AlfaTech was established in Silicon Valley in 1987 as a mechanical, electrical, and technology (low voltage, security, and A/V) design engineering firm. Responding to client needs, we expanded our service offerings to include architectural lighting design, sustainability, Smart Building, and project management services. In addition, we expanded into five California offices, including San Jose (Silicon Valley), San Francisco, Monrovia, and San Diego. AlfaTech is providing engineering design services for this project requiring an extensive renovation/transformation of an existing veterinary facility to create a new Vivarium suite within an animal research facility. The project included autoclave cage vivarium cage washers, bio-safety cabinets, procedure rooms, animal handling areas, Rheometer. The facility was designed in accordance with the AAALAC. guidelines. The existing electrical generator and vacuum systems within the veterinary clinic were repurposed and modified as necessary to suit. New HVAC equipment was added to isolate specific areas of the building and increase air change rates within the space. The existing surgery rooms were renovated to procedure rooms. The existing labs were renovated and re-purposed to match the programmatic requirements of the new tenant.

They produce private label bottled water for a number of companies including Wal-Mart and Costco. As of 2017 Niagara was the largest supplier of private label bottled water in America. Niagara looked towards creating a unique experience for their staff at their new Corporate Headquarters Campus. The scope of work comprised of a core and shell renovation and simultaneous TI of Bldg. 1 (182,000SF), R&D and QA Lab in Bldg. 2 (20,000 SF), site improvements (80,000 SF), 500kW Campus E-Power System and lighting, power and EV charging renovations to a (176,000 SF) parking structure. The Lab comprised of Analytical Rooms, Micro Rooms, Q/A Lab, Sample Storage Rooms, Cold Storage Rooms, R&D Lab and office space. The main office building included a full-service staff cafeteria with waste composting system, Executive Offices, Private offices, Tasting Lounge/Kitchen, Conference rooms, Open Office Space, 3 Story main reception lobby, flex spaces, games rooms, (6) IDF rooms and a Main Server/MDF room.

QuVa Pharma, Inc. is a nationally recognized company emerging as the leading industry 503B platform and partner of choice for compliance-oriented healthcare facilities looking to ensure a quality, safe and consistent supply of medications. The Company offers a broad portfolio of products across Pain Management, Anti-infective, OR Syringes, Labor and Delivery therapeutic areas amongst others, all of which are released only once sterility and potency testing is successfully complete, and with validation supporting appropriate BUD. The project entailed design of a 50,000 SF storage and distribution warehouse expansion within their existing Sugarland location for compound ingredients. Our scope of engineering services included lighting, power distribution and HVAC.

AbbVie (Abbott Biotherapeutics)

AlfaTech was selected as a turnkey firm to design and build Abbott's 400,000 SF new headquarters campus. The facility now houses an Abbott spinoff company called AbbVie. This project includes a 4,000 SF raised floor data center, tenant improvement of offices, along with laboratory facilities, and vivarium (animal care facility). A pilot plant (cell culture and purification) was built on the first floor along with new laboratory facilities, offices, and service yard. AlfaTech was fully responsibly for programming, design and construction of this state-of-the-art campus for which the budget and schedule was guaranteed as a part of our highly successful single-source project delivery method.

Amgen, Buildings 31 And 42

Amgen is a global biotechnology company that discovers, develops, manufactures and markets cost-effective human therapeutics based on advances in cellular and molecular biology. A large-scale dispensing suite was added to Building 31 and Building 42 was a new cGMP raw material receiving facility. On Building 31, AlfaTech provided mechanical, electrical, plumbing, support utility design, specifications, and specialized equipment sourcing for construction of cGMP raw material dispensing suites within an existing warehouse and distribution facility. Building 42 was programmed and designed for cGMP raw material receiving and support for Building 23, a clinical trial manufacturing facility. Process engineering design included liquid caustic solution receiving, storage and transfer systems, and fresh and waste glycerol streams storage and transfer systems.

Genencor* Palo Alto, CA

This lab expansion project was an expansion of the food-grade fermentation, large scale recovery, small scale recovery, and granulation lab suites/processes. The 20,000 SF expansion included two new 2,000L fermentation vessels and associate holding tanks, four new 1,500L recovery vessels, an entirely new 14L small scale recovery suite with Millipore, Buchner, and Microfiltration processing, and spray dryer process addition to Granulation Suite/Process. Provided complete mechanical, electrical, plumbing, and process piping design including coordination with process equipment vendors. Collaboration with scientists to develop custom Millipore Bench and Buchner walk-in hoods with special consideration for enzyme aerosol mitigation. Process and utility piping design to support the new process vessels and equipment including Steam & Condensate, Compressed Dry Air, Hot and Cold Glycol, Heating Hot Water, DI Water, Industrial Cold & Hot Water, Process Vacuum, and Contained Drains.

