AlfaTech was established in Silicon Valley in 1987 as a mechanical, electrical, and technology (low voltage, security, and A/V) design engineering firm. Responding to client needs, we expanded our service offerings to include architectural lighting design, sustainability, Smart Building, and project management services. In addition, we expanded into five California offices, including San Jose (Silicon Valley), San Francisco, Monrovia, Orange and San Diego. AlfaTech is gaining ground through organic, merger, and acquisition growth. Establishing Vela Tech portfolio with parent company RSBG, our services reach the West Coast to the Midwest and the East Coast from partner offices in Seattle, Chicago, Reston, and Edison. We also have an international presence with offices throughout Europe, Asia, North Africa, and the Middle East. New Construction, Core and Shell 360,000 SF Museum on 11-acre campus

high-efficiency, heat recovery central plant that provided all-electric, simultaneous heating and cooling and eliminates the need for gas fired boilers. The exterior façade self-shades the thermal shell, effectively reducing cooling demand. Curved onyxglass organically traces the rooftop which forms the solar PV field. At 365 kW capacity, the renewable energy source reduces an estimated 10 15% of the electricity demand and creates a negative carbon footprint. Smart Building design strategies increase employee comfort while maintaining energy savings, indoor air quality, and makes recommendations for customizable controls/dashboards with different levels of integration and user experiences. This includes Smart thermostats, lighting controls, smart appliances, room schedulers, automatic shades, metering data and solar PV optimizer feedback. Metering includes real time smart energy monitoring for HVAC, plug load and lighting, touchless plumbing fixtures and smart water meters and wireless monitoring. Ahead of its time, the Lucas Museum will open the doors as an eco-friendly, Net Zero Energy ready museum that gives back to the surrounding community.

AlfaTech is providing sustainable MEP engineering design, Smart Building and Low Voltage design, DAS ERRCS survey and design, Wi-Fi modeling and design for this 5-story, state-of-the-art Museum on an 11-acre campus with extensive green space which is revitalizing Los Angeles Memorial Coliseum Exposition Park. The museum will feature 100,000 SF gallery space with two state of-the-art theaters, and dedicated spaces for learning and engagement, dining, retail, and events which are controlled with underfloor air-distribution and radiant floors. Sustainable design features include rainwater collection for all the irrigation needed and a large solar panel array to reduce draw on the grid. The carbon zero design harnesses heat and cooling from the soil beneath the museum with over 700 vertical bores. A thermally active water pond increases the site’s innate cooling capacity and is modulated by the

Tenant Improvement, Core and Shell Alterations 250,000 SF

AlfaTech provided mechanical, electrical, plumbing, fire protection and process piping engineering design services for the relocation to the new headquarters for Beyond Meat into an existing 2-story building. Project includes complete demolition of the interior and consists of a 143,000 SF dedicated to R&D, lab space, test kitchens, and refrigerated storage, along with 107,000 SF designated for office space, in a phased construction. Project included the design of the “house” high -pressure steam system (100 PSIG), including steam boilers, a deaerator/boiler feedwater system, a blowdown tank, a flash tank, chemical treatment, steam system controls, a steam distribution system (including expansion joints), steam trapping, condensate distribution, condensate pumps, condensate coolers, and more. The project also includes a "clean-steam" generator and a distribution system for clean steam.

Project included open office, Lux room, teaching space with technical areas containing full salon with hair styling/cosmetology stations and hair washing sinks with localized exhaust system and water heaters for sinks, workstations, boardrooms, private and executive offices, design studios, phone rooms, professional-grade photo/video production studio, edit bay, blogger room, company store, catering area, two catwalks for shows, presentations and all-hands events, large full-service café with full cooking kitchen, barista-staffed coffee and juice bar, wellness room, lobby & IDF room. AlfaTech provided mechanical, electrical, and plumbing engineering design services for this 250,000 SF multi-floor, re-stack project. The tenant improvement involved the development of guest experience areas to showcase the client's products and company history, an employee cafeteria, and a client cafe. Additionally, the project included the creation of outdoor amenity spaces with game areas, BBQs, water features, and gas fire pits, as well as penthouse entertaining balconies, a custom indoor soccer turf field, a fitness center, a data center, executive offices, and lounge spaces. Notable features of the project included a food truck serving as a snack bar on the executive floor and optimist fireplaces for added ambiance.

