics laboratory, phot studio, R&D space, QA space, showroom, Fashion area (Clothing rails, mock-up, seamstress), media walls, staff cafeteria, podcast studio, Edit Bays, IDF and main Server room. The program required extensive upgrades to the core and shell infrastructure to support the lab and kitchen requirements.

Instaco is a global fashion apparel company headquartered in Los Angeles that pushes the boundaries of fashion eCommerce by partnering with social media influencers to create lifestyle fashion brands that speak to the Millennial and Gen-Z consumers. This project was a tenant improvement of an existing tilt up space with an open floor plan concept that included a manufacturing facility, photography showroom, office spaces, a full-size kitchen and distribution warehouse with a full addition of AC cooling and heating unit. Design also included a lighting retrofit and plumbing upgrades.

Size: 250,000 SF

AlfaTech have completed 250,000 SF for Capital group who are one of the world’s oldest and largest privately owned investment management company. This project had a lot of complex challenges adding an 8 story internal convenience stairs within and existing 57 story high rise, modifications to pressurization systems and base building smoke evacuation controls systems. Several enormous floor opening were provided between floor to bring a vibrant connected feel between difference user groups. A 4-story fully naturally vegetated green wall was eructated with a custom recirculatory irrigation and sophisticated leak detection system. A full UPS upgrade with A&B power redundancy across the north and south risers of the building was designed to support 16 IDF rooms from the main data center. A dedicated 24/7 chilled water riser was introduced with E-Power circulating pumps.

Custom controls sequences were designed to prevent stratification through the large floor openings via controllable dampers and differential space pressure sensors. This truly was an exciting project to be part of to push the design envelope.

Niagara Bottling, LLC is a family owned manufacturer of bottled water and soft drinks based in Ontario, California. They produce private label bottled water for a number of companies including Wal-Mart and Costco. As of 2017 Niagara was the largest supplier of private label bottled water in America. Niagara looked towards creating a unique experience for their staff at their new Corporate Headquarters Campus. The scope of work comprised of a core and shell renovation and simultaneous TI of Bldg 1 (182,000SF), R&D and QA Lab in Bildg 2 (20,000 SF), site improvements (80,000 SF), 500kW Campus E-Power System and lighting, power and EV charging renovations to a (176,000 SF) parking structure. The Lab comprised of Analytical Rooms, Micro Rooms, Q/A Lab, Sample Storage Rooms, Cold Storage Rooms, R&D Lab and office space. The main office building included a staff cafeteria, Executive Offices, Private offices, Conference rooms, Open Office Space, 3 Story main reception lobby, flex spaces, games rooms, (6) IDF rooms and a Main Server/MDF room.

Intuit is an ongoing client. A recent project features an office building conversion to a new Campus Center which includes a 400-seat cafeteria, fitness center, coffee shop, conference facility, innovation gallery, outdoor sports court and amphitheater. Jerde Partnership moved its global headquarters to the CalEdison Building in Downtown Los Angeles formerly known as “One Bunker Hill” after nearly three decades spent on the sandy beaches of Venice.

The creative space is design to accommodate approximately 70 employees within its new headquarters located on the 5th floor of the CalEdison building, located at 601 W. Fifth Street at the corner of Grand Avenue, spans 277,000 square feet across 14 floors. The design provides warm inviting spaces that possess character that fits within the historic setting of the CalEdison building. The 2nd floor mezzanine space hosts model shops with state-of-the-art 3D printers and laser cutters with specialist exhaust requirements. The 5th floor space provide slowing open collaborative spaces, multifunctional flex spaces, conference rooms, private offices, lively pantries and private executive offices. AlfaTech provided MEP engineering services.

American Home Mortgage Investment Corporation is the 10th largest retail mortgage lender in the United States and was structured as a real estate investment trust. AmeriHome Mortgage Company is a direct mortgage lender that is growing rapidly. We were chosen to renovate 100,000 square feet of office space in the former Baxter Healthcare building in Westlake Village. The project was competed in a record of nine weeks. This was a fantastic team effort that was a monumental task and required several war room planning sessions to execute a project of this magnitude in record time. The project comprised of global trading rooms, MDF room, main server room, (5) IDF rooms, boardroom, executive suites, Network Operations Center, multiple staff breakrooms, private offices, conference rooms, open office spaces, 24/7 supplemental/after-hours cooling.

When the global pioneering fashion brand Farfetch was in need of a new home in downtown Los Angeles at The BLOC, we duly stepped up to the task of creating an environment, integrating work, private shopping and event areas. The exponential growth of Farfetch had resulted in workspaces in their previous location that did not adequately represent the Farfetch brand identity. The rise of private shopping and entertaining within their global commercial spaces meant that Farfetch required a design scheme to unify their worldwide presence and bring their digital brand to life. Inspiration from the individual style that Farfetch curates and delivers to its global audience. Farfetch.com is where technology and fashion worlds collide, and the design team took references from both of these worlds to create and customize a design scheme that is as distinctive and stylish as both the Farfetch brand and its customers. The project consisted of an IDF Room, flexible seating cafe which can double as an event space with bleacher seating, conference rooms, high density workspaces, recreational areas and work rooms. This project is a true testament to teamwork with the speed and quality of the execution such a complex project. We provided MEP, Technology and Lighting services.