Beyond Meat Headquarters

AlfaTech is providing mechanical, electrical, plumbing, fire protection and process piping engineering design services for the relocation to the new headquarters for Beyond Meat into a 2-story building. Project includes complete demolition of the interior and will consist of a 143,000 SF R&D, Lab Space, Test Kitchens and Refrigerated Storage and 107,000 SF office space in a phased construction. Project included the design of the “house” high pressure steam system (100 PSIG), including steam boilers, a deaerator/boiler feedwater system, a blowdown tank, a flash tank, chemical treatment, steam system controls, a steam distribution system (including expansion joints), steam trapping, condensate distribution, condensate pumps, condensate coolers, etc. Also included was a “clean - steam” generator and a clean -steam distribution system.

Confidential Client, Dairy-based Food Technology Pilot Plant

AlfaTech is serving as the prime design consultant providing comprehensive Design Team Project Management, Process, Architectural, Structural, Mechanical, Process Piping & Plumbing, Electrical, Automation, Technology, FDA Regulatory consulting, EH&S, and Fire Protection services for this 23,500 SF dairy-based food technology Pilot Plant and R&D Facility. The Client is scaling up their small-scale process into a Pilot Plant & R&D Facility. They are leasing a single-level facility shell space within a warehouse for conversion into the PR&D facility. The spaces is approximately 23,500 SF, of which about 17,000 SF will be lab areas and the remainder office. The Pilot Plant houses BioProcessing equipment and supporting Clean Utilities including Purified Water, Clean Steam, CIP/COP. An exterior yard will be built to house the genset, wastewater treatment, chilled water plant, heating hot water plant, steam plant, bulk purified water, and future liquid oxygen tank. AlfaTech is working with the Client to develop appropriate food grade spaces with future cGMP requirements under consideration.

This confidential client is on a mission to be the future of sustainable food by giving people options to reduce their carbon footprint by consuming their plant-based meat products. This project retrofitted an existing building into labs for textured vegetable protein extrusion processing line and fiber spin aqueous based process line. Multiple process equipment vendors were evaluated for viability of the clients changing processing needs throughout the duration of the process. Provided MEP design for the cGMP equivalent labs designed to food grade standards. New systems included food grade air handling, solvent bunker, dust collection system, food grade steam, RO water, process cooling water, compressed air, CIP/COP, wastewater treatment, building service system and lighting.

NUS Agricultural Translational Research Centre

Agri-Tech 8,000 SF with 5 distinct Grow Zones, Laboratory and 2 Precision Climate Zones

AlfaTech provided turnkey design and build project complete scope including Grow Zone and Lab design and equipment procurement for the NUS Agricultural Translational Research Centre, which is a facility designed to take high-density agriculture from innovation to industrial scale. The office features an expansive reception area with a green feature wall to welcome visitors. The climate, fertigation recipes, and lighting spectrum can be different at each grow zone enabling high throughput phenotyping, recipe development, and overall process refinement for the users. The Precision Climate Zones are state of the art with a temperature range from 10 to 40 degrees C. The interpretive corridor is meant to inspire, educate and serve as adjunct space for the scientists and farmers to do their daily work.

Buck Institute Stem Cell Research Lab

Novato, CA

Tenant Improvement 60,000 SF

AlfaTech provided project management, as well as mechanical and electrical engineering services for this project. Systems include the addition of a ground coupled geothermal system, which provides heating and cooling to the new addition and the existing 60,000 SF lab facility. Geothermal ground water at 61 degrees will be used to condition lab fume hood make up air, freeing up 300 tons of cooling from the existing central plant. The additional chilled water tonnage will be used for the new addition. The new geothermal system will provide all cooling & heating for the existing & new 60,000 SF lab building, and “no additional tonnage” will be required for the existing central plant. The geothermal system will also save 7,500.000 gallons of water a year from being evaporated via the existing (now decommissioned) cooling towers.