AlfaTech provided core and shell renovation and simultaneous tenant improvements. Building 1 underwent a substantial overhaul, encompassing 182,000 square feet, while Building 2 saw the creation of a cutting-edge Research and Development (R&D) and Quality Assurance (QA) Lab spanning 20,000 square feet. Site improvements covering 80,000 square feet were implemented, accompanied by the installation of a 500kW Campus E-Power System and comprehensive renovations to the lighting, power, and electric vehicle (EV) charging infrastructure of a 176,000-square-foot parking structure. The R&D and QA Lab featured specialized areas such as analytical rooms, micro rooms, Q/A lab, sample storage rooms, cold storage rooms, and office space. The main office building was reimagined to include a full-service staff cafeteria with a waste composting system, executive offices, private offices, a tasting lounge/kitchen, conference rooms, open office spaces, a three-story main reception lobby, flex spaces, games rooms, six IDF rooms, and a central server/MDF room. AlfaTech's comprehensive approach elevated Niagara's facilities to new heights, aligning with their commitment to excellence in the beverage manufacturing industry. Niagara Bottling, LLC is a family-owned manufacturer of bottled water and soft drinks based in Ontario, California. They produce private label bottled water for a number of companies including Wal-Mart and Costco. As of 2017 Niagara was the largest supplier of private label bottled water in America.

Goop is a natural health company founded by actress Gwyneth Paltrow. It takes a multifaceted approach to health, travel, and style, creating and recommending products while producing thoughtful content on living holistically. AlfaTech provided mechanical, electrical, plumbing, fire protection and technology (low voltage, audio-visual and security) design services for the tenant improvement of Goop’s new 55,000 SF headquarters which is located at the new Santa Monica Gateway Development. The project consisted of executive offices, meeting rooms, open office space, hot yoga studio, (2) full test kitchens, cosmetics laboratory, photo studio, R&D lab space (fume hoods, autoclaves, lab gas), QA space, showroom, fashion area (clothing rails, mock-up, seamstress), media walls, staff cafeteria, podcast studio, edit bays, IDF and main server room. The program required extensive upgrades to the core & shell infrastructure to support the lab and kitchen requirements.

SoHo Works is a global community that is made up of SoHo House members and people from creative industries who work and collaborate in spaces that are designed to inspire. Each SoHo Works location offers a wide range of facilities, so you have everything you need for a productive day. AlfaTech provided mechanical, electrical, and plumbing engineering design services for the tenant improvements including new sprinkler distribution, fire/life safety, new lighting, HVAC zone distribution and new power distribution for 9,130 SF on the 3 rd floor and 9,340 SF on the 4 th floor, totaling 18,470 SF. The project consisted of IDF, and localized server rooms, reception area, open workspace, meeting rooms, event spaces, editing bays, screening rooms, pantry area, living area, and a wellness room.

The project included the creation of an all-hands common area/town square designed to host company-wide events, a café on the second floor with a dedicated work area for employees, an IT help desk area on the fourth floor, a focus space/reading room on the sixth floor, as well as creative office space, executive lounges, conference/meeting rooms, IDF, and server rooms.

The scope involved remodeling the southeast section of the third floor, the entire fourth floor, an existing elevator lobby, and creating a new employee break area/pantry space featuring a juice bar and mothers’ room. Additionally, the project included the installation of new power circuitry and lighting controls for LED lighting in office spaces, along with power distribution tailored to meet the space's programmatic requirements.

AlfaTech provided mechanical, electrical, plumbing and fire protection engineering and technology (low voltage cable and security) design services for the remodel of the southeast and northwest portion of the 1 st floor and the west and south portion of the 10 th floor. The scope involved conducting a feasibility study of existing MEP systems to determine the optimal approach for accommodating upgrades. The project program consisted of private offices, a reception/waiting area, open workspace, mothers/wellness rooms, small, medium, and large conference rooms, informal meeting and collaboration areas, training rooms, a spacious pantry/breakroom, a copy/printer/storage area, and a central server/MDF room. Additionally, the project included the replacement of existing perimeter radiant strip heater panels on the first and tenth floors with new electric resistance heaters within the VAV box plenums. Also, the existing base building pneumatic system underwent an upgrade with Delta DDC controls.

The Southern California Gas Company is the primary provider of natural gas to Southern California. So-Cal Gas made a strategic decision to consolidate and relocate departments within their Monterey Park location. Overall, this project location is a critical component to their business needs and the entire office was backed up by both UPS and generator power. A high level of coordination was required to identify co-dependent and intertwining existing MEP infrastructure serving the main data center and billing department which was mission critical to remain operational during the construction of this project. The project was comprised of conference rooms, private offices, huddle rooms, expansive open plan work space, interactive training rooms, multiple pantries, a main cafe/break room and cure restroom expansion. Features also included tech bench workstations for field ops employees with heavy power requirements. AlfaTech provided MEP engineering services for this project.

