AlfaTech was established in Silicon Valley in 1987 as a mechanical, electrical, and technology (low voltage, security, and A/V) design engineering firm. Responding to client needs, we expanded our service offerings to include architectural lighting design, sustainability, Smart Building, and project management services. In addition, we expanded into five California offices, including San Jose (Silicon Valley), San Francisco, Monrovia, Orange and San Diego. AlfaTech is gaining ground through organic, merger, and acquisition growth. Establishing Vela Tech portfolio with parent company RSBG, our services reach the West Coast to the Midwest and the East Coast from partner offices in Seattle, Chicago, Reston, and Edison. We also have an international presence with offices throughout Europe, Asia, North Africa, and the Middle East. AlfaTech provided mechanical, electrical and plumbing engineering, architectural lighting and technology (low voltage, audio visual, security and Wi-Fi modeling) design services for the tenant improvement for this new high-end single-story restaurant with back of house mezzanine. The interior of the building was fully renovated along with a structural upgrade and new MEP systems serving the new restaurant as well as various site improvements, including a community garden, a newly landscaped courtyard and a rain catchment system along with an on-site photovoltaic array. Project includes indoor and outdoor dining areas, front and back of the house cooking and food prep areas, bakery area, bar/lounge and sunrooms, front façade lighting, support space, and a chef’s greenhouse. Technology Infrastructure includes video surveillance, IT-low voltage cabling for network connectivity, audio visual monitors for display and private meetings, high speed internet and Wi-Fi throughout the space, ambient sound/music for both inside and outside areas, video conference and presentation capabilities in meeting spaces and connectivity for POS system.

There are two 9,000 CFM make-up air handling units that can either heat or cool the incoming outdoor air temperature before being entering the building. These units have fan walls that can operate efficiently over a wide range of capacity to save energy. Air conditioning is achieved thru variable air volume boxes connected to a central chilled water air handing unit that connects to central plant system with heat recovery chillers. The domestic water heating systems can extract excess heat from the central plant system to offset the amount of energy required to heat the hot water system.

This building includes a café area with a 5,500 SF seating area, 1,800 SF server area, and 4,700 SF production kitchen. The café is designed to serve up to 1,000 people per day or be set up to host private catering events. The servery area consists of four different food selection options, each with their own Type 1 grease hood. The production kitchen has two Type 1 grease hoods and a Type 2 dishwasher hood. There is an 18,000 CFM pollution control unit that removes the grease particles from each Type 1 hood before being exhausted out of the building.

AlfaTech recently completed Uber’s new ground up innovative sustainable headquarters which is comprised of one 6-story structure and one 11-story structure connected by transparent bridges in the Mission Bay district of San Francisco. AlfaTech provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech was part of the construction administration effort and served as the engineer-of-record for mechanical and electrical installations. AlfaTech assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort.

The 15,000 SF, full-service kitchen was designed to serve 3,000 meals with on-site award winning chefs. Kitchen included variable flow-hoods with safe shut-down, and fresh air delivered in tandem with a pollutant control system scrubbing particles from the grease exhaust. The project was designed as an innovative, ultra-high performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use. AlfaTech provided engineering strategies and Smart Building System Matrix outlining all systems that should be included in the Intelligent Smart Building System.

AlfaTech provided MEP design services for the new 10,000 SF Pabu restaurant, located in the heart of the financial district, for renowned Chef Michael Mina. The Mina Group desired a large bar area, an expansive dining area to seat 90 people, and a separate sushi bar to seat 30 to 40 people. The facility features a full kitchen, a stand- alone sushi bar, and a Japanese “robata” grill.

Morton's Steakhouse

Morton's The Steakhouse, Los Angeles is located just four blocks from the Staples Center and LA Live. The two-story restaurant boasts an elegant dining room with available private boardrooms in addition to a lively bar area. AlfaTech provided engineering services for the upgrade of the HVAC system and replacement of the smoke controls system in the development which connected to the high-rise tower above in addition to the Fig @ 7th sub terrain iconic open air retail development.

AlfaTech performed mechanical, electrical, plumbing, and fire protection services for tenant improvements of this 6,300 SF restaurant and bar at Santana Row. The existing dining area was completely renovated, and revisions to the kitchen area layout were also addressed.

A New York City export from Michelin star chef Michael White, Morini Ristorante brings an unparalleled culinary experience to a rather industrial area of Culver City. The first west coast location for the upscale Italian eatery sits atop the mixed-use complex Platform in a modern greenhouse with panoramic views of Los Angeles. The interior expands onto a sprawling patio with outdoor seating that overlooks the shopping center. We provided MEP design services within this modern design.

