AlfaTech was established in Silicon Valley in 1987 as a mechanical, electrical, and technology (low voltage, security, and A/V) design engineering firm. Responding to client needs, we expanded our service offerings to include architectural lighting design, sustainability, Smart Building, and project management services. In addition, we expanded into five California offices, including San Jose (Silicon Valley), San Francisco, Monrovia, Orange and San Diego. AlfaTech is gaining ground through organic, merger, and acquisition growth. Establishing Vela Tech portfolio with parent company RSBG, our services reach the West Coast to the Midwest and the East Coast from partner offices in Seattle, Chicago, Reston, and Edison. DSV is a global supplier of transport and logistics services. With offices and facilities in more than 90 countries on six continents, they provide and run supply chain solutions for thousands of companies on a daily basis. DSV Air & Sea Inc. handles shipments to global markets by air, sea or land, providing seamless transportation from door-to-door. AlfaTech provided MEP services for the design of their new Torrance facility which consisted of 135,000 SF of warehouse space with a cross dock for short term shipments. In addition to the warehouse space were two separate office spaces totaling approx. 25,000 SF which included corporate board rooms, call centers, private offices, training rooms, truckers break rooms/ showering facilities/ locker rooms, logistics coordination hubs, etc. Our services included dry utilities, HVAC design, lighting and electrical power distribution design, pluming design and fire protection.

Instaco is a global fashion apparel company headquartered in Los Angeles that pushes the boundaries of fashion eCommerce by partnering with social media influencers to create lifestyle fashion brands that speak to the Millennial and Gen-Z consumers.

This project was a tenant improvement of an existing tilt up space with an open floor plan concept that included a manufacturing facility, photography showroom, office spaces, a full-size kitchen and distribution warehouse with a full addition of AC cooling and heating unit. Design also included a lighting retrofit and plumbing upgrades.

GWC Italia located in Bakersfield; designs, manufacturers and markets valves with one of the most extensive lines you will find in the Industry today. The valve components are manufactured in Italy and assembled in the USA are in a wide variety of configurations, sizes and pressure classes, from general to severe applications. GWC Valves are used in major applications for Upstream and Transportation Segments of the Oil & Gas Industry, E&P, Petrochemical, Chemical, Mining/Minerals, Power, Marine and Industrial markets. The Bakersfield location is 120,000 SF of assembly and distribution warehousing in addition to 6,000 SF of office space. Engineering services included power distribution, HVAC systems, lighting design and plumbing design in addition to power supplied to a 5 Ton and 10 Ton Assembly Gantry Crane. The facility utilized electric forklifts which required charging EV charging stations.

AlfaTech provided design- build services for this innovative solar panel company’s expansion into the historic Ford Manufacturing Plant is a stunning adaptive reuse project. Originally built in 1931, the Ford facility has been transformed into a modern space that now houses 200,000 SF of office space, a 65,000 SF manufacturing plant, and 30,000 SF of R&D facilities. Key components of the project include R&D tool installations, manufacturing rack and assembly, and a roof PV plant. AT provided project management services during lease and work letter scope definition negotiations with the developer’s design -build team. The move into the facility was completed on schedule and on budget.

The development is nestled between Hope St, Southern Pacific Railway and South Grand Avenue in a triangular shape lot. The project entailed Demolition of an existing building on the property and all associated utilities. The building is an 8 Story high-rise storage building totaling 230,000 SF situated on a total site area of 37,000 SF. The project contains an Enclosed parking. AlfaTech were responsible for the design of smoke evacuation system, smoke controls, stairwell pressurization, life safety electrical system, below ground fire water tank with above ground fire turbine shaft pumps. FLS system and generator, DAS coordination, Electrical utility coordination, HVAC, plumbing waste,/vent/gas/ domestic water/ fire water and Storm drainage & overflow systems, electrical power systems and lighting design and controls.