AlfaTech provided engineering design services for eBay’s newest North Campus 5- story Building 17 in San Jose. This included a new core and shell and tenant improvements. AlfaTech also prepared electrical infrastructure design for the installation of a roof- mounted 100kW photo-voltaic panel installation. Services included feeder and panel load calculations, code search, electrical plans and coordination with Owner, panel vendors and Contractor to integrate the PV panel system into the 5-story building’s electrical power distribution and grounding systems. This project achieved LEED Gold.

AlfaTech provided design-build services for SunPower’s expansion into the historic Ford Plant in Richmond, CA. The new facility includes a 65,000 SF manufacturing plant, 180,000 SF office headquarters, and a 30,000 SF R&D facility. Key components of the project include R&D tool installations, manufacturing rack and assembly, and a roof PV plant. Provided project management services during lease and work letter scope definition negotiations with developer’s design build team.

OWN – OPRAH WINFREY NETWORK

West Hollywood, CA

In 2013 OWN made the move to West Hollywood at "The Lot".

OWN were first generation tenants within this building for the most part where the design team embarked upon creating a state-of-the-art facility for them.

As part of the team, we supplied a complete MEP design for this project, which includes flowing office space, edit bays, finishing rooms, VO booths, tape vaults, video conference rooms, custom employee cafe area, multipurpose rooms, a unique 3 story video wall, and a 1000 sq. ft. server room. We designed an in-row cooling system and a UPS with redundancy for the server room. The existing basement parking was retrofitted with multiple EV charging stations for the OWN employees. Beverly Hills is known to have some challenging protocol, but we were able to successfully navigate our way through the quirks to keep the aggressive schedule on track.

As one of the motion picture and television industry’s leading producers and suppliers of cameras and lenses, Panavision Inc. required new headquarters that contained collaborative office space, research and development labs, manufacturing and testing facilities, shipping and receiving facilities, a full movie theater, full service cafeteria, coffee bars and cafe, as well as a retail store. In 2011 Panavision leased a 145,000 square foot vacated warehouse in Woodland Hills, CA. As part of the team we transformed the space into a thriving industrial environment capable of housing all of Panavision’s unique needs and functions. Completed in August 2012, the project was awarded the 2013 Industrial Project of the Year by The San Fernando Business Journal.

HULU

Santa Monica, CA

When the popular Internet company Hulu assembled a team to help them determine their headquarters for the future, we evaluated multiple locations to assist in the decision making process. Hulu had identified offices in Santa Monica’s Colorado Center for their recent re-location to a nearly 98,000 SF office space – a space formerly occupied by the architecture firm Gensler before it moved to Downtown Los Angeles. Gensler was the architect tapped to re-imagine their former space for Hulu’s needs. The airy design features open exposed ceilings and includes a fully stocked panty and cafe, as well as huddle and decompression spaces designed for easy employee collaboration. The design accommodates a large opening cut through the slab for the assembly space with re-location of mechanical infrastructure, all done in concert with the acoustic consultant as the open design makes keeping the MEP systems quiet of paramount importance. The result is a beautiful space, created with a highly collaborative and hands-on group of people as clients who provided a positive spirit and atmosphere.

SONY ENTERTAINMENT LOT / STAGE 24

The Queen Latifah show stage was one of many projects completed on the Sony lot.

The project consisted of designing a customized set and supporting offices, conference rooms, wardrobe areas, dressing rooms and green rooms. The set was completed on a fast track schedule but we were still able to adapt to meet the evolving needs of the set designers vision.

DISNEY TV GROUP

Burbank, CA

Disney TV Group revamped the 11th floor of 3800 W. Alameda. The project was forensic in execution from a mechanical perspective, as there were no as-built drawings available. We surveyed all existing VAV boxes and WSHP's, created existing as-built plans and reused 50% of the existing VAV boxes and WSHP's in different areas of the floor to work with the completely new space plan design in order to aid with keeping the project on budget. The space comprised of edit bays, finishing rooms, master control rooms, VO Booths, QC rooms, private offices, open plan office space, conference rooms, server room and collaboration areas. Interesting challenges arose such as the study of all condenser water usage within the building to figure out creative solutions to provide sufficient capacity to support the 11th floor programmatic needs.

DREAMWORKS

Glendale, CA

When the rapidly growing DreamWorks Animation campus in downtown Glendale, CA needed more space as well as a restack of their existing animation building, we provided an integrated, two phase approach. Phase 1 consisted of the 4 floor, 120,000 SF TV animation building restack and Phase 2, the construction of a 125,000 SF annex. The new 5 floor plus 2 basement level annex building includes offices, approval and digital dailies rooms, a state-of-the-art motion capture theatre, recording studio and editorial suites as well as a remodeled adjacent campus cafeteria. The seamless joining of the annex to the existing campus centralized systems – the chiller plant, water and electrical works – was successfully met while the two buildings smoothly transitioned into an interconnected and fluid work flow. The creative needs and a typical lighting and power usage of the DreamWorks team remained unimpeded as we implemented the electrical, AC, sound and lighting systems, and delivered the $50 million dollar 2-year project on budget amidst evolving Glendale city codes.