UCLA Terasaki Life Sciences Building*

Terasaki Life Sciences Building features two wings with laboratories, offices, scholarly activity space, and building support spaces on five floors plus a basement vivarium. The 175,000 SF structure is supported by a cast-in-place concrete frame with flat-slab floor decks. This building, is the new home of the Biological Sciences Department. A stated goal of the UCLA Terasaki Life Sciences Building Detailed Project Program is to “provide flexible facilities that anticipate changing future needs.” To help meet thi s goal, the building was designed with large, open laboratory spaces to allow multiple scientists to work in shared laboratories, uninterrupted by doors or walls. Each rectangular wing houses an efficient pattern of laboratory, support and office space of five above ground levels. The building’s concrete frame eliminates 10 ft in height, as compared to the common structural steel alternative and provides inherent vibration control.

The vivarium on the lower level includes holding rooms for rodents, birds, fish and other small animal species.

The firm provided mechanical, electrical, and plumbing engineering design services for this university campus expansion project for Soka University which consists of two buildings. The 4-story, 91,370 SF Marie and Pierre Curie Hall (STEM building) features 19 labs, three classrooms, 26 faculty and administrative offices, 11 conference rooms and a 100-seat auditorium alongside open collaborative spaces and student workstations throughout the facility. Core lab facilities, including an aquatics lab, scanning electron microscopy (SEM) and transmission electron microscopy (TEM), accommodate advanced research and help recruit new faculty. The building’s instructional lab modules allow for interactive teaching and hands -on learning in this open, flexible, interactive and sustainable building to support the new life sciences concentration for undergraduate students interested in biology, biomedical research, biotechnology, public health and medicine (pre-med). The Resident Housing are twin, 4- story, 52,470 SF buildings which anchor the university’s southwest border. Each hall contains 50 housing units (made up of single- and double – bedroom dormitories), meeting and social spaces, a kitchen and 24-hour study rooms with a covered walkway connecting the buildings.

Both proposed projects were designed to accommodate a LEED Gold Building Certification.

University of San Francisco, Center for Science and Innovation

For the University of San Francisco, this 61,610 SF, five-level John Lo Schiavo, S.J. Situated in the center of campus it is a focus of student life and the primarily underground building design allowed for multi-level outdoor classrooms. Center for Science and Innovation, near the middle of the campus off Masonic Avenue. This building houses 17 wet and dry teaching/computational labs, classrooms, support spaces and offices and serves more than 6,000 students required to take one science and math course during their undergraduate time at USF. The building is the first constructed to meet LEED Gold standards at USF and features floor-to-ceiling windows, smart technology that opens and closes windows automatically for temperature, a 28,000-gallon cistern tank to collect rainwater for reuse, and indigenous Northern California landscaping.

Stanford University, Clark Center

The 3-story, James H. Clark Center for Biomedical Engineering and Science is strategically located at the heart of Stanford's Palo Alto campus. The Clark Center houses the Bio-X programme and fosters an unprecedented degree of collaboration among scientists from different disciplines to meet some of the most pressing scientific and medical challenges. The project consisted of three wings of laboratories that frame an open courtyard overlooked by balconies and includes a full-scale kitchen and server with 200-seat dining area, a 150-seat auditorium, and classrooms. This facility is open and flexible with laboratory layouts that can be reconfigured at will. The research space houses more than 450 scientists, technicians and faculty in biology, biochemical, biophysical, biocomputational, bioengineering, and bio neurology disciplines. The firm was responsible for the design of the HVAC, fume exhaust, building automation, and peer review of the plumbing/process piping systems.

Antelope Valley College, Health & Science Center

This project consists of a new science laboratory and office complex of 106,000 SF located in Lancaster, California. The project includes 44,706 SF of laboratory and classroom space to support the biology, botany, microbiology, anatomy, physiology, physics, chemistry, astronomy, geology, anthropology, and geography departments. Another 21,000 SF devoted to Health Sciences programs including nursing, emergency medical services, surgical, cardiovascular and radiologic technology. Special features of the building include an 80-seat planetarium, Live Animal Room, Cadaver Room, a surgery demonstration lab and outdoor botany greenhouse. The remainder of the building includes 10,000 SF of classroom space, faculty offices, computer lab and a café/dining area. The building has a very unique shape and a very large footprint. It is also in the relatively harsh high desert area of Southern California which presents HVAC design issues among others. Due to the nature of chemicals involved in the laboratories, and high desert winds, a sophisticated wind tunnel test was performed to assure proper exhaust air location and treatment.