Bently Heritage Distillery – Mill Building

Historic, Tenant Improvement 14,700 SF LEED Gold

Bently Heritage Distillery developed the Old Mill District into a state-of-the-art distillery for high grade Whisky, Vodka, Gin and Absinthe. The Mill Building, built in 1908, is the main production facility for fine whiskey and a public space capable of hosting events and tasting rooms. AlfaTech provided mechanical, electrical and plumbing engineering and sustainable design for the renovation of this historic space. The Mill building is a 14,700 SF three- story building with public and private tasting rooms, and retail spaces among the mill’s original timbers and next to a spiral staircase. The structure consists of four, 24’ diameter by 50’ high steel plate silos a s well as a 3 stories/ loft/ low basement unreinforced brick masonry structure. The first floor of each distilling silos were conjoined by removing portions of the skin of each silo. Distilling equipment is arranged vertically to enable a gravity fed distilling process. The f acility’s overall design – which includes skylights, high efficiency LEDs, and lighting controls (both occupancy sensors and daylight controls) – has been designed to comply with ASHRAE Standard 90.1-2007, resulting in a 40% reduction in annual energy consumption.

Bently Heritage Distillery – Creamery Building

Historic, Tenant Improvement 15,000 SF LEED Gold

Bently Heritage Distillery developed the Old Mill District into a state-of-the-art distillery for high grade whisky and spirits. The existing Creamery Building was demolished with the exception of the historic brick façade. AlfaTech provided mechanical, electrical and plumbing engineering and sustainable design for the renovation of this historic space. The renovated building has variable ceiling heights up to 34.5’ high. It houses a small public area, tasting rooms, restrooms , prep kitchen, and a second distillery operation for malting of grains, production of neutral spirits, storage and support functions, bottling, packaging and loading. The building responds to the various specific conditions required for the equipment it houses. A variety of conditions exist, including open spaces with natural light and natural ventilation, enclosed high-fire hazard rooms, and tall spaces to house column- stills. The facility’s overall design – which includes skylights, high efficiency LEDs, and lighting controls (both occupancy sensors and daylight controls) – has been designed to comply with ASHRAE Standard 90.1-2007, resulting in a 30% reduction in annual energy consumption.

The Rio Cosumnes Correctional Center (RCCC) is the primary custody facility for inmates sentenced to County Jail from the Sacramento County Courts. The project entailed design of a 50,000 SF warehouse facility within the Rio Cosumnes Correctional Center (RCCC) located in Sacramento, CA. The project included 20,000 SF of refrigerated warehousing used for food storage for the 3,000 inmates. Engineering services included design of lighting, electrical power distribution, roof drainage, gas piping, heating and ventilation systems.

Engineering Services included specialized exhaust ventilation, compressed air, power distribution, lighting controls and circuitry as well as HVAC distribution.

AlfaTech provided MEP engineering and technology (low voltage and security) design services for the tenant improvements of Analog Devices (ADI) newly relocated corporate headquarters into two recently completed warm shell buildings in Santa Clara Square. This 356,000 SF project encompasses nine of the twelve floors. The flexible 280,000 SF office space accommodates 950 seats as well as amenities, various lab and specialty program spaces including: 40,000 SF of light electronic labs; 10,000 SF electronic test lab with Class 100,000 clean room; 700 SF of wet labs; 1,200 SF data center; 11,000 SF customer experience center; an executive board room; logistics / shipping / receiving area; and a raised style 60-person auditorium.

New Construction, Core and Shell 200,000 SF

AlfaTech provided MEP design services for the relocation to a single 200,000 SF campus in San Jose. The new buildings are two stories each with floor plates of approximately 50,000 RSF each. One building was in warm shell condition and one building was in cold shell condition at project inception. The scope for this project included design services for its tenant improvements including optimization of its lab and clean room facilities. The new site is expected to accommodate approx.1000 staff and will include typical office and support spaces as well as training rooms, a fitness center, a café (approximately 12,000 SF) with onsite food preparation, a data center and approximately 50,000 SF of lab space including about 6,000 SF of Class 1000 clean rooms, 24,000 SF of Class 10,000 clean rooms and 20,000 SF of general lab space. The clean room space will house 12-15 large pieces of metrology inspection equipment related to semiconductor wafer fabrication. The equipment is used for training, prototyping and software development. The data center will house 40-45 racks of high-performance computing servers with each of the metrology inspection units.