AlfaTech provided mechanical, electrical and plumbing engineering as well as technology design for the renovation of 80,000 square feet on the 3rd floor of office space in the former Baxter Healthcare building in Westlake Village. The project was competed in a record nine weeks. This was a fantastic team effort that was a monumental task and required several war room planning sessions to execute a project of this magnitude in record time. When the global pioneering fashion brand Farfetch was in need of a new home in downtown Los Angeles at The BLOC, we duly stepped up to the task of creating an environment, integrating work, private shopping and event areas. The exponential growth of Farfetch had resulted in workspaces in their previous location that did not adequately represent the Farfetch brand identity. The rise of private shopping and entertaining within their global commercial spaces meant that Farfetch required a design scheme to unify their worldwide presence and bring their digital brand to life. Inspiration from the individual style that Farfetch curates and delivers to its global audience. Farfetch.com is where technology and fashion worlds collide, and the design team took references from both of these worlds to create and customize a design scheme that is as distinctive and stylish as both the Farfetch brand and its customers. The project consisted of an IDF Room, flexible seating cafe which can double as an event space with bleacher seating, conference rooms, high density workspaces, recreational areas and work rooms. Watt Plaza Lobby

AlfaTech provided mechanical, electrical and plumbing engineering design for the Watt Plaza full renovation and expansion. Scope included new HVAC air distribution & diffusers, new HVAC thermal VAV zoning and controls , new LED lighting and T24 compliant controls, new power to HVAC equipment, receptacles, lighting and devices and new conduit infrastructure to support AV/IT & Security The lobby now features a comfortable lounge, a flexible, state-of-the-art conference center with operable folding sections to divide the room into two separate spaces, a catering wet bar for events, retail spaces, and a new courtyard. The renovation also added a secondary pedestrian entryway to connect to adjacent transit stops. The design features new energy-efficient glass, LED lighting, sustainably sourced materials, low flow fixtures, and new Energy Saving Cool Roofing over the rotunda, among other elements, to increase energy efficiency and preserve resources.

This client occupies the award-winning Frank Gehry designed outer structure on Main Street in Venice.

The site consists of 3 buildings with 3 different landlords, grouped into one large campus. Everything was initially gutted to the walls, leaving the landmark Gehry “binoculars” intact.

A full cafeteria was installed, along with massage suites, workout rooms and an outdoor amphitheater. We faced a couple of challenges here in that the infrastructure for the cafeteria was difficult to design and install in the existing configuration on the ground floor, and the project was on an extremely fast-track schedule, in addition to being a LEED Platinum certified structure.

Jerde Partnership moved its global headquarters to the CalEdison Building in Downtown Los Angeles formerly known as “One Bunker Hill” after nearly three decades spent on the sandy beaches of Venice. The creative space is design to accommodate approximately 70 employees within its new headquarters located on the 5th floor of the CalEdison building, located at 601 W. Fifth Street at the corner of Grand Avenue, spans 277,000 square feet across 14 floors. The design provides warm inviting spaces that possess character that fits within the historic setting of the CalEdison building. The 2nd floor mezzanine space hosts model shops with state-of-the-art 3D printers and laser cutters with specialist exhaust requirements. The 5th floor space provide slowing open collaborative spaces, multifunctional flex spaces, conference rooms, private offices, lively pantries and private executive offices. AlfaTech provided MEP engineering services.

Nasty Gal is located in Los Angeles, California, in the heart of Downtown Los Angeles. Nasty Gal is a women’s clothing e commerce established in 2006 by Sophia Amoruso. Due to the fast growth of Nasty Gal additional space was urgently needed to house the increasing employee headcount. Already situated in the iconic historical Pac Mutual building Nasty Gal opted to take up additional footprint within the unique building. The challenge was to design the technology to support the creative team, allow for collaboration and still maintain the historic building’s well preserved elements like concrete trusses, brick, and marble flooring. The design included technology relocation, design, bidding, and implementation for cabling infrastructure, (wired/wireless), security and audiovisual.

AlfaTech provided mechanical, electrical, plumbing engineering and security design services for 22,700 SF expansion space and creative office for Harman, an American audio electronics company. Scope included adding supplemental cooling for the IDF room as well as tenant improvements to audio rooms, experience center, Hyperion labs, R&D space, acoustical testing chambers, conference center, office space, paint shop, welding shop, thermal chambers, and engineering offices with acoustic rooms and labs. The project was a fast paced design that required a high level of coordination for intricate specialty tech power requirements, fire suppression, high press compressed air, specialty exhaust systems and high heat loads requiring supplemental HVAC systems.

The project included tenant improvements to approximately 7,600 SF ground floor including refresh to existing reception area and 3,700 SF mezzanine space which were transformed from office space into an elite high-performance gym/fitness space with a focus on sports science. The project included strength & conditioning spaces, cold therapy plunge room, biomechanics lab, PT physio & therapy rooms, cardio lab, restrooms, showers and office space.

