CASE STUDY:

UBER MB 1 & 2 MISSION BAY HEADQUARTERS

San Franc isco, CA

AlfaTech is currently involved in this Uber’s new San Francisco presence which is a new 420,000 square-foot, ground up office building in the Mission Bay area in San Francisco. Our scope of work includes mechanical, electrical, plumbing, technology, security, and sustainability services. AlfaTech assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. The project is designed as an innovative, ultra- high performance building that includes a façade that responds to programmatic needs, an under floor air distribution system, a “winter garden” which acts as the main social space incorporating natural ventilation, and a proposed geothermal system to substantially reduce cooling equipment needs. AlfaTech has been providing MEP Engineering and Technology services for this client in the US and Globally for ten sites, including the new corporate headquarters in San Francisco. This is a state of the art new campus with over 420k SF of offices, a full kitchen and cafeteria. The project will include evaluation of all available sustainability features. Sustainability goals: • Significant reduction of building energy cooling needs by the use of geothermal exchange systems • Aggressive rainwater capture and retention • Natural ventilation for main atrium social areas, creating a pleasant, open experience for employees and visitors • Maximize use of day lighting to optimize workspace quality

CASE STUDY:

LENNAR CANDLESTICK POINT & HUNTER’S POINT MASTER PLAN San Franc isco, CA

The Candlestick Point and Hunter Point Shipyard is a 702-acre development that has the potential to bring most dynamic companies into the area and develop whole communities. This area will house R&D facilities, commercial spaces, multi- use buildings and retail spaces. Parks, trails, and open spaces will be additional features that will attract and enhance the community. The new development will add over 10,000 new residential units in the form of condominiums and low-, mid- and high-rise buildings. There will be over a million square feet of commercial space made available, over three million square feet for Research and Development, as well as over 300,000 square feet of property devoted to community activities. AlfaTech views this holistic approach to community development as an opportunity for Lennar Urban to be at the vanguard of urban design by creating a community infrastructure focused on environmental sustainability, technology, and self- sustaining. This means taking advantage of existing technologies to generate energy with the lowest environmental impact. We conducted a series of sustainable mechanical studies in a master plan scale to help the owners understand the options available to explore the feasibility of Net Zero energy for the new development. Proposed strategies involve:

• Geothermal heat rejection systems • High performance chillers and thermal energy storage • Biodigestion system for heat recovery and energy generation

• Solar photovoltaic array for electricity generation • Rainwater and gray water capture and treatment

DELTA PRODUCTS HEADQUARTERS Fremont, CA

Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

UCSF MISS ION BAY MEDICAL CENTER TARGET: LEED GOLD

San Francisco, CA

Type: Hospital Size: 869,000 SF

AlfaTech provided services for a new, $1.4 billion, 289-bed hospital that will include a 183 bed children’s hospital, a 70 bed hospital for cancer patients, a women’s hospital, a central utility, underground tunnel, bridge, helipad, and parking. In addition, project includes an outpatient building, energy center, support services and is pursuing LEED Gold certification.

SANTA CLARA VALLEY MEDICAL CENTER

Santa Clara, CA

Type: Medical Office Building Remodel; Skilled Nursing Facility & Psychiatric Facility; Master Plan and Survey Size: 120,000 SF / 14,000 SF The firm performed mechanical and electrical engineering design services for this 3- story medical office building which included converting existing office space into medical exam rooms, patient treatment rooms, physical therapy suites and a new pharmacy. An AIDS/ICH treatment clinic was provided; complete with patient treatment "negative pressure" isolation rooms. Significant HVAC upgrades where required for the renovation. New power and telephone/data distribution throughout the entire building was required and new lighting for the upgraded areas. A new fire alarm system was specified and the corridors were upgraded to bring the building up to current code requirements. The 14,000 SF consists of a Feasibility Study of the existing Don Lowe Pavilion to evaluate the potential for this site to be converted.

The firm completed three separate projects for UC Davis Medical Center. Electrical design engineering for the conversion of a vacant medical records department to a new radiology suite; preparation of design criteria for the mechanical, electrical and fire protection systems for a new patient medical tower, and; infrastructure analysis of mechanical system in Clinical Lab and Research building.

SAINT FRANCIS MEMOR IAL HOSP ITAL – BOTHIN BURN CENTER

San Francisco, CA

AlfaTech provided engineering design services for several projects at Saint Francis Memorial Hospital, a 12-story, 323-bed hospital tower, located in San Francisco, CA. SFMH is also a Dignity Health network member. Projects included converting an entire floor into the Bothin Burn Center, providing new OR rooms, remodeled psychiatry wing and MRI rooms. Additionally the firm has performed steam boiler and medical gas upgrades, pre-op recovery area, lobby & nurse’s station remodel, refrigerator & freezer replacement and office renovations. The new Bothin Burn Center is a 15,500 SF, 16-bed, intensive care burn unit on the 5th floor of the hospital. Bothin Burn Center is the largest in northern California, treating over 500 burn victims each year. This isolation unit features an independent ventilating system, minimizes the risk of outside contamination and maintains strict room temperature and humidity control.