AlfaTech provided MEP design, process design, lighting design, technology design, energy modeling and commissioning for this existing 450,000 SF campus. This facility incorporates offices, labs, warehouse and prototype manufacturing and includes 70,000 SF of ISO 6 & 7 clean room space on a custom four-foot raised floor allowing for extensive utility distribution. Most of the occupied space is on the first level, and the second level houses support infrastructure including electrical distribution, air handling units and technology support. Technology services included full design and construction administration for the low voltage-cabling infrastructure, security systems, and cabling pathway system throughout the facility. The Technology design included the layout and coordination for nine IDF Rooms, two data centers and multiple cleanroom environments. The low voltage-cabling infrastructure included copper and fiber backbone between the data centers and IDF rooms in addition to a variety of multi-port Work Area Outlets for open office, cleanroom, conference rooms and Wireless Access Point (WAP) devices. The Security design included all access control devices, video surveillance camera and design of the Security Control Center.

Project Highlights •

Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state -of-the-art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

AlfaTech provided mechanical, electrical, plumbing fire protection engineering and technology (low voltage, audio visual and security) design for 156,000 square foot complete interior renovation for a 2-building campus for the industry leading microprocessor supplier’s US headquarters in San Jose. Facility includes office spaces,, conference rooms, phone/huddle rooms, MDF/IDF rooms, customer collaboration facility, fitness center, a full service café and a new secure exterior multipurpose amenity space. The firm also provided Title-24 Energy Modeling services. Technology services included design modifications for the low voltage cable plant for the facility and pathway systems for distribution of structured cabling infrastructure, and coordination of Telco and network connectivity to building systems including BMS, MEP, security and life safety systems.

Interiors are designed to be certified WELL Platinum (pending) and were certified LEED Gold.

Molex, a subsidiary of Koch Industries, acquired a 108,600 SF building consisting of office, lab, and warehouse space at 46360 Fremont Blvd. The building was built in 1983 and was in need of updates to the interior as well as exterior façade. AlfaTech provided mechanical, electrical, plumbing, and fire protection engineering services for this extensive tenant improvement project. The transformed space now clearly represents this progressive and innovative high-tech company. The project consisted of an open collaborative environment, conference and training rooms, lunch room, fitness center, patio and sport court, clean rooms, pilot line, dry lab and warehouse areas. Molex LLC is a manufacturer of electronic, electrical, and fiber optic connectivity systems. Molex offers over 100,000 products across a variety of industries, including data communications, medical, industrial, automotive and consumer electronics.

Building SC-09 is 25,000 SF and consists of a single story high-bay testing facility which includes anechoic chamber and parking, heavy equipment of shaker tables and tilt tables and hi-bay requirement for mechanical lifts. Building SC-10 is consists of three stories with multiple office engineering/R&D work environment, including offices, break rooms, copy rooms, conferencing and approximately 5,000 SF electronic lab on the ground floor for a total of approximately 115,000 SF.

AlfaTech provided the mechanical, electrical, plumbing and fire protection engineering and low voltage, audio visual and security technology design services for MKS Instruments tenant improvement project. This project included the renovation of an existing 102,000 SF building to house offices, electronic labs, support spaces, small breakroom and includes a class 10,000 (ISO 4) or higher clean room of approximately 24,800 SF. Technology design services included the design for the low voltage cable plant for the facility including pathway systems for distribution of the structured cabling infrastructure and the design of two IDF rooms to support all IT infrastructure. Audio visual design included design for conference rooms, all-hands spaces and common area locations requiring audio visual capabilities. Security design for the security/access system for the facility.

AlfaTech has been providing comprehensive engineering services for many years. Projects have consisted of new buildings and various renovations, including offices, clean rooms, data centers, and a new 50,000 SF Advance Commons Building. The Commons building, dedicated solely to conference, food service, dining and fitness activities, was the crowning touch in a long- term consolidation of AMD’s headquarters and Northern California research, development and manufacturing functions to one site. The facility contains an auditorium, cafeteria, fitness center, conference center, training rooms, company store, and a travel agency.

Maxim Integrated Circuits

Tenant Improvement TYPE: SIZE: ACCREDITATION: LEED Gold 20,000 SF

AlfaTech provided engineering services for the expansion and alteration of an existing X3 Fab to provide for approximately 20,000 SF of contiguous, additional cleanroom area to the existing Fab within the footprint of the existing building. The project scope included upgrades and expansion of interior support facilities and exterior site utility pads and infrastructure to support the proposed Fab expansion. The new cleanroom facility design was developed with approximately 9,000 SF finished clean manufacturing space. The balance of the cleanroom addition was developed as shell area for future expansion. The performance criteria for the design of the new cleanroom were to match the existing bay and chase design with Class 1 bays, Class 1000 service chases and subfab level, for wafer geometries of 0.6 micron or larger. The existing mixed-use occupancy structure required additional occupancy area and building area separations to accommodate the additional floor area additions in order to remain in conformance with applicable Fire and Building Code requirements.

