PROJECT EXPERIENCE
*UCLA TERASAKI LIFE SCIENCES BUILDING – Los Angeles, CA This project consisted primarily of a university research and development laboratory, including BSL3 lab spaces, clean-rooms, a vivarium, fume hoods, variable volume lab valves/controls, etc. Complete design & construction administration. CONFIDENTIAL CLIENT – LIFE SCIENCE BUILDING CONVERSIONS - San Diego, CA This project is a developer-led project, currently in process and is one of many that AlfaTech is/will be engaged in, converting conventional office buildings into life-science facilities, whether as incubators for small R&D start-up companies, or to accommodate full-building lab-space conversions for single tenant clients. Current project is 40,000 GSF, 2-story. *PACIRA PHARMACEUTICAL – STEAM SYSTEM UPGRADE – STUDY Comprehensive study of the entire pharmaceutical manufacturing facility steam and condensate piping system, including high pressure steam (125 PSIG), medium pressure steam (60 PSIG) and low pressure steam (15 PSIG). Developed a construction phasing plan to accommodate seasonal shut-downs. *PACIRA PHARMACEUTICAL – STEAM SYSTEM UPGRADE – PHASE 1 Developed construction documents to remove and replace 1/3 of the steam and condensate system, including steam and condensate piping, steam traps, steam valves, pressure reducing station #1, steam-powered condensate pumps, etc. Design identified pre-fabrication to the greatest extent possible, allowing the contractor to pre-fabricate in their shop and then assemble in the field. Entire construction effort was accomplished in twelve (12) days (over $500,000 of construction) --- from steam shut-down to boiler start-up. *PACIRA PHARMACEUTICAL – STEAM SYSTEM UPGRADE – PHASE 2 Developed construction documents to remove and replace another 1/3 of the steam and condensate system, including steam and condensate piping, steam traps, steam valves, pressure reducing station #2, steam-powered condensate pumps, etc. Design identified pre-fabrication to the greatest extent possible, allowing the contractor to pre-fabricate in their shop and then assemble in the field. Entire construction effort was accomplished in twenty-five (25) days (over $800,000 of construction) --- from steam shut-down to boiler start-up. *PACIRA PHARMACEUTICAL – STEAM SYSTEM UPGRADE – PHASE 3 Developed construction documents to accommodate steam boiler operational improvements to obtain optimum boiler operational efficiency. Improvements focused on boiler controls, lead-lag, staging, modulating gas valves, etc.

Gerald D. Hartford, Jr., PE, LEED AP, GPD (Jerry) is the Managing Director/Senior Principal in charge of the San Diego office of AlfaTech. He has over 45+ years of experience with mechanical (HVAC & controls, clean-rooms, BSL3 labs), plumbing (water & waste) and laboratory gas system design, with multi-disciplined design & construction teams, for many Life Science projects. Jerry’s Life Science experience includes projects in R&D laboratories, pharmaceutical manufacturing, and commercial buildings for life science clients, and campus infrastructure. He is quite familiar with cGMP requirements and design and construction standards required for FDA and NIH compliance.
