Tenant Improvement 23,000 SF
Ghirardelli Chocolate, one of the original American chocolate manufacturers founded and incorporated in San Francisco in 1852, has leased the 6th floor of Building B at the newly constructed Phase II office building of San Leandro Tech Campus.
AlfaTech provided mechanical, electrical, plumbing, and fire protection engineering Design for this 23,000 SF tenant improvement project. The space plan consists of a mix of open and enclosed offices, conference and huddle rooms as well as IDF “tasting room”, and lunchroom. The project was designed and incorporated with the latest lighting control system and LED light fixtures without exceeding the Owner’s budget while surpassing energy baseline value by 20%. Dynamic glass designed for this project is able to control the amount of light and radiative heat passing through a window. The window can automatically adjust the tint level from a tinted transparent state to a clear transparent state by using electrochromic (EC) technology. Dynamic glass will help reduce peak cooling load, HVAC equipment sizing, as well as overall HVAC energy consumption and cost by limiting unwanted heat gain in summer but allowing beneficial passive heat gain in winter. The project featured electrochromic windows from ‘ ViewDynamic ’, which allowed adaptive response to fluctuating sun exposures.
