CASE STUDY:

UBER MB 1 & 2 MISSION BAY HEADQUARTERS

San Francisco, CA

AlfaTech is currently involved in this Uber’s new San Francisco presence which is a new 420,000 square-foot, ground up office building in the Mission Bay area in San Francisco. Our scope of work includes mechanical, electrical, plumbing, technology, security, and sustainability services. AlfaTech assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. The project is designed as an innovative, ultra- high performance building that includes a façade that responds to programmatic needs, an under floor air distribution system, a “winter garden” which acts as the main social space incorporating natural ventilation, and a proposed geothermal system to substantially reduce cooling equipment needs. AlfaTech has been providing MEP Engineering and Technology services for this client in the US and Globally for ten sites, including the new corporate headquarters in San Francisco. This is a state of the art new campus with over 420k SF of offices, a full kitchen and cafeteria. The project will include evaluation of all available sustainability features. Sustainability goals: • Significant reduction of building energy cooling needs by the use of geothermal exchange systems • Aggressive rainwater capture and retention • Natural ventilation for main atrium social areas, creating a pleasant, open experience for employees and visitors • Maximize use of day lighting to optimize workspace quality

CASE STUDY:

LENNAR CANDLESTI CK POINT & HUNTER’S POINT MASTER PLAN San Francisco, CA

The Candlestick Point and Hunter Point Shipyard is a 702-acre development that has the potential to bring most dynamic companies into the area and develop whole communities. This area will house R&D facilities, commercial spaces, multi- use buildings and retail spaces. Parks, trails, and open spaces will be additional features that will attract and enhance the community. The new development will add over 10,000 new residential units in the form of condominiums and low-, mid- and high-rise buildings. There will be over a million square feet of commercial space made available, over three million square feet for Research and Development, as well as over 300,000 square feet of property devoted to community activities. AlfaTech views this holistic approach to community development as an opportunity for Lennar Urban to be at the vanguard of urban design by creating a community infrastructure focused on environmental sustainability, technology, and self- sustaining. This means taking advantage of existing technologies to generate energy with the lowest environmental impact. We conducted a series of sustainable mechanical studies in a master plan scale to help the owners understand the options available to explore the feasibility of Net Zero energy for the new development. Proposed strategies involve:

DELTA PRODUCTS HEADQUARTERS Fremont, CA

Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

For more than ten years, Lockheed has chosen AlfaTech as the prime design and construction consultant to work on a multitude of high technology projects at their Sunnyvale campus. Most projects entailed the programming, planning design and construction management for clean room facilities existing on this nationally prominent Lockheed site. Numerous projects entailed the upgrading of existing clean space to higher cleanliness levels in support of this companies missile system production. Significant challenges were presented in these typically “high bay” buildings.

CISCO SYSTEMS

San Jose, CA

Type: Rack Lab Size: 10,000 SF

AlfaTech provided mechanical, plumbing, fire protection, and electrical engineering services for the expansion of the rack lab in Cisco Building 16 for SPRTG, affecting approximately 10,000 square feet. The scope of work included adding new lab electrical systems (transformers fed from the existing building electrical service) and chilled water distribution and CRAH units (fed from the existing chilled water system). In order to facilitate the additional space required, large conference room resources were relocated from the 1st floor to the 3rd floor under a separate design- build contract. In addition to the MEP design effort, AT coordinated and updated the lab rack layouts for approval by Cisco. The typical SPRTG lab rack requires 6 to 15 kW per rack. Also included in the scope of work were alterations to the rack layouts (related to new cabinet dimensional requirements) as well as electrical modifications related to the existing power distribution to the existing first floor lab spaces.

AT provided project management services during lease negotiation through moves for the company’s expansion out of Berkeley into the Historic Ford Assembly Building in Richmond, CA. Negotiated work letter scope definition with developer’s design build team. Comprehensive project management support to internal groups, formulated budgets and schedule impact scope requests as well as issued defined packages to the developer’s delivery team. Oversaw and managed day-to-day construction activities and ensured proper accounting and delivery of the space as needed. Completed move in to the facility on schedule and on budget.

The North American headquarters for this power supply manufacturer is a three- story, lab, office and warehouse building with the primary goals on showcasing Delta Products’ innovations in a state of the art building which blends the natural surroundings with sustainable building design.

MAXIM INTEGRATED CIRCUITS

San Jose, CA

Type: Manufacturing/Cleanroom Size: 20,000 SF

AlfaTech provided Engineering and Architectural services for the expansion and alteration of an existing X3 Fab to provide for approximately 20,000 SF of contiguous, additional cleanroom area to the existing Fab within the footprint of the existing building. The project scope included upgrades and expansion of interior support facilities and exterior site utility pads and infrastructure to support the proposed Fab expansion. The new cleanroom facility design was developed with approximately 9,000 SF finished clean manufacturing space. The balance of the cleanroom addition was developed as shell area for future expansion. The performance criteria for the design of the new cleanroom were to match the existing bay and chase design with Class 1 bays, Class 1000 service chases and subfab level, for wafer geometries of 0.6 micron or larger. The existing mixed-use occupancy structure required additional occupancy area and building area separations to accommodate the additional floor area additions in order to remain in conformance with applicable Fire and Building Code requirements. Additionally, we provided Construction Management support in terms of budget cost estimates and assisted them in the review of bids by General Contractors.

