UBER MB 1 & 2 – LEED PLAT INUM / WELL GOLD MI SS ION BAY HEADQUARTERS

AlfaTech is currently involved in Uber’s innovative new San Francisco headquarters which is a new 420,000 square-foot, ground up office building in the Mission Bay district. We provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech is part of the construction administration effort and served as the engineer-of-record for mechanical and electrical installations. We assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort. The project is designed as an innovative, ultra-high performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure, a façade that responds to programmatic needs, an under floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use.

DELTA PRODUCTS HEADQUARTERS F remont , CA

Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

The Lucas Museum was conceived with the bold ambition to challenge the way our societies appreciate art museums. Inspired by its resolute mission, the engineering design blasted off with the vision to deliver a lasting, centenarian building in harmony with its site. The carbon zero design harnessed heat and cooling from the soil beneath the museum with over 700 vertical bores. This constituted the deepearth, pulsating aorta of the geothermal field. A second element of nature was introduced by way of a thermally active water pond, which increased the site’s innate cooling capacity. These features were modulated by the high-efficiency, heat recovery central plant that provided all-electric, simultaneous heating and cooling (and no gas-fired boilers). Environmental quality for prime spaces – galleries, state of the art theaters, and lobbies – were controlled with underfloor air-distribution and radiant floors. Smart controls gently nudged temperature and ventilation parameters to adjust to visitors’ comfort. The superstructure lifted off with an exterior façade that self-shaded the thermal shell, effectively reducing cooling demand. Curved onyxglass organically traced the rooftop which formed the solar PV field. At 365 kW capacity, the renewable energy source reduced an estimated 10-15% of the electricity demand and swung the carbon footprint negative. Ahead of its time, the Lucas Museum will open the doors as an eco-friendly, ‘net zero energy’-ready museum that gives back to the surrounding community.

SEQUOIA UNION HIGH SCHOOL DI STRICT WOODSIDE HIGH SCHOOL PERFORMING ARTS CENTER

Woodside, CA

Type: Performing Arts Center Size: 27,300 SF

The firm provided engineering design services for a new performing arts center that includes a 500-seat auditorium with a professional-size 35–foot-by-90 foot stage and fly tower. A multipurpose room that can be used as a dance studio, green room, or a drama classroom also has dressing rooms, a costume fitting room, a scenery workshop, a lobby, restrooms, offices, and instrument storage for the music department. Flexibility is the essential programmatic requirement for this Performing Arts Center. The stage includes an adjustable orchestra lift supplied by Gala Spiralift, enabling it to be raised and lowered in seconds even with the entire orchestra seated on it. The theater also features the first digital rigging system on the West Coast. It operates in the fly space with room enough for expansion. GRAUMAN’ S CHINESE THEATRE

Hollywood, California

Type: Historical Size: +1,000 Seat Theatre

This project is a striking example of the creative renovation of a historical building to provide the amenities necessary to continue to attract visitors. The project consisted of a seismic structural upgrade and numerous renovations. The seating was replaced, a new state-of-the-art sound system and movie screen were installed, a new projection booth constructed, and the lobby, exterior facade and forecourt were renovated. New lighting was installed in the forecourt area to enhance the renowned hand and footprints embedded in concrete. This was a unique and challenging project as we were charged with designing significant systems upgrades within a strict budget while maintaining the historical nature of the building. One of the most significant challenges was the upgrade of life-safety systems within the building. Built in 1927, this landmark theatre is an opulent, awe-inspiring presence that has been a cornerstone of Hollywood’s history for over 75 years. As a reminder of the Golden Age of Hollywood and location of preference for prestigious premieres, it remains a world-famous attraction that draws thousands of visitors each year.

MONTEREY PENINSULA COLLEGE THEATER

Monterey, CA

Type: Performing Arts Center Size: 28,000 SF

Provided mechanical, plumbing, electrical and technology engineering services for the modernization of an existing theater at Monterey Peninsula College located in the City of Monterey.

Type: Corporate Office Size: 100,000 SF

We were chosen to renovate 100,000 square feet of office space in the former Baxter Healthcare building in Westlake Village. The project was competed in a record of nine weeks. This was a fantastic team effort that was a monumental task and required several war room planning sessions to execute a project of this magnitude in record time. The project comprised of global trading rooms, MDF room, main server room, (5) IDF rooms, boardroom, executive suites, Network Operations Center, multiple staff breakrooms, private offices, conference rooms, open office spaces, 24/7 supplemental/after-hours cooling.