SONY PICTURES – JIMMY STEWART BUILDING

Culver City, CA

With Sony's ever evolving need for space on the lot, the only option was up. So Sony embarked upon building an 8-Story high rise building on the lot.

This project involved the MEP design of a ground-up core and shell with extreme site constraints. As the core and shell design was almost finished we took on the challenge of designing 8 floors of technical space T.I. to provide a new home for the folks at Sony Music Group. The project comprised of a full cooking employee cafeteria, coffee shops, tour offices, humidification controlled museums, conference center, multiple interconnecting floors, open office spaces and private offices. We were instrumental in navigating the smoke control system through Culver City AHJ review process. The design utilizes a UUKL 864 listed mechanical controls system which doubles as a smoke controls system in-lieu of traditional methods of two completely separate systems. This approach save on both construction time and cost as the same wiring raceways could be dual purposed. This is one of the few installations of this type within the LA area.

KCET TELEVISION

Burbank, CA

KCET sold its historic Sunset Boulevard studio to the Church of Scientology, and leased 2 floors, roughly 55,000 sq. ft. at the The Point, a brand new 14 story LEED Gold certified building in downtown Burbank. As part of the team we embarked immediately on the study, design, construction and installation process of their MEP systems, a Herculean undertaking for the tight 12-month timeframe which saw the bare space transformed into state-of-the art production studios and offices. Through intense analysis of the existing building and expertise in entertainment industry systems design, issued the long lead package within the first two months. Focus then shifted to construction of the cutting-edge technical studio spaces with master control room, CER, machine room and edit suites. The 24/7 cooling tower system was helicoptered onto the rooftop, they added a generator and ran conduits 800 ft. through the parking structure, which also houses the UPS. We designed water cooled VRV sound sensitive systems and optimized everything for 24/7 broadcast transmission and production efficiency.

Activision Infinity Ward, the creators of Call of Duty, produces video games out of their Woodland Hills, CA location.

A new production space with heavy power demands and highly technical specifications required a comprehensive MEP design that we were able to provide, drawing on their deep and sustained experience in creative spaces. Each equipment workstation needed significant power, twice the demands of the normal workstation. A significant challenge of this project was the need for a fast-track execution of a very technical design. With the support of a great team we were able to successfully create and implement one of the most difficult and technically demanding assignments with the highest quality and in record time.

WARNER BROS.

Burbank, CA

Warner Bros. Studio Plaza was comprised of multiple projects in a phased approach.

Warner Bros gaming department was relocated to the 9th floor of the building, and modernizations occurred on 12 of the 13 floors to accommodate for an increased occupancy on all floors. The DDC controls within the building were upgraded along with major portions of the lighting on all floors. An extensive study was undertaken to evaluate changing the existing cooling tower system over to reclaimed water. This was an extremely challenging project in terms of phasing and overcoming existing field conditions, but we were able to provide creative solutions to these complex problems.

Playa Vista, CA

The flagship YouTube studio, YouTube Space LA is a brand new, state-of-the-art production facility in Playa Vista, designed specifically for YouTube creators to produce original digital video content, from an idea through editing and uploading to YouTube. The YouTube Space LA is a creative production facility for both established and emerging YouTube content creators who are part of the YouTube Partner Program. At the YouTube Space LA, YouTube creators learn from industry experts, collaborate with other creators and have access to the latest production and post-production digital video equipment. The building is situated at the historical Howard Hughes hangar, home of the “Spruce Goose”. We provided MEP designs for the facility, which includes a cinema soundstage, post-production studios, motion capture, screening rooms, green screen studios and rehearsal rooms. The main goal was to create a state-of-the-art broadcast studio facility that still respects the historical elements of the enclosure and sites. There were multiple challenges for us here: Without disturbing the facade, which as a historical landmark had to remain virtually untouched, We designed brand new power, mechanical and plumbing systems that achieved LEED Gold status, in the face of huge power demands.

DIRECT TV El Segundo, CA

DirecTV needed to re-establish itself in a new campus in El Segundo. There was a need to consolidate a number of existing buildings and re-design the network into something that would supply a higher level of amenities for employees, more workspace and allow all to intermingle in a similar culture that would bring more people together as they go through their daily activities. At approximately 1,000,000 sq. ft. and with a total of 4 buildings, the client relied heavily on the decision making capabilities of team, and its ability to phase all the work in such a way that business could be continued in certain areas while heavy construction was occurring in others. AECOM provided architectural and design services, with Jones Lang LaSalle providing overall program and project management. Critical systems like an emergency generator, UPS system and a data center were al brought online and tested rigorously prior to occupancy. DirecTV LA5 was awarded LEED Platinum status in 2014. The campus comprised of various different types of office space requirement, conference center, data center, server rooms, employee campus cafeteria, employee fitness center, DTV main satellite tracking facility, live broadcast venue, digital R&D/ testing labs, interactive lobbies and the implementation state of the art technology throughout the campus.