Red Bull*

Red Bull leased 1630 Stewart St., a 74,000 SF warehouse facility that was originally a brick-making factory, among other things, and they engaged our services to design the MEP for their space. We also played a major role with lease negotiations to ensure that RedBull's requirements, especially in terms of system capacities, are provided as part of the core and shell systems. Prior to Red Bull North America’s occupancy, the building was multi -tenanted and thus divided into smaller suites. The interior was completely demolished to accommodate an open floor plan as well as expand the existing mezzanine for more usable work and meeting room space. Weekly meetings and close communication with the Client were vital to ensure successful execution of the design, which incorporated the existing charm of the building – red brick and steel columns – in a cohesive manner. The new design posed many challenges and required close communication with the City of Santa Monica and various engineering firms to resolve various structural challenges. The first-floor design is centered on a main street concept that connects the employee café and barista, reception and informal meeting space and interior gardens, marrying the client’s collaborative nature immediately upon entering the building. However, the jewel of the building is truly the visual center which is comprised of a series of strategically placed floating conference rooms located on the mezzanine level.

Instaco is a global fashion apparel company headquartered in Los Angeles that pushes the boundaries of fashion eCommerce by partnering with social media influencers to create lifestyle fashion brands that speak to the Millennial and Gen-Z consumers. AlfaTech provided mechanical, electrical and plumbing engineering services for the tenant improvements of an existing tilt up space with an open floor plan concept that included a manufacturing facility, photography showroom, office spaces, a full-size kitchen and distribution warehouse with a full addition of AC cooling and heating unit. Design also included a lighting retrofit and plumbing upgrades.

Brunswig Square

Brunswig Square is a 140,000 square foot office, retail, and restaurant space situated in Little Tokyo, on the edge of Downtown Los Angeles and the increasingly desirable Arts District. Built in 1931, the original 5-story Brunswig Drug Company building had 3-stories. Street-level retail space were added in a 1986 renovation. AlfaTech provided MEP engineering service upgrades to the main electrical, plumbing and HVAC central plant infrastructure. We worked closely with Jamestown to study the target leasing market and create flexible MEP solutions and metering strategies within the 19-story Class-A office tower to suit. The building will be marketed to potential tenants in creative fields interested in joining the thriving scene of these flourishing Downtown L.A. neighborhoods.

Citizen News Hollywood, CA

AlfaTech provided mechanical, electrical and plumbing/fire protection engineering design services for the tenant improvements for this 48,000 SF existing historic 2-Story building + Basement built in 1931 which will included restaurants, lounges and private studios and is envisioned to host fashion shows, photo-shoots, filming, concerts, awards shows and private parties. The space features a grand staircase and unique entryways that shall allow for multiple celebrations to take place simultaneously whilst maintain the privacy on each event. AlfaTech has been part of the team to breathe life into this iconic building that will be converted into (2) restaurants on the ground level that will include commercial and display cooking kitchens in addition to new public restrooms. The 2nd level will be a multi-function event space intended to house up to 500 occupants at maximum capacity. The space shall be mostly column free with refurbished skylights.

The Platform*

The Platform at Culver Station is a retail, office and parking development that includes adaptive reuse of existing buildings in conjunction with new construction, to create a community-oriented niche shopping and office space environment. The Platform, named for its proximity to the new Expo Line station at Washington and National Boulevards, seeks to capitalize on activity generated by the Metro. It is a collection of retail spaces, offices, and restaurants housed in 6 buildings that wrap around a central courtyard. We designed The Platform’s detailed core and shell MEP and Technology systems with an emphasis on flexible implementation for future tenants so that any type and permutation can be accommodated. The systems will incorporate centralized and metered power feeds to future tenants, core and shell and site lighting, high-efficiency mechanical equipment, and environmentally friendly design.

1940 Mariposa, Repositioning Project

AlfaTech provided mechanical, electrical and plumbing engineering design services for the renovation of the building lobby on the ground floor and the 2nd floor, stair landings and main entry way. Scope included providing new lighting power circuitry and lighting controls for new LED lighting in the office space along with power distribution to support the programmatic needs of the spaces. Existing building enveloped modified to accommodate addition of new door openings for existing data center and new bi-fold doors to amenity areas. Restrooms on 1st and 2nd floor were expanded. New power was provided to outdoor amenity areas including lighting circuitry and astronomical timeclock controls, landscape lighting and pedestrian hardscape lighting circuitry and eight (8) new 7.2kW EV parking stalls were installed.

The project is located at South Clarington Avenue, Los Angeles. The scope included the design of a 2-story parking structure, 1 level subterranean, the other below grade which included automated vehicle stackers and EV charging stations. There core and shell development site was an existing surface parking lot and shall now become commercial office space for speculative tenants. There is a 2,000 SF deck on each side of the 2nd story totaling 4,000 SF of tenant amenity space in addition to mezzanine spaces upon taller floors. The total project gross area is estimated to be approx. 40,000 SF. We provided full MEP design services in addition to site prep services such as the relocation of existing encroaching overhead power lines, design of temp power for construction and coordination of the new incoming utilities.