American Home Mortgage Investment Corporation is the 10th largest retail mortgage lender in the United States and was structured as a real estate investment trust. AmeriHome Mortgage Company is a direct mortgage lender that is growing rapidly.

CAPITAL GROUP

333 S. Hope, Los Angeles, CA

Size: 250,000 SF

AlfaTech have completed 250,000 SF for Capital Group who are one of the world’s oldest and largest privately owned investment management company. This project had a lot of complex challenges adding an 8 story internal convenience stairs within and existing 57 story high rise, modifications to pressurization systems and base building smoke evacuation controls systems. Several enormous floor opening were provided between floor to bring a vibrant connected feel between difference user groups. A 4-story fully naturally vegetated green wall was eructated with a custom recirculatory irrigation and sophisticated leak detection system. A full UPS upgrade with A&B power redundancy across the north and south risers of the building was designed to support 16 IDF rooms from the main data center. A dedicated 24/7 chilled water riser was introduced with E-Power circulating pumps.

Custom controls sequences were designed to prevent stratification through the large floor openings via controllable dampers and differential space pressure sensors. This truly was an exciting project to be part of to push the design envelope.

Santa Monica, CA

Type: Office Size: 80,000 SF

Goop is a natural health company owned by actress Gwyneth Paltrow. AlfaTech provided mechanical, electrical, plumbing, fire protection and technology design services for the tenant improvement of Goop’s new 80,000 SF headquarters which is located at the new Santa Monica Gateway Development. The project consists of executive offices, meeting rooms, open office space, hot yoga studio, (2) Full test kitchens, cosmetics laboratory, photo studio, R&D lab space (fume hoods, autoclaves, lab gas), QA space, showroom, Fashion area (Clothing rails, mock-up, seamstress), media walls, staff cafeteria, podcast studio, Edit Bays, IDF and main Server room. The program required extensive upgrades to the core and shell infrastructure to support the lab and kitchen requirements.

Jerde Partnership moved its global headquarters to the CalEdison Building in Downtown Los Angeles formerly known as “One Bunker Hill” after nearly three decades spent on the sandy beaches of Venice.

The creative space is design to accommodate approximately 70 employees within its new headquarters located on the 5th floor of the CalEdison building, located at 601 W. Fifth Street at the corner of Grand Avenue, spans 277,000 square feet across 14 floors. The design provides warm inviting spaces that possess character that fits within the historic setting of the CalEdison building. The 2nd floor mezzanine space hosts model shops with state-of-the-art 3D printers and laser cutters with specialist exhaust requirements. The 5th floor space provides slowing open collaborative spaces, multifunctional flex spaces, conference rooms, private offices, lively pantries and private executive offices. Activision Infinity Ward, the creators of Call of Duty, produces video games out of their Woodland Hills, CA location.

A new production space with heavy power demands and highly technical specifications required a comprehensive MEP design that we were able to provide, drawing on their deep and sustained experience in creative spaces. Each equipment workstation needed significant power, twice the demands of the normal workstation. A significant challenge of this project was the need for a fast-track execution of a very technical design. With the support of a great team we were able to successfully create and implement one of the most difficult and technically demanding assignments with the highest quality and in record time.

Sirius XM Satellite Radio, is a broadcasting company headquartered in Midtown Manhattan, New York City that provides three satellite radio and online radio services operating in the United States. It now provides 69 streams of music and 65 streams of sports, news, and entertainment to its subscribers. Music streams on Sirius carry a wide variety of genres, broadcasting 24 hours daily, commercial-free, and uncensored. The project consisted of broadcast rooms, voice booths, production control rooms, live performance spaces, server room, conference rooms, open workstations and executive offices. Supplemental cooling systems, centralized UPS, N+1 CRAC system, back-up diesel generator, multi-mode fiber network, wireless heat mapping design, etc.

DI SNEY MARVEL STUDIOS

Marvel Studios is an American motion picture studio based at the Walt Disney Studios in Burbank, California and is a subsidiary of Walt Disney Studios. Dedicated to producing films based on Marvel Comics characters, the studio has been involved in three Marvel-character film franchises to have exceeded $1 billion in North American revenue: the X-Men, Iron-Man, Spider-Man, and Marvel Cinematic Universe multi-film franchises. The space comprised of two 16k projection screening rooms, multiple edit bays, QAQC rooms, remote MDF room and supporting office space. The project was constructed in a live environment and was cut over into existing base building infrastructure systems. The project required a high level of coordination to execute this along with accurate phasing and demolition drawings.

Type: Campus Expansion Size: 200,000 SF

The firm is providing mechanical, electrical, and plumbing engineering design services for this university campus expansion project for Soka University which consists of two buildings.

