AlfaTech was established in Silicon Valley in 1987 as a mechanical, electrical, and technology (low voltage, security, and A/V) design engineering firm. Responding to client needs, we expanded our service offerings to include architectural lighting design, sustainability, Smart Building, and project management services. In addition, we expanded into five California offices, including San Jose (Silicon Valley), San Francisco, Monrovia, Orange and San Diego. AlfaTech is gaining ground through organic, merger, and acquisition growth. Establishing Vela Tech portfolio with parent company RSBG, our services reach the West Coast to the Midwest and the East Coast from partner offices in Seattle, Chicago, Reston, and Edison. We also have an international presence with offices throughout Europe, Asia, North Africa, and the Middle East. LEED AND WELL ACCREDITATION

Our Sustainability Studio comprises a multi disciplinary team of experts who collaborate to evaluate projects with an integrated approach. Working with owners, architects, and other stakeholders, the team takes a comprehensive, systematic approach to mapping key programming targets. Once a project’s sustainability goals are established, energy, water, and air quality requirements are prioritized collaboratively. The latest system technologies are explored, and concepts suitable to project application are determined. Life cycle analysis, system simulations, and models are utilized for validation. The project team reviews the proposed system concepts to determine impacts and financial benefits at the early design stage.

LEED and WELL are two globally recognized rating systems that measure building performance across several categories. LEED (Leadership in Energy and Environmental Design) is a points based system that assesses a building’s energy efficiency and environmental sustainability. WELL (the WELL Building Standard) focuses on human health and well being, measuring factors such as air quality, daylight, acoustics, and thermal comfort. Although LEED has been around for longer, WELL has gained importance in recent years as more people become aware of the importance of indoor air quality and other factors that affect human health. LEED and WELL certifications can help improve building performance and create a

healthier, more sustainable environment for occupants.

WHOLE BUILDING ENERGY MODELING

Case Study: A three-story 90,000 SF office building with offices, kitchen, dining, and support spaces .AlfaTech performed wholebuilding energy analysis by using IES-VE 2019, which offers dynamic thermal and energy calculations at a highly detailed level. The study analyzed energy performance and compares annual energy use and energy cost with each of the HVAC system design scenarios specified in a report, which includes an analysis of PV systems estimating potential electricity generation and total parking lot area suitable to host PV systems for each HVAC system scenario.

DOE -Energy Consumption Characteristics of Commercial Building HVAC Systems The technical potential for energy savings is defined as the annual amount that can be saved relative to “typical new” equipm ent options. Equipment options are characterized based on their technical energy-savings potential, development status and non-energy benefits. Additionally, each one is rated for end user acceptance as well how it competes with conventional HVAC technologies in the marketplace today. (1 quad = 1 quadrillion BTU)

TECHNICAL ENERGY SAVING POTENTIAL PRIORITIZATION

The DOE developed an innovative scorecard to assign a numerical score all available technologies. The five point scale is used to evaluate each metric and determine which technologies will have the greatest impact on your business. This includes an additional maturity score (development status) that has no effect on ranking but can help you decide between options more easily when looking at all of them together!

ALFATECH Case Studies

Lucas Museum of Narrative Art, Los Angeles, CA

Location in Los Angeles, the Lucas Museum was conceived with the bold ambition to challenge how our societies appreciate art museums. Inspired by its resolute mission, the engineering design blasted off with the vision to deliver a lasting, centenarian building in harmony with its site. The carbon zero design harnessed heat and coolth from the soil beneath the museum with over 700 vertical bores. This constituted the deep-earth, pulsating aorta of the geoexchange field. A thermally active water feature introduced the second element of nature, which increased the site’s innate cooling capacity. These features were modulated by the high -efficiency, heat recovery central plant that provided all-electric, simultaneous heating and cooling (and no gas fired boilers). Environmental quality for prime spaces – galleries, state-of-the-art theaters, and lobbies – was controlled with underfloor air distribution and radiant floors. Smart controls gently nudged temperature and ventilation parameters to adjust to visitors’ comfort. The superstructure lifted off with an exterior façade that self-shaded the thermal shell, effectively reducing cooling demand. Curved onyx glass organically traced the rooftop, which formed the solar PV field. At 365 kW capacity, the renewable energy source reduced an estimated 10-15% of the electricity demand and swung the carbon footprint negative. Ahead of its time, the Lucas Museum will open its doors as an eco- friendly, ‘net zero energy’ -ready museum that gives back more to its community than it claims.