AlfaTech provided the full design including architectural, structural, mechanical, process, plumbing and electrical system design for the relocation of an existing copy center, and conversion of the existing copy center space into an AMC compliant Class 100 clean room, and the reconfiguration of adjacent existing cubicles to protect CTO group IP. Design included new HVAC units for the cleanroom expansion, AMC filtration and the addition of new FFUs, new process utility trench line to route new CDA and N2 lines as well as dedicated chilled water line to support new HVAC units along with CDA, N2, PV and house vacuum distribution piping to tools in the project area.

AlfaTech provided mechanical, plumbing, fire protection, electrical engineering services for tenant improvements to a four-story building located at 500 E Middlefield in Mountain View, CA.

An additional project on the campus included a chiller addition and an upgrade of electrical services for three buildings with provisional infrastructure for the installation of fuel cells as an alternative energy source. AlfaTech also completed a study to install approximately 165,000 SF of parking canopies with photovoltaics that could yield more than 1.5 MW of solar power.

Conceptual Design Study

AlfaTech provided a feasibility study for the FEH Hutches 4, 5 and 6 projects to define alternate system solutions for the HVAC design. The project was in the final design phase using a single unit air handling system. The distribution system was going to occupy space that the owner wanted to reserve for future use. We provided a conceptual design study to evaluate how much space could be saved using a different system. The study included pros and cons of each system, sketches for cost estimating and peer review of existing design documents.

The Austin, TX, project included MEP services for the tenant improvement to approximately 225,000 SF of an existing manufacturing facility, to convert the space to contract manufacturing, assembly, and QA/QC testing of electronics products. The Milpitas, CA, project includes tenant improvements to an existing office space (approximately 3,500 SF) in building M9. The scope of work included removal of some existing interior walls and reconfiguration of spaces to provide open office, enclosed office, and conference spaces. The existing power and HVAC systems were reused and reconfigured to accommodate the new cubicle and office layouts. New lighting fixtures were used with the new ceiling grid and reflected ceiling plan.

AlfaTech provided mechanical, electrical, and plumbing engineering services for this project. The scope of work included the redesign of this client’s manufacturing building to support the reorganization of the space. Significant portions of the 150,000 SF production floor area were revised and reorganized, relocating assembly lines, thermal chambers, storage, break room, and other spaces to accommodate 250 employees. With the same facility, AlfaTech also provided mechanical, electrical, and plumbing engineering services for the design of this client’s new medical manufacturing area located in the southeast corner of the open manufacturing floor. The area consisted of 4,700 SF of open manufacturing area. The new space included a drop ceiling to present a “cleaner” manufacturing look than the existing open warehouse arrangement. The space also housed about 75 workstations.

The scope of work included tenant improvements to an existing light assembly facility in order to convert the space to contract manufacturing, assembly, and QA/QC testing of electronics products. The existing facility included 34,260 SF of office space which was also remodeled to suit the client’s requirements. The intent of the project was to evaluate and assess the existing mechanical, electrical, controls and plumbing infrastructure and re-use where possible and propose measures for upgrading the systems to save energy (where fiscally feasible) and serve the new space layout and tool requirements.

AlfaTech provided mechanical, electrical, and plumbing engineering design services for this 40,000 SF tenant improvement project. The scope for the first tenant included moving 50 tools from other locations to the building, as well as ADA restroom upgrades and modifications of the existing office. Tools required electrical power, compressed air and process cooling water. Work for the second tenant included the remodel of approx. 6,030 SF of lab and office space on the east side of the building. The design included reuse of as much existing MEP infrastructure as possible for the remodeled space. AlfaTech provided mechanical and electrical engineering design services for this tenant improvement project located on the 2nd floor. The project consists of converting 5 existing enclosed private offices into open area workstations. Light fixtures and mechanical grills are relocated, and circuiting and controls are reconfigured to meet requirements of renovated space.

