AlfaTech was established in Silicon Valley in 1987 as a mechanical, electrical, and technology (low voltage, security, and A/V) design engineering firm. Responding to client needs, we expanded our service offerings to include architectural lighting design, sustainability, Smart Building, and project management services. In addition, we expanded into five California offices, including San Jose (Silicon Valley), San Francisco, Monrovia, Orange and San Diego. AlfaTech is gaining ground through organic, merger, and acquisition growth. Establishing Vela Tech portfolio with parent company RSBG, our services reach the West Coast to the Midwest and the East Coast from partner offices in Seattle, Chicago, Reston, and Edison. AlfaTech provided mechanical, electrical, and plumbing engineering design services for the build of a medical clinic for seniors to facilitate all-inclusive care for the elderly (PACE) program within an existing 2 story office building, totaling 19,000 SF. The new clinic includes exam rooms, quiet rooms, nurses’ station, exercise rooms, lab, private offices, open offices, meeting rooms, conference rooms, break rooms, clean/dirty utility areas, laundry room, personal care center, reception area, entry area, triage, transit office, oxygen storage and a day room with 88 seats.

Sweetwater Spectrum Community

PG&E ZNE Pilot Project

The firm provided MEP engineering design services for this award-winning community which integrates autism spectrum-specific design, universal design and sustainable design strategies. The project includes four 3,250 SF 4-bedroom homes, a 2,300 SF community center with exercise/activity spaces and a teaching kitchen, large therapy pool and spas and an urban farm, orchard and greenhouse. Particular care was taken with the selection of the building materials and systems to promote healthy indoor air quality, acoustical control, and comfortable, super efficient HVAC systems. Since ceiling fans can be a negative stimulus to people on the autism spectrum, a radiant slab heating and cooling system was used with a low-velocity ventilation system. The site was designed to maximize passive solar orientation, daylight, and natural ventilation. All buildings incorporate photovoltaic solar panels and solar hot water. Other energy-saving strategies include high R-value insulation in walls and roofs; high-performance insulated windows; low- reflective “cool” roofs; solar tube skylights at interior halls; sun control where needed with overhangs, trellises, and operable exterior sunshades; high efficiency air-to-water heat pumps; energy-efficient light fixtures; Energy Star appliances; induction cook tops; and a building management system. Overall, these strategies improved energy performance by +30% better than California Title 24 energy requirements. Low-flow plumbing fixtures throughout reduce water consumption. An on-site well was drilled to supply water to all site irrigation systems, including site landscaping and the organic farm and orchards. Drought-tolerant plants minimize irrigation needs, and permeable paving and bioswales manage stormwater.

The project is a Pacific Gas & Electric Zero Net Energy Pilot Project and exceeds the 2030 Commitment designed to reduce energy use by 88% .

AlfaTech provided mechanical, electrical, and plumbing engineering design for the renovation and remodel of an existing 5-story nursing home located at 6512 Rugby Ave in Huntington Park, CA. The building is constructed in a ‘U’ shape with an open -air central courtyard 2nd through 5th floors comprised of a combination of 6 different units per floor. North and South wings each have their own laundry room on each floor and are connected with a central elevator lobby. The first level contains a parking structure below with an entry lobby leading out to the central courtyard. Common spaces include offices, a fitness room, computer room, restrooms, a community room, a small kitchen, and support spaces.

AlfaTech provided mechanical and electrical engineering design, including construction administration services for this new 1,500 bed, 1,000,000 SF Acute Care Psychiatric Hospital. The facility provides housing and treatment for 1,500 patients – with over 40 buildings. This new detention and court complex included education, treatment, housing, administration, food service, laundry, hearing room, and visiting areas. This project represented a new paradigm in the design of a public mental health facility (the largest new facility of its kind in the U.S.). It represented “best practices” for a treatment environment and incorporated the concepts of “Evidence - Based” and “Humanistic” design as a platform.

Calaveras County Adult Detention Facility

Engineering design services for a new 41,000 SF, 2- story Sherif’s Administration building and new 3 -story, 80,000 SF jail with 12,000 SF dormitory building designed to hold 160 beds between four quadrangles in a day room concept on the second floor and mezzanine levels. Building includes full commercial kitchen and dining, maintenance, storage, medical, dental, booking and release and a vehicle sally-port. MEP system was designed to serve the whole project through the jail utility rooms and jail mechanical yard that contain cooling towers, chillers, boilers, and emergency generators. Energy efficient aspects include photo-voltaic systems, thermo-mass pre-cast panels, domestic water heating solar collecting system, and lighting controls. The jail building contains a comprehensive electronics safety and security package to support an integrated access control system, intercom system, programmable logic controllers and graphical user interface system, video visitation, interview recording system, and video surveillance.