The firm performed engineering design services for the remodel conversion of an historic high school building into a modern research laboratory. The facility contains patient examination and equipment/treatment rooms as well as laboratory space. AlfaTech provided mechanical and electrical design for this 3- story healthcare facility in downtown Oakland’s urban center. The program included patient rooms, laboratories, treatment rooms, medical faculty support programs a dental clinic, pharmacy and x-ray.

AlfaTech has completed numerous projects for the Veterans Administration at sites throughout Northern California. These have ranged in size and scope from an 8,000 SF clinical lab renovation to an 180,000 SF primary care/ambulatory care center. Engineering services have included mechanical, electrical, plumbing, fire protection, and telecommunication systems design, as well as infrastructure analysis.

Bakersfield, CA Type: Hospital, and Medical Office Building Size: 214,000 SF This new replacement hospital won a design award from Modern Healthcare magazine. The firm provided engineering design services for this 112,000 SF family care center, a cardiac/cath lab, 44 acute care beds, 18 LDRP beds, 24 sub-acute beds, a 120-bed skilled nursing facility, 22 primary care beds, and two 30,000 SF medical office buildings.

Healthcare Renovations Oakland, CA Type: Conversion to Pharmaceutical Distribution Center Size: 350,000 SF

Redwood City, CA Type: Gas Sterilizers, Washer/ Decontaminator Size: Various

The firm performed electrical engineering design services to replace existing equipment. For the Gas Sterilizers, AlfaTech replaced existing ETO, ABTOC, and 20” steam sterilizer with two gas sterilizers and provided two new chemical sterilizers. For the washer/decontaminators the firm replaced two existing decontaminators with two new washer/decontaminator units. The project involved demolition of existing power services and installation of new power services to accommodate the new equipment.

AlfaTech provided MEP engineering for the expansion of the Inpatient Pharmacy and Discharge Patient Pharmacy at Santa Teresa Hospital. The goal of the project was to construct the expanded pharmacies in spaces presently designated for other uses. The design incorporated phasing to facilitate moving the discharge patient pharmacy into the inpatient pharmacy in an interim configuration, prior to the final build out of the discharge patient pharmacy.

Study and assessment of 3 feasible options: (1) PV’s on parking canopies only, yielding only 30% (2.2 MW system) of the campus’ annual electric usage; (2) combination of building roofs and parking canopies (3.2 MW system); and (3) how much additional space required, and where, in order for the system to pay for 50% of the campus’ annual electric usage (3.4 MW system).

The firm performed site surveys and prepared required documentation for the identification of possible Legionelle colonies to be sampled by a testing agency. Facilities included in this study were the Hospital Tower, 1900 Mowry building, Mobil Surgery Unit, Cooling Tower, Laundry and Central Plant facilities and the Washington West building.

The firm provided mechanical and electrical engineering master planning and full design services for the new, 130,000 gross square foot, 81-acre, multi-building campus in Newark. Our energy efficient design included the use of solar energy with roof-mounted PowerGuard 450kV photovoltaic panels, a large geothermal loop system for heating and air conditioning, highly efficient plumbing fixtures and an enthalpy wheel heat/energy recovery system. The MEP systems alone were responsible for 33 of the 55 of the LEED points attained to achieve a LEED-NC Platinum certification for this project (the first LEED Platinum Community College in the country). The systems will help to save more than $2.6M in operating expenses over the next 25 years.

Projects: • Physical Education Building Remodel (Kentfield) – 44,000 SF • Science/Math/Central Plant Complex (Kentfield) - 60,000 SF • Transportation Technology Complex (IVC) – 10,000 SF • Main Building Complex (IVC) – 36,000 SF • Campus Master Planning for Kentfield and Indian Valley Campuses The firm was selected to provide all up-front engineering services relating to all planned bond projects including the master planning, district-wide energy modeling, district-wide mechanical, electrical and plumbing facility assessments and design standards for the District with projects totaling over 170,000 SF. We provided engineering design services and design and construction administration for the renovation of the Diamond P.E. existing complex. The project included new HVAC and electrical distribution. An energy management control system (EMCS) links directly to the new central campus EMCS system on the central part of the Kentfield campus. The project also includes a photovoltaic system which will either provide electrical for distribution in the building or supplemental hot water for the swimming pool. The Science/Math/Central Plant on the Kentfield campus includes a new energy efficient, geothermal underground / renewable energy HVAC system. The new 650-Ton, 340 vertical bore geothermal system provides heating and cooling via ground coupled water source heat pumps to the new Complex and Fine Arts buildings as well as two campus pools. The field was designed and phased for future expansion to support the entire Kentfield campus. The Transportation Technology facility on the Indian Valley campus required the total renovation of 10,000 SF which includes automobile technology repair facilities and instructional offices. The facility includes a radiant floor heating system and a solar thermal system to provide domestic hot water. In addition, the firm is working with the Kentfield campus on the Larkspur Annex to upgrade the electrical services and distribution to create a staging area for future campus construction.

This 83,000 SF complex houses the UC Davis Conference Center and Maurice J. Gallagher Jr. Hall, home of the UC Davis Graduate School of Management (GSM). The first LEED Platinum-certified MBA facility in California, the GSM offices comprise three stories and the two-story conference center includes a restaurant, office space, meeting rooms, and a one-story ballroom. It also includes a geothermal system.