Compton Community College, Allied Health Building

The firm provided mechanical, electrical and plumbing engineering services for the state-of-the-art Allied Health Building at Compton College which houses the Nursing and Child Development programs. The building simulated a modern hospital environment and features hi-tech classrooms, one lecture hall, one simulation lab, four health science labs, 11 faculty offices and an office for the dean of student learning, a computer lab, shared group study areas, restroom facilities, faculty and staff kitchen/lounge and a student lounge. The building also has wireless access throughout and “smart” classroom technology.

Whittier College, Science & Learning Center

This project was for complete renovation of the 1966 Stauffer Science Building at Whittier College and included seismic and accessibility upgrades, as well as new utility infrastructure and equipment. The long, raised-box form of the existing building was re-appropriated to create a more eye- catching exterior and improve the building’s relationship to the campus. Facing the campus quad, a nearly continuous glass facade is interrupted by terracotta pop-outs that serve as cross-disciplinary break out alcoves. Building consists of Labs and classrooms, all which have been reconfigured featuring at least one glass wall, revealing student endeavors. Open study spaces are located throughout the building creating spaces for students to have meaningful interactions beyond the classroom. There is a two-story lobby with a staircase in the shape of a DNA helix providing a route up to the campus proper and a fifth- floor ‘penthouse’ providing inspiring views, unique classroom environments, and dedicated terrace space for the astronomy program’s telescopes The mechanical for the project consisted of a chilled water system with hot water reheat and custom air-handling units with variable frequency drives for a variable air volume (VAV) system. In addition, VAV fume hood exhaust systems with demand response were provided for maximum energy efficiency.

California State University, Northridge, Science Buildings 3 & 4

The project consisted primarily of retrofit of mechanical systems for two science buildings of nearly 75,000 SF. The buildings are mostly science classrooms of which numerous classrooms had several laboratory fume hoods. The buildings were under extreme negative air pressures resulting in adverse interior conditions, issues with doors opening and closing, and posing potential hazards. CSUN believed the proper solution was going to be additional make up air handling units. Such a solution would have been costly, disruptive, and operationally expensive. S&K studied existing plans and operational characteristics, and our findings were that make up air capacity was more than adequate, but it was not being controlled or operated correctly. Further investigation determined that the existing pneumatic control systems had been seriously damaged by the 1994 Northridge earthquake. The most cost effective solution was to install a new Direct Digital Control (DDC) system. S&K designed the new DDC system, and the problems were solved. In addition to resolving the pressurization problems, the new DDC system also increased occupant comfort and realized substantial energy savings.

This work encompasses office space, laboratory and cGMP manufacturing.

Major e-commerce client approached AT in Mid-April 2020 to aggressively install onsite virus testing labs. Parallel development of mobile modular labs and TI / brick and mortar labs for COVID19 testing. Satellite locations throughout the US are being established for quick testing turnaround following Federal CDC guidelines for virus testing labs which are BSL-2 biosafety level. Established laboratory operations and PCR processes to help control contamination. Develop a (1) line (1,000 samples), (2) line (7,500 samples) and (4) line (estimated 20,000 samples daily). The mechanical team provided 15 ACH 100% exhaust with the DOAS and used cascade pressurization with the testing part of the lab being the most negative with pre-testing room second most negative, while pressurizing all adjoining spaces to eliminate cross contamination. IAQ Photocatalytic Virus Filters and final HEPAS on the supply air were also provided. The electrical research and coordination with lab owner in development of lab tool matrix, In depth analysis of existing electrical service, metering of existing loads, in order to determine the best power source for new lab and its associated HVAC equipment. Also reviewed the backup power requirements and sizing UPS and generator requirements. Plumbing provided required eye wash system and fixtures with auto faucets. The Team worked closely with Owner, Contractor, Vendors & City Planning to achieve TCO for pilot lab in 14 days (design and construction).

KIVA Confections, Flagship Facility* Alameda, CA

Provided project management and engineering services for development of MEP/P basis of design document for an 80,000 SF infused edibles confectionary and beverage production, packaging and storage facility. The basis of design included process, mechanical, electrical, plumbing, and industrial engineering requirements for the facility given the potential rapid growth of the company. Engineering support included the evaluation of new production lines, centralized raw material systems, and a centralized CIP system. Utility systems were sized on the production lines’ environmental requirements and equipment needs. An evaluation of the facility layout was done along with the development of material and personnel flow diagrams. From the various evaluations, recommendations were incorporated into the basis of design document to help build a facility that conforms to cGMP and the latest Building Codes.