San Bernardino Community Hospital, Convalescent Facility San Bernardino, CA

The firm was enlisted to perform a study of current building systems including electrical service, emergency power, lighting, fire alarm, nurse call, paging/telephone, cable television, HVAC, plumbing, and fire protection. This effort involved site visits and the preparation of a detailed report. The report included an analysis of current conditions and recommendations for improvement. The firm was commissioned to implement some of the necessary updates, including the design of a new emergency generator system and retrofit of the HVAC system.

US Vets, Veterans Administration Campus Supportive Housing

US Vets project consists of the renovation of 4 buildings on the WLA VA Campus for veterans in need. The 4 buildings consist of a combination of 2 and 3 floors above a full basement or partially day-lit basement. AlfaTech provided MEP and Technology engineering services.

The firm provided mechanical, electrical and plumbing engineering design for the transformation of a historic 1940s-era, 3-story, 51,500-square-foot building into a welcoming haven for veterans through adaptive reuse and renovation. The project involved converting the space into a therapeutic and supportive residential program for homeless veterans, comprising 45 single occupancy and 10 double occupancy apartments. The facility includes essential amenities such as a community kitchen, laundry room, reading room, activity room/counseling area, and a dedicated community room. The HVAC system implemented is an efficient solution utilizing district steam for hot water heating and integrates new local chillers for chilled water cooling. Air Handling Units strategically placed in the spacious attic deliver variable volume air to hot water terminal reheat units, ensuring effective zoning. All AHUs are equipped with full air-side economizer cycles for optimal energy efficiency. The incorporation of low-flow water fixtures, Contributes to a 45% reduction in the building's potable water consumption. To further enhance long-term energy efficiency, the project includes a green cleaning program and the installation of Energy Star appliances, reflecting our dedication to creating a resilient and environmentally conscious living space for veterans.

AlfaTech provided MEP engineering design for this ground up construction project for a two story, Health Care Access and Information (HCAI), formerly OSHPD 3, medical office building, approx. 52,000 SF. Programming for the first floor includes a primary care clinic with exam and procedure rooms, dental, behavioral health and provider offices. The second floor includes an outpatient ambulatory surgery center with four operating rooms, Pre-Op/PACU and an in-house sterile processing department to support the surgery suite. Additional services include a wound care suite and a telehealth program, offering on-going virtual follow-up support for patients. The remainder of the two floors consists of unfinished shell space that the hospital intends to outfit with vital services that may include dialysis, infusion, imaging, and pharmacy. 250 parking spaces with 6 EVSE charging stations.

This facility reduces the low-acuity patient load to the main hospital, ultimately providing the surrounding area with unprecedented access to health and well-being equity and empowerment.

Programing includes 32,000 SF of medical space for Specialty Practice, Internal Medicine and Family Practice, Pediatrics, OB/GYN, Lab, Imaging, and Central Scheduling and administrative offices as well as 3,331 SF of retail space. The MEP systems are designed to Health Care Access and Information (HCAI), formerly OSHPD3 standards, and 3,331 SF of retail space is supported with a VRF system.

Cedars-Sinai, Brentwood Urgent Care & Dermatology Clinic

AlfaTech provided mechanical, electrical and plumbing engineering and architectural lighting design services for Suite 100 &105, totaling 7,500 SF, and approximately 60% of the overall floor plate. The scope included addition of urgent care clinic including lobby, exam rooms, x-ray, infusion rooms, as well as upscale Dermatology Practice with full service cosmetic and medical treatment center with laser, and dermatology exam rooms.

Santa Clara Valley Medical Center

AlfaTech performed mechanical and electrical engineering design services for this 3-story medical office building which included converting existing office space into medical exam rooms, patient treatment rooms, physical therapy suites and a new pharmacy. An AIDS/ICH treatment clinic was provided; complete with patient treatment "negative pressure" isolation rooms. Significant HVAC upgrades where required for the renovation. New power and telephone/data distribution throughout the entire building was required and new lighting for the upgraded areas. A new fire alarm system was specified, and the corridors were upgraded to bring the building up to current code requirements. The project is OSHPD1.

Santa Clara Valley Medical Center, Old Main East & West

AlfaTech provided mechanical, electrical, plumbing and fire protection engineering services for the structural strengthening of Old Main West and portion of Old Main East – basement through 3rd floors, including the demolition of OM West 4th through 7th floors and demolition of OM East basement through 7th floors. MEP Services included design for rooftop HVAC system design to provide maximum ventilation and exhaust systems to the three-story building and basement, and ventilation of the corridors running down the center of the building, two new elevators and exit stairs.