The 4-story, 100,000 SF STEM building will house teaching and science and research laboratories, classrooms, offices, a large auditorium, collaboration areas, meeting rooms, open study areas. The building’s instructional lab modules allow for interactive teaching and hands-on learning in this open, flexible, interactive and sustainable building.

The Resident Housing will be 4 stories and approximately 65,000 SF comprised of approximately 75 to 80 rooms and a rooftop patio.

Both proposed projects will be designed to accommodate a LEED Gold Building Certification, and an exterior architectural design pallet that will respect the current design features, landscaping and cultural aspects of the campus.

ANTELOPE VALLEY COLLEGE | HEALTH & SCIENCE BUI LDING

This project consists of a new science laboratory and office building of 94,240 square feet located in Lancaster, California. The project includes 44,706 square feet of laboratory space with the remaining square footage consisting of offices and other non-laboratory spaces including a planetarium. The building has a very unique shape and a very large footprint. It is also in the relatively harsh high desert area of Southern California which presents HVAC design issues among others. Due to the nature of chemicals involved in the laboratories, and high desert winds, a sophisticated wind tunnel test was performed to assure proper exhaust air location and treatment.

The firm provided MEP engineering design services for a new two-story building consisting of approximately 45,000 square feet. The building includes new smart classrooms, office space, administration for student services, and a new bookstore.

A photovoltaic system is located on the roof of the building to supplement the primary electrical service and feed excess power back into the public grid. A central elongated skylight also makes very effective use of day-lighting. The building exterior has been designed with wall fins to provide window shading in this very hot climate.

The Industry Technology Education Center (ITEC) is a completely renovated space designed to house industry and technology programs as well as the Information Technology Services office. The $38.3 million, 105,090-square-foot ITEC offers 70 classrooms and 24 labs that provide access to 209 new computers, training equipment, and associated tool rooms for drafting, fashion, and cosmetology programs. Administration of justice, architecture, automation robotics and manufacturing, engineering technology, fire technology, emergency medical technology (EMT), electronics and computer hardware technology, and the observatory are also located in the building. The project included a complete new fire alarm system design for submission to DSA.

For the Gilroy Unified School District, the firm completed the full mechanical, electrical, and plumbing design for this new 140,000 SF high school.

The campus includes classrooms, a cafeteria, and a gym. The project which has achieved CHPS status, and Phase I of this project also received the Award of Excellence at the 2011 Leroy F. Greene Design and Planning Awards.

FRIENDS SCHOOL

Type: Change-Use Size: 87,000 SF

This extensive change-use project is a retrofit of the original Levi Strauss building, built in 1908, that transformed it from a factory into a bustling K-8 school. This 3- story structure includes a cafeteria, classrooms, admin spaces, a library, a gym, and a theater. Sustainable features include four thermal towers and a radiant heating system, both controlled by a BMS. Use of natural resources and passive systems resulted in 17.3% greater performance than the Title 24 baseline. The project was designed to meet LEED Gold certification.

The Sobrato Center for Humanities & the Arts is a new building dedicated to the school’s art and music programs and features a thrust-stage and 440-seat theater. The theater facilities also include an orchestra pit, fly space, full off-stage space, and a full shop for set building. A second “Black Box” theatre, which is used for smaller and more experimental productions, Sanguine Humours performances and student- directed or student-written one-act plays, seats between 90 and 130 people.

AlfaTech provided mechanical, electrical, plumbing and sustainable design for this extensive project incorporating interior and central core renovations, capital repairs, and classroom additions to the historic St. Joseph's Hall, the three-story building at the core of the Children's Day School campus. One of the sustainable features was a solar glass wall and canopy added to the school’s main south facing wall and covered by a double-skin PV glass facade which generates power for the classrooms.

US Vets project consists of the renovation of 4 buildings on the WLA VA Campus for veterans in need. All 4 buildings will include supportive housing for veterans and 2 of the 4 buildings also include support services for the larger community featuring great halls, community rooms, social gathering areas, dining areas, kitchen, admin and support spaces. The 4 buildings consist of a combination of 2 and 3 floors above a full basement or partially day-lit basement. AlfaTech provided MEP and Technology engineering services.

Specific team members completed a $98 million dollar student housing and dining project for the University of California, Irvine called Mesa Court Housing and Dining project. The project consisted of three towers, six-levels each, over 300 living units, with a complete podium for dining, and a lower level for mechanical, loading dock, shop, maintenance, building staff offices, meeting rooms and shower-toilet facilities.

Some major design features include natural ventilation in all living units on Level 2 through 6, as well as all Demand-Controlled Ventilation (DCV) hoods on dining and restaurant Level 1 .