AlfaTech provided mechanical, electrical, and plumbing engineering design services for a complete design package suitable for bid purposes for a new Laboratory R&D building on the LMSSC Palo Alto Campus. The required design integrated technical processes, scientific research, and personnel into a high tech environment with appropriate architectural form and recognition of the importance of value. The design efforts included requirements gathering, programming, schematic design, design development and the production of all required construction documents. The building site is located in the current location of Lockheed’s Advanced Technology Center (ATC) Building 201.

AlfaTech provided project management, architectural, mechanical and electrical engineering schematic design of three floors of JDSU’s office lab facility in Shenzhen, China. This facility included office, cubicle, conference rooms, electronic labs and other shared space. The project also included approximately 10,000 square foot electronics labs on two of the subject floors. The design for this project included the development of Architectural fit-spaces and layouts as well as Engineering Schematic Design (SD).

LOCKHEED MARTIN - BLDG 158 AEHF Lab Sunnyvale, CA

Type: Clean Room Size: 80,000 SF

AlfaTech was the prime design consultant on this project, which consisted of an 80,000 SF Class 100 clean room and 150,000 SF of future expansion space. AT provided MEP support for all of JDSU’s manufacturing facilities. Projects entailed tool hook up and all associated mechanical, electrical, and process support systems including toxic and pyrophoric gases and chemicals.

AlfaTech provided mechanical and electrical engineering services for the remodel of the existing lab and its expansion space in building 158 at Lockheed Martin’s campus. The scope involved demolition of existing flooring, doors, ceiling grid systems, light fixtures and selective demolition of mechanical distribution to facilitate the installation of new computer lab equipment and furnishings. Also included in the scope of services were the installation of new access floor system and wall finishes, new mechanical air conditioning units and distribution, relocation and reinstallation of existing lighting, relocation and installation of suspended cable tray, and revision of electrical power distribution including the installation of a new uninterruptible power system.

Type: Clean Room, Labs and Support Space

JDSU consolidated and relocated all Bassett Street Operations to the existing campus site located on Automation Drive (Buildings 4, 5, 6, and 7). AlfaTech provided design services for the relocation of the existing production clean room, burn-in room, non-clean test labs, and other support spaces.

Type: Manufacturing, Assembly (Bangkok) + Class 10 -1,000 Clean Rooms (California) Size: Bangkok: Class 10 Clean Rooms (80,000 SF), 160,000 SF total; California: 200,000 SF All clean rooms in California were renovated to provide precise temperature and humidity controls. Renovation utilized existing mechanical equipment to provide heat recovery and conservation for the DX system. The firm also provides MEP design services in support of CSPM Lab Installations, Process Tool Renovations, and lab remodels. In Bangkok, AlfaTech provided engineering services for 40,000 SF of raised floor. The computer room was designed and constructed in four months to meet client’s schedule. Type: Class 100 Clean Room Size: Over 20,000 SF Projects: • Buildings M4, 21 and 07 (Santa Clara) • Buildings 19, 22, 23, 25, M2 and M3 (Milpitas, San Jose, Santa Clara, Sunnyvale) The firm has been Amdahl’s prime design consultant since 1987. AlfaTech provided process/chemical, mechanical, electrical, structural, security, and voice/data at each of the company’s campuses. Two of these buildings were designed with primary power service that included multiple switchgears with an interlock system for maximum redundancy. FUJITSU ( formerly AMDAHL) Sunnyvale, CA

AT provided a feasibility study for the FEH Hutches 4, 5 and 6 projects to define alternate system solutions for the HVAC design. The project was in the final design phase using a single unit air handling system. The distribution system was going to occupy space that the owner wanted to reserve for future use. We provided a conceptual design study to evaluate how much space could be saved using a different system. AlfaTech completed a major campus consolidation project in Buildings B2, 6, 11, 12, 81, & 100, which required the relocation of more than half the people in SCLA to consolidate and vacate Central & B108. Additionally the project required a clean-up of the Central campus site and buildings for sale. Installation of 200 mm and 300 mm high temperature film (epitaxial) CVD reactors, as well as for ion implantation prototype systems. In addition, AlfaTech performed a feasibility study for a 300 mm RTP lab that included process utility systems, toxic gas abatement and scrubbed exhaust and power distribution to the tools.

AlfaTech provided engineering services for the partial conversion of the clean room areas into engineering labs.

The firm provided services on several projects at Siliconix. The wafer fab HVAC expansion resulted in a 383-ton chiller replacing one less than half its size. At Fab 2, AT renovated the masking area by adding coils, boilers, and accurate temperature and humidity controls supported by digital read-out and chart recording.

The firm provided mechanical, electrical, processes chemical, and fire protection design on an ongoing basis for a variety of projects that support Raytheon’s core businesses in defense and commercial electronics, business and special mission aircraft, engineering and construction.

The Class 10 clean room required tight temperature (+/- 0.5F) and humidity (+/- 3%) controls, and an isolated grounding plan for the computer room.

The firm provided engineering design services for a 3-story office addition and manufacturing building and a million-gallon chilled water storage system on a site with three existing buildings on it. Three existing 500-ton chillers, normally shut down overnight, are used to charge the three aboveground storage tanks. Stored chilled water provides the total chilled water needs for the building during the day. The storage tanks also serve as a secondary source of fire sprinkler water.

AlfaTech was chosen for a renovation of an existing manufacturing and assembly area. AlfaTech provided full Turnkey project solution including Architectural, Engineering and Project/Construction management services.

The project involved the construction to modify existing spaces within the Symantec Springfield facility to accommodate the new SOC.