Petersen Automotive Museum, Drago Ristorante*

Drago Ristorante provides world-class Italian fare alongside some of the rarest and most valuable cars in the world inside the Petersen Automotive Museum. The design and build-out of the ground floor eatery posed many challenges, including routing utilities to support restaurant services through the existing museum space.

The firm provided engineering services for the complete renovation of the existing 3,200 SF kitchen at San Manuel Casino, including an addition of 1,600 SF of space.

Frost Bites – Ice Cream Chula Vista, CA

AlfaTech provided engineering design services to the small permanent ice cream container in Chula Vista, CA. The pre-fabrication container serves as an ice cream station, out of which ice cream treats will be sold (on the RV park property). This ice cream container incorporates retail POS equipment, a reach-in product storage freezer, an ice cream dipping cabinet, a shake maker, cone dispensers, a hand sink, and a triple-pot sink. Services included providing power to the container, providing domestic water to the container, and providing a grease waste system from the container, all served from an adjacent new building. AlfaTech developed the plumbing drawings for the grease waste system, suitable for submission to the City of San Diego for plan check & permitting. AlfaTech coordinated with the architect, the structural engineer, the civil engineer, and the container supplier/fabricator. The build was completed in 3- working days following the City of San Diego code requirements and industry-standard practice.

Randy’s Hollywood & Highland location is impossible to miss with an 18 -foot-wide, donut-shaped entrance, and a pop culture mural. AlfaTech provided MEP engineering criteria design for the iconic food establishment as part of their long-standing engineer of record services for the approximately 460,000 SF retail and entertainment center in the heart of Hollywood’s tourism and business district.

Eat Drink Americano

Eat Drink Americano is a truly local neighborhood watering hole in the middle of Los Angeles’ Arts District. Eat Drink Americano is a rustic bar, eatery, and event space. AlfaTech provided MEP engineering services for the space. AlfaTech worked closely with the design team to create this agrestic ambience. The building was an adaptive re-use project within the arts district.

Leaff Waffles Century City, CA

AlfaTech provide MEP design services to support a built to suit kiosk for a traditional Belgian artisan waffle vendor located at Westfield Century. Leaff Waffles offers centuries-old Belgium tradition with a freshly baked unique and artisan form. Then covering it with six different finest quality Belgian chocolate and over 30 different toppings right in front of your eyes. The project scope provided a dedicated mechanical system, waste/vent, hot & cold-water piping in addition to lighting and power distribution.

Bicycle Coffee

The project comprised of engineering a specialized gas fired coffee roasting machine exhaust system. The challenge was routing the exhaust flue system through an existing high-rise building. The AlfaTech team came up with creative solutions to this fast paced project in the mixed-use Brunswig Square building

Toshizo Watanabe Culinary Cultural Center

Celebrity chef Andy Nakano was selected to oversee the build-out of a new restaurant and culinary center in this historic,1960's era building. With no existing plumbing and mechanical systems in place to support a restaurant or culinary arts facility, a full gut/remodel was required. Challenges included the addition of grease interceptor and as the grease waste system was below the level of the city sewer system in addition to adding a grease exhaust system from this sub-terrain level.

Santa Rosa Junior College, Culinary Arts Center

New Construction 22,000 SF

This new 22,000 SF, 2-story building features a dining room and demonstration kitchen, teaching kitchens, classrooms, dining and wine education area, student lobby, production bakery, retail bakery, public cafe and restaurant. Included in these areas is a wine library, pizza oven, ice creamery and chocolate bar. All kitchens have type I (grease) and type II (vapor) exhaust systems. All exhaust systems for the kitchens feature Variable Flow Hoods which considerably reduces exhaust fan energy consumption. All kitchen make up air is provided by a 50,000 CFM Air Handling Unit with FanWall technology that allows the air flow range to vary from 700 CFM to 50,000 CFM by using an asymmetrical VFD assignment to the FanWall fan array. This type of airflow volume flexibility allows the Air Handling Unit to provide make-up air to one hood in the entire kitchen or all the hoods in the four kitchens. Air conditioning is achieved through the use of zoned heat pump units water cooled through two closed circuit cooling towers. The building will be equipped with a solar thermal array sized to provide all domestic hot water needs of the building, including the kitchens.

Gelson's is an American regional supermarket chain operating in Southern California. In February 2014, Gelson's was sold to TPG Capital. At the new Silver Lake Gelson's bar, Noshing & Imbibing sits under decorative lighting and is positioned in such a way that it would be hard to forget where you're sitting, in the middle of a grocery store. The La Cañada location boasts Renaud’s newest taste of Paris collection with their state -of-the-art bakery / confectionary. Gelson’s , which operates 18 markets across Southern California, currently sells beer and wine, which also has a take-out deli and prepared foods section. We completed the full MEP design for both of these Gelson’s locations.