Projects included converting an entire floor into the Bothin Burn Center, providing new OR rooms, remodeled psychiatry wing and MRI rooms. Additionally, the firm has performed steam boiler and medical gas upgrades, pre-op recovery area, lobby & nurse’s station remodel, refrigerator & freezer replacement and office renovations. The new Bothin Burn Center is a 15,500 SF, 16-bed, intensive care burn unit on the 5th floor of the hospital. Bothin Burn Center is the largest in northern California, treating over 500 burn victims each year. This isolation unit features an independent ventilating system, minimizes the risk of outside contamination and maintains strict room temperature and humidity control.

Over the years, the firm has worked with several architects on various projects at this medical facility. The first project being with Ware Malcolm in 1996 for a Security Command Center located in the original hospital facility. In 1997, Ware Malcolm again teamed with the firm on some additional projects, including ADA upgrades to toilet room, film storage building, and uninterruptible power supply (UPS) study.

AlfaTech provided MEP engineering for the expansion of the Inpatient Pharmacy and Discharge Patient Pharmacy at Santa Teresa Hospital. The goal of the project was to construct the expanded pharmacies in spaces presently designated for other uses. The design incorporated phasing to facilitate moving the discharge patient pharmacy into the inpatient pharmacy in an interim configuration, prior to the final build out of the discharge patient pharmacy.

The firm has worked with several architects to complete more than 30 projects on the Kaiser Baldwin Park Medical Center since 1997. Past work includes telecommunications, PBX and video system upgrades.

The firm was also enlisted to perform a study of the telecommunications room to measure peak electrical demand and subsequently develop documentation to implement an uninterruptable power supply (UPS) and upgraded fire alarm system. This work also included the installation of new cooling to accommodate the new equipment being added to the closet.

All design elements — from planning to materials — were guided by the concept that a more natural, and less clinical, environment promotes healing in patients and supports alert, productive behavior in doctors, staff, and student.

The firm performed systems analyses and recommended improvements for several projects at Good Samaritan Hospital. A complete infrastructure review and analysis was provided for the hospital mechanical, electrical, plumbing, and medical gas systems. Engineering documents for the proposed new NICU were reviewed for compatibility with the existing infrastructure, code compliance and constructability. The project is OSHPD1.

The firm worked on several projects for Mission Oaks Hospital: conversion of a pain clinic to a breast center; an isolation room system study; and a sterilizer room study. Isolation room mechanical and electrical systems were surveyed for Health Care Access and Information (HCAI), formerly OSHPD-compliance and a report was submitted that documented findings and recommended improvements. The firm also evaluated sterilizer systems against current code requirements. The final report contained information about existing system issues, equipment requirements, and the necessary mechanical and electrical system. The project is OSHPD1.

AlfaTech provided mechanical and electrical design for this 3-story, 40,000 SF healthcare facility in downtown Oakland’s urban center. The program on the first floor included a community room/overflow waiting area, dentistry, pharmacy, radiology and lab. Second floor programming includes women’s health, pediatrics and family medicine, 40 exam rooms and provider offices that are organized in two concentric circles, three medical assistant stations adjacent to the provider offices, staff lounge with a kitchen, locker room and shower, conference rooms, balconies library and resource center. Third floor contains 2,300 SF medical records space supported by a dumbwaiter system that moves medical records to and from the second floor’s clinic space, as well as space for billing and registration, medical administration, and multi-functional conference rooms for health education classes, media events and staff training.

The project included tenant improvements for replacing sinks with Steris height adjustable sinks and Steris wash, as well as adding/reconnecting DI water, decontamination sink, relocating eye wash, removing the janitor sing and capping/relocating plumbing, removing single occupancy toilet to make storage room, upgrading the lighting and adding additional lighting, power and maintain negative air pressure. The scope included design for the HVAC distribution for code required ventilation and comfort cooling/heating, electrical normal and emergency power system, and plumbing system. The project is OSHPD1.

St. Mary’s Hospital

A study of existing HVAC systems was performed to determine the best way to upgrade them to serve the additional load. Our Sustainability Studio comprises a multi disciplinary team of experts who collaborate to evaluate projects with an integrated approach. Working with owners, architects, and other stakeholders, the team takes a comprehensive, systematic approach to mapping key programming targets. Once a project’s sustainability goals are established, energy, water, and air quality requirements are prioritized collaboratively. The latest system technologies are explored, and concepts suitable to project application are determined. Life cycle analysis, system simulations, and models are utilized for validation. LEED and WELL are two globally recognized rating systems that measure building performance across several categories. LEED (Leadership in Energy and Environmental Design) is a points based system that assesses a building’s energy efficiency and environmental sustainability. WELL (the WELL Building Standard) focuses on human health and well being, measuring factors such as air quality, daylight, acoustics, and thermal comfort. Although LEED has been around for longer, WELL has gained importance in recent years as more people become aware of the importance of indoor air quality and other factors that affect human health. LEED and WELL certifications can help improve building performance and create a