AlfaTech provided mechanical, electrical, plumbing, and lighting design engineering services for this tenant improvement project of a 70,000 SF, single-story facility for this deep decarbonization company pioneering low-cost, high-efficiency, fossil-free hydrogen systems. The interior improvement scope includes areas designated as Machine shop, PTL Sinter shop, Sputter tool, Ink CCM Casting, and Sub Stack assembly. Scope includes 20 Mega Watt of power distribution at 21kV and distributing to 480volt / 810volt rectifiers that feed electrolysis equipment in the development of hydrogen. The team also added an additional service entrance at 12KV with exterior medium voltage gear to add 6 Mega Watt of additional power distribution to support ancillary loads and systems within the facility. A mix of complex power distribution was designed including MV cast transformers, MV gear, bus duct, complex below grade duct bank and custom switchgear to support the high-power needs for the Pilot Plant. Mechanical air-cooled chillers were added to provide chilled water cooling for all rectifiers for both Pilot Plant and indoor rectifier / electrolysis testing and research. An additional the Pilot Plant was designed with an array of process piping for multiple system to support the Hydrogen equipment skids.

AlfaTech provided mechanical, electrical, plumbing and technology design services for Bloom Energy, a leading provider in clean energy solutions, on the corner of Route 237 & First Street. Services included providing a BOD of MEPT systems for the 6-story building. Each floor has an area of 30,900 SF. The first floor will feature a new cafeteria and new fitness center with a locker/shower area. Floors 4-6 are typical office spaces including open and private offices conference rooms, training rooms, IDF room, coffee area, copy area, mothers room, huddle/phone rooms, and breakout rooms. The 6th floor also houses executive support spaces, including an executive kitchen. A new web based DDC BMS system was installed including VRV condensing units and exhaust systems which were integrated into the new BMS system for monitoring and to set hours the of operation. New bus taps were installed on each floor with 480 volt panels for mechanical and lighting. New lighting fixtures and controls were installed and the existing fire alarm was extended.

This project involves the design of generators and solar photo voltaic systems, including all the components and interconnections required for a complete and operable system. New generators are being installed in each one of the buildings while A and C each have a small MDF/IDF room with an existing 175kW standby diesel generator that’s located outside.

AlfaTech provided mechanical, electrical and plumbing engineering design services for the ground up construction of a cold dark shell industrial building. Project consists of one detached building that will be used as a 131,580 SF warehouse and 4,000 SF future mezzanine office space.

SoCal Edison, Energy Storage System* Mira Loma, CA

Provided engineering design services for the grounding system design and supporting mechanical systems for the rooms at the Tesla Energy battery facility with two 10-megawatt systems, each containing 198 Tesla Powerpacks and 24 inverters, enough to store 80 megawatt-hours of electricity, enough energy to power more than 2,500 households for a full day. This modular system enables the system to be connected to two separate circuits at the Mira Loma substation. The system will charge using electricity from the grid during off-peak hours, when demand is low, then deliver electricity during peak hours to help maintain the reliability and lower SCE’s dependence on natural gas peaker plants.

AlfaTech provided Mechanical, Electrical, Plumbing Engineering, Smart Building and Technology (Low Voltage, Wi- Fi, Audio Visual, and Security) design services for Tapestry’s fulfillment center in Las Vegas. The project consists of 27,424 SF of office space and 761,417 SF of warehouse space. The facility has robust security, network and Wi-Fi coverage to support all building systems and operations and the office space will include breakrooms and a retail store. Our services included full design, bidding, and construction administration services for the technology scope of work including low voltage cabling, physical perimeter and interior security systems, audio visual systems and Wi-Fi predictive modeling. The scope of work also included MEP consulting to assist in evaluating sustainability strategies, Net Zero, Carbon footprint reduction and Smart Building capabilities intended to achieve LEED Gold certification and to peer review design concepts.

Cisco selected the firm to provide engineering design services for all five sites comprising their world headquarters campus. These buildings, which range from one to four stories, contain a variety of space types, including data center, office, research and development, engineering labs and testing areas, manufacturing, cafeteria, conference, executive briefing, and a fitness center. The firm has been involved with Cisco both nationally and internationally on projects during various stages of engineering services. A substantial PG&E energy rebate resulted from the energy-saving mechanical systems designs and the project also won a separate energy award. Site 1 has a manufacturing plant, and a main engineering and MIS data center. Site 2 data center supports Cisco’s seven day/twenty-four hour online corporate network connectivity, and the infrastructure was designed to support future engineering lab and bench functions. Site 3 buildings required stringent control of temperature and humidity. For Site 4, the firm also performed studies for site utility alternatives including cogeneration.