A 5-star luxury boutique hotel resort facility located in Palm Springs, CA. The project consists of 30 keys split across approximately 37,000 SF and 10 buildings. The project’s design invokes the Art Deco style of the existing complex. The scope of work included the design of the MEP and low voltage systems. Each guest room is provided is provided with VRF fan coil units for individual thermal controls. The resort also includes a standalone catering kitchen, banquet and meeting facilities, a full bar, a heated outdoor pool, EV charging stations and a distributed audio system across the outdoor resort spaces. The project is projected to complete construction in 2022.

CITY OF LOS ANGELES EMERGENCY OPERATIONS CENTER – LEED GOLD

The Los Angeles Emergency Operation Center (EOC) is a seismically isolated 2- story facility which houses the city’s Emergency Operations Center, the Los Angeles Fire Department’s Dispatch/Department Operations, and the Los Angeles Police Department’s Operations Center. This facility is designed to meet state and local building and seismic codes for an essential services facility and contains all communications and computer systems needed to support critical emergency management and 24/7 fire dispatch operations. The entire facility is powered by self-contained uninterruptible power systems and standby generators if utility power is lost. Other design features allow the facility to operate self-sufficiently for days or weeks at a time, if required. The building utilizes an HVAC system with under-floor air distribution to maximize equipment cooling and occupant comfort. Type: Government, Public Safety Facility Size: 15,000 SF

This new public safety facility was the City of Santa Monica’s first major facility designed and built with the intent of minimizing its life-cycle impact on the natural environment, and thereby served as a catalyst for their sustainable city vision. The city is now heralded as one of the most progressive jurisdictions within the state of California. The building houses the fire department’s administrative offices, an emergency operations center, and the police department’s headquarters complete with a new jail and dispatch facilities.

The sustainable building strategy included: • Under-floor air distribution system • Daylighting controls • High-efficiency/low-density lighting • Recycled water for irrigation and toilet flushing • Air-cooled chillers • High-efficiency pulse boilers

The interior of the building features a two-story public lobby that is illuminated by a skylight and light walls that are sequenced to create a subtle transition of gradient light. Those entering through the public entrance are greeted by an impressive water feature that cascades from the upper plaza to a pool filled with aquatic plants in the lower plaza. Together, these measures achieve energy performance that exceeds Title 24 Code by 36%.

MONTEREY COUNTY GOVERNMENT CENTER

The Monterey County Government Center was an extensive project that included programming and planning for a new 140,000-square-foot administration building, the renovation of a 97,000-square-foot courthouse building, and the renovation of a 70,000-square-foot county office building. Planning included close coordination with PG&E to obtain utility services for the campus while segregating the services for the courthouse to allow the State of California to take over the building in the future. Also, due to budget constraints, we designed a phased renovation for the courthouse that allowed the building HVAC system to remain operational during the remodel.

WESTERN MUNICIPAL WATER DI STRICT - LEED S I LVER

Type: Government Size: Administration—19,500 SF Maintenance—12,500 SF

This project consists of two buildings. The first is a 12,500-square-foot maintenance facility that contains shops and service bays. The second is an administrative building including office space, meeting rooms, a large training room with full projection and audio capabilities, restrooms complete with showers and locker rooms, and garden courtyards. The building’s design theme features undulating curves that reflect the playful nature of water and is reinforced with a color palette of soft blue. The space is enhanced with natural light that spills in through skylights that are dispersed throughout the building. Both buildings are serviced by uninterruptible power with standby generation. The facility is also designed to operate with significantly reduced water usage for both the domestic and irrigation systems, and high efficiency HVAC units, coupled with carbon dioxide sensors, optimize energy performance. The building earned a LEED Silver rating.

SAN DIEGO INTERNATIONAL AIRPORT – T2 (TERMINAL 2) WEST EXPANS ION*

San Diego, CA

Project Manager for MEP engineering, low-voltage and security-system design, architectural lighting and vertical transportation design services through design development (DD) for the expansion. The three-story expansion included 470,000 GSF, ten (10) new gates, a dual-level roadway, enhanced curb-side check-in, a ticketing lobby, additional security screening lanes, baggage handling, seating areas, concessions and support space. Multiple potential design solutions were evaluated in response to the SDIA “Green Build” initiative, including displacement ventilation, solar PV, graywater recovery and geo-exchange. Services included energy modeling and CFD modeling. Design included solar PV, low-flow plumbing fixtures, and high-efficiency HVAC systems. Project achieved LEED Platinum certification (first commercial airport terminal in the world).