The California Pizza Kitchen, known within the food industry as CPK, is a polished casual dining restaurant chain that specializes in California-style pizza. The restaurant was started in 1985 by attorneys Rick Rosenfield and Larry Flax in Beverly Hills, California, United States. The project locations included California, Arizona and New Jersey. Project included the design of food prep areas, dish washing stations, grease waste systems, gas fired cooking ovens.

A McDonald's restaurant is operated by either a franchisee, an affiliate, or the corporation itself. The McDonald's Corporation revenues come from the rent, royalties, and fees paid by the franchisees, as well as sales in company-operated restaurants. According to a BBC report published in 2012, McDonald's is the world's second largest private employer with 1.5 million of whom work for franchises. The projects we provide engineering services on were franchise premises within the Orange County area of California.

Del Taco is led by Chairman and CEO Paul Murphy, and is headquartered in Lake Forest, California. By the mid 2000’s, Del Taco had 400 + stores located in ten U.S. states. We were involved in locations throughout California from the Bay Area to San Diego.

The project locations included California, Arizona, New Mexico, Texas, North Carolina, South Carolina, Atlanta and Hawaii.

Chipotle Mexican Grill, Inc. is an American chain of fast casual restaurants in the United States. Chipotle is one of the first chains of fast casual dining establishments. Founded by Steve Ells in July 1993, Chipotle had 16 restaurants (all in Colorado) when McDonald's Corporation became a major investor in the late 90’s. By the time McDonald's fully divested itself from Chipotle in 2006, the chain had grown to over 500 locations. With more than 2,000 locations, Chipotle had a net income of US $475.6 million and a staff of more than 45,000 employees in 2017. The locations we were involved with were primarily in Colorado and California.

The California Pizza Kitchen, known within the food industry as CPK, is a polished casual dining restaurant chain that specializes in California-style pizza. The restaurant was started in 1985 by attorneys Rick Rosenfield and Larry Flax in Beverly Hills, California, United States. The project locations included California, Arizona and New Jersey. Project included the design of food prep areas, dish washing stations, grease waste systems, gas fired cooking ovens.

7-Eleven is an international chain of convenience stores, headquartered in Irving, Texas, that operates, franchises, and licenses some 56,600 stores in 18 countries. The chain was known as Tote's Stores until renamed in 1946. Its parent company, Seven-Eleven Japan Co., Ltd., is located in Chiyoda, Tokyo. During a 6 year period we were involved in a national rollout program for approximately 60 store locations across California, Nevada and Florida.

AlfaTech provided mechanical, electrical, and plumbing engineering services for this full tenant improvement project of an existing warm shell building of approximately 59,300 SF consisting of 2 floors. This building tenant improvement included a boardroom, general conference rooms, restrooms, offices, and open office space. In addition, the existing building (64,100 SF ground floor and 26,800 SF second floor) was also remodeled to include a new 4,000 SF cafeteria space and 2,000 SF server/kitchen space, as well as general conference rooms, restrooms offices, and open office space.

When it comes to commercial buildings, sustainability is not just about being environmentally friendly. As operating expenses continue to escalate, conservation becomes a necessity rather than a priority. The technical energy savings potential equals the annual energy savings relative to “typical new” equipment. These options are characterized by their technical energy-savings potential, development status, non-energy benefits, and other factors affecting end user acceptance and ability to compete with conventional HVAC technologies. Our Sustainability Studio comprises a multi disciplinary team of experts who collaborate to evaluate projects with an integrated approach. Working with owners, architects, and other stakeholders, the team takes a comprehensive, systematic approach to mapping key programming targets. Once a project’s sustainability goals are established, energy, water, and air quality requirements are prioritized collaboratively. The latest system technologies are explored, and concepts suitable to project application are determined. Life cycle analysis, system simulations, and models are utilized for validation. The project team reviews the proposed system concepts to determine impacts and financial benefits at the early design stage.

LEED and WELL are two globally recognized rating systems that measure building performance across several categories. LEED (Leadership in Energy and Environmental Design) is a points based system that assesses a building’s energy efficiency and environmental sustainability. WELL (the WELL Building Standard) focuses on human health and well being, measuring factors such as air quality, daylight, acoustics, and thermal comfort. Although LEED has been around for longer, WELL has gained importance in recent years as more people become aware of the importance of indoor air quality and other factors that affect human health. LEED and WELL certifications can help improve building performance and create a

healthier, more sustainable environment for occupants.