Uber Mission Bay, San Francisco, CA

Located in San Francisco, California, Uber’s Mission Bay Headquarters is one of the most significant construction projects in San Francisco over the last 10 years. It is, to the author’s knowledge, the only high -rise with a combined radiant panel & UFAD mechanical system. The passively conditioned atria set a precedent in the City of San Francisco for energy code compliance and help reap many LEED points. Drawing on its urge to revolutionize the transportation industry, Uber is pushing the frontier with its innovative headquarters. Honored as a WELL Platinum-rated project, the Uber Global Headquarters Mission Bay 3 & 4 project features massive outdoor terraces with sweeping views of the San Francisco Bay, maximized daylighting, low-emitting materials, a culinary program with produce from onsite gardens, and extensive wellness spaces. As a result, Uber’s new Global Headquarter buildings 3 and 4, along with adjacent Mission Bay 1 and 2 buildings, represent one of the most significant WELL-certified project portfolios worldwide and have set the path for the next generation of healthy buildings.

Situated in a historic building rooted deeply in the community, the restaurant’s proprietor takes a holistic approach to locally sourcing provisions, including building materials. With the aspirations of Michelin Star Rating, we believe Twelvemonth Restaurant is poised to bring a unique brand of sustainability to fine dining and the community it serves by providing an entirely plant-based menu.

Digital Edge, Jakarta, Indonesia

Digital Edge has commenced construction on a 23MW data center in Jakarta, Indonesia, marking the company’s third site in South East Asia as it capitalizes on the region’s rapid digital transformation in the wake of the global pandemic. The data center, known as EDGE2, will be operated by PT. Ekagrata Data Gemilang. The new facility will offer 3,430 cabinets and an IT load of 23MW and is designed to cater for the growing demand for high power density applications from cloud-driven hyperscale deployments, local and international network and financial service providers. When completed in Q4 2023, the project is expected to be the largest data center in downtown Jakarta, providing much needed capacity to this fast-growing metro. In line with Digital Edge’s Environmental, Social & Governance (ESG) strategy the data center incorporates green design principles to reduce its carbon footprint. The facility has a market leading design annualized PUE of 1.27 and will leverage Nortek’s innovative StatePoint® liquid cooling technology, making it the most energy efficient data center in the Jakarta metro. It will also utilize renewable energy solutions similar to the Renewable Energy Certificate which the EDGE1 facility recently received.

SMART BUILDINGS A smart building is designed and equipped with various integrated systems and sensors to enhance its operational efficiency, sustainability, security, and occupant comfort. It combines several key components, including enterprise servers, corporate networks, building technology networks, and Building Management System (BMS) gateways. The Enterprise Server is a central, powerful computer often located in an organization's data center. It's the brain of the operation, handling data from the building's systems, hosting software for advanced analytics, and offering remote access to building information.

The Corporate Network is the internal data network of a company, linking all the computers, devices, and systems used by employees. In a smart building context, it's what connects different departments and employees to the building management systems and data. The Building Technology Network is separate from the corporate network and is purpose-built to support building systems. It links sensors, control systems, and devices responsible for managing lighting, HVAC, security, and more. It keeps these systems talking to each other in real-time to optimize building operations. The BMS Gateway (Building Management System Gateway) is the translator and bridge between the building technology network and the enterprise server or corporate network. It collects data from sensors and building systems, translates it, and then sends it to the enterprise server for analysis and control. Often, BMS gateways also host the software that oversees and manages building systems, allowing remote monitoring and control of various building functions.

high-efficiency, heat recovery central plant that provided all-electric, simultaneous heating and cooling and eliminates the need for gas fired boilers. The exterior façade self-shades the thermal shell, effectively reducing cooling demand. Curved onyxglass organically traces the rooftop which forms the solar PV field. At 365 kW capacity, the renewable energy source reduces an estimated 10 15% of the electricity demand and creates a negative carbon footprint. Smart Building design strategies increase employee comfort while maintaining energy savings, indoor air quality, and makes recommendations for customizable controls/dashboards with different levels of integration and user experiences. This includes Smart thermostats, lighting controls, smart appliances, room schedulers, automatic shades, metering data and solar PV optimizer feedback. Metering includes real time smart energy monitoring for HVAC, plug load and lighting, touchless plumbing fixtures and smart water meters and wireless monitoring. Ahead of its time, the Lucas Museum will open the doors as an eco-friendly, Net Zero Energy ready museum that gives back to the surrounding community.

