FPP 60,000 SF San Marcos, CA TYPE: SIZE:
Palomar College was planning to extensively remodel the existing library building and convert it to predominately office space as a student services building. The purpose of the FPP report was to review the mechanical, electrical, and plumbing systems to determine the condition of existing equipment, code deficiencies, and recommend upgrades for remodeling the building. A walk through of the building was conducted by the architect, the firm, and campus personnel, and then we discussed the building systems with maintenance personnel and reviewed available record drawings of the building systems. Built in approximately 1980, the building houses the campus library. Most of the building was remodeled in 1994. Most of the engineered systems were replaced during the 1994 remodel. The building was planned for expansion, which created some challenges for existing MEP systems. The FPP was prepared with the reuse of existing equipment being a priority, but the expansion did require some additional equipment. Ultimately the building was scheduled to be approximately 60,000 SF. Recommended MEP changes and additions were estimated to be $3,600,000.