AlfaTech is providing sustainable MEP engineering design, Smart Building and Low Voltage design, DAS ERRCS survey and design, Wi-Fi modeling and design for this 5-story, state-of-the-art Museum on an 11-acre campus with extensive green space which is revitalizing Los Angeles Memorial Coliseum Exposition Park. The museum will feature 100,000 SF gallery space with two state of-the-art theaters, and dedicated spaces for learning and engagement, dining, retail, and events which are controlled with underfloor air-distribution and radiant floors. Sustainable design features include rainwater collection for all the irrigation needed and a large solar panel array to reduce draw on the grid. The carbon zero design harnesses heat and cooling from the soil beneath the museum with over 700 vertical bores. AlfaTech provided due diligence and master planning of more than 1M+ SF of corporate office space for this 32-story high-rise Class A office building. The master plan building optimization materialized with the complete renovations of the 9th and 10th floors tenant spaces. Original floor-mounted perimeter induction units (PIU) were replaced on the building’s 9th and 10th floors with high -performance 4-pipe chilled beams mounted in cloud type ceilings. Ventilation was designed to induce air overhead by way of a 4-zone, façade oriented, approach to the open office spaces. Dedicated demand/supply air side systems were extended to conference rooms. Phased Relocation and Change Management services of existing occupants, PG&E new “Balanced Work Place” office furnishings, fixtures and finishes standards upgrades. New vertical campus concept open office areas, collaboration areas, shared common area cafeterias, meeting rooms, technology, AV & communications. New cooling and electrical systems infrastructure replacement. Title-24 lighting and controls upgrades.

The project was designed as an innovative, ultra-high performance building that focuses on an occupant-centric workplace and includes an elaborate IT infrastructure, a façade that responds to programmatic needs, an under-floor air distribution system, a two-building atria system incorporating natural ventilation, and a central treatment system for collecting graywater and rainwater. The interactions between the occupants, the buildings, and the ambient, were at the heart of the architectural and engineering systems; targeting lower environmental metrics of 1,100,000 kWh in reduced energy use and 2,100,000 gallons in reduced water use. AlfaTech provided engineering strategies and Smart Building System Matrix outlining all systems that should be included in the Intelligent Smart Building System.

AlfaTech recently completed Uber’s new ground up innovative sustainable headquarters which is comprised of MB1 with total of 11-floors (10 floors of office space and a first-floor childcare facility) and MB2 with 7 floors of office, meeting, kitchen and dining, and welcoming/event center space connected by transparent sky bridges. AlfaTech provided design/bid/build style Mechanical, Electrical, and Plumbing (MEP) engineering, lighting design, and Technology (low voltage, security, audio/visual) services, throughout the entire project. AlfaTech was part of the construction administration effort and served as the engineer-of-record for mechanical and electrical installations. AlfaTech assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. Life-cycle cost analysis, energy benchmarking, and computational fluid dynamics were critical tools to inform the design effort.

These two impressive 11-story high-rise buildings were designed to stimulate creativity and innovation. They boast a diverse range of spaces, from vibrant collaborative areas to serene work zones. The campus offers an array of amenities designed for occupant comfort, terrace balconies, a spacious two-floor kitchen and cafeteria, as well as inviting coffee and smoothie bars. The scope encompassed additional programming features such as a library, makers' room, event lounge, conference center, training rooms, and ground-level retail spaces. Mission Bay 3 includes an expansive 11,400-square-foot wellness fitness center on the third level that includes a fully equipped gym and is further enhanced by a 4,200-square-foot exterior terrace, thoughtfully provided for employee use, enhancing the overall workplace experience. AlfaTech provided mechanical, electrical and plumbing engineering, technology design encompassing low voltage and audiovisual systems, and LEED fundamental and enhanced commissioning services to ensure sustainability and efficiency for LinkedIn’s new headquarters project in the heart of San Francisco SoMa district. LinkedIn, in a strategic move, brought together its R&D and sales teams, creating a unified workspace for approximately 2,250 employees for this ambitious tenant improvement project, spanning an impressive 26 stories and covering 450,000 square feet, located at 222 Second Street. The project's scope was nothing short of extraordinary, featuring a comprehensive interior build-out. Highlights include a contemporary kitchen with a spacious servery and seating area, as well as a state-of-the-art "All Hands" presentation room. Other unique spaces within the facility encompassed a UX lab, training and seminar rooms, multiple game rooms, serene library and quiet areas, an arts room, a rooftop deck lounge, inviting cafes and juice bars, and a cafeteria styled after the popular 'Eataly' concept. Notably, the project also introduced an 8,500-square-foot public lobby, a fully equipped fitness center, 2,209 square feet of ground level retail, and two levels of subterranean parking. This endeavor exemplifies innovation and transformation in the heart of a bustling urban hub.

The newly renovated project includes open and closed offices for 1,300 employees with other conveniences such as a community break room, conference spaces, building maintenance rooms, and other amenities such as a modest roof-top deck/workspace, with tenant-design ready ground floor street activated café and coffee shop with Plumbing, HVAC, and sprinklers stubbed to suite. BART Headquarters looks to set a standard for public transportation in the Greater Bay Area.
